The man who checked me in was really kind, always checking I was okay and got me a tuk tuk tour. Beds were comfy and had the amenities you need. Really is what it says on the tin - nothing special but a comfortable stay. Had water bottles in the room which was great and accommodated when I asked to stay an extra night. Not amazingly clean but it was good enough.

The first room I stayed in didn’t have a sheet but I am sure if I asked they would’ve given me one.

Great location, spacious rooms, and reliable internet There are definitely some strong positives about this property. The location is excellent—less than 1 km from the new town, with a great, easily accessible access road. There are also plenty of restaurants nearby, making dining out very convenient. The room itself is very spacious, and the bathroom is equally good with plenty of space. The Wi-Fi connection was fast and reliable throughout our stay, which was a huge plus.

Not ideal for introverts or anyone expecting basic self-sufficiency If you are an introvert or simply value privacy and convenience, this stay can feel quite exhausting. Unlike most standard accommodations where basics are already in the room, almost everything here requires asking the staff repeatedly. We had to ask for an electric kettle, only to find it was kept inside a locked kitchen that required staff to open every time. The iron was missing as well and had to be requested repeatedly. The AC was taped up so the louvers couldn't swing, the remote display was barely readable, and the temperature controls did not work, staying at a fixed temperature throughout. The house rules add to the discomfort: food isn’t allowed in the bedrooms, yet the kitchen is locked and dining area lights are shut off at night, leaving nowhere reasonable to eat. The property gate is locked at 10:00 PM, meaning you either rush back early or feel awkward having to call and wake the staff to let you in. In the morning, you also have to coordinate an exact gate-opening time with them in advance. Lastly, the room is advertised as soundproof, but it clearly isn't, we could easily hear noise from adjacent rooms and outside. The staff isn't necessarily rude, but having to constantly interrupt them just to get basic amenities and access makes you feel like an inconvenient burden rather than a paying guest.

The location was great, we were very close to the lake as well as a main street for supermarket and restaurants. The villa was exceptionally maintained, and Hetti is an absolute superstar. He was always around keeping things tidy and asking us if we needed anything. He is the embodiment of Sri Lankan hospitality, and he is a big part of what made our stay so enjoyable.

Davvero tutto perfetto! Accoglienza stupenda dell’Host che ci ha fatti sentire come a casa. Le camere sono molto carine, dotate di aria condizionata e il bagno davvero spazioso, nuovo e molto pulito come tutto il resto! Posizione eccellente vicino la strada principale con tanti ristoranti e vicino anche ai punti culturali principali. Assolutamente consigliato ☺️

Great room with comfy beds and a large very spacious bathroom which was nice to come back to. Lovely staff who were really welcoming and helpful in giving advice and information about the area, such as where to watch the annual Buddhist festival.

El personal es encantador. Te ayudan con todo lo que necesites, incluso nos ayudaron a organizar un tour por Mihintale y la zona gratuita de Anuradhapura. De recibimiento nos ofrecieron un té, cosa que es de agradecer.

Nice house located 10-15 minutes on foot from the new bus station. The owner is a kind man. He waited awake until 1am that I arrived. The next day he managed to get a bike to rent (too small and without brakes, by the way). The bed is confortable and the room is big enough

De host was onwijs aardig en hielp ons met alles wat we wilden doen. Verder was de locatie perfect: in een rustig straatje, vlakbij een gym en supermarkt

Basic furnishings. Everything is a bit dated. Holes in the bed linen, the door only closes when you lock it, the air conditioner patched with tape, etc. The kitchen was not very clean. Nothing dramatic for us, but not exactly top-notch.

Séjour très agréable dans cet établissement ! La chambre était très bien équipée, calme et le lit très confortable. La salle de bains était grande et agréable. Le gérant était aux petits soins avec nous. L’hôtel est très bien situé également, au calme mais proche d’un supermarché et de plusieurs restaurants.

I booked two nights at this villa, and unfortunately, it was a very disappointing experience. The welcome drink was terrible. It tasted like water mixed with some powder, with no sugar at all. 😂😂 They also charged Rs. 1,000 to use the kitchen. The funny thing is, the old man told us not to use the gas stove to cook milk rice and said we had to use the rice cooker instead. On top of that, the kitchen was very dirty. The villa is about a 13-minute drive from the railway station and is quite far from the town. Another bad experience was when I asked the old man if he could arrange transportation from Anuradhapura to the villa. I told him I would pay for it, but he simply said, "No, no. Go and get a tuk-tuk from the park." 😂😂 It was my first time there, and I didn't even know how to explain the villa's location to a driver. PickMe wasn't jworking at that time, which is why I asked if they could arrange transport. On my last day, I wanted to settle my bill. I also told the old man that I would be checking out at 3:00 AM and asked if he could come and collect the key at that time. He didn't even look at me and just told me to call him. I took his number and called him when I checked out. He looked like a ticking time bomb the whole time.😂💥😂 Guys, please don't stay here. The staff are very rude, and I would not recommend this place.🙏🙏

Very friendly and helpful staff, welcomed us with sri lankan tea, prepared very clean room with working A/C. And very fast a super working Wi-FI connection. Location is 10/10. Its good value for money. I recommend the stay :).

. Best service and hospitality — it felt like our own place. A clean and peaceful place to stay. The main road and food shops are nearby. They also arranged a very good tuk-tuk driver for us to visit local places. We would definitely love to stay here again in the future.

The room was really disgusting, we found melted old cookies under our pillows. The restroom was dirty an the door didn’t close. The staff wasn’t helpful at all, they just say will give you new sheets and you will change it yourself. Then they charge us the new sheets. Run away of this place, you will loose your money for a terrible night.

De man was heel vriendelijk en behulpzaam. We vergaten onze telefoon en hij regelde dat het werd gebracht naar onze volgende locatie. Airco was erg fijn. Prima accomodatie.

De bedden in de familiekamer liepen iets af en daardoor niet helemaal recht. Het was erg gehorig, dunne wanden.

Einfaches Zimmer, aber sehr sauber, ruhig und es ist alles vorhanden, was man braucht. Zu Fuss ist man schnell im Supermarkt und Restaurants/Essensstände sind ebenfalls vorhanden. Wenn man mehr einen Ort zum bequem Schlafen, als zum langen und gemütlichen Verweilen sucht, ist das die perfekte Unterkunft. Die Menschen dort sind super nett und hilfsbereit! Mir wurde sehr viel und freundlich geholfen beim Organisieren von Transfermöglichkeiten über die Insel sowie einer TukTuk-Tour zu den Sehenswürdigkeiten. Herzlichen Dank dafür!

Poor Ac in the rooms. Hospitality very poor.Wellcome drink contain ants. Staff was not cordial . Ultimately we had to leave the place without staying. They did not want to show the kitchen and it was a hell.
