Beautiful traditional heritage home. Owners are really sweet and welcoming. Highly recommend this stay to anyone visiting Alleppey.
Absolutely nothing
Not clean the bed sheets, room doors only heritage , bathroom not nice.
Not comfortable and not cleanliness.
It’s heritage look, openness , host and care taker
Sound problem, but that is the case with all wooden houses
⭐️⭐️⭐️⭐️⭐️ A truly wonderful heritage stay! We had a splendid experience at Kuttichira Heritage. The property was neat, clean, peaceful, and truly lived up to its name. The hospitality was exceptional, with a special mention to Mr. Sanoj, who was incredibly warm, attentive, and helpful throughout our stay. Mr. George was also very welcoming and supportive. The location near the backwaters was perfect, and we really appreciated their help in arranging the shikara ride. The homely breakfast was another lovely touch. Absolutely loved our stay and would highly recommend Kuttichira Heritage!
Ambiance and the traditional architecture. Welcoming staff
The aesthetics, the food and most importantly Mr. Sanoj the property manager. He goes above and beyond to ensure that the guests have a great time. I would definitely visit again if not for the property but just to Meet Mr. Sanoj again
I loved every bit. The rooms are clean, the food good and the view is just great!
I like this stay a lot. Ambience, location and breakfast everything was so good.
Amazing property to stay in. The owner has taken great care in maintaining this old heritage property. The homemade food was amazing.
Affordable, heritage ambience
Ambiance and hospitality

The stay is good, we stayed in the room upstairs. The room was clean and breakfast was really good. Sanoj was really helpfull in clearing all the doubts we had.
The room is a bit stuffy, no cross ventilation or windows. The room opens to a story of open lobby from where the garden is visible, but the blinds are down most of the time, maybe due to rains.
Lovely property and lovely calm location. Sanoj was especially kind and helpful in helping us arrange activities, you can tell that he really enjoys providing real hospitality. We only booked one night but stayed for three because it was the nicest vibe we have found whilst in India.
Nothing to add here.
The location is great, the breakfast was simple, but ok.
There was some construction work happening in the property and hence it was noisy.
Comfortable stay. Mr. Sanoj was very curtious and ever helpful. Nice garden surrounding the place. Breakfast was delicious.
Location & Property is well maintained. Breakfast served is homely prepared. The staff is very kind and generous.
Nothing specific to mention seems all good.

Nothing much
Vintage ambience & Maintainance of such a old property given for stay
Our stay in this property was amazing. We enjoyed our vacation. The property owner and manager were so friendly and helpful we felt we were staying in our own home. The breakfast was extremely good. Homely food which even kids can eat. Overall it was a very nice experience.

Amazing place. Our best stay in India so far. We were choosing whether to stay close to the beach or to the backwaters and made the right choice! The place is super tranquil and unique (165yo!). I didn't want to leave. Hosts are super nice, they helped us to organise a backwaters cruise and we had to walk just for about 5 mins to get to our boat. We booked the cheapest room (which was super nice as well), but on checking the king and a quin one decided to switch. I recommend choosing one of those.
Very friendly and familiar Homestay on a quiet place with beautiful view. Sanoj was very nice and helpful. He organized breakfast and lunch also as a backwater tour and the early morning transport to the bus terminal.
This is a beautiful property looking out over the fields on the outskirts of Alleppey but still close to the backwaters. We enjoyed sitting in the garden and the traditional Kerala breakfast that was included. Our room was lovely and the manager Sanoj made sure we were very well accommodated during our stay, sorting our anything we needed.
The service and the location was fabulous. Mr. Sanoj made it a priority to make us feel welcome
Nothing to complain.
The staff was so lovely and welcoming, even suggested a different and better breakfast when I arrived late and put in my order for the next morning. They were kind and responsive and helped me arrange transport with my driver for the next morning as well. Breakfast was delicious, the grounds and garden were beautiful. I had everything I needed in my room and everything was clean. I arrived too late to eat at the property and they had menus for dinner in the room, and accompanied the deliver person to my room for safety which I appreciated.
Nothing comes to mind!
Such a beautiful home, well maintained with lovely grounds. Sanoj was so helpful in planning our trip.

Camere fatiscenti e letti scomodi
The price we paid was very low. Breakfast was very good served on the deck. The manager was helpful. The gardens are attractive and peaceful, and the ground floor rooms (especially the room facing into the garden). are delightful. Location is convenient for the houseboats.
Our upstairs room was too basic for us in almost every respect, although priced appropriately.
Beautiful building, and exceptionally clean. The rooms are small and cosy, we slept really well. Very helpful staff and lovely garden. Great value for money.
Wunderschönes Homestay mit sehr freundlichem Personal. Die Räume sind besonders schön!
Bon rapport qualité prix
Bon rapport qualité prix, le jardin
The owner of the property was extended kind and cooperative.. highly recommended.. the property manager helped us with local sightseeing options and advised us on how to navigate the place considering it was Christmas rush.
Neat and clean
Such a amazing spot! The environment is very quiet and relaxing. Many thanks to the hosts for the amazing hospitality and the delicious meals. We had a traditional Kerala style vegan breakfast which was so good (they have other options too). I would definitely like to stay here again if life gives another chance to travel to Alleppy. Highly recommended!
Actually there wasnt anything we didnt like.
From the moment we arrived we received exceptional care. The property is pristine and beautiful and so well-maintained. It has a magical quality as you look out over the rice patty from the green lawn. Sanoj, the property manager, is the epidemy of kindness and hospitality. I really can’t say enough wonderful things about him and his warmth and professionalism. He helped us arrange all of the logistics that were fairly complicated with such grace and calm. What a gentle, lovely man.
There was nothing I did not like.
Staff were amazingly helpful and friendly, particularly Sanoj the caretaker and George the owner. Clean, comfortable room
Nothing really. Some chairs for sitting outside in the garden would have been nice. There was a bit of noise during the day with property development, but that’s a small point, and a reflection of the successful operation
Interesting heritage-style rooms constructed from 170-year-old salvaged wood on very nice grounds. Close to backwaters in a nice, quiet neighborhood away from the hustle and bustle of the town center. Star of the show, though, was the manager Sanoj who fussed over us, eager in his desire for us to have a great stay and get the most out of our visit to Alleppey.
The heritage-style rooms are super interesting but they’re dark (dark wood, lowish light). I wished there were mosquito nets but, by taking precautions, we didn’t seem to have a problem.
The breakfast was served as per our menu, and it was hot and tasty. The ambience of the place is very rural, though it is not far from the bustling Punnamada boat race finishing point. There were no mosquitos and food delivery for dinner was from Al Thaff restaurant in the town. The food was tasty and good value for money. The host, Mr,George, was good enough to give us soup bowls to serve the soup ordered with the dinner. The quality of running water in the taps was good despite being located in a marshy environment. That needs to be emphasised. The staff at the reception Mr.Sanoj was very helpful, which adds to the welcome factor of the resort. Overall, a place for a nice stopover while driving through Alleppey or for a day or two of rest while exploring the Vembanad backwaters. Best Value for money .. Highly recommended for couples.
Nothing
We had a wonderful stay at Kuttichera Heritage Home. Sleeping in a beautifully preserved 170-year-old traditional Kerala house was a unique experience, combining authentic heritage with all the comfort of modern living. The property is exceptionally well maintained and the sunset we enjoyed there was simply stunning. Sanoj, the manager, together with the owner and his family, were warm, discreet, and extremely helpful. Their hospitality was genuine and thoughtful, making us feel very welcome throughout our stay. It truly felt like staying in a family home rather than a hotel.
Nothing at all, everything was perfect.
1. Ambience 2. Hosting 3. Cleanliness 4. Basic facilities 5. Humility 6. Delicious breakfast food 😋
Perhaps if they could also provide dinner for customers who arrived late
The staff at the Kuttichira Heritage Home were so nice and helpful. They were in contact with us on our arrival day and made sure that our room was cool and comfortable when we got in. They gave us lots of local recommendations on places to visit and food to eat. The room was clean, comfortable, and as an added bonus (for me), there was having plenty of hot water for the shower. The grounds at this place are so beautiful, be sure to check out the lilies when they are in bloom if you stay here!
- very friendly and helpful manager and staff - very nice surrounding - we could leave our backpacks after checkout - we loved nets on the windows, so we could sleep with opened windows during the night - nice indian breakfast (continental was possible as well) - actually shower in India which worked and hot water as a bonus ❤️
- maybe nicer update of the room (we stayed unfortunately in the newer building not in the historical) some decorations in the room would create the room more cozy - add more historical feeling there as well - we missed some hangers in the room - please check the handle in the bathroom, we won’t be open the door from the bathroom side
This place was a little out of the main town centre in a quiet neighbourhood, which was lovely. The hosts were extremely friendly, helping me with deciding what to do and booking taxis. The premises are lovely, with a nice garden area and breakfast was fantastic. I'd recommend staying here.
Home made food
there were light outage issues in the night
Cleanness but room is small but staff especially manager is very nice and down to earth
Room space
Beautiful premises, value for money. We didn’t spend as much time there as we would have liked to, but would definitely stay here if in town again.
Room is a bit dark & musty.
Staying at Kuttichira Heritage Home felt like stepping back in time. The house is a beautiful testament to the rich cultural history of Kozhikode, preserved with so much love and authenticity. From the intricate woodwork to the peaceful courtyard, every corner tells a story. It’s more than just a stay; it’s an experience for the soul. If you want to feel the true heartbeat of Kuttichira, this is the place to be. Thanks to Mr. Geroge and Mr. Sanoj, the hosts treat you like family from the moment you walk in.
The owner was extremely helpful, gave us good guidance and made us feel comfortable
The location, the food and the hospitality. It felt amazing and the hospitality was a cherry on top of the already beautiful location of the Homestay.
Could be maintained a bit more. And the walls are very thin. You can hear everything that's going on in the other room.
property is good with authentic kerala style. food is good. staff js very responsive..
towels and bedsheets could have been little more clean ones
It's a nice home. All amenities are there. The manager sanoj is really helpful. It's near the lake.
Nothing much. Only that this is away from the main town. So don't expect a lot to do after sunset. Keep all that you need with you before because there's nothing to get around.
Two nights in a beautiful property located in a residential area, with a lovely garden. The property also includes a historic 17th-century building, saved from demolition thanks to George and his passion for protecting Kerala’s heritage. I arrived late on the first day due to a significant delay of my bus from Munnar. Communication was easy and smooth, and I received a warm and kind welcome despite my late arrival. The room was spotless, and the homemade breakfast was excellent. I highly recommend this place. Thank you very much for your hospitality. Aucun commentaire négatif. Conforme à mes attentes
Polite staff and the host. Nice property.
Rooms are quite small. Even deluxe king room is hardly 100sq.mm Bathroom was big enough. Location is a bit odd, mostly residential area. Have to travel around 2 kms for good restaurants.
The hotel/home building is gorgeous and it was just a 5 minute walk from the backwaters. We took a boat ride in the morning, which was arranged by the proprietor of the hotel. We found our stay was very peaceful and real value for money. Although the hotel only serves breakfast, we could have food delivered through apps such as Swiggy, so that was fine.
My stay at Kuttichira Heritage Home was nothing short of outstanding. From the moment I arrived, I was welcomed by an incredibly kind, attentive, and thoughtful host who made every detail feel effortless and personal. The house itself is breathtaking: a beautifully preserved traditional Kerala teak-wood home, around 150 years old, with sumptuous architectural details and a real sense of history and soul. At the same time, the comfort level is perfect — clean, modern bathrooms, excellent amenities, and extremely comfortable beds. I had the best sleep I’ve had in months, thanks to the total peace and quiet of the area. The surroundings are lush and serene, with a beautiful garden filled with coconut palms and papaya trees. It feels completely removed from noise and stress, yet remains very accessible. Mosquitoes were impressively well controlled — none at all in the rooms, which made evenings and nights truly relaxing. Breakfast was a highlight: a delicious, traditional puttu breakfast, freshly prepared and absolutely comforting — a real taste of Kerala done right. The host went above and beyond in every way. He organized a wonderful Ayurvedic massage at an authentic centre — very professional, well priced, and genuinely restorative — and even arranged a scooter rental that arrived just minutes after I checked in. Everything was seamless. The entire experience felt top notch, offering immense value for money, and truly stands out as one of those rare places that feels special rather than generic. While staying here, don’t miss: • The beach at Marari • Fresh seafood at Fisherman Cafe • A shikara boat ride at sunset — absolutely magical Kuttichira Heritage Home is a place with heart, beauty, and authenticity. I can’t recommend it highly enough and would return without hesitation.
The overall experience... It was homely peaceful and calm... Felt like i was in my village house... The owner was very humble and nice... Friendly... We had a traditional breakfast prepared at home...if in Alappuzha visit this place....
