Riad Soultana

Besides the perfect location, a short walk from Bab Bou Jeloud, this accommodation is top quality and a great deal if you are planning to stay a few days in the city. Rooms are spacious , carefully decorated and very comfortable. Hamid was always attentive and willing to help you with tips and such. Definitely coming back and recommending, it feels like home!

It would have been nice to have an earlier on site breakfast since we have to leave before 8am, but in any case they arranged a packed to go one for us and that detail was very valuable. Nothing to complain about.

Riad Soultana is in a fantastic location, just a 5 min walk from the Bab Boujloud gate, which is recommended for those staying in Fez / Medina for the first time. The room was good, and since the riad was quite quiet during my stay, the staff kindly offered me a room upgrade. Communication via WhatsApp was convenient, and I appreciat receiving a daily message asking when I would like breakfast. The riad is currently undergoing some refurbishments (including the rooftop area where there there is another kitchen with a microwave). The staff were accommodating and allowed access to the kitchen fridge upon request to store food or drink. Overall, I highly recommend Riad Soultana for its excellent location and great service. I paid £122.40 for 7 nights (includes the 14 euros tourist tax paid at the time of check-in) on September 2026 which works out to be under £18 per night.

Everything was great. A few minor improvements would make the stay even better. Booking listings could be clearer regarding room floor levels, approximate sizes, and listed amenities. Adding hand soap in every bathroom and mini fridges would be a great addition. Lastly, expanding the breakfast options to include classic Moroccan Mint Tea (Atay) would be great, as only coffee was offered during my stay.

Struttura molto accogliente le camere sono molto pulite e attrezzate, unico difetto è che la mia camera in particolare era un pò buia. Nel riad è presente una terrazza bellissima dove viene servita la collazione da cui si ha una vista bellissima su tutta la città.

La camera era buia, le luci erano molto soffuse.

Purtroppo la pulizia delle vie limitrofe al Riad non era delle migliori. Ma ovviamente non dipende dalla struttura.

Le manager ne parle pas français il y a eu un couac en arrivant le chauffeur que nous avions demandé au Riad pour notre transfert nous a emmené dans un autre Riad

Elegimos este riad por estar a 5 minutos de Bab Boujloud, porque se puede acceder a las calles principales que llevan al zoco, estar cerca para coger un taxi y poder ir caminando al Mellaj. El lugar es muy bonito, es muy cómodo, amplio y limpio, con una terraza a la que puedes acceder siempre que quieras con unas vistas preciosas de Fez. Los desayunos en esa terraza se disfrutan más. Ahmed ha sido muy amable con nosotras desde el primer momento y se ha dedicado a hacer nuestro viaje fácil e inolvidable. Ha hecho que nos sintiéramos en casa, resolviendo dudas, y estando disponible las 24 horas del día para cualquier consulta o petición. Nos vino a recoger a Bab Boujloud para acompañarnos al aeropuerto y el último día, aunque no era necesario, nos prepararon una cesta con el desayuno porque cogíamos el avión muy pronto. Sin dudarlo, repetiremos riad si volvemos a Fez. Gracias.

Excellent stay at this riad! Everything was very clean and well maintained. Ahmed Hamid was available at all times, always ready to help and answer our questions with great kindness. A special thank you to Fatma Zahra, who treated us to delicious breakfasts every morning with wonderful Moroccan specialties. We highly recommend this place and would gladly stay here again!

Die Unterkunft ist wunderschön, grossräumig und komfortabel. Unser Zimmer hatte hohe Decken und gemütliche Betten. Das Frühstück wird auf dem Rooftop serviert, welcher einen eindrücklichen Blick über die Medina von Fès bietet. Der Host Ahmed hat uns herzlich willkommen gheissen und war bei Fragen immer zur Stelle. Ich kann diese Riad herzlich weiterempfehlen!

The place is really good, breakfast is quite complete. Ahmed's customer service is excellent, he picked us up at the blue gates so we wouldn't get lost at our arrival, he helped us out arranging a private tour for a fair price, and also gave good recommendations for dinner, and for fair taxi prices. The Riad is old (obviously), but really well maintained, ac works quite well, water pressure was really good, we had hot water as well. Beds were super comfy. I really like the location, close to the blue gates.

If it's your first time in a muslim country might be the case that you are unfamiliar with the chants coming from the Mosque (The main one is really close to this Riad). Due to the chants and prays you'll get noise from the neighboring houses and from the mosque through the day, if you have "light sleep" my advice to keep your windows and bathroom door closed to avoid noise coming from outside.

Ahmed was an amazing host. His hospitality was excellent. On the day we left, we went very early in the morning, Ahmed made us a packed breakfast. He was very nice and accommodating.

An accessible fridge would be great.

No estaba limpio y tampoco era cómodo. El acceso a las habitaciones y a la azotea era a través de escaleras estrechas y muy empinadas. El desayuno muy básico y poco apetecible. Las toallas estaban rotas

直前に別館への宿泊となったため、翌日のツアー集合場所やその後の予定への影響がありました。

El riad tiene la ubicación perfecta, muy céntrica (al lado de la puerta azul). El salon central es precioso como está decorado. Tiene una terraza en el piso de arriba con distintas zonas (cubiertas por si llueve y al aire libre para cuando hace bueno) donde sirven el desayuno (muy rico y completo). El personal fue siempre de lo mas amable y facilitador en todo.

El baño era muy amplio, aunque nos faltó algo de espacio para poder dejar los neceseres y demás. En el dormitorio nos pasó lo mismo, muy amplio pero con poco espacio para dejar el equipaje y la ropa.

Beautiful Room. Shower space is good and separated from toilet area. Nice roof top. You can see Sunset over Medina. It is not too far from Bab Boujloud but not along the busy street and quiet. Good location. Staff is friendly and helpful. Stayed 2 nights. I left early morning to catch the bus, I did not notice the WhatApp message till I was at the bus station but they prepare packed breakfast.

Vegetarian dinner was OK. Breakfast was good. It was hard to lock the door.

Purtroppo la camera al piano terra presenta porta vetrata che può essere fastidiosa per la luce che entra e concede poca privacy. Pulizia da migliorare.

De ligging en de vriendelijkheid van het personeel waren uitstekend. Middenin de medina, waar het allemaal te doen is. Personeel dat behulpzaam is en snel actie onderneemt als je een vraag hebt. Heerlijk ontbijt op het dak met uitzicht over de medina en een hele mooie riad in typisch Marokkaanse stijl. Wij hebben genoten van ons verblijf.

Le Riad soultana est située proche de l une des portes principales de la médina, dans une ruelle calme. Le rooftop est la pépite de ce logement avec une vue panoramique 360 sur Fès. Petit dej copieux. Disponibilité de l hôte si besoin. Chambre spacieuse.

Odeur un peu désagréable en entrant dans la chambre mais avec aération, tout rentre dans l ordre. Salle de bain pourrait être encore plus propre mais changement de la poubelle et du linge de bain régulièrement.

Très joli Riad, très bien situé et assez simple à trouver à partir de la porte bleue. Terrasse très sympa avec vue pour le petit déjeuner ou pour se poser en journée. Chambre très calme et fraiche malgré la chaleur extérieure. Petit déjeuner copieux. Personnel sympathique.

Il y a eu un problème dans la réservation qui avait pourtant été confirmée et payée, mais à l’arrivée le séjour de 4 nuits a été réduit à 2. On nous a immédiatement proposé un Riad vraiment très proche pour les deux dernières nuits. Un chouïa moins bien équipé mais sympa. Il a donc fallu annuler les 4 nuits (elles ont été remboursées) et payer sur place 2 nuitées dans l’un, 2 nuitées dans l’autre.

La gentillesse et la disponibilité de Fatima, l’emplacement dans la médina, les chambres spacieuses, le calme.

Les escaliers sont abruptes et de hauteurs inégales. Le petit déjeuner manquait de fraîcheur.

No estuvimos hospedados en este Riad porque al parecer hubo un problema con booking y ya estaba lleno pero nos ayudaron a coger un taxi y reubicarnos en otro Riad (RIAD SULTÁN). El chico nos ayudó mucho y una vez que llegamos al otro Riad nos esperaban para recibirnos con un delicioso té y pastas, un chico muy amable. Aunque hubo este pequeño problema pero el Riad donde nos reubicaron era muy bueno.

Highly recommend if you're staying in Fes. Room was very nice and quite large. Breakfast in the morning was very tasty with a great view over the city. It close to one of the main gates, but up a quiet street so you're away from the hectic main street. Service was great and so many nice things to say about the people there.

A very attractive riad hotel conveniently located down a little alleyway just 5 minutes walk from Bab Boujloud (the Blue Gate) one of the main entrances to the Medina (ask your taxi to drop you here), and just 10-15 minutes walk from the bus station. Lovely architecture. Excellent breakfast served on the rooftop terrace with great views of the city. Helpful staff. Hot water was reliable on the ground floor room but erratic on the top floor room.

Very steep and uneven staircases which could be difficult for anyone with mobility issues.

A great host who was very helpful in crazy Fes! Room was spacious, shower was good. Lots of stairs but host helped with luggage. Quick walk to Medina. Good restaurants nearby. Very short walk to Riad from taxi drop-off.

Late change to another Riad Soultana as 1st booking option in our selected location became unavailable - however it didn't matter as this one was good too.

Il Riad è molto bello, la posizione comodissima, la colazione buona e la vista sopra è bellissima.

Non ci hanno risposto tramite Booking ed il numero di telefono che hanno dato non funzionava, ci stavamo un po' preoccupando. Ma tutto è andato bene.

La ubicación excelente, en el corazón de la Medina con facilidad acceso. El desayuno espectacular, muy completo con omelettes, fruta, panes, bollería, zumo de fruta. El personal muy amable.

We moesten toen ergens anders slapen voor dezelfde prijs, maar de faciliteiten, en kamer waren een stuk minder dan die van Riad Soultana waren beloofd. De annulering kwam als een verrassing, we kregen wel een rare melding, dus hebben verduidelijking gevraagd, hier hebben we geen reactie op gekregen. We hebben ook nog de aanbetaling gedaan, deze werd ook geaccepteerd.

Ahmed was a great host! Perfect location to explore Fez. The rooms were comfortable and the roof top patio was a great respite from the busy streets. Great breakfast each morning. Highly recommend.

Posizione ottima , vicino alla porta blu. Non abbiamo mai fatto più di venti minuti per raggiungere il riad da qualsiasi attrazione ci trovassimo. Solo un po' difficile da raggiungere essendo all'interno di un souk

Consiglio vivamente questo Riad. Posizione ottima, pulizia delle camere impeccabile e camere e roofgarden erano stupendi. Per non parlare dello staff super gentile e pronto ad ogni tua richiesta. Una delle migliori colazione mangiate in hotel!

Dans la médina, calme , confortable, suivi et acceuil très bien, je recommanderais ce Riad !!!

Vicina alla cosiddetta ‘porta blu’, il vicolo per raggiungerla non sempre pulitissimo. Camera splendida ma piuttosto fredda. Terrazza panoramica mozzafiato. Da e per l’aeroporto il taxi più economico è quello prenotato su Booking: andata 20 euro ritorno 17.

Ottima posizione per raggiungere ogni posto della Medina. Personale cordiale e colazione super.

Nos alojamos en este riad del 1 al 4 de febrero y nuestra experiencia fue muy negativa debido a un incidente grave. El día del check-in retiramos 2.000 dirhams. A la mañana siguiente, al salir a desayunar, dejamos la habitación cerrada pero sin echar la llave (el pestillo era difícil de usar). En ese momento yo tenía exactamente 1.384 dirham en la cartera, algo de lo que estoy completamente seguro porque suelo llevar un control detallado de gastos cuando viajo, apuntándolo en notas para saber lo que gasto. Al regresar, encontramos la puerta cerrada con llave, algo que nosotros no habíamos hecho. Esto ya nos resultó extraño. Al comprobar la cartera, faltaban 400 dirham (dos billetes). Lo comunicamos inmediatamente al encargado. Su respuesta fue que era la primera vez que ocurría algo así y, lejos de investigar o asumir alguna responsabilidad, terminó insinuando que estábamos mintiendo o que nos habíamos equivocado al retirar el dinero, algo que es imposible dado que llevábamos menos de 24 horas en el país y repito, teníamos apuntado hasta las botellas de agua que costaban centimos al cambio a euros. No recibimos ninguna solución ni apoyo, solo una actitud defensiva y poco profesional. No generalizo este tipo de situaciones a otros alojamientos ni al país, pero sí considero importante advertir a futuros huéspedes: extremad las precauciones si decidís alojaros aquí.

Il est super bien localisé, dans la medina où il y a toutes les atractions touristiques. C'est un endroit typique, décoré avec un style purement marroquain. Le rooftop pour prendre le petit déjeuné est magnifique avec de très bonnes vues. Le petit déjeuné est généreux, des omelettes, un pain au chocolat, du pain avec de la confiture ou des olives au choix, des fruits, du café et un jus d'orange. C'est très calme, il n'y a pas de bruit la nuit.

Quand nous sommes arrivés il y avait une boule de cheveux dans les toilettes, ma serviette était cassée et il y avait une odeur à chat dans la chambre. Mon copain est allergique aux chats et il a eu un peu de mal au début.

Incredible location with unforgettable view of Medina on the rooftop.Close to everywhere you need to be within Medina.Great hospitality, staff are amazingly kind , thoughtful and helpful. Building itself is gorgeous, it gives you a very authentic feeling that is to be experienced.

Llegamos casi a las tres de la mañana y Hamid fue súper amable con nosotros. Es muy difícil orientarse por la medina así que nos dimos cuenta la excelente ubicación que tenía este Riad en seguida, muy cerca de la puerta azul. El desayuno espectacular (la segunda mañana no pudimos disfrutarlo porque nos íbamos muy temprano, y Hamid se encargó de que lo tuviéramos en una bolsita de picnic) el trato muy amable y una cama inmensa, además de muy limpio. Super recomendable!

Habitación muy grande, muy bonita decoración y desayuno variado y grande. Personal muy majo.

Ottima posizione per visitare Fes a due passi da Bab Boujloud e la Madrasa Bou Inania. Personale gentilissimo e attento e splendida colazione sulla terrazza. Un ringraziamento particolare ad Ahmed che ci ha aiutato in un piccolo imprevisto!

Una struttura piana di storia pulita accogliente lo staff e meraviglioso disponibile sicuramente tornerò a vivere la stessa esperienza colazione tradizionale marocchina 😃😃😃

El desayuno incluido con la noche de hotel es espectacular! Es en la terraza de arriba con vistas, tiene mucha variedad y cantidad, podías repetir de lo que quisieras, nos encantó! La entrada al Riad está en un callejón estrecho pero te plantas en la puerta azul en 3min que es de donde parten los tours, donde te deja el taxi, sitios para comer, cajero, etc. El chico que atiende es muy educado y servicial, te ayuda con todo. Muy recomendable!

Lo staff del Riad è stato eccezionalmente cordiale e disponibile, e la posizione è fantastica, a pochi passi dalla porta blu. La struttura è davvero bella. Dopo un tour di tre giorni, i nostri vestiti erano piuttosto sporchi, ma li hanno lavati ed asciugati in poche ore. La colazione era deliziosa e ci hanno anche organizzato il transfer per l’aeroporto.

Das Zimmer war sehr groß und hatte eine großzügige Ausstattung. Der Transfer vom Bahnhof hat super geklappt und die Lage war sehr zentral in der Medina. Das Frühstück war ausgezeichnet mit einem schönen Ausblick über die ganze Stadt.

Nichts, alles war super, aber unserer Meinung nach ist es nicht nötig, jeden Tag die gesamte Bettwäsche zu wechseln.
