This place was awesome! As a full one bedroom apartment, complete with kitchenette and living room, this felt more like a place to live than a hotel room. The apartment and premise were immaculately clean. The staff were all so kind and helpful and really just made you feel at home. Management were quick to respond to any difficulties (we had a few power outages) and willing to answer any questions about Dahab. It's on a quiet road, easy to access by car and a quick walk from most buses from Sharm. As pedestrians, we were easily able to walk to the water (~5 minutes), nearby restaurants, and the grocer. They even have a washing machine they let guests use for a nominal fee (laundry was surprisingly hard to accomplish in Dahab). Highly recommend - comfortable, clean, and great value

I do not recommend staying at Villa 22. Unfortunately, my experience was very disappointing from the beginning. The villa had an ant problem, and several basic amenities were missing. There were no towels when we arrived, and we had to keep asking for two days before receiving them. We only got one towel at first, and the other two came after repeated requests. The staff also ignored many of our requests, which was very frustrating. In the end, I had to go out and buy basic items myself because they were not provided. To make matters worse, the Wi Fi did not work at all during our stay. I also paid for breakfast and dinner, which turned out to be a complete waste of money. We were told there would be a set menu with different options, but that was not the case. Breakfast was extremely poor, with almost no variety, and we had no choice over what we were served. Dinner was even more disappointing. The food was not good, and the rice was undercooked almost every day, even after we mentioned it several times. On our last night, dinner consisted of plain pasta and salad, which we refused because it was unacceptable. Overall, I paid extra for meals but ended up eating at restaurants instead. Unfortunately, this place did not meet even basic hospitality standards, and I cannot recommend Villa 22 to anyone.

I come here with my family from Italy for a vacation of 14 days, it was honestly a beuatiful experience. The workers of this property are very helpful and fast, everything we've asked them was done with kindness. The space we've stayed in was suitable as we expected, the breakfast is typical and really lovable also from the rooftop you can see the Red Sea!!

Проблемы с уборкой и фотографии номеров намного более привлекательны, чем оно в реальности. Отель явно уставший, но я там только переночевала.Может при более длительном проживании впечатления были бы иными..

It was close to the beach and the city center. Everything was within a short walk.The breakfast was quite good, but the coffee was instant, not regular espresso. I didn't like that so much. However, I really liked that breakfast was served on the roof terrace. The staff were very nice and helpful.

There was no shower tray, we had to clean the water from the bathroom after every shower.

Great Appartment in a good location of Dahab. The Sea View at the Rooftop is really nice, the staff is very friendly and the room was spacious, clean and comfortable.

The bedroom was great! However, the living room got a little bit dark when the door was closed.

Staff are really amazing and helpful .. they were so keen on checking me in although i arrived so early. Also the hospitality and location are amazing.

Bed sheets weren't that clean but passable and breakfast needs alot of improvement. Everything thing else is top notch

The total area was quite spacious. This place could potentially be very nice, with some minor improvements and a bit of effort. The location suited me, with an assortment of very reasonably-priced restaurants and shops nearby, and it was only about a 10-minute walk to the footbridge and “main drag.” The staff were friendly. There is a rooftop area and I was told they serve meals there, though I didn’t eat there. There is a large refrigerator and a gas stove in the kitchen and a table with four chairs, which was convenient for eating and writing. There were closets and shelves, so plenty of space to put things, and a drying rack outside.

The bed was too hard for my taste. There were frequently cockroaches in the bathroom and kitchen, despite them spraying a chemical. The bathroom sink and parts of the floor were not very clean and I unclogged the shower drain myself. The toilet paper provided was the cheapest quality and very flimsy. There was no dish detergent so I used my own shampoo for washing the dishes. There were numerous electrical outlets however my own European plugs did not fit snugly into any of them as the outlet holes were too large. This made charging my phone very difficult, and I’d have to play around until I managed to make contact and prop the cord so it didn’t move. Another annoyance was the poor WiFi connection. I would have to change the WiFi name and password if I just went a few steps from the bedroom into the living area. And in the bedroom I would get better connection if I sat on the edge of one bed, but not on the other!

מלון מתוק, נעים, נקי והשירות מעולה. כשהגענו מכיוון הכביש הראשי, קצת נבהלנו, כי חשבנו שהוא רחוק מהמרכז. אבל מסתבר שהוא ממוקם דקה הליכה מהטיילת, אבל ברחוב שקט. קיבלנו דירת 2 חדרים מאוד נוחה, עם מטבח ומקרר גדול, מרפסת קטנה וממש תחושה של בית. עלי מקסים, מוכן לעזור בכל בעייה, דאג לנו לוואי פיי יציב שמאפשר זום ללא ניתוקים.

כמו בכל מקום שהיינו, הזרם מים במקלחת בעייתי... לא יציב. כדאי להשאיר במטבח גם סמרטוט ומעמד קטן ליבוש כלים מעל הכיור.

Приємне затишне місце, зручні номери, гарний дворик, чудова атмосфера, ввічливий персонал. Дуже смачний сніданок на даху з видом на море. Все сподобалось!

Душ міг би бути кращим, але за таку ціну все цілком пристойно. Також у номері великий холодильник, який складно вимкнути. Вночі він гучно гудить.

La experiencia fue muy decepcionante desde el primer momento. Al llegar, nos informaron de que tenían overbooking y que, por ese motivo, nos iban a asignar una habitación inferior a la que habíamos reservado con la promesa de cambiarnos al día siguiente. Esta situación, aunque no es ideal, puede entenderse si se gestiona correctamente. Sin embargo, lo que resulta totalmente inaceptable es el estado de la habitación que nos dieron: no estaba preparada ni acondicionada para recibir huéspedes. El nivel de limpieza era muy deficiente (baño sucio, incluida la taza del váter, nevera con restos de comida de anteriores clientes), las camas no tenían sábanas y no había toallas ni artículos básicos como papel higiénico o jabón. Por si fuera poco, al día siguiente recibimos un correo de Booking informando de que nuestra reserva había sido cancelada como “no show”, a pesar de que sí nos habíamos presentado en el alojamiento. Este tipo de gestión es completamente inaceptable y deja al cliente en una situación de indefensión. Finalmente decidimos abandonar el alojamiento. No recomendaría este alojamiento en absoluto

Absolutely nothing, I didn't even have a chance to see the accommodations, such was the poor service. Lamentable.

I absolutely do not recommend this accommodation; we received terrible service. A rude and ill-mannered man who should never have been a host. When he was called to receive us, he didn't even greet us, and spent 15 minutes on the phone to confirm it, then kept asking how mach was the in booking.com reservation. They don't accept credit cards, and he told us to go to the bank to get cash, even though it was night and we had heavy backpacks. We also felt mistreated because I am a woman and spoke to him. In the end, we left and did not stay there.

Я бронировала номер, чтобы после ночного самолёта поспать до заезда в свой отель. Приехав на место, мне сказали, что мой номер занят, а я могу снять только другой за цену в 2 раза выше. Простите, но 45$ за то, чтобы поспать 2 часа - это слишком. Я не согласилась и ушла. В итоге я взяла чемодан и пошла в кафе у моря и там ждала своего заезда. Поспать не удалось

The hotel is nice in good location

Lovely location and very welcoming and friendly staff. Great views from our rooms as well, well prepared breakfast and a lovely roof top terrace to enjoy the sunrise from. Very mindful of guest privacy.

Great place, close to the centre but tucked away. Khaled the manager really looked after me, and the breakfasts were amazing. Also made me koshary for dinner one night! Nice rooftop view of the mountains and the sea.

L'établissement nous a fait payer la nuitée alors que le paiement avait déjà été fait sur Booking. Il nous a expliqué que c'était seulement une garantie et s'est fait un plaisir d'encaisser la somme une 2e fois. A ce jour nous n'avons pas reçu de remboursement.

I had a wonderful stay at Villa 22 in Dahab. The apartments are spacious, comfortable, and leave only the best impressions. Ali and Khaled are incredibly welcoming and always happy to help with anything you might need. Staying here truly feels like visiting friends — with a beautiful rooftop terrace, comfortable living space, and genuine care throughout your stay. I can wholeheartedly recommend this place and would happily return again.

Shower head was old and kept falling off. We didn't inform staff about this inconvenience but I am sure they would have fixed it.

Excelente Villa, muy bonita, muy limpio todo, personal muy amable sobre todo Khaled, desayuno muy completo, la ubicación es excelente, céntrico pero en una calle tranquila. 100x100 recomendable, nosotros seguro que volvemos ibamos para 3 días y nos quedamos una semana. Se me olvidaba la cama muy cómoda.

Everything was perfect. Room was clean, comfortable and nice view. Khalid was complete gentleman. Cooked us some amazing meals also. We had a great stay there. They did everything for us. Would definitely come back.

Nice looking place, close to the city center. Nice and friendly staff. They also made me good food when I asked:) The upper terrace was cozy.

I booked a two-room apartment, the bedroom was nice, but the living room/kitchen was too dark. There could be more lighting.

Friendly and welcoming owners! It's a decent option for low budget travellers who are ok with a simple room. Overall nothing bad.

Rooms could need renovation, especially bathroom, shower head and sink. Everything is a bit stale. Doesn't need a lot of investment to make it look great.

المكان هادئ ونظيف جداً ، والإستاذ علي كان مهذب وراقي ، المكان قريب من الممشى والطاقم كان لطيف ومتعاون جداً وكأنه نحن في بيتنا ووسط عائلتنا اكيد اقامتنا في سفرتنا القادمة ستكون في فيلا 22

Studio de bonne taille avec la chambre en entrant, un petit couloir et une piece avec deux canapés et un coin cuisine si besoin. Fauteuils, banquettes et parasols dans la cour. Proche de tout . C est un bel endroit.

I would say this is absolutely what i paid for, the place is quite comfortable and really cozy, 5 min away from everything, if your are looking to chill out in Dahab this is a go to for me.

I came for the house reef snorkeling, this location is walkable to both Lighthouse and the Islands reefs. Short walk from Gobus station, nearby restaurants and shops . Location is quiet with sunny bedroom balcony.

Service was poor - no towel in room, had to ask repeatedly. Finally late evening, was given a small towel bought from a nearby shop that wasn't big enough to go around my waist. Kitchen sink was unclean, no dishwashing soap provided. Wifi connection was only available close to the front door and kept dropping out. Power outage as well for a while on my last day.

Staff was great. They are all respectful and always asking if we need anything. Location is pretty good. The place is calm and you can spot some really good stars from the roof. I will definitely revisit.

The location is excellent, near city center, beach and all restaurants and bars. The accommodation is tidy and clean. The owner and his son are super helpful. On the last day, they allowed us to take a shower long after checking out. They also have a wunderful terase.

The location was really good and staff were helpful.

I didn’t like the breakfast. The kitchen was not working during our visit and we were given voucher to a place which was not hygienic we all got food poisonous because of this. The staff was trying to sort this out, however they should have given a different location for this or otherwise write in the information before we book that this is something temporary so that we are aware of the situation.
