every thing we needed in the room had been selected and placed in the room.

A lovely guesthouse a stone's throw away from the waterfront and high street. Modern, clean bedroom and bathroom, dedicated parking spaces round the back and a great breakfast too.

Breakfast was good,and location was very good.

Friendly, professional, very clean & comfortable .Good breakfast & plenty of tea / coffee suppled in the room. Good location close to the sea front & the on site parking was very useful too.

Such a pity that we were woken very early each morning by noisy seagulls --obviously not the fault of Richard & Nicola & not a problem that they can do anything about-it is the seaside after all!

Das gesamte Guesthouse ist geschmackvoll eingerichtet und in elegantem Stil ausgestattet. Auch das Frühstück ist perfekt organisiert und schmeckt einmalig.

Alles bestens, auch der Parkplatz hinter dem Haus.

The bathroom - the grouting was discoloured. However everything else was really clean.

The cooked breakfast was very tasty and sufficient. Cereals and fresh fruit etc was also available. Good service from the owner. Comfy, clean bedroom. Everywhere was spotless!!!

The only thing would be that the shower gel etc in the shower was out of my reach.

Excellent location close to all amenities. The room was spacious and bright with everything you need. Nice to have decent sized towels. It was great to have parking onsite.

Location is excellent. Comfortable stay, great breakfast. Love the toiletries they use. Have a fridge in the breakfast area that is stocked with fresh milk to use and also if you need anything to stay cool. Also a water station for cold water which what essential in the heat wave we are in.

Parking can be hit and miss round the back depending on what time you got back so made sure we were back earlier to park up for the night.

This is a gem of a guest house. Lovely friendly greeting from Richard. The room and dining room are spotlessly clean and the room was very comfortable. Easy walk into town, excellent breakfast. Loved Old Hunstanton beach and the antique barns there.

The apartment was tastefully decorated and had everything I needed during my 2 night stay. Great location. Great value for money.

There's a steep set of stairs leading up to the apartment that wasn't an issue for us but may be an issue for someone with mobility issues.

Couple of lights not working in room 6 - dressing table and shower. Info book says rooms cleabed after 10am - we had breakfast at 8.30 and arriving back at our room found it had been cleaned.

Excellent Bed and Breakfast in an amazing location. Lovely double aspect room with a very comfortable bed. Comfortable sofa in the room. Lovely shower and large bathroom. The hosts are lovely. Breakfast is incredible.

The stay was everything we wanted. We're a couple of lads doing some cycling on the north Norfolk coast. Comfortable twin bedded accommodation, great breakfast, a host who loves cycling too and somewhere safe to store our bikes overnight. Perfect

Quite honestly, nothing

great place, walking distance to a few nice restaurants and with easy parking. Nice breakfast, freshly cooked. we were going to the Sandringham show ... its a great easy journey from here to the Sandringham estate. We arrived early and it was no problem to check in when we got there... so that was a bonus

the seagulls were very loud !! know they have no control over that plus the friend i was wiht sleeps wiht all the windows and curtains open, so that didn't help on the loudness. the shower was hard to temperature control, wanted just over cold as it was such a hot few days .... but could only get cold or hot and jump underneath as it cooled down ..... Had a twin room and it was a great size for 2, comfy bed .... everything that was needed for a few days stay.

We were visiting Sandringham and this prived to be a good location. Both bedroom and en suite were a good size; well equipped with no unnecessary clutter.

Not a major issue but the TV in our room had limited functionality

The apartment was spacious and well equipped. It was located perfectly for both the beach and the town. There were plenty of places in town to get a morning breakfast as well as an evening meal. Although the apartment had all the cooking facilities if you had wanted to stay in.

There was nothing we didn't like, but I would not recommend this room for a disabled person as there was a flight of iron stairs to the front door.

Location was fantastic for visiting a family member who lives there. Nice views too, and close to amenities. Kitchen was fantastic & beautifully equipped.

Partner found the bed somewhat uncomfy... could feel the slats through the mattress.

Room was really nice, bed very comfortable, plenty of tea/coffee etc. Room was really clean too. Breakfast was very nice, plenty of choice. Host was super friendly, room serviced whilst we were having breakfast, it was lovely to come back to a freshly cleaned room.

Very small TV, impossible to see the words on the TV guide, also signal was very poor, TV kept turning off most of the time.

An excellent B&B the bed was clean and comfortable. Great bathroom spotless and spacious. Super tea and coffee facilities nothing was too much trouble for Richard our host. Breakfast was excellent. The property was in an ideal location near shops and the beach.

Immaculate yet cosy and comfortable apartment and provided with all the necessary equipment and amenities for a self catering stay and is perfectly situated for the beach and all local amenities

I originally booked for bed and breakfast but was allocated a self catering apartment, which was lovely, but because of this, no breakfast was provided. I could not see any reference to this fact in the booking.com website or the property details. Had I known in advance I could have prepared better for being self catering or looked for somewhere that did provide breakfast

Apartment spotlessly clean. Kitchen had everything you could possibly need and I liked the space split between the kitchen & living area. Lovely bathroom with complimentary body wash, shampoo & conditioner. Did not hear anyone else during our stay & even though we had the windows open the entire time, we were not woken by outside noise.

Really good location. Very impressed with the additional extras in room, small touches ,like a clock, tissues ,water ,coffee / biscuits replaced daily ,lots of small touches which make a big difference .

The location, as we could walk everywhere. Everything about the apartment was lovely, light, airy, spacious, clean. Had everything we could possibly need, parking on site. Wi-Fi in the apartment. We totally relaxed!

Tolle Lage, alles fußläufig zu erreichen. Ein schönes Zimmer, es war ruhig und sauber. Das Frühstück konnte man am Abend auswählen. Müsli wurde auch angeboten.

This is a lovely B&B, a stones throw from the heart of Hunstanton. The room was light and comfortable and the breakfast was fabulous. I'd definitely recommend staying here.

Two flights of stairs to the apartment hard work it only shows one when booking! The Mattress on the bed was very thin and you could feel the bed frame through it also makes a noise every time someone turns over

We had a clean, comfortable room in this lovely guest house. Excellent breakfast set us up for the day. Private off-street parking was a bonus. Hosts were charming and helpful with advice on local beaches and nature reserves.

Breakfast was very good, plenty of choice, either continental or full English. Location was excellent, near town centre and within sight of the bus station (which we used several times). Parking off- road and convenient. Proprietors very friendly and could not have been more helpful. Overall of a high standard and well deserves it's high rating.

The fact that we were at the top of the house up two flights of stairs did not bother us but would not have suited persons suffering from any mobility problems but the proprietors would have placed them downstairs anyway.

This is an exceptional B&B. I cannot think of anything that was not available, hot water bottle!, bubble mat in shower to stop slipping. The only thing that could have been help in the shower would have been an extra handle for my husband who has challenges with his mobility. Help with moving our cases was greatly appreciated appreciated. The bird watching facilities so nearby were an added attraction for us.

Great location near the harbour, a little bit away from the noise but close enough to get to the centre quickly good room and facilities. Free parking. We didn’t have breakfast at the hotel but everything looked nice.

Room was spotless, good location. Carpark around the back. A full informative manual in the room. You book your Breakfast time on the first day of your stay, we assumed it was that set day for thenduration, but wasn't stated.

Bathroom could do with a little more storage, we had to place wash bags and make up bag on the floor. Shower products were very high and fixed to the wall so I couldn't reach properly to use them. Despite the manual politely asking you to vacate your rooms between 10-12 so they could be serviced, not a problem! However, this was done whilst we were downstairs having breakfast at 8.30-8.45, leaving all our valuables and money on the side as we were going back upstairs to get ready for the day. Have to admit, made me feel very uncomfortable to the point we asked housekeeping the next morning, who was servicing another room at 8.30 am not to do our rooms until we had left.
