Lovely location and view from the room. Very clean. Comfortable stay.

You get what you are told: no frills including a packaged breakfast. Old fashioned and somewhat tired decor. But all this is known in advance and if your expectations are set right then there is not much to complain about.

Location just off the royal mile was good. The hotel was very quiet. The building is beautiful and felt very much in keeping with the beautiful buildings in Edinburgh. Beds very comfortable. Very clean. Room was very spacious.

Excelente hotel, con confort y estilo, en una vieja casa en un lugar excelente para visitar Edinburgh. La propietaria muy atenta a todas las necesidades y el ambiente muy atractivo. La cama muy cómoda, y la habitación bastante grande. Muy recomendable.

The breakfast situation was a little odd all prepackaged so a lot of waste and not very filling.

Manque de pression d'eau dans la douche trop petite. Même si c'était pas chère par rapport aux autres hôtels après y avoir séjourner c'était déjà trop cher. Même le petit déjeuner était vraiment pas terrible. Celui-ci était déposé devant la porte le matin avec croissants sous plastique et jus de fruits dans des pots en carton...

Hotel je cist, krevet je jako udoban, divni detalji enterijera. Kraj je jako miran.

Bili smo smesteni na poslednjem spratu. Imajte u vidu da ovaj hotel nema lift. Dorucak koji je ukljucen u cenu se dostavlja ispred vrata, mate pravo na 10 stavki ali je to upakovana hrana tipa kroasani, buter i dzemici, sir....te morate da jedete u sobi.

Beautiful building in a great location

Hotel is in a great location for exploring the area. Staff were really friendly and helpful and the room was lovely and clean.

Had 2 wasps in our room even when we didn't open any windows as advised Not to by owner. Had to carry heavy suitcases up 3 floors. We are in our 70s. Not good. Breakfast was poor. Whole house was tired looking.

Loved the convenience of the location and the room was very clean and quiet! The view out the window was very beautiful. It’s a few min up the hill to Carlton Hill and about 15 min walk from the entrance to Arthur’s Seat. The bus stop is close by and there are plenty of food options short walk away.

Vi fick ett rum på 4 :e våningen utan hiss Ingen mellandags städning Relativt stort rum utan möbler som gjorde att frukost fick ätas i sängen, ingen höjdare. På hotellet intill (24 Terrace hotell) fanns det tillgänglig personal 24-7 och en bar och restaurang som erbjöd trevlig bemötande , detta saknades på vårt hotell!

J’ai aimé le style un peu ancien de cet établissement, j’ai eu une chambre immense rien que pour moi, propre et le lit très confortable. J’ai eu le droit à toutes les explications du monsieur très sympa et on pouvait laisser la valise le dernier jour même si personne ne surveillait.

Je vais pas m’attarder sur le petit dej, on est prévenus à l’avance. Ce qui m’a dérangé c’est l’emplacement, même si c’est à 15 minutes du centre, il y a beaucoup de montée/descente et rien à proximité direct de l’établissement si on veut acheter à boire ou à grignoter, rentrer le soir fatigué et avoir cette montée à faire c’était embêtant.

The woman who signed me in was rude and unfriendly, the breakfast was disorganised. I was not told my room would not be cleaned. The hotel needs a major refurbishment.

It was quiet and relatively close to the tourist attractions.

I knew in advance that there was no elevator but still… I would definitely not recommend this hotel for people with mobility issues. The room we stayed in needed remodelling, especially the beds although the bathroom looked like it had been restored and it was great. Also, the breakfast was ok but I don’t understand why they didn’t have the same food in their dining room. There was fresh coffee there so I still had to go up and down the stairs to get coffee, milk and yogurt in the fridge there.

Nicely located near a good bus stop for hop on and hop off and main attractions.

I have stayed here more than once before. This hotel is in a lovely quiet location and just a 5 minutes walk from Picardy Place tram stop. That’s good for town and also to go to Leith which is always worth a visit.

Known about in advance, but a lack of any breakfast of any substance is a bit of a shame. There is, however, a good value Italian café 4 minutes down the road towards the tram stop.

Die Lage war gut, das Zimmer war sauber, das Bad offensichtlich neu renoviert.

Kein warmes Frühstück, nur abgepackte Sachen und keine Möglichkeit auf dem Zimmer vernünftig zu essen, da ein Beistelltisch, z.B. am Fenster, fehlte. Unfassbar viele Stufen, schon ohne Koffer anstrengend, mit jedoch eine Tortur.liegt an den hohen Decken der Räume und war vorab bekannt.

A beautiful property in a nice quiet location. And with a name like Royal Terrace it looked the part. Huge room, and comfortable lounge area.

I would say it’s more a guest house than hotel. But a perfect location to end your day out. Would need to walk or get taxi for food as it’s a fair walk to nearest place.

The room was very spacious. The location was wonderful. We loved being able to walk to our destinations. The local community was beautiful and the theatres were close by. It was quiet and very relaxing. We were able to store our luggage on the day we checked out until our departure.

Excellent location! It had everything we needed for a short stay. We were given a spacious room with a cozy fireplace and large, comfortable beds.

The breakfast was very basic and lacked variety. It consisted primarily of pre-packaged items like cereals, store-bought croissants, boxed juices etc.

Sauber und funktionell, gemütlich eingerichtet, hilfsbereites Personal.

Der Frühstücksmodus - man kreuzt auf einem Formular an, was man konsumieren möchte, um alles morgens vor der Zimmertür vorzufinden - ist doch etwas unpersönlich. Würden nächstes Mal eine andere Unterkunft suchen. Das war uns aber im Vorhinein bekannt.

La habitación era muy amplia con espacio de sobra. Está bien ubicado, cerca del centro de la ciudad nueva por lo que puedes ir caminando. Es un edificio victoriano, tienes un salón de uso común y una sala donde puedes desayunar y hay siempre disponible café y hay una nevera con leche y yogures.

El personal muy tosco. El desayuno y su planteamiento es lo peor, todo producto industrial y escaso. Lo mejor es que dispone de un espacio donde puedes llevar tus propios productos y desayunar. Es caro para el servicio que ofrece , ya que no arreglan la habitación en el tiempo que estés. No dispone de ascensor aunque debe ser algo habitual en la ciudad.

Locatie was top. Kamer was comfortabel en schoon. Genoeg koffie/thee e.d. aanwezig.

Ontbijt viel tegen. Avond tevoren moet je en lijst invullen en maximaal 10 items kiezen. Veel combinaties met crackers en boter. Geen gekookte eitjes o.i.d. erbij. 2e Ochtend om de hoek ontbeten.

L'emplacement permet d'accéder aux lieux clefs à pieds. Nous avons adoré la décoration de l'hôtel et de la chambre Personnel agréable

Our room was basic but comfortable, with a nice, clean bathroom. The location was good.in a lovely, old street.

The breakfast ordering and delivery felt more like we were on a school residential trip. We wouldn't class it as a hotel and, for the cost, it was very disappointing.

Our room was big and very comfortable. Our breakfast bag was very useful as we were taking the early train the next morning. We took our breakfast bag with us. The hotel is close to Waverley train staion.

No fridge in the room, no lift, hard to carry suitcases up to the 4th floor. Basically never saw any staff. Water pressure in the shower (over the bath) was pretty weak.

Breakfast: it was delivered to the room the night before and was pretty poor - you`d be much better off finding something in town (but that obviously adds to the costs)

Die Lage war hervorragend. In nur 20 Minuten ist man zu Fuß in der Altstadt. Es war sehr sauber und gepflegt, darüberhinaus war es sehr ruhig.

Das angebotene Frühstück ist verpackt und wird mit Pappteller usw. vor das Zimmer gestellt. Es war nicht schlecht, aber der Müllberg der dabei entsteht.

The room was very clean and comfortable with a great view of Arthur's seat. The hotel is in an excellent location, on a quiet street within a short walking distance of the city centre. It was nice to have breakfast delivered to the room. The lady who checked me in was helpful and answered all my questions. The communal lounge and breakfast room downstairs were very pleasant, and I was able to leave my luggage during the day after checkout.

My room was up three flights of stairs and there was no lift. No hot breakfast options.

La posizione strategica per raggiungere il centro a piedi o comodamente con il bus. La WiFi era gratuita e funzionava perfettamente. Camera molto ampia e accogliente.

La proprietaria quasi sgarbata e svogliata, sembrava di dargli fastidio. Servizi praticamente inesistenti e colazione insufficiente (da italiano, mi aspetto qualche scelta in piu di dolce). Prodotti per il bagno .... non ne parliamo. Letto scomodo e scricchiolante

Ce serait tellement simple d'instaurer un buffet de petit déjeuner. C'est dommage mais on le savait.

Le lit 1 place rajouté dans la chambre est vraiment en trop (la porte de la SDB ne s'ouvre plus entièrement), gros courant d'air par la fenêtre, rideau de douche en tissu, absence de vrai petit déj (mais on était prévenus)

Malgré un personnel très discret, nous avons obtenu ce qui était prévu. On avait demandé des lits jumeaux, c'était un double lit, on nous a apporté un lit d'appoint super confortable bien gentiment. Bien aussi, on demande ce qu'on veut pour le PD ce qui évite le gaspillage, c'est très bien ! Situation idéale !

Old outdated room,very small..Very poor shower pressure,no where in your room to organise your clothing put your bags,except on the spare bed..To many steps,to carry heavy bags up..Needs a lift,no one to help older people who strugle with heavy items..For the money we paid it was a very sub standard accomidation..Needs updating.larger tv and modern facilites...

It was a really nice and elegant place. Location was alright, 20-30mins to the city centre on foot. Breakfast was delivered to the door every night.

The check-in lady could have been a bit nicer but other than that the room itself was great.

I've stayed in worse places but it is very run down. It wasn't exactly a warm welcome with the lady basically saying that people complain about the room so I shouldn't- I read the description so I knew what I was getting in terms of no window to look out of. That didn't bother me, it was the thought of what was in the old carpet/headboard that I was more concerned about. I didn't sleep great ahead of a big race the next day, it might have been comfortable 30 years ago, now it's just extremely dated and a bit moth eaten looking

We had a wonderful stay. The hotel was spotlessly clean and had everything we needed, and more. The staff were very friendly and helpful, and we really appreciated being able to leave our bags safely after checking out until it was time for our train. It made our last day so much easier. We wouldn’t hesitate to stay here again and would highly recommend it.

Nothing, really! If we had to mention one thing, it would be that a cooked breakfast option would have been nice. However, the picnic-style breakfast provided was excellent, with a great choice of fresh and tasty items, so we were very happy with it.

Le matelas une place de la chambre 17 devrait être changé : sans le surmatelas, les ressorts se font vraiment sentir, avec, il est terriblement mou. Le pire couchage dans un séjour de trois semaines avec neuf hébergements différents. C'est dommage pour un hôtel qui a tant de qualités.

It was a beautiful historic hotel.

It was quite a long walk to the royal mile shopping area and train station.

During this stay, unfortunately my daughter was unwell on the day we were due to check out. Justina, a member of staff was exceptionally kind, not rushing us out of the building, allowing us to stay quietly in the lounge and providing blankets so that my daughter could rest and recover before we continued our day exploring. Thank you for your kindness and sensitivity.

Die Lage des Hotels ist wirklich besonders: sehr zentral und trotzdem ruhig mit Blick ins Grüne. Das Haus ist schön, das Zimmer großzügig, die Betten super.

Das Frühstück ist leider nur Fastfood. Man muss einen Zettel ausfüllen und die Sachen werden einem in einer Tüte vor die Zimmertür gestellt. Essen kann man dann auf dem Zimmer oder im Frühstücksraum - dort stehen auch Kaffee und Tee bereit. Wir haben am Ende nur eine Banane und einen Apfel bestellt. Man kann fußläufig überall frühstücken gehen und das haben wir dann auch gemacht. Meine Meinung dazu: lasst das Frühstücksangebot einfach weg.

Great place! The hostess was super kind ; very helpful. The location is great (if you don't mind the tiny hike to get to the classic streets such as the Royal Mile, Victoria St, etc.). The breakfast is a great way to eat whenever you want and to pack snacks for the day, Really easy!

If mobility is an issue for you, just know there's quite a few stairs so ask for a room on a lower level.

Res en especial. La vista des de l'habitació però no és un gran mèrit a una ciutat tan bella.

Molt antic, no hi ha ascensor, els llits i els coixins no són còmodes i l'esmorzar és tot industrial.

The hotel is in a quiet location so sleep quality is good. Google maps did send us an awkward route to get there, so check if you are walking. We arrived well before check in time but our room was ready which was brilliant!

De matras was ingedeukt en niet comfortabel. De oplossing van het hotel was een andere matras op de grond. Er komt maar een klein straaltje water uit de douche. De prijs is niet in verhouding met wat je krijgt.

Trying to watch the World Cup football games on a very small TV in the room. Also there were no shelves in the bathroom to put personal items.

Las habitaciones son un poco antiguas y el desayuno es un mercado del super, estuvo bien pero no es tan agradable.

Abbiamo apprezzato molto la colazione (anche se confezionata) perché comunque puoi prenotare diverse cose..

L’accoglienza è stata molto fredda da parte della proprietaria!La nostra fortuna è stata quella di incontrare la signora che puliva le camere! Molto gentile e ci ha spiegato in italiano tutte quelle informazioni fondamentali che servono appena arrivi in struttura! Altrimenti sarebbe stato molto difficile capire quello che la proprietaria diceva!

O hotel tem serviços básicos: a recepção não é permanente (toca-se uma campainha se necessário falar com alguém), o café da manhã precisa ser pré selecionado no dia anterior, na mesma noite é entregue em uma sacolinha na porta do quarto. Não há serviço de limpeza durante a hospedagem. O quarto é antigo, mas amplo e confortável. O banheiro é pequeno, mas recém-renovado. A localização é excelente, a 10 minutos de caminhada do centro histórico, pode-se fazer quase tudo a pé. Edimburgo é uma cidade onde as hospedagens são caras, então considerando o fator preço, achei o custo-benefício ótimo, ou seja, o hotel entrega o que promete. O edifício é lindo.

Ficamos no terceiro e, por se tratar de um edifício antigo, não tem elevador.
