I loved the feel of the converted house, to have a communal kitchen fully stocked with cutlery, crockery etc was lovely to have own breakfast in cute little table and chairs or balcony with outdoor furniture. It was easy to self check in using the instructions given, Bus stop at bottom of the road so easily accessed by public transport. Large bedroom with ensuite lots of light in room.5 mins walk to the Lake.

being on the ground floor, we couldnt open our windows without smoke coming in from people smoking on the patio.. But the owners cannot control this at all.

The location was great.

Too many narrow stairs to carry luggage up. The carpet throughout the entire property had a foul odour. The bath room is horrible with steps up and very small. The shared kitchen appeared unclean and there was a very stinky wet dish cloth lying on kitchen bench. The property generally felt not clean enough.

It was nice and quiet, great location. All the information given was helpful.

The room wasn't completely clean on arrival, there was a used plaster on the carpet. The bathroom is small and not very noise proof.

It has everything you could need, rooms were spacious and comfy, very central ! Owner very helpful and answered the phone straight away when an issue needed to be resolved

Fanatic location, 2mins walk from the centre of the town. very clean and comfortable room. Although a contactless hotel. The amount of communication from the staff was amazing. Constant messages to check we had found everything, gave us information on where to park locally as the 3 parking spaces were full on arrival.

Fantastic location. Ease of checking in. It was a contactless check in which we felt worked so well as you don’t have to inconvenience anyone if you arrive late and you can experience the communal areas without feeling like your in someone’s home. The view from our room was amazing.

Nuestra habitación cuádruple tenía la tapa y asiento del WC suelto, el baño es como de plástico, parece el de un crucero. Y en la habitación hacía mucho calor. Y se supone que teníamos vistas del lago, pero sólo veíamos los árboles de delante, no se veía el lago.

It was in a great location, very central to the town and attractions

Parking, rude neighbours, rooms not being fully cleaned before we arrived - vape liquids and packaging left in draws, light not working in the bathroom, toilet seat broken, poor ventilation making it totally impossible to stay in the room as it was just too hot - we had a 2 night stay and had to leave the day of arrival and go somewhere else. There’s plenty of other options, book somewhere else is my advice

The location thats about it

The fact there there was a used condom on the floor of my hotel room, the mould and mildew on the shower, the kettle needed descaling, the bed was rock hard and there was mould in the shower and stains on the curtains and carpet. Also the owner of the hotel apologised and said she would give a full refund but is now avoiding any contact with myself or booking.com

The hotel had an amazing location (everything was right on the doorstep) and very attentive staff through emails and private message.

As two young women travelling, safety is paramount. With the hotel being contactless (no staff on site) and to only be told this a few days before arriving, it made us feel uneasy. Advertising that this is a contactless hotel would only be fair. On top of this, the door to the room was quite flimsy with no extra security lock on it, this added to that uneasy feeling. But easy fixes.

No staff. This was not made clear until after booking. Very impersonal. Very steep rickety steps up to rear of property. Security - Key pad entry system which did not work. Could not gain entry to front of building after a day and evening out. Had to make phone call to manager of property. Door to rear of property propped open at night leaving premises unsecure. Tiny bathroom with very little room for towels or toiletries. Very expensive for one night.

Gorgeous location, very clean. Would recommend! Great value for money, could have stayed there longer.

We stayed at Berry Boutique during our honeymoon, and it was a wonderful experience. The team decorated our room beautifully at a very reasonable price, and everything was set up perfectly. Their attention to detail made our stay even more special. The location is fantastic. It’s peaceful, romantic, and close to the town centre, making it easy to explore the area. A special thank you to the housekeeping staff. She was incredibly kind, friendly, and welcoming. She gave us excellent local travel tips and recommendations, which helped us make the most of our trip. Her warm and helpful attitude made us feel right at home. I would highly recommend Berry Boutique to anyone looking for a romantic getaway or honeymoon stay. Thank you to the entire team for making our honeymoon so memorable. We would definitely love to stay here again!

Clean and well appointed. Close to restaurants and lake. Tea/coffee etc all available and extras. Fridge available to use.

En-suite bathroom(wet-room) a bit small. Room very warm even with fan - windows open but noisy in the morning. Parking limited and stairs steep to back door.

Location and staff. Very responsive staff.

The quality of the room at best was poor. The size of the room is as small as a cardboard size unlike in the photos. The mattress gave me back pain. Pillows were heavy and thick to give u neck pain. Certainly not for 2 people. After luggage there is no space to stand leave aside walking. The bathroom didn't have a light which was supplemented by a make shift portable light. Would recomend paying a few more for a another place as loads of places around this area.

The room was lovely very clean bathroom was spotless. Great shower too.

The door handle was slightly damaged and the door got got stuck sometimes.

It location is superb, 2 minutes from the beautiful Lake Windermere, where we enjoyed the boat trips.

There wasn’t anything we didn’t like, the kitchen/ dining area was always clean and fully equipped with a selection of teabags, coffee, milk sugar etc.

The room was situated very near to the lake and just over the road from a pub that served food all day , and the area was very peaceful and quiet. booking in and out was easy and convenient.

Only two criticisms the door to the room had a handle and lock that felt like it wasn't very secure and needs addressing more complaints will come from other guests, also the light in the bathroom didn't work but to the owners credit they did supply a motion censored temporary replacement that was adequate. finding the property was a bit difficult could do with a bigger sign outside property.

We had a wonderful stay at Berry Boutique Hotel. The hotel kindly upgraded us to a room with a lovely view, which made our experience even more special. The room was beautiful, clean, and smelled amazing. The host was incredibly approachable and accommodating. We arrived earlier than the scheduled check-in time and needed a place to keep our belongings. Since our room was already available, the host went above and beyond by allowing us to check in early, which we greatly appreciated.

My bathroom too small and dark

Nähe zum Zentrum, nur wenige Minuten zu Fuß, relativ ruhig gelegen, Blick zum See (nur kleiner Ausschnitt). Freundliche Reinigungskraft. Self-Check-In funktioniert ohne Probleme. Ansprechende Gästelounge im Ergeschoss mit nutzbarer Küche und sonnige Terrasse mit Gartenmöbel und Blick Richtung See.

Reinigung nur bei Zimmerwechsel. Frische Handtücher möglich, wenn man die Reinigungskraft zufällig antraf. Parken hinter dem Gebäude. Nur 3 Parkplätzen vorhanden, nicht reservierbar Zu- und Abfahrt zum Parkplatz sehr beengt. Keine Haltemöglichkeit vor dem Haupteingang. Vom Parkplatz am Hintereingang, Zutritt über 20 sehr steile und enge Stufen ins Erdgeschoss. Das Bad war eine Badkabine wie auf Fähren mit hoher Stufe an der Tür. Unser Zimmer im 1.Stock erreichbar über enge steile Treppe, kein Lift. Nicht für Personen mit körperlichen Einschränkungen geeignet.

The hosts had clearly tried hard to make the room welcoming, with tea and coffee in room, however we had some concerns during our stay.

It was £450 for a room with a double bed and a single bed and albeit a lake view. The first concern was that the room had been advertised with parking, when I arrived there were 3 spaces all filled. I phoned the host who informed me it was a first come first served basis but she could send me some places to park. I then saw this was all paid parking and it was not until I asked if i should complain through booking.com that she then offered to reimburse parking costs. Instructions were sent through regarding heating and it said to adjust the thermostat. The room was very cold and there was no thermostat. When I asked the host via message where this is, I had no reply for the remainder of our stay. There was one chair in a room for 3 people, and the room was quite worn and outdated. There was blood stains on the quilt, granted old blood but I feel this should be replaced. Other smaller issues are that the towels provided are small and there was no toiletries in the shower bottles.

The step into and out of the room and bathroom. Took a bit of getting used to. Aside from that - fab.

The Berry Boutique is very central to Bowness-on-Windermere. It is only a short walk down to the waters edge and can be seen from inside the property! Property is very comfortable and well maintained. The owners were super helpful and accommodating and allowed us an early check in to avoid the wet weather! Beds were comfortable and room was heated well. Good amount of floor space for storage of luggage.

The property was good, only thing was out of their hands that being loud shouting from other guests at night.

On a positive note, the location is excellent—very central and within walking distance of everything, which made exploring the city convenient and enjoyable.

I stayed at this hotel during spring when the UK was experiencing unusually warm weather, with temperatures reaching around 30°C. Unfortunately, the hotel was not prepared for these conditions. The room was extremely uncomfortable due to the heat and humidity. We were only provided with a very small desk fan, which looked like it cost no more than £10 and was clearly inadequate for cooling the room. We politely asked for an additional fan, but our request was refused. The cleaner/staff member we encountered was helpful and friendly. However, there was often a noticeable smell of cigarettes and alcohol, which negatively affected our experience. This is a boutique hotel with no on-site staff and a self-check-in system. Communication was handled entirely through WhatsApp, but there was no proper introduction or explanation of who was contacting us. Initially, I genuinely thought the messages were from a scammer and was close to blocking the number. Overall, while there were some positive aspects, the lack of adequate cooling, poor communication, and unpleasant odours made the stay disappointing.

Vicinity to Beatrix potter, Windermere jetty, restaurants and bars, shops

The Lakeview is from the bed but when you move towards the window you see ugly parking so don't look down just look up and focus at the lake and mountain. Also guests in the next BnB were so loud in mid of the night and it was so difficult to sleep. I was told to pick towels from a cupboard but it was so smelly that I didn't pick any. Also there was no shampoo or shower gel in the shower.

The area

Great room to come back to after a long day of exploring. Lovely big comfy bed. The shower was good, and it was just ring and easy. I liked how we could move it higher as both me and my partner are quite tall. The communal areas were always clean and maintained. We were always kept informed before and during our trip.

The toilet was a bit of pain as it's very sensitive and could potentially get blocked easily. .

Brilliant little Gem of a place down a quiet part of town no staff hosts online but only a phone call away if needed Sonia kept us informed regularly Room clean and tidy smelt lovely when entering! car parking spot at the back for 3 cars. perfect hosts and location. ***** amazing for all pubs and shops room 2 had view of the lake had everything you needed for a lovely relaxing 2 night stay We recomnend tapas bar nearest Boutique meal was very good and staff lovely and flying pig for mealsespecially breakfast I love sour dough and it was a good one. Staff was friendly and Angel inn for pub grub .bus over road bus £3 near costa gets you to ambleside we got off before at the water bit nice jetty little beach Theres a nice pub and We got the boat back £14.40 each we went weekend 24th May to 25th weather gorgeous needed the fan thanks. Great location. Was given a free room upgrade with a view over the lake. Sonia was very helpful over WhatsApp.

This is a guest house, not a hotel as advertised. It's self check in/out and communication is done by WhatsApp. Apart from bumping into house keeping a couple of times I hardly saw another human being my entire stay. Very surreal! I only marked the staff down because apart from house keeping I never met any. Expensive for what it is but competitive with other properties in the area. Generally the Lake District is way overpriced compared to better destinations in Europe.

This was a contact less hotel, so no staff. Despite this, I was able to contact an administrator via WhatsApp, and the response was good. The location of the property is excellent. However, parking is limited to 3 cars only. You are walking distance from all the amenities and of course the lake.

Bathroom facilities were very basic, more caravan style and toilet seat was not attached well.

Place was near to the location and restaurant. Parking was also arranged by staff.

Great location, lovely room and views. Good communication from manager and easy access.

The location was fantastic, easy instructions to follow and plenty of tea, coffee and biscuits! Beds were comfortable enough and we would definitely recommend for families. The kids loved it and the local town is lovely. We had a problem with our heating and, once messaged, housekeeping came straight over to fix it, despite it being 9pm!

I would only really say that the bathroom was a little dated and the toilet seat swung all over the shop when sitting down. Absolutely fine for us but I had to keep holding it in place for my six year old haha! Other than this though, and for the price particularly, I would say everything else was fantastic.

Great location. Lovely views of the lake. A typical air bnb with no staff or reception area but instructions were clear, key codes and room keys clear. The rooms were clean, pristine white sheets, coffee and tea facilities in the room, clean white towels on each bed. The beds and pillows were comfy as well. All in all, a great stay.

The decor needs some attention, the pictures on the walls were either empty frames or missing & could do with modernising.

Some of the lights didn’t work in the room or the bathroom. We had to shower use the bathroom in the dark. I reported it and I didn’t even get a response. The was no shower gel and the towels were so small in the second room we booked

Hotel said complementary cakes on arrival, none there, our TV was broke when we arrived and a new one was getting fitted later that night but unfortunately only around 6 channels worked but even thise had bad reception so couldn't watch it .

The location, the view, value for money. Parking was great, we got one of the spaces around the back.

My only dislike was the bed mattress, it was very thin, as you laid in the bed you could feel the slats underneath. 2 very uncomfortable nights sleep.

The location is perfect, just 2 mins walk to the lake shore, the Peter rabbit museum, etc. The instruction was very clear, which helped us check in smoothly. The room was cosy and comfortable, with beautiful lake facing views. The staff, Sonia and Ewa, were very nice, friendly, and helpful. Thank you! We had a great time staying here and surely will come back again 🤗

الغرفة نظيفة ومغطاة بالسجاد وهذا كان جيد للدفء في الشتاء وفرت المضيفة الشراشف الصوفية للتدفئة كما وفرت ضيافة البسكوت واكياس الشاي والسكر والقهوة تسجيل الدخول كان ذاتي وفق تعليمات مرسلة من المضيفة وكانت الطريقة سهلة فقد اعتدنا عليها في معظم اماكن الإقامة في بريطانيا المكان كان قريب من البحيرة ومواقع حجز التذاكر للرحلة في البحيرة

السلالم ضيقة وتحتاج الحذر عند النزول كما أنه يصعب نقل حقائب كبيرة للاعلى بسبب ضيق الدرج وانحدارها، والحمد لله لم يكن معنا سوى حقائب صغيرة لرحلة يوم واحد

The Staff were Amazing, kept in contact with us before and throughout our stay . The little touches they had in the hotel were brilliant!! They also have a full kitchen with cooking facilities also tables with chairs to relax and eat .our room with the lake view was so nice and relaxing. The room was very clean and comfortable, everything about this hotel was very well thought out . The location was great too we even had parking! Overall our stay was amazing 😍
