Five star luxury accommodation, felt like home. The little extras were a nice touch. Super clean, comfortable and a shower that has to be experienced.

Honestly the loveliest Airbnb we have ever stayed in. Incredibly comfortable bed (so important for me), great shower, well stocked mini bar, nearby cows and two friendly cats, what more could you want? An easy distance from Hobbiton, and lots of dinner options nearby in town (the Italian was great). I loved being here and felt so relaxed.

Everything was wonderful, peaceful luxury. The decor, furnishings & linens were luxurious. So many little touches make this property a winner - the great communication with the hosts - the welcome note on the door when you arrive - the welcome video with information about the property, surrounding area & things to do - the heated towel rail & bathrobes - perfectly comfortable bed - the outdoor hot tub - complimentary snacks on arrival - the well equipped kitchenette. We loved our stay & were sad to leave

The studio was really beautiful, comfortable, clean and the rural setting was stunning. I wish we could have stayed longer to soak up the peaceful vibes!

Everything was just perfect. From the bright nature view, to the most amazing shower we've ever had, the jacuzzi under stars, the comfy room and terrace, the well equipped kitchen and BBQ, Laundry and utility room for guests. It's about all the "little" details that makes this stay so incredible. You could feel that this host put a lot of love in their place. We absolutely appreciated it. And of course, Hobbiton movie set is closeby.

This studio unit is immaculate with quality sheets towels and homeware . The shower is amazing .The bed is big and comfortable. The veiw of the kaimai ranges and green pastures of Waikato was beautifu andl complete with horses grazing. The extra touches were appreciated we felt very welcome , even the cool cats make you feel at home. The house is attached to the owners home but you have your own access and have complete privacy if you wish. Highly recommend

Man bekommt leider viel von der Straße mit. Es gibt eine Waschmaschine und einen Trockner, der Raum ist allerdings eher eine Garage und lädt nicht gerade ein, dort die Wäsche zu waschen.

We had an absolutely wonderful stay! The accommodation is in a stunning, peaceful location and looks exactly like the pictures – it's even more beautiful in person. Everything was spotlessly clean and furnished with great attention to detail, so we felt incredibly comfortable from the very first moment. The owners are incredibly warm and helpful people, and you can immediately tell that they truly care about their guests' well-being.

There really is absolutely nothing we could complain about – it was perfect in every way.

Er was een zitbank aanwezig waar we heerlijk op hebben relaxed. Bed was ook fijn. Er zijn verschillende zithoekjes buiten, ook afgezonderd van de hosts. We konden gebruik maken van de guest wasmachine en droger. Echt fijne rustige plek.

The stay was amazing and idyllic being nested within thoroughbred horse paddocks.

The view was incredible. The shower was amazing, seriously, I can't even describe how amazing it was. Room well appointed, bed and pillows were perfect. Miriam is lovley amd generous with her time, awesome host.

If you want a motel, don't stay here If you want to socialise/party, don't stay here If you want to cook food don't stay here If you want views of Kaimai ranges, with farm paddocks outside your windows, with fooderies of all kinds a few kms away in Matamata, stay here. Tony & Miriam have a very unique b&b with special touches for rest and recouping. Hotpools close by . Hobeton bus close by.

We stayed here to go to Hobbiton. We could see the horses from the window, and it was a beautiful picture-postcard view. The room was clean, and the kitchen was fully equipped with dishes and utensils, as well as an espresso machine. The owner was kind. It's a very nice hotel with good access to both Hobbiton and the town.

The lodging was spectacular. Very clean, and just a comfortable feel about the place. The owners were so responsive to communication, and so helpful to us. Would definitely recommend this stay if you want a lodging that is away from town, is quiet, and just peaceful.

Gorgeous, spacious, luxurious apartment with more lovely details than I can count! Quiet, peaceful, and enjoyed every minute. Shower is a work of art and plumbing that must be experienced! Visited Hobbiton and then came back to watch the Hobbit from their DVD library. Truly top-notch stay!

Stunning views; quiet and beautiful. The suite itself was gorgeous and felt very luxurious. Allll the amenities were there and it was obvious great attention was paid to detail.

We got there after dark and it was a little difficult to see the sign but we managed. Wish we could have stayed longer!

A luxurious property on the outskirts of Matamata and close proximity to Hobbiton. We thoroughly enjoyed our stay here. Tony and Miriam were very friendly, gracious hosts. We really enjoyed use of their hot tub and all the small touches were really appreciated.

The heater was very noisy. But we turned it off and added a quilt and it was fine.

The shower was amazing! I want one like that!! Everything was immaculately clean. Every little thing was catered to. These guys set the gold standard for air bnb style accommodation. It felt private even though the wing we stayed in is attached to someone's home.

If I had to nitpick it would be great if there were flyscreens on all doors so as to be able to fully experience the beauty surrounding this home.

A very well run and thoughtfully designed studio. The room is private, large, comfortable, has a lot of amenities (Nespresso machine, kitchenette, breakfast cereal, fresh milk, large shower,comfy robes etc). There is great attention to design and it looks like something you’d see in a best home magazine. Lovely views. The hosts are warm and helpful.

This was a fantastic place for our stay, and we are repeat visitors. Quiet, beautiful view of neighboring horse farms, lots of birds and flowering trees. Bed was very comfortable, parking was easy, clothes washer and dryer were a great bonus. Kitchen facilities were a nice touch for a longer stay. The owners were very nice and responsive when we asked for a shower mat because the shower tile was too slippery for our comfort. Breakfast cereals and snacks were a very nice touch too!

Wanted to give this a 10 rating, but there were just a few little things that can be altered. The shower is quite complex with 4 knobs (3 with buttons) to operate a sprayer, a rain nozzle, and nozzles that will spray you from the sides. But there were no written instructions! And one doesn't know which button/knob operates which nozzle, nor which way to turn for hot and cold water. We could not reach the nozzles to turn them on from outside the shower, so one has to stand in the slippery tile shower, guess which knob to try and which way might be cold or hot, and brace yourself when you try to turn something on. Each first use, I got sprayed with very cold water for a few seconds. There is a video that is playing when one enters the room that is supposed to give instructions, but we could not figure out how to pause the video to read what was there. A written sheet of shower instructions should be provided. Also, there should be a small heater for the bathroom. The bathroom was chilly and the floor heating system was inoperative (no instructions provided, so perhaps we didn't turn it on properly). The shower floor is beautiful but very slippery when wet, so a shower mat needs to be provided. The kitchen water fixture was sticky and probably needs to be replaced. Hard to get a medium or light flow of water at a moderate temperature while using the kitchen sink. The filter on the heat pump looks dirty and probably why the heat pump took a longer time than expected to warm to proper temperature.

It was such a beautiful place and area! So peaceful away from all the city noise. The facilities and everything available are better than most hotels I’ve been to. The hosts were super helpful and went out of their way to help me with things I needed. Definitely will come again and for a longer time.

Not about the property (my fault) but just fair warning don’t be like me guys if you’re travelling out these ways (by yourself especially) make sure to rent a car it’s much easier that way. Unless you have transportation sorted or taxi money then that’s fine too. But there’s nothing to fault this stay!!

Such a perfect getaway. The facilities were excellent and luxurious. The bed so large and comfy, the kitchenette perfect, the coffee machine made me want to get one for myself and that shower was next world!

Absolutely amazing. Cozy, warm, clean, spacious, luminous, lovely owner. One of the best place I've stayed. This was my base camp to explore Hobbiton, Waitomo caves and Roturoa. If I come back I would redo exactly the same!

Great peaceful location. Beautifully furnished and very comfortable. Exactly as described. Would have liked longer, but we only had one night booked. Close to Hobbiton (20 mins drive). We plan to return for longer. Guest suite is wonderful. Tea, coffee, cereal. Juice and snacks left. Nice views and very relaxing, very clean and very comfortable.

Everything! Terrific shower, quiet neighborhood, breakfast food provided, and proximity to Hobbiton!

Every little detail was considered, from the fresh thyme and rosemary in the bathroom to a QR code to scan for the wifi (no inputting long wifi passwords here!). Honestly exceptional, worth every penny. In the top 5 places I've ever stayed.

Wow, was not expecting such a GORGEOUS stay! Super clean, airy with lots of natural light from the large windows viewing the backyard with horses running around. Such a beautiful property, and very easy to check in with comfy beds and fantastic amenities. We loved the hot shower at the end of our long travels. Only stayed for one night, wish we could have stayed longer, definitely would recommend!

The room was very nice, very comfortable, very clean, and the best part was the area was sooo quiet! We will definitely be back to stay here!

I suggest leaving a written note about operating the shower. It was complex and I had to figure it out on the "go" and got sprayed with very cold water! I know there was a video about the place playing on the TV when we arrived, but we didn't know it had shower instructions until way too late.

One of the best accomodation places we have ever stayed in. All round amazing in every way. Peaceful, restful with everything we needed and spotlessly clean. Little way out of town which added to whole experience. We would return in a flash.
