They only give you one room key. That’s hotel policy! So, if I leave my wife and child in the room, and I if I go out in the evening visiting my friends, then I have two choices. Leave them without electricity. Or have some stranger/ security guard open my room for me. That he has privileges to get into my room with my son and wife in it is creepy.

Die Türkarte funktionierte bis zum nächsten Tag nicht. Es musste jedes Mal der Portier mit der Mastercard zum Öffnen mitkommen. Es wurde mir selbstständig kein anderes Zimmer angeboten. Erst auf Nachfrage war es ohne Probleme möglich. Es regnete zu den Fenstern herein, da mein Zimmer an der Wetterseite lag. Es gab aber genug Vorleger zum Aufwischen

Reviewed Jul 10, 2026We were there because we celebrated our own wedding nearby, and my family and friends from Germany were also there. Everything was wonderful – the food, the rooms, and the staff. What must be mentioned is the exceptionally friendly staff, who always had a smile and were there to help. Thank you from the bottom of my heart, and we will definitely be back.
Sometimes you had to call room service several times because things had been forgotten. The gym and swimming pool are unfortunately somewhat neglected.

Reviewed May 24, 2026Tea tree is a very well designed property with a potential to be really amazing and one of the best places in Manipal. The rooms are spacious, clean with facilities that are more than what expects. The fact that it overlooks a verdant green wooded area on one side is a definite plus.
The organization of the breakfast and execution leaves much to be desired. The chefs can execute à la carte well. However be prepared for atleast an hour to get all breakfast items ready. This can be an issue for folks with morning plans.

Reviewed May 9, 2026Nice location. Peaceful and comfortable stay. Property was Clean and Hygienic. Helpful staff. Tasty food and beverages. This was the second time we stayed in this hotel.
Given the rates, they can improve the complimentary breakfast spread. Items were almost the same all the 3 days we stayed. But the food was tasty. Hotel provided complimentary drinking water in the room, however we had to remind the staff to provide the same everyday.

Reviewed Feb 25, 2026Everything was absolutely 10/10. We dined at Ginger & Spice, and the food was exceptional. The newly opened spa on the 5th floor offers amazing services. They also have indoor games, a gym, and a swimming pool. We enjoyed all the facilities. Thank you, Tea Tree, for such a wonderful experience. Definitely one of our favorite places to visit!

If you’re lucky enough to get a room facing that side (mine, unfortunately, wasn’t), the scenery is truly worth it. The room and bathroom were a good size, clean, and well maintained. There was a kettle with coffee and tea, and the breakfast spread was quite good. I didn’t get a chance to try their restaurant for lunch or dinner, as I arrived late and was out most of the time, so I can’t comment meaningfully on that. But overall, my stay was pleasant—the hotel is nice, clean, comfortable, and in an excellent location.

Reviewed Jan 3, 2026The hotel was very clean and comfortable, which felt especially good after staying in less well-maintained accommodation before. The rooms are spacious, the beds are very large and extremely comfortable, and we slept very well. Housekeeping standards were excellent. The manager was also very helpful and resolved our check-in issue quickly when it arose. Breakfast is 10/10.
There were several service and coordination issues during our stay. Check-in involved some back and forth until the manager intervened. During our stay, a backpack belonging to another guest was mistakenly delivered to our room, which resulted in repeated calls and messages while we were out. Breakfast was scheduled to start at 7:30 am, but nothing was set up at that time and service only began around 8:00 am, causing us to miss it as we had early plans (one occasion). Hot water in the shower did not run consistently and had to be turned off and on again. Overall, the hotel is very nice, but staff training and organisation could be improved.

Reviewed Dec 6, 2025I stayed there for 4 nights. We got family room with 2 rooms and 2 toilets. Room was good and clean. Beds were fine. Reception was fine/check in and check out was quick Reception lobby was impressive. Over all staff was good and polite. Location was quiet and little inside from the road. Manipal college was close by. Manipal is a small town, so everything was not far. Auto-rickshaw were available all the time. Breakfast was good. We had lunch & dinner there only and was nice. This was our first stay in this hotel.
Nothing special/ water heating system was not working well in evening or night.
