Josan Villa with a Glorious Beach and Sea View

The hotel suite was amazing .The beach front location was perfect. Staff were first class. John the manager did everything possible to make sure we enjoyed our stay. This was an excellent team.

Dit was een prachtig en luxe verblijf met een geweldig uitzicht direct aan zee. Het appartement is enorm groot en ook zeer schoon. De eigenaar John is een vriendelijke man die gezellig praatjes met ons maakte en ons hielp met tips en heel veel andere dingen. Ishan en de andere mannen die er werken zijn heel vriendelijk, altijd vrolijk, belangstellend en behulpzaam. Wij hebben er iedere avond gegeten en ook eens geluncht en het was ontzettend lekker eten. Wij hebben genoten en raden dit aan iedereen aan en zouden hier zeker terugkomen! Bedankt voor de geweldige tijd!

John and his staff made us feel extremely welcome. The facilities, beach and location were perfect. John arranged all the day trips we wanted which went faultlessly The food is excellent, the chef even asks if your dining there and will go and get supper fresh food, seafood platter and the fresh tuna steak wraps are excellent Would highly recommend a stay there.

What an amazing find! Josan Villa is a complex of 3 studio apartments, modern, clean, sea views, TV with Netflix, fridge, tea/coffee/kettle, great staff and right on the most stunning beach. John and his team are welcoming & friendly. There was a good choice for breakfast and we ate in the restaurant every night as the food was so good. Outside there are plenty of sun beds, chairs & umbrellas, a small plunge cooling off pool & shower. I would not hesitate to return. We had previously been staying in Weligama but didn’t like the area (busy, noisy & grubby beaches. we were so glad we decided to move on. A mere 8-10 miles west, Habaraduwa was a different world compared to Weligama. THANK YOU JOHN & THE TEAM! 👏🏻

Эта вилла просто супер, цена полностью себя оправдывает! 1. Расположение: вы будете жить прямо на пляже (очень длинном и с прекрасным песком). Океан тут с волнами, не поплаваешь, но купаться в волнах все равно очень приятно. Рядом с виллой есть и магазины, и кафе на пляже, и транспорт, и обменники. 2. Номера: номеров всего 4, так что людно тут не будет. Сам номер огромный, есть шкаф, что редкость! Чайник, холодильник, фен тоже есть. Есть хороший телевизор. Кондиционер расположен удобно, не дует прямо на кровать. В номере есть балкон, вид на океан просто офигенный! В номерах супер чисто, уборка каждый день, также каждый день приносят воду. В душе все очень чисто тоже, вода горячая всегда есть, напор отличный. Wifi работал очень быстро и стабильно! 3. Услуги: мы покупали двухразовое питание, завтрак до 10 утра, ужин с 5 до 8 вечера. Завтрак каждый день повторялся, но можно выбирать разные опции и таким образом чередовать. Ужины были просто великолепны: каждый день разные, из 3 блюд: салат или суп, основное блюдо, десерт. Кухня скорее европейская. В отеле есть свои лежаки на пляже, дают пляжные полотенца, напитки в пляжном меню стоят также, как и в других кафе. 4. Персонал: я редко пишу отзыв о персонале отеля, Но тут не могу не написать, потому что такого внимательного персонала я не встречала. Ребята очень милые, услужливые, вежливые и улыбчивые. Спасибо им за то, что наш отдых был таким комфортным!

Das Zimmer war sehr geschmackvoll und modern eingerichtet. Wir hatten die Nr.4 im obersten Stockwerk, mit einer hohen Raumhöhe und einer schönen Aussicht auf den wundervollen fast menschenleeren Strand. Das Essen dort war sehr gut, mit einem freundlichem Personal und angemessen Preisen. John, der Gastgeber hat uns noch eine 4 tägige Tour zusammengestellt und organisiert. Danke nochmals John😊

Hotelik położony poza turystycznym centrum, ale za to przy samej plaży, która jest szeroka, długa i dość pusta. Pokój bardzo jasny, czysty i przestronny, z widokiem na ocean i stałym dostępem do jego szumu (słychać szum fal w pokoju, co dla nas było atutem). Duże i smaczne śniadania oraz bardzo miła i pomocna obsługa.

W miejscowości, w której położony jest hotelik jest ograniczona liczba restauracji, ale łatwo podjechać do bardziej turystycznej miejscowości :)

We had a fantastic stay here. The owner is absolutely wonderful—so helpful, polite, and truly cares about his guests. The entire staff was equally nice and always ready to help with anything we needed. The location is unbeatable, right on the beach. Our room was spacious, spotless, and offered a stunning view of the ocean. Being able to hear the sound of the waves right from the room created such an incredible atmosphere. As for the food, I would give it a solid 5 (with a tiny minus!). The dinners were absolutely delicious and easily some of the best meals we’ve had in Sri Lanka. The only small downside was the breakfast, which was a bit monotonous, but the quality was still good. Highly recommended!

We rented 3 rooms. The view and the rooms were beautiful although we didn’t have hot water in all of the rooms. The staff was amazing and very helpful all the way through. Good rating just for the staff and the rooms.

Маленький современный отель на самом берегу Индийского океана. Новый, с хорошим ремонтом. Персонал готовый помочь во всем, благожелательный. Хозяин сам встречает гостей и всегда держит руку на пульсе. Есть хороший ресторан. Пляж нам понравился , несмотря на волны.

С трудом угадали что это отель со стороны шоссе. Маленькая стоянка. Просто совет, перенести телевизор на другую сторону чтобы было видно с кровати

I just wanted to sincerely Thank John the owner of the property for his generosity, kindness, and warm hospitality. His thoughtful support and guidance truly made my trip smoother and more enjoyable. I deeply appreciate everything he did from welcoming us all the way to our departure. Wishing him and his lovely team all the best and hopefully to stay in touch.

Everything was just perfect. Loved staying at his property, and for sure will stay there aging if I decide to go again for a visit.

A small personable hotel with 4 large comfortable rooms all with balcony overlooking a beautiful virtually deserted beach. Friendly and attentive staff. Very good food. I was content walking along the sandy beach or sitting on my balcony reading and watching (and listening to) the waves crashing into the beach. Although there is not much else to do or see in Habaraduwa, for those wanting a more adventurous time the bus and train station are just yards away and numerous tuk tuks are available for hire.

Gorgeous place!!!

Great location on a wonderful beach. Staff was excellent.

Zero atmosphere. We didn’t have dinner as there was nothing inviting about the dining area. The beach furniture was older and discolored. While the rooms were large, the balcony sea view was blocked by the top strip. They need higher chairs. Hot water was hit and miss and the safe was not bolted down.

The views and the location on the beach are absolutely unbelievable. Stuff friendly. One of those memorable accommodations, althought not 100% luxury.

Josan Villa is right on a wide and generous white sandy beach that seems to stretch for miles in both directions. The waves are too high to actually swim in the ocean, though, so don't count on that. Just wade into the surf up to your waist, relax on a sunchair and then cool off in the little indoor dipping pool of the villa. The rooms are very modern. A dream come true if you like Bauhaus minimalism with polished concrete floors and Piet Mondrian paintings. John, the manager, is an old-school gentleman, helpful and accommodating. The beds are huge and comfortable. The TV and WiFi connection was the best we encountered in the southern half of the island. What wasn't ideal is that there are only sun shades, which don't keep the room dark once the sun rises so that can wake light sleepers up. And the place is right by the road so the traffic will start around the same time, like at 6 am.

Josan villa is a luxurious sliver of real estate. Both adjacent buildings are certainly not.

Wet when rained, Air con condensate leaked into wardrobe and soaked clothes, towels poor quality and sheets not changed all week. But generally things were very good.

The WIFI was the best that we experienced in Sri Lanka - fast and reliable. Our room was extremely large with a big balcony overlooking the beach. It also had a sofa and TV with Netflix subscription which we enjoyed. The hotel is opposite both the railway station and the bus station which was ideal for us in order to travel along the coast in both directions.

In my opinion, the landscaping at the front of the property and the garden area at the back could be improved but this did not impact our stay at all.

Overall our stay was just beautiful! We stayed for 6 nights at the end of our Sri Lanka trip. We chose the hotel as we wanted one directly at the beach (check: The Hotel is right at the beach and you have a perfect Sea-view from every Hotel), which isn't too big (check: The hotel has 3 rooms total, so you're not just a number) and has at least the possibility to eat there (check: breakfast was included, dinner was optional but we ate there 4 times) John (the owner) and his crew is a really nice and helpful person, he even took us once to Galle, as he had something to do there so we hadn't have to take an Uber there. He was always there for a small chat (if you wanted, he was never intrusive). The boys who work for him are phenomenal! Always nice and accomodating! But also never too much. There was a menu for breakfast where you could choose between different things, in our opinon there is enough choice for a week. We even got asked the last day if we want a typical sri lankan breakfast (which we luckily had as it was really delicious!). What we have to add is, that John wasn't above to clean the beach every morning himself! We saw him cleaning some stuff which felt down from the trees or got blown at the beach infront of the hotel. This shows his passion for this hotel. Hopefully the hotel and the crew stays at is! We really can recommend a stay at Josan Villa! We will be staying there, if we come back to Sri Lanka at some point. Thanks John!

The location and beach was stunning. Only a small hotel but it felt like home. The staff were so attentive, sweet and kind.

My first thoughts were disappointment regarding limited Sri Lankan menu but I soon realised that it is the same wherever you stay. And the food that was served was good. The lighting in the rooms was not good but John the owner had plans to improve.

It is very nicely located in front of the beach, nice view, very big room.

The place is quite nice, very high level, but it misses a bit on the details: example the towels didn’t have a good fabric, i am sure few dollars can increase much more the experience

Staff were friendly and helpful, and the location was very close to shops and restaurants. The view from the room was really beautiful and the sandy beach was very clean and peaceful.

Not being told of the dreadful drowning of a 26 year old girl the day before we arrived. The sea and.currents are hugely powerful. There should be warning signs all along the beach. Hotels should carry working, life- saving aids as standard.

The same breakfast everyday

Many thanks to John and his team for the great time we spent at Josan Villa. Our room on the upper floor was huge with a great view. The food was great and the team even organized a private sunset dinner for us right on the beach. At the same time, we were taken care of in a touching way. Josan's team organized the repair of our cell phone, booked taxi rides and organized tuktuk trips. The time in Josan's villa was simply great!

The staff was very nice. I am vegan and they especially prepared a nice breakfast for me. The room had an amazing view as the Villa is right on the beach. The owner John is an amazing person who made sure our stay was wonderful and comfortable. Thank you Josan Villa team

Quiet, spacious rooms with amazing sea views. Best G&T I got in Sri Lanka :) John was super helpful and got a last minute taxi to our next destination after our original booking failed.

Sea a bit wild for swimming, so ended up going further along the coast for beach time.

Beautiful, spacious, modern, tasteful rooms with balconies overlooking a beautiful beach. The beach is really large, clean and lovely with hardly any people and wonderful waves. The staff, led by the owner John, who lives at the property, are always smiling, happy to help with anything. John can arrange trips or taxis and he takes the hassle out of travelling around. The chef is superb and although there are other places to eat locally, you won’t want to. There is also a bar which was the icing on the cake.

Only that we couldn’t stay longer

The food was good and the staff were kind and very helpful. The location is very beautiful and peaceful - huge, almost deserted beach.

From the moment we arrived and was greeted by the owner John and his staff, sat down and was offered a welcome drink we knew this was going to be good. The bedroom was enormous and very comfortable with a great view of the beach and sea from our balcony. The pictures on their website are accurate as is the write up. On our first evening we ate in the restaurant and the food was so good we only ate there for the 5 nights we stayed. In the morning the staff cleaned all the outside tables and chairs and swept up ready to serve breakfast. They also got the sun loungers ready for all the guests. The beach was lovely and clean with very few people on it. One afternoon we witnessed a batch of baby turtles racing to the sea and freedom. John arranged for a reliable taxi to take us to the airport .

The lighting in the bedroom could be improved as it was difficult to read with the lighting provided.

I would like to thank the owner for true home-like hospitality and care as well as chef for exceptional food experience. Breakfast, lunch and diner were perfect. Chef managed to meet dietary requirements as well as deliver local cuisine flavors. This place is great for comfy retreat.

Waves are quite strong which makes it quite difficult to swim although on the contrary funnny to splash on

From the moment we arrived John and his team could not do enough to assist the both of us.We where treated like royalty from the head chef asking us what we would like for dinner and preparing it to the front of house team putting towels on sunbeds that you chose at breakfast.This place is amazing,the rooms are huge and stylish,you really could not ask for more.The place to stay.

The beach and view were wonderful, although the location was a bit away from everything, the diner was perfect, good cook 🧑‍🍳 and staff always friendly and willing to help!

Warm water was often not available! WiFi not stable. The bar (beer and wine choices were little) and often not enough in stock, one bottle of wine is far from enough when you know that people drink this. Even so for the beer.

The location was amazing as it was between galle and welligama. The host was also very friendly and nice.

Located right on the beach, the hotel offers beatiful view to the sea. The beach is very clean and nice. The room is huge and comfortable. Free sunbeds from the hotel. John is a very kind, helpful and professional. We thank him for all he did for us.

We spent 7 nights at Josan Villa, a little piece of paradise on the coast. It's everything you could want to round off your travels in Sri Lanka. The villas are perfectly situated. The train station is close by which made it great fun exploring the coast. The accommodation is fabulous, stylish, comfortable, and the most amazing sea view which is glorious to wake up to every morning. The beach is pristine and on your doorstep. But what really makes the place unique are John and his wonderful staff. We've travelled a lot but have never encountered such sincere, warm and genuine staff who can't do enough to make your stay absolutely perfect. We had so much fun, ate the most amazing food (no need to go elsewhere for meals) and thoroughly relaxed. Perfection! We can't thank John and all his staff enough and we still miss you all!

The room was very large, clean and modern with all the amenities you could need. We had food most of the time at the villa, but there were also many places to eat out as well as all styles & prices. also a great selection of local shops. A lovely clean wide and flat "not touristy" Beach, and John's villa had a nice plunge pool to relax in the shade. The staff, were all so attentive but not to much. They were always there for a friendly chat or left you alone if you wanted private time.

Josan Villa is a quite and peaceful place directly located at Habaraduwa Beach, which is more clean, empty and big than any other beaches. John and the whole team were very welcoming, friendly and helpful. The room was spacious and very clean. Also the food was amazing. We highly recommend to stay here.

Leaving!

I spent a week in the villa on my Sri Lanka trip. I have stayed in many hotels but this accommodation exceeded my expectations. The accommodation is very new and clean. The beach is empty, you almost have it to yourself. The breakfast was fabulous, the staff were always there if you needed help or had any questions, they were always helped straight away. For me as a remote worker, the internet was essential. I was pleasantly surprised by the speed and stability of the internet; it met all my expectations, whether it was work or Netflix. If you want to go on excursions, the staff can help and organize a trip. Many thanks to the nice staff who really made my stay a great experience.

Josan Villa was great worth of money. Good location, shops near and on the garden/restaurant side you were just few steps away from ocean. Very clean, spacious room with nice balcony, air conditioning, modern but homely style. Room was cleaned very exact way every day, and cleaners take care of good timing for cleaning. Owner John was really nice and helpfull as whole staff were. Special thanks for Sandon too, who noticed quickly what you need; before I was beside sunbed, he was already offering towels... They really worked to make you feel comfortable, service was personal and warm but sensitive with your own privacy in same time. I felt safe, cared and valued. Kitchen was good, open minded for new ideas of the drinks and food, that replaced well that they were just started, and there werent specific products yet, like port wine or cheese selection (John still listened every hope, found dry white wine for me etc). I could have spent more time in Josan Villa, I'm waiting to go back and see and enjoy also for the planned pool bar. Regardless they had just started, and some things need to be finished, it was much better experience than in most long stayed 5 star hotels I've been around the world.

There wasnt any " i didnt like", but menu with coctails and wines need to be finished to their own style with enough selection. And, i am really waiting for that pool bar :)
