Reviewed Sep 7, 2026The staff was amazing, very helpful and nice. The room had a feeling of Low level of maintenance. the wall was not painted for long time, the bathroom, looked the same. one of the rooms we got was below the breakfast room and noisy guests woke us up.

No elevator. I’ve had knee surgery, the stairs are very narrow and worn down. Thank goodness they had someone carry our bags for us.

Reviewed Jul 6, 2026La ubicación era buena y el personal era muy muy amable, atendieron rápidamente a todas nuestras solicitudes para que tuviéramos la mejor estancia posible. El desayuno era sencillo pero cumplidor, con muy buen café, jugos y pasteles.
Se oía todo en los cuartos, pisadas, voces, ¡todo! Primero nos pusieron en un cuarto que estaba abajo del desayunador así que desde las 8am se oían todas las pisadas y voces de los que estaban desayunando o preparando el desayuno. Amablemente nos cambiaron de habitación a otra en la que no funcionaba el AC, por lo que nos cambiaron a otra habitación que daba a la calle y se oía TODO lo que pasaba en la calle además de que las cortinas no bloqueaban nada de la luz que entraba de los postes que iluminan la calle en la noche. Creo que deben invertir en poner ventanas anti-ruido y cortinas blackout, sobre todo por el precio que cobran. Fue la estancia más cara que pagamos en nuestro viaje a europa y fue el único que no tenía estos servicios básicos. Tampoco tiene elevador y las escaleras son super estrechas que apenas cabía nuestro equipaje.

Reviewed Jun 21, 2026Nous avons apprécié la localisation de Casa Fabbrini, tout proche de la Piazza di Spagna et Piazza del Popolo, au calme au fond d’une impasse loin de l’agitation de la foule! Nous avons adoré le petit déjeuner avec les succulents gâteaux faits maison tous les jours et le fait d’être tous réunis sur la même table et de pouvoir discuter avec les autres hôtes. Literie confortable!
La chambre est assez petite et sombre. À notre arrivée, nous avons remarqué des moisissures sur les joints de la porte de douche, ainsi que de la poussière sur les tables de chevet, ce qui est assez déplaisant quand on paye plus de 300€ la nuitée en mai. Finalement, le rapport qualité prix n’était pas aussi bon que nous l’espérions.

Reviewed Jun 15, 2026Marzia, Francesca, and Ronan were amazing hosts and took great care to ensure we were comfortable. The breakfast every morning was delicious and a great way to meet other guests. It truly felt like home. If you are staying on the top floor the stairs may be a little difficult but the balcony is absolutely worth it. Would absolutely recommend staying here! Location is also central and extremely convenient.

Reviewed May 2, 2026Casa Fabbrini was perfect. Breakfast was amazing. Eggs cooked any way you want and fresh espresso every morning. Fresh pastries were available any time. Staff was so friendly and helpful. Staff recommended an amazing restaurant nearby within walking distance. We walked to the Spanish Steps, Borgese Gallery, Castel Saint Angelo and Trevi Fountain. Close to a major street with lots of shopping and Via Vittoria Avenue. Just a wonderful stay!
We stayed on the top floor which required lots of stairs. We didn't mind and didn't have a lot of luggage, but I can't imagine people with heavy luggage or with mobility issues being able to handle the stairs. Wasn't a problem for us but it could be for others.

Reviewed Apr 12, 2026Wir hatten Zimmer Nr.4. (Es gibt nur 5 Zimmer) Alle Zimmer sind unterschiedlich groß und daher ist eine pauschale Bewertung der Zimmer schwierig. Unser Zimmer war sehr schön und hatte den Charme eines "alten Gebäudes" voll erfüllt. Überhaupt liegt das Haus in einer ruhigen Sackgasse aber unweit der Hauptstraße, Zum Vatikan, Kolosseum usw. kann alles zu Fuß erkundet werden.
Das Frühstück hat uns nicht besonders angesprochen. Es gab mehrere Kuchen die übrigens den ganzen Tag kostenlos noch bereitgestellt sind (hat uns sehr gut Gefallen). Jedoch war die Auswahl an Brot, Wurst oder Käse eher überschaubar. Es gab nur eine Sorte Brot, keine Semmel oder ähnliches. Der Frühstücksraum ist in der Küche, man Sitz gemeinsam mit den anderen Gästen an einem schön gedeckten Tisch was zu interessanten Gesprächen mit den anderen Gästen führte. Ambiente also Top, Auswahl der Speisen noch Verbesserung würdig (und Nein auch bei B&B kann man das bei diesem Preis erwarten)

Reviewed Mar 31, 2026We had a wonderful stay at Casa Fabbrini… it’s one of those rare places that feels both beautifully designed and genuinely welcoming. The location is perfect… tucked away on a quiet street but within easy walking distance of everything. The rooms are elegant, calm and thoughtfully put together, with a real sense of understated Italian style. What really sets it apart, though, is the people. Marzia, who runs reception, is exceptional… warm, attentive and incredibly helpful. From restaurant recommendations to bookings and thoughtful check-ins, she made everything feel effortless and personal. And then there’s Ronan… his homemade cakes are a daily highlight and genuinely outstanding. He looks after guests with such care and generosity, it feels more like staying in someone’s home than a hotel. A truly special place… we’ll definitely be back.

Reviewed Mar 23, 2026La posizione e’ fantastica nel pieno centro di Roma. A qualche passo da Piazza di Spagna. La colazione ottima ed anche il responsabile della colazione e delle stanze gentilissimo. Il palazzo, se fosse curato sarebbe anche molto bello.
Le camere sono totalmente prive di manutenzione. Avere un look vintage non significa muri scrostati, ruggine, macchie.. la signora, credo la titolare, non si ricordava che avendo prenotato con largo anticipo due stanze ci aveva scritto che i cani non avrebbero pagato. Ci ha chiesto i soldi e poi mostrandole messaggio li ha restituiti.

Très bon petit déjeuner Et la possibilité de grignoter les gâteaux et fruits avec une boisson chaude tout au long de la journée est top lorsqu'on rentre de longues journées de découvertes
Seul petit bémol: l'absence de volets ( rideaux présents) qui ne permet pas d'avoir l'obscurité totale, peut être génant en été lorsque le soleil se lève tôt et pour les personnes ayan besoin de noir complet pour dormir

The breakfast worth the hype, it was a nice experience to gather with other nationalities and have breakfast together :)). I even asked for one of the cake’s recipe from the staff because it was delicious! It was a pleasure to spend time here, I would definitely come again if I am in Rome.

Reviewed Jan 19, 2026Nos gustó todo!! Desde las sábanas y almohadas, los desayunos, el cariño con que el personal te recibe y atiende; como familia. La convivencia con los demás huéspedes al tomar el desayuno hace todo más único y gratamente especial. Los bizcochos / pasteles que ofrecen, y que están disponibles durante todo el día ,son hechos en casa( en la cocina que muestro en fotos) y no saben el olor maravilloso que hay en el ambiente. Reviewed Dec 19, 2025The staff was fantastic! Ronan and Jessica cooked for us in the mornings and made chef-grade breakfasts including fresh eggs, freshly-baked cakes, and coffee to order. We ate at a farm table with other geusts, which added to our experience.
We could hear footsteps in the morning as the kitchen was above our room. That was the ONLY detriment to our stay, otherwise we would rate this stay a 10!

Für die Zwischenverpflegung steht kostenlos eine grosse Auswahl an feinen, hausgemachten Kuchen sowie Café oder Tee zur Verfügung. Für Menschen mit einer Gehbeeinträchtigung weniger geeignet.
Für unser Empfinden hätte es im Zimmer und im Aufenthaltsraum etwas wärmer sein können.

We stayed in the room below the kitchen which was quite noisy and we were woken from 6am every day. It cannot be avoided however as it is an old building and sound travels. The room was clean but there is evidence of water damage and mould that has been painted over. Very steep narrow winding stairs to get to the room
