I really appreciated the location which allows you to be quiet in the evening, away from the hustle and bustle of the city. Breakfast was incredibly good and the view was magnificent.
The host was amazing, and even provided a breakfast for our early departure to abu simbel. Nice rooftop terrace to enjoy the peace on elaphantine island.
Room was a bit small and no en-suite bathroom
The only thing I liked is that the beds & linen were clean.
The access to this property is very bad and difficult if you have heavy bags. It is on the other side of the river so taxis cannot drop / pick you and you have to depend on boats. There is no prompt service provided by the property if you need help with the bags, drinking water or any tour bookings - we had to wait for 40 mins at the ferry point for getting picked up. Their restaurant prices are too high for the location and food they serve. The breakfast they provided was also less in quantity. They introduced us to a crook boat owner named Osama who extracted a lot of money from us for the boat ride. There are many better places in Aswan to enjoy your stay. DO NOT BOOK THIS PROPERTY TO RUIN YOUR EXPERIENCE!!!
Elephantine Island was the perfect place for our visit to Aswan, and Kosh Royal House was a great find there! The host was incredibly accommodating with our (very) late arrival - thanks Egypt Air! 🤬But a wonderful breakfast put a smile back on our faces each and every morning. You are ‘roughing it” a bit when you stay on the island, and the room was a bit tight for three, but value makes up for comfort - and the smiling Nubian faces all around the island made it great. Highly recommend!
Bigger towels could be nice…And coffee for breakfast! 😀
Location fine. Breakfast ok!
Some of our group had problems to walk steps!
The property is very nice
The host was always available for any problem or request. Since we were the only guest in the accommodation, we had the only room with air conditioning of the floor.
One room and common parts are without air conditioning, which is crazy in Aswan in summer (we got 45°C). A/C in our room stopped working two times in the afternoon for hours due to lack of power on the island. The neighbours are very dirty, with garbage everywhere. People on the island are friendly but then try to scam you into giving money. Trips to Kom Ombo and Edfu was way overpriced as the one proposed to us (and declined) for Philae Temple. Felucca sailing was cancelled for wind (!) while everyone one else on Nile was enjoying it. We saw staff trying hard, but they simply disappointed us in many ways.
If you want to stay in a very unique place and area, this is it....... with the very short ferry ride across the Nile, its something very different to where you'll have stayed in the past.......host , Gamal and his family are really great people....... and the breakfast in the rooftop in the morning s....... incredible.
Nothing I can say that I disliked about this place ....... it was a real brilliant experience.....
Clean and Gamal was a great host and very helpful. Close to the crossing ferry, a short walk to the shore and other restaurants like King of Jamaica and El Ameen
Breakfast could be more better.
If you are looking for an experience living among the locals, this is the ideal place. The owner was helpful in organising trips at a reasonable price and assisted in arranging for the ferry for us early in the morning when we need to go to Abu Simbel. The dinner that we had at the place on the roof top was excellent. The fried fish was especially good.
Jamal was an incredible host, very kind and attentive. The rooms were in great quality. Through him, we were able to book a lot of local tours (eg: Philae temple, Nubian village) at better prices than those we had found online. His family also makes some great lunch and dinner!
Very cozy rooms, staff will help you with all the questions
Ok place to stay but kinda annoying to have to cross and pay each time. The price to cross varies according to the mood of the boat driver…
No soap, no shampoo, wifi was not good, we arrived and the power wasn’t working. We had power failures 3 days out of 4 and they lasted about 1-2 hours. They didn’t clean the room once and we had to go to the reception to ask for new towels. The shower is verrrryyy small and the curtains are to big so the whole bathroom gets wet..
The Owner, Mr. Gamal, is suh a wonderful man, they hosted us like family members. They acted on a very short notice, 1 HOUR, and we found the room clean and spotless. The room is very comfy, the Wi-Fi is fast and efficient, the roof is amazing night and day, and we had the most amazing nubian breakfast from auntie Mrs. Gamal. What and amazing experience.
NOTHIG AT ALL.
A nice way to experience the island culture. Our host was very helpful in accompanying us to the hotel, handling the luggage and showing us around the place when we were looking for a dinner place. The breakfast was good esp the coffee. We were there for just one night.
There is noway you can navigate to this place all alone. There is no proper road to it, just a sandy unpaved walk way which is not clean and has lot of construction work materials on it, from all the construction around the area. Though it's not something the host can fix, do be aware on what to expect. It wasn't clear to us initially that the island has no road connectivity and that we must take a public boat to reach it.
Jamal was great with us. He came to collect us from the taxi boat, help us with everything and was kind and lovely!
everything was perfect
The guest house was very clean and neat and we received a warm welcome. There was a great view from the roof. It was practical and I'm sorry we only stayed a short time as I would have liked to spend more time there and try the food!
The lock on the bathroom door was extremely stiff - I was a bit worried about getting stuck in there! But everything else was good.
very good
hard to find . no signs. to point to location
the price
the location and the neighborhood, we also have problems with out bags, we lef them at the house and later we found they were open
Kosh Royal is a nice, comfortable hotel for the budget traveler. Jamal, the owner, was easy to communicate with, friendly and cooks a nice breakfast. You eat breakfast on the roof top patio with great views
Elephantine Island is a small island with lots of dirt paths going every which way. It is easy to get lost trying to find your way around. The locals are helpful in helping you find your way.
The breakfast was incredible. The Host and everybody else was extremely friendly and offered us an authentic experience.
The location was great and the owners/property managers were lovely and very welcoming.
No en suite bathroom (wasn’t clear in details about room), we were woken in the night a few times by people in the roof area above our room who were quieter when we went to speak to them.
Great location! Beautiful location and view from the roof. Nearby cafe and an easy walk from the ferry (once you figured out where the place was). Breakfast was excellent and very filling. Mr. Jamal had great recommendations on places to go and offered assistance. I had dinner at the guest house one night and it was really tasty. Highly recommend!
A little hard to find at first. The sign is painted on the top of the building so I walked by it at first. And it was chilly in the room in February - but with an extra blanket to snuggle under it was perfect!
the location and Jamal! He was so helpful with everything.
the bathroom was a shared bathroom, not private as advertised. it was clean and lots of hot water so wasnt really an issue.
They welcome us very well
Very social people
Jamaal and Fatimah were wonderful!!! They had breakfast for us every morning, including two mornings when we left early, they provided a boxed breakfast for us to take. Everything was very clean! Jamaal graciously made two calls for us to arrange early ferry and taxi rides so we could get to the airport early.
Nothing
Thank you for your hospitality, the best host we had in Egypt. We had great information about what to see and how to move around. Special thanks to Jamal's wife for cooking for us great food. We definitely recommend this place.
the property is close to the Nile River
Nice breakfast, excellent location with friendly staff. Rooms are basic and simple but clean.
i stayed only for one night. very kind people, very hepful on every request. The owner speak fluent english. Breakfast was traditional and good! room and bathroom were clean.
location is not convinient for travelers with medium/big lagguage. the guest house is in elephantine island, so ferry is needed. there is no pavement road from the ferry stop to the guest house so the wheels stuck on the sand.
Royal Kosh is a place on Elephantine island, very clean and convenient. The owner Jamal was really helpful, his wife prepared the best breakfast and we had a very well prepared and tasty meal on the terrace of the house in the evening. I recommend the place
The property was cozy and clean however location was very tricky, you need ferry or boat to cross and pass mid night no public boat and this need to rent private boat that cost extra
The location is not convenient specifically with luggages, and services was not as expected We missed first day due to the airline delay and messaged property however no luck on credit or refund So refund policy is not as good as other places
The guest house is on an island which you can reach with a public ferry. They sent someone to show us the road and helped with the bags. The room was very clean and the bathroom too which was the most important part tbh.
You get no view like we saw in the pictures but we didn’t spend much time in the room so wasn’t a big deal later.
It was super great guest house I ever stayed in Egypt before. The owner was very kind and friendly. Facility is perfect. I could cook the noodles and make tea or coffee. The toilet was super clean and hot water was also perfect to get shower. They offer one paper tissue and soap. bed cover was clean and two towels are provided. We had to take off our shoes outside, it could make room and house most clean. so I was really happy. Breakfast was also perfect. and you can eat dinner if you want to eat. it costs upper 100pound. and I think the cost will be reasonable. The location is near ferry but you can get confuse because it is different from google map. you have to go 3VRR+W5M Aswan 1 this pin. and then you can arrive very well without confuse. Totally great guest house. I absolutely recommend to all.
The location is bit far from google map. 3VRR+W5M Aswan 1 You have to go this address. Then you can get there.
Jamal and his family were very nice. I loved the neighborhood, although dirt paths aren't for everyone. Everyone in Egypt is part of a network to help you get where you want to go. Jamal's contact for my boat ride around Elephantine Island was good. I really recommend a trip through the cataracts, the wetlands, and over to the beach for swimming. Yes, it's safe.
Jamal’s network for the trip to Abu Simbel wasn't good at all. No one liked them, and no one tipped. The breakfast was overpriced and substandard. The worst I had in my trip to Egypt.
Value for money
All others except value for money
We spent 3 nights here and would happily spend many more. The rooms are great, nice rooftop for breakfast, kitchen, WiFi is fast. best of all the guesthouse owner is very friendly and helpful. they’d prepare breakfast at anytime for us based on our schedule and helped us organize a trip to the camel market and kom ombo. would highly recommend!!
Great location, peaceful and quiet but still close to restaurants etc. Owner makes you feel very welcome.
Great staff and fast wifi.
Difficult to find, the location on google maps is wrong
Amazingly friendly hosts representing the true meaning of Nubian hospitality. The entire village is very relaxed and friendly, there are great places to eat minutes from the house. You can also ask the hosts to prepare dinner for you, their cooking is excellent and the breakfast is superb! The hosts can also help you book tours and transport and they give you a fair price (which is not so common elsewhere). This is definitely a diamond in the rough, and would certainly recommend staying at place for a few days if you have time.
It was a great decision to choose Elephantine Island and Kosh Royal House for our stay in Aswan, which was a nice home away from home. Jemal met us at the ferry and took us through one of the two Nubian villages on the island to our home. An extremely pleasant, knowledgeable and helpful man with whom we had excellent conversations. The house is clean with an exceptional terrace on the roof from where an exceptional view of the surroundings opens up. This is where Jemal served the best breakfast on our trip through Egypt. His son Mohamed organized a trip to Abu Simbel for us at a reasonable price. Jamal suggested us an excellent restaurant - King Jamaica, where we had excellent camel tajine and heavenly good mango juice. Three days on the island were truly unique - peace without traffic, friendly locals, playful children in the streets... I left with tears in my eyes. Thanks Jamal

Jamal is such a kind and generous host. Elephantine island is so charming and relaxing and a 5 minute ferry to the rest of Aswan. His place was clean, comfortable and had an amazing local feel. He walked us to his friends restaurant for dinner and sat with us and chatted while we had breakfast. I’ll stay here every single time we come to Aswan. Amazing value for the money and an amazing experience. We left so happy and relaxed.
Everything was great.
Friendly staff, excellent location, quiet and clean.
Jamal is a fantastic host and makes a wonderful breakfast. We were very happy to be staying at this hotel, we will definitely come back. Everything was very clean and smelled so good. The location is also quite good, as it is closer to the quietest part of the island with direct views of the Botanical Garden.
Nothing to report
The hotel it's perfect, quiet, comfortable. The host family is ver kind and warm. Totally recommend
Nothing
The owner was absolutely lovely and very accommodating. The roof top terrace is great and the breakfast is delicious.
The description didn't quite meet our expectations but we were comfortable for the night
When we arrived in that place, we were very impressed because it is very particular the place, our accommodation people are kind and helpful.
A wonderful and warm welcome from Jamal ans his wife! Had the chance to discuss with him about life in Aswan in general (schooling, work, married life, life as kid in the village, fruit and gardening, our coming day in the Village and on the Nil, our future plan for the rest of our trip in Egypt… That made the difference! And what about the Mangos!!!!
We got what we expected. The comments from.all previous clients were sincere and helpful! We stayed 2 nights and got what was claimed and even more!
