Location was amazing, staff were super friendly, everything was clean and comfy, AND they offer FREE washing machines and dryers! I will book here again in a heartbeat if I ever return to Kyoto.

Le lavatrici sono disponibili gratuitamente. Manca l'asciugatrice ma il bagno della camera ha la stessa funzione e va benissimo.

La stanza era pulita e con il necessario: sapone per il corpo, shampoo, balsamo e sapone per le mani, asciugamani e phon. Era presente anche una cucina, noi non ne abbiamo usufruito, ma sembrava ben fornita e tenuta bene.
Nelle informazioni era segnalata la vasca idromassaggio, ma era semplicemente una vasca da bagno normale! Ma va bene così! 😅☺️

Reviewed Aug 13, 2026Dit is geen Hotel maar een Guesthouse met zeer onvriendelijk personeel. Bij aankomst vertellen ze eerst wanneer je weer weg moet wezen. Daarna komen ze met de geboden en de verboden, gewoonweg vreselijk. Vooral het vrouwelijk personeel is erg ongastvrij en horen niet in een Guesthouse te werken met gasten.
Het is er niet schoon en fris en de kamer het bed is voor 2 personen erg klein. Het bed is 120 cm breed, niet echt comfortabel.

Teníamos una habitación con dos camas individuales muy cómodas, un baño y una pequeña cocina. La lavandería en el hotel.
La cocina que teníamos en la habitación no funcionaba y no tenía menaje. Creemos que solo funcionaba la cocina de la planta baja que no se podía utilizar después de las 9 pm.

Not a negative but maybe point for improvement is that the checkin from 4PM is bit too late, but to be fair cannot complain- it was in the booking condition so all good.

Reviewed Jun 24, 2026The property is close to Nijo station 5 mins walk in a calm quiet residential neighborhood you feel like staying alike a local in Kyoto , Family mart is closer to it..They have a full fledged kitchen with cutleries utensils kitchennete with basic things utensils cofee, sugar , salt and oil is provided, water heater kettle , microwave overn bread toaster, they have a drinks coin vending machine in the dinning common lobby . They provide free luggage storage before check-in as well as after checkout this is great facilty that has saved me approx 2000 YEN for storage. The locality is calm and away from the hustle and bustle of the city. The check in was smooth the staff at reception was welcoming and provided all information clearly. wifi was fast. There is also a local supermarket with fruits vegetables fresh and precooked foods and a lot more just the adjacent building as you step out. Over all its a great location and a peaceful stay on a budget. A towel and blanket is provided , refrigerator , induction stove, water heater kettle is provided in the room. The dining and common lobby is spacious free toiletries and room slippers were provided. Air con was nice and the room has a s small table and dressing table. we stayed here for a night, The room has attached bathroom and toilet with toiletries provieded. Nijo castle walkable distance from the property, The propery has lift that is an added advantage and facility. The propery staff responded promptly to my query messages.

Reviewed Jun 24, 2026Nous avons fait 2 longs séjours dans cet hôtel (1 mois en février puis 3 semaines juin) et nous avons tout apprécié. - le personnel est souriant, très serviable et disponible. - la machine à laver et le détergent gratuits sont un gros plus. - les essuies peuvent être changés tous les jours. - la température de la chambre est réglable donc elle est parfaite peu importe la saison. - la cuisine partagée est très bien équipée. - la literie est confortable. - la salle de bain et la chambre sont d’une bonne taille pour deux personnes. - situé près d’un Life et un Coop ainsi que du Nijo-jo Castle. Les deux fois nous avons réservé via booking et nous avons eu de grandes promotions c'était donc un rapport qualité/prix imbattable. Même sans les promotions, le rapport qualité/prix est bon pour un hôtel où tout est si simple et bien organisé.

Reviewed Jun 23, 2026Das Hotel liegt gleich an einer Einkaufsstraße. Dort bekommt man alles man benötigt. Das Zimmer war sauber, es gibt eine Kochmöglichkeit gleich im Foyer. Man sitzt zwar wie auf dem Präsentierteller, aber das ist verkraftbar.
Es gab leider keine Trockenmaschine für gewaschene Wäsche. Man musste im Badezimmer irgend wie seine Klamotten aufhängen und dann an einem Bedienteil vor dem Bad eine Trockenfunktion auswählen. Leider dauert das ewig bis die Klamotten trocken werden, da hierbei nur ein schwacher Wind erzeugt wird. Es wäre wünschenswert, wenn ihr eh schon Waschräume habt, gerade im 2 Stock, wo eh noch 2 Stellplätze frei sind, Trockenmaschinen hinzustellen. Ansonsten war alles fein.

Reviewed Jun 19, 2026La cama era muy cómoda, y la habitación tenía todo lo necesrio: frigo, tetera, aunque todo muy apretado de espacio.Está en una zona residencial muy tranquila, cerca de una calle comercial (Sanja market) donde hay muchos comercios locales y cerca también del Castillo Nijo, donde merece la pena ir a ver el Patrimonio Mundial de la Unesco con su parquet cantante y sus paneles pintados. Te permiten dejar el equipaje antes del check-in y después del check-out.
Está muy lejos de todos los puntos turísticos como templos, barrio de las geishas.. y mal conectado, hay que ir andando (unos 40 min), o en bici (cuidado que os atropeyan, las bicis tienen preferencia), o en Uber. Calles de adoquines, llevad calzado cómodo y paciencia con el trolley. No proporcionan desayuno.

Reviewed Jun 18, 2026The staff were really friendly and all able to communicate in English. The location was quiet, however just a minute walk away was a local market with plenty of places to eat (with welcoming restaurants that supplied English menus). About a 5 minute walk to the most local 7/11 and family mart which was perfect. Free washing machines available with dryer settings available in your bathroom (which worked amazingly well). Communal area was perfect size with everything needed.
