Good location near the crab market which is doable by bicycle and easy by moped. Rooms have everything you need including a fan to keep mosquitoes from biting you. The beach is only a couple of kilometres away and it's easy to get a tuk tuk.

It can be noisy because all rooms have big holes in the walls at the top, so you hear everyone's conversation plus doors banging. Dogs can be noisy from before 6 AM going round the side of the house

Die Betreiberin ist ausserordentlich nett und hilfsbereit. Das Essen ist sehr lecker, reichhaltig und günstig und wird immer frisch gekocht, erstaunlich umfangreiche Speisenauswahl. Frühstück auch sehr lecker. Roller kann man unkompliziert direkt im Gästehaus mieten. Lage etwas ausserhalb, Roller daher empfehlenswert.

Das Gästehaus ist etwas runtergekommen und die Zimmer sowie das Bad sind sehr spartanisch und einfach eingerichtet. Auch der öffentliche Bereich ist nicht wirklich einladen. Aber für den Preis und für 2-3 Nächte ist es in Ordnung.

I didn't like that there's wasn't any socializing. Maybe if they had a bar in the previous dining area. It felt boring and not much to do.

Tutto ottimo ma se devo proprio essere pignola non c'era acqua calda per farsi la doccia.

Tutto. La guesthouse è accogliente e molto pulita. I titolari ed il personale sono persone squisite e disponibili. Nirn, la titolare, parla molto bene l'inglese ed è una cuoca straordinaria. Il ristorante in loco offre un menù incredibile per varietà e qualità. Stanze semplici ma funzionali . Anche la basica dove eravamo noi non è di 6 mq , come erroneamente indicato su booking in descrizione, ma è circa 16 mq. Avevamo 2 ventilatori in camera e abbiamo dormito bene malgrado il caldo. Letto e cuscini confortevoli. Biciclette ad uso gratuito e in loco si può noleggiare lo scooter. Piccolo minimarket subito all'entrata della guesthouse. Nonostante sia lungo la strada principale per Kep beach , la sera zona è molto silenziosa( pochissimo traffico) Splendido rooftop con amache per ammirare il tramonto sul mare.

Older building in colonial style, quiet efficient, fine restaurant, helpful stuff, not fancy but sufficient amenities, bike rent and free bikes available

Great space the owners is a great cook the food is cheap and tasty. It was 30 minutes walk from the main beach but you could walk around the coast road which is great for or. Visit to get fit.

There was o hot water for showers I enjoyed the change not so much the wife.

La dame est très accueillante et parle anglais malheureusement c’est la seule personne qui parle anglais donc compliqué de communiquer et d’avoir des informations lorsqu’elle est absente.

I can't say enough good things about Visal Sak. It's the kind of place, if you like living near the beach, jungle and mountains, you could stay for months on end. The Cambodian lady who runs the place is a wonderful cook of various cuisines. Asian, Italian, American, you name it. She also books tours and transport. Cleaners are very good and friendly. And the value is incredible. Spaghetti Beef Bolognese, huge plate, for less than usd 5. Incroyable!! Visal Sak is a huge concrete fortress-like building right on the highway, but goes way back, so in rooms can be quiet.

The location is a bit away from amenities, but can take a tuk tuk for a dollar or two. You're in the jungle here, so there are tropical insects, etc. There is some road noise as right off main highway.

The owner offered to drive me to the Vietnamese border. I said we would see the next day. The next morning, he was waiting for me, and I felt confused and a bit embarrassed.

Franchement, rien à dire pour le prix ! Le personnel est très agréable (même si limité au niveau de la communication en anglais pour certains aha), à 15min à pied du marché au crabe. Restaurant vraiment bon !!! On vous conseille le curry. Rien à dire non plus sur le prix du restaurant. Les lieux sont propres, le ménage est fait régulièrement.

Vélos gratuits à disposition qui sont vraiment en fin de vie... Mais bon, c'est gratuit, donc est-ce vraiment un point négatif ? Quelques rares vélos plus récents si vous avez de la chance.

The meals were lovely, home cooking at its finest. The hostess was very kind. Also, the room had a fridge, which was much appreciated.

It was a long way from anything really, so unless you have a vehicle it's not ideal. and the tuk tuk driver was a bit pricey. The accommodation does hire scooters at a good price though.

Friendly place. Tasty food at good price. Nice that they offer free bicycle lending. Overall I had a very pleasant stay.

Fantastic value for money, very clean, lovely staff and our breakfast was delicious too.

The location wasn’t the best however no problem if you just hire a scooter, which we did from the guesthouse for just £5 a day.

Based on my trip, KEP (and the Guesthouse) has some of the best food in Cambodia hands down. Nice restaurant with a reasonably sized menu and very good portions. Staff are helpful and the properties have everything you'd need (hot water and the lot). Bicycles are free, and motorbikes are good. Can't complain

A little far from Beach but the hotel offers free Bicycles for guests and Moto on rent as well. Close to Crab market!!

This room is overall very good value. It is clean and spacious. All the available transport options written on the whiteboard were very fairly priced. My favorite thing was the breakfast which was an excellent spread for the price! $3.50 for an omelette, generous bowl of fruit, baguette with butter and good quality marmalade, juice, and very good coffee. Nothing fancy but all quality ingredients. (Slight variations also available like the way eggs were cooked or bacon instead of fruit). I honestly wasn’t a fan of the airy bread in Vietnam and this bread had the elasticity I’ve been craving.

I never thought I’d say this in Southeast Asia but the bed was too soft. Sinking into that foam with no a/c was so hot. I had to sleep at the foot of the bed where the mattress was the least broken in.

The room was a decent size for the price, the staff were friendly and happy to go out of their way to help, there was a machine for free cold and hot water for those on a budget - it all helps! The location was around a 30 minute walk to the beach, 15 minutes to the crab market. There were a couple of shops nearby to buy the basics. The food was nice, the portions were generous.

They didn’t offer us any cleaning during our stay, I guess we would have had to request it. The food took a long time each time we ordered (at least 30 minutes for 3 simple meals) as there was only one person in the kitchen (but it was also rainy season during our visit and very quiet so they didn’t need the extra staff). We didn’t care but for those that do, the TV didn’t work. They only had cold water so during the rainy season, showers were a struggle!

Staff were professional and smiling. Petite pretty girl serving in reception was happy and ready every time to please ❣️ Everything was how it was offered. Aircon,hot water,towel and toiletries. Clean foam bed with luxury furnishings. Hot water & drinking water dispenser for free. Also microwave in reception. Allowed me to use visa/master/debit card and run a tab. Meals and drinks for two people for 3 days was less than $40❤️ Food tasty and fresh. Security is high with dogs on patrol ,2 night Watchman and locked gates at 10pm. Feels a safe area. Plenty of tuk tuks on main road for getting about. 5 mins to crab market if your driver floors it🙃

The rooms were very clean. Mattress was very soft and comfortable. I liked the restaurant which had a variety of food, a lot of western and local food and they were very tasty! owner and staff were friendly and very polite and they were making a cozy and peaceful atmosphere. They have credit card payment available which was very helpful. Thanks so much. I’ll come back again.

My room was very pleasant and for a budget double, very comfortable, even including a small but efficient fridge. Attached restaurant had a good choice of tasty dishes.

Basic but ok for budget accommodation

Extremely clean, not only rooms but the rest of the posession and building too. It's easy to notice they pay attention to the cleanliness and take care of the every space, which is not that common in Cambodia. The room was simple but reasonably spacy, for sure not claustrophobic. It wasn't too hot even with only the fan. Nice view from the window (jungle), comfortable bed, big table (for those who work), friendly staff, who tried to help even though they don't speak english). The vegetarian options in the restaurant are tasty and the portions are huge! I recommend to go to this restaurant. It's great value for price and very cheap, i think it's worth more :)

There's is a small hole in the wall, I guess it's for air circulation (maybe that's why it's not that hot there) and due to that you can hear people on the corridor or staff when they clean.

Staff is wonderful, they are helpful, fair and they offer bicycles for free for a short use, which is great considering the location it’s a bit far from everything. The room is comfortable, fresh and quiet.

Very clean and well maintained. The dogs and cats are very cute and friendly.

No hot water in our room. We had to shower in a different room which was quite inconvenient. Nobody was at reception the second morning to ask about a shower. Some of the lightbulbs in our room had burned through their plastic casing, a potential fire hazard. Maybe this is my mistake, but I ordered an iced latte from their restaurant and received an orange juice, and the waitress assured me that it was an iced latte?

The staffs are friendly and the food is very delicious.

We had a big room, there was a restaurant and you could get free bikes

Our room was not noise canceled. We woke up every morning at 6 am because a rooster was making noises and our door was open on the bottom so we could not do anything about the noise. In the bathroom we only had a showerhead sticking out of the wall that did not have water pressure at all. The food in the restaurant was too oily
