Reviewed Sep 18, 2026The rooms are beautiful, very clean, and well-furnished. The location is excellent, just a short 10-minute walk to the beach. I especially loved the nice terrace in front of the rooms—it is a perfect and relaxing spot for sitting outside in the evening. The entire place is incredibly quiet and offers great privacy.
The rooms are furnished, but there was no toilet paper provided. The towels are extremely small and do not absorb water well. There are also noisy dogs in the surrounding area, which makes it impossible to sit comfortably on the terrace. Furthermore, the staff completely lacks communication skills, and their interaction with customers is very weak. To our surprise, as soon as we arrived, we were informed that the rooms we had booked did not include air conditioning, and that if we wanted it, we would have to cancel our original reservation and make a new booking. Additionally, the electric kettles were heavily calcified and badly needed cleaning, and the rooms and bedsheets were full of mosquitoes and geckos.

First of all, the staff lack proper reception and communication skills. They do not pay attention to details, ask about your needs, or check whether you are comfortable with your stay. Basic necessities such as toilet paper and towels were also missing. The listing stated that the room had air conditioning, but when I arrived, I was told that the room did not have it. They then told me that if I wanted an air-conditioned room, I would have to cancel my reservation through Booking.com, book directly with them, and pay an additional amount. I found this behavior exploitative and completely unacceptable, especially since air conditioning was advertised as one of the room’s amenities when I made the reservation.

Contrairement au nom de l'établissement il ne s'agit pas vraiment d'un home stay. C'est un petit hôtel avec une dizaine de chambres. Du coup le contact avec le propriétaire est plus distant avec peu de conseils et d'échanges

Reviewed Sep 5, 2026Sitio muy limpio, gestionado por una familia muy amable. Cerca de la playa y de restaurantes. El desayuno muy bueno, bastante cantidad. Va muy bien tener la nevera en la habitación y fuera para tender cuando vienes de la playa. Lavamos ropa con ellos y también nos alquilaron una moto y fué todo muy bien.

Mijn vriend heeft een gluten intolerantie. De eigenaar deed geen moeite om het ontbijt aan te passen door bv stringhopper of rijst aan te bieden

Reviewed Aug 24, 2026De locatie is goed, dicht bij het strand in een rustige straat. De kamers zijn heel netjes. Er was ruimte om onze tuktuk veilig te parkeren. Goed werkende airco (weinig lawaai). De dochters waren super vriendelijk en heel behulpzaam.
We vroegen bij het boeken vele maanden vooraf om 2 kamers naast elkaar te krijgen (we reizen met 2 jonge kinderen). 2 weken voor onze aankomst werd nogmaals bevestigd dat dit zeker in orde was. Bij aankomst bleek dit niet zo te zijn. Ze schrokken wat dat we hier niet blij mee waren (de kamers lagen op een andere verdieping). De honden van het verblijf kwamen soms wel heel dicht. Ook 's nachts lieten ze geregeld van zich horen.

Right near the beach (including a beach favoured by locals on the weekend with food stalls, music etc, which was a lovely surprise and added to a more authentic experience as some beaches can be really overtaken by tourists). I'm a female solo travellers and felt perfectly safe, comfortable and at ease there. Extremely clean, comfortable, with a beautiful garden, a cute little restaurant just next door, and really lovely people. It turned out being my favourite stay in Sri Lanka. Reviewed Aug 13, 2026Die Lage ist super gut am schönsten Strand an einer ruhigen Straße mit Blick auf einen Garten. Es gibt auch einen schönen Innenhof. Da das Zimmer in der 1, Etage liegt, hatten wir kein Problem mit Tieren. Die Besitzer achten darauf, dass nicht jeder mit dreckigen Schuhen hochläuft. Dadurch war auch der Zugang sauber, was wir sehr angenehm fanden. Es ist ein Großes, helles und absolut ruhiges Zimmer. Alles sauber, schöne hohe Decke, weiß gestrichen und es wirkt neu. Es gibt viele Steckdosen, sogar Adapterstecker für EU-Stecker. Sehr gute Klimaanlage. WIFI hervorragend mit Barcode auf dem Nachschrank. Sehr guter Kleiderständer. das Badezimmer ist groß und hat Tageslicht. Der Wasserdruck ist sehr gut. Wir nutzten für den Duschvorgang die bereitgestellte Schüssel, indem wir uns davor stellten zum Abfangen des Hauptwasserstrahles und fegten nach dem Trocknen den Sand mit einem Handfeger aus der Küche weg - das scheint mir eine gute Methode. Das Wasser ist ungeheizt, aber angenehm warm. Die Bettwäsche war trotz bunten Drucks ohne Flecken und wir fühlten uns wohl. Wir würden auf jeden Fall wieder dort übernachten. Frühstücken waren wir aus zeitlichen Gründen im Heaven (Richtung Strand einmal um die Ecke). Wir fragten dort unsere Lieblings-Frühstücksgerichte fruit plate und Sri Lanka Omelette an und bekamen beides perfekt zubereitet.
Die Matratze war für uns sehr hart, das Kopfkissen ebenso. Der Duschkopf ist im Raum entgegengesetzt zu Abfluss angebracht, so dass das Badezimmer überschwemmt war, bevor wir den Schüsseltrick nutzten.

Reviewed Aug 13, 2026The location was perfect, right by the beach and within easy walking distance of so many great restaurants. We stayed for two nights and it was exactly what we needed. The hotel also has a lovely indoor courtyard filled with beautiful plants, which made such a peaceful little spot to sit and relax. We really enjoyed our stay and would happily come back.

Reviewed Aug 11, 2026Heel fijn verblijf gehad. Het hotel wordt beheerd door een zeer vriendelijke en behulpzame familie. Kamers zijn ook goed verzorgd. Hou er wel rekening mee dat ze alleen contante betalingen accepteren en de dichtstbijzijnde ATM op een half uur lopen zit.

The property is close to the beach at a walkable distance and also they have many restaurants nearby with great food and drinks. The rooms were near, spacious and new. The property has a lot of common space so that you won't feel very confined just in the rooms.

Reviewed Aug 4, 2026Theepan's home er et lille familiedrevet hotel med meget venligt personale. Det ligger meget tæt på stranden i Nilaveli. Det er et stort plus, at stranden er i gåafstand, og at der også er små kiosker og mange små, hyggelige restauranter i nærområdet. Morgenmaden var stor og mættende.
Hotellet kunne med fordel have strandhåndklæder til udlån eller udlejning.

Les femmes qui m’ont accueillie étaient très sympas, le petit déj est super. Il faut prévenir la veille (celui-ci n’est pas inclus dans le tarif de la chambre)

molte cose non ci sono piaciute. Le zone in comune sono trascurate. Si potrebbe davvero fare meglio. Il cortile spoglio senza un’amaca o un posto dove rilassarsi. La cucina tremendamente calda e piccola e non abbiamo voluto fare colazione lì per non sudare già alla mattina presto. La stanza era semplice e non capisco perché non c’era un lenzuolo per coprirsi. materasso duro.

Reviewed Jun 21, 2026We stayed as a family of 5 adults in the family bungalow & felt very at home there. The bungalow was very comfortable, extremely clean & very spacious. It is located in a lovely natural setting only a few minutes walk from the beach which is beautiful. Can highly recommend the breakfast which consisted of full sri lankan breakfast (coconut rotti, dhal, coconut sambal) together with fried egg, bread, butter, jam, fruit & tea or coffee. Cost was 1000 rupees which was good value & very tasty.
Would have liked to have seen more of the staff to give local advice about places to eat etc but they were quite elusive.

The property felt very quiet, I didn't really see or meet anyone until my final day. Also, traveling in May, the fan in the room simply wasn't enough to handle the heat. I would highly recommend booking one of their AC rooms if you visit during the warmer months.

The hosts are friendly, speak very good English, and helped us find a taxi at the end of our stay. The location is ideal, right by the sea, with plenty of restaurants nearby. I highly recommend it.

The bathroom was spacious, and the kitchen was well-equipped with a gas stove and plenty of counter space, making it easy to cook proper meals. Since we were the only guests, we were lucky enough to have the entire second floor—including the kitchen, dining area, and balcony—all to ourselves. However, it might have felt a bit cramped if we had to share the space with other guests.

Reviewed Sep 7, 2025We loved our stay at Theepan. You have your own little hut and a very comfortable terrace. Very private and quiet. The Theepan family is extremely kind and helped arrange laundry and a tuk tuk to the bus station. They also facilitated a very early breakfast. Would definitely recommend!
It was great that the room was provided with a fridge, but it was a bit smelly (probably because people keep turning it on and off with the door closed).

Reviewed Sep 2, 2025Die gute Lage zum Meer ist goldwert. Zudem sind die Eigentümer sehr herzlich und bei allen Fragen und Anliegen ansprechbar und hilfsbereit. Das Zimmer war sauber und gut ausgestattet, wir haben uns sehr wohl gefühlt und würden jederzeit zurück kommen.
Die WLAN-Verbindung war leider nicht immer gut und konstant.

Reviewed Sep 2, 2025Хорошие хозяева, завтраки вкусные но однообразные,есть небольшая кухня со всей необходимой посудой, большой холодильник на 2-3 номера.У них есть свой тук-тук, договариваешься куда и во сколько ехать(только на нём и передвигались).Тихое место,в пешей доступности (5 мин) до океана,рядом много кафе, территория маленькая но ухоженная
Уборку номера и смену полотенец делают только по просьбе.

Reviewed Sep 1, 2025Posto incantevole a due passi dal mare. Noi abbiamo optato per la sistemazione più spartana 12 euro per una stanza e un bagno assolutamente decorosi con un patio e amaca a disposizione, cosa volere di più? Colazione servita nel patio a richiesta Top!

Reviewed Aug 29, 2025La struttura è comodissima per raggiungere la spiaggia di Nilaveli, ed è circondata da stradine pieni di locali e ristoranti davvero buoni e locali.
La pulizia non è delle migliori, il copri materasso (che fungeva da lenzuolo) aveva delle macchie, e non siamo sicuri fosse stato cambiato prima del nostro arrivo. Il letto scricchiolava molto, a causa della rete del materasso che era costituita solo da stecche di legno.

Reviewed Aug 26, 2025La guesthouse si trova in una specie di cortile riparato da alte palme, un luogo tranquillo e all'ombra. A 3 minuti a piedi si arriva alla spiaggia. La nostra stanza doppia era semplice ma aveva tutto il necessario. Colazione buona e abbondante. Famiglia gentilissima, soprattutto la figlia che si occupa della gestione degli ospiti e la mamma che cucina la colazione.
