The fan in the room not working and the WiFi not easy connected and also Aircon not too strong in the master bedroom.

Convenience. Comfort. Clean. The unit is fairly new, furnitures are new. Bed is very comfortable. There are 4 pillows provided in each room. Well-maintained. Balcony is facing to the R&F mall which makes it accessible going to the mall with a lot of restaurants to choose from. Hair salon and massage and the womei cinema. Rentradise has done a good job managing this unit.

Eatery, entertainment and facilities are in walking distance.

Moldy toilet seat. The water flow slow and heating is not consistent. All mattresses are too soft with no body support. Difficult to navigate the car park.

The apartment was decent and clean. it even came with an oven. fully equipped house.

There was a horrible stench in the lifts; it smelled like urine and stool. It was a strong oder. Management needs to look at this. it will be helpful if they had a sign saying where the trash disposal area was. We kept bringing the rubbish all the way down to the mall to dispose it. we did find it later. it will be helpful to have power unit near the bed instead of opposite the bed. The Mall consist mostly of chinese eatery. There isnt much to shop.

The aircon to our room was not working and the balcony,there was no table and chairs for us to chill outside the balcony.

Location, view and security was really good.

The bed was broken, the toilet sink was clogged, mini cockroaches everywhere! Even in the fridge too! The maintenance staff was extremely rude, kept coming and not doing anything and expecting us to be in the room to wait for them to come and open the door. We want to enjoy our holiday and not to wait for maintenance as they do not have the key to enter. The bathtub wasn't functioning as well as the knob was missing! Inform staff and the replacement was scheduled on the day we checked out. In summary, horrible service and staff. The room was not clean and things were broken. Would definitely not recommend ever again! Was promised compensation but nothing yet. Extremely disappointed with booking.com for letting such places even on the website!

There was a mould at the master bedroom. 2nd bed AirCon sensor not working. Need to do manual.

I liked that there were plenty of food places downstairs. Good kitchen facilities but I didn't need to use them. Clothes steamer was provided. TV was available.

Aircon in the living room wasn't working but there was a ceiling fan.

This apartment is perfectly located for those traveling via JB Sentral, especially for anyone crossing into Malaysia on foot. The pedestrian walkway is incredibly convenient, eliminating the need for a Grab or other transportation. Once we understood the local address system, the apartment was easy to find. It’s clean, simple, and well-equipped with everything needed for a comfortable “home base” while on the go. Highly recommend it for its practicality and unbeatable location!

The next door put/throwed their rubbish beside their door, but once we opened our door, the rubbish was in front our unit while the rubbish bin just few steps from our units

The place is not clean and there are faults (fan cannot be turned on for 2 rooms) and sharp protruding object on bath tub. Better toiletries, including towels.

It was a good distance to wherever I was headed and was comfortable.

When I arrived, the entire apartment floor felt dusty and ashy. There was dirt swept into the crevice of the cabinet near the door too. I found a roach in one of the bedrooms (it was dead). The balcony was dirty with trash lying around. The toilets were not clean either. Cabinets and walls were damaged and the microwave is probably closer to its deathbed by the minute. The water spray next to the toilet was unusable too. I was comfortable sleeping there but the conditions were not great for such a rated apartment. I had construction going on right outside the apartment in the morning and traffic all night. It's hard to maintain the sounds but it's not difficult to ensure a clean and proper apartment for guests to use.

The cleanliness of the apartment was terribly bad. The balcony where the washing machine was located was terribly dusty. I would say that the rooms and hall was ok but we feel that the apartment was not cleaned at all.

Staff were irresponsible and was not responsive. Replies came 24hrs after notifying them of issue. By then, it was almost time to check out. Issue was not resolved. Totally incompetent. All the staff in UHA id not rectify the issues, replies were not consistent with my issues. My 3D2N stay resulted in - No Aircon for 2 of the rooms - Had to stay in and wait for technician on 1st night, wasted the whole night because security did not want to let the technician in. Upon highlighting to UHA, the mgmt did nothing to resolve the issue. - Finally replied on the 3rd day, just said "hope you enjoyed your stay"...???? Having stayed in many apartments, this is by far the worst. Will definitely not go back and will recommend others NOT to use this apartment, especially if they are managed by UHA.

The flat was not checked before rental as discovered the hall air-conditioning lacked gas. Does not know how to operate the TV, no proper instructions as we are Singaporean. Shower handle the metal piping was broken. No gas for cooking as it was disconnected. The Induction cooker, not all the pans/ pot can be used. WiFi instructions on paper was smudge . Appreciate if these are checked through before checked in

Quite convenient as quite near to city square and some shops downstairs. Customer service quite prompt.

Toilet flush system not so good. One of the bath room shower head with handheld is spoilt, only see shower head with rain shower. A small part of The parquet flooring also spoilt.

Strategy location

Poor check in support, poor parking facilities, not reachable agent contact when emergency response, no one on site support when emergency needs, the security head, a Malay guy, name Mr Wan, rude to the customer and sarcastic mock the client when on site solving the parking issue. Overall 8 of us staying in, bad impression about the management and the support system.

The apartment is spacious and clean. There was enough room for 7 of us to stay comfortably. There was a great view of the harbour as well. There are many eateries in R&F mall. We would definitely consider staying here again.

It was quite a hassle to collect the key. We had to park the car in the mall carpark, walk to mall to find the correct block to retrieve the key, then drive the car out and go one big round to find the residential carpark. It would be nice to have a shelf in the shower for us to place toiletries. Please also provide a brand new sponge in the kitchen for use. Thanks!

Bad smell from outside recycle bin I booked 2 units, but system error, only 1 unit given to me. Luckily I contacted the management earlier for checking. Or else, I got no rooms to stay.

The carpark is confusing, no proper signage. No staff to help with check in. Bedsheet is very dirty. Remote control is missing, end up some aircon need to use 1 controller. Fan controller is hard to navigate. Shortage of towel. Door is spoiled. Chair is wobbly.

The location of the property is very near to town center.

No dedicated parking space. The furniture not as per photo. Some are broken. Property management not available 24 hours, not easy to get any help or resolve any complaints.

Rooms were spacious and comfortable. TV had a lot of channels. Towels and hand soap were provided which was good.

The sofa was a bit smelly. The instructions to use the water heater could have been included in the info sheet.

Great spacious apartment with amazing view out towards singapore located on top of a mall, I felt very secure as the lobby area was crawling with security guards

• One of the room’s air conditioning units doesn’t work well (max 18 degrees Celsius but feels like 24/25). • The Wi-Fi connection in the bedrooms is poor. • The sofa broke when we sat on it, and it took several days for them to investigate and agree to refund my deposit. • Only one key card was provided for an apartment with four bedrooms for eight people, making it difficult to go out and explore independently. • Finding the apartment entrance was tough; directions from the link bridge if walking from JB CIQ would be helpful. • There is no daily cleaning of the apartment, and we weren’t informed about where to dispose of rubbish, which led to insects appearing in the apartment.

Block A1-2, Unit 06-02. 1. Master room fan was faulty - couldn't turn on. When asked, host said it was under maintenance and yet still did not bothered changing unit for us? Ridiculous!! 2. Master room aircon was not cold even when it's on 16 degree. The room felt like it was 25 degree. When the maintenance officer came over was told it was an old aircon and was not serviced for quite some time!! Yet still let people booked their unit? 3. Living room aircon compressor was faulty and made the electrical tripped a few times!! 4. Living room balcony door unable to lock. 5. Bedroom was polluted with traffic noise even after closing the windows!! 6. Whole house was run down and the air was musty and smelly.

Very good location

I stayed with my 7 months old baby, felt like the room was not cleaned well enough for the baby to stay. Many mosquitos at the room. Also wifi does not work at the rooms, only at the living room. Extra towels given with charge. Only 6 towels (4 adults) were given initially. No cleaning service during the stay.

Some lights not working esp as u enter the unit. Hall aircond was not working very hot, room aircon was so so. Had a horrible night could not wait to get up and leave. We checked in close to Midnight and left by 7.30am. Some floor tiles were loose. Also i paid extra thinking i was getting 2 bed room with 2 bathrooms, last time i stayed here it was like that. Very disappointed will not recommend anyone to stay here.

Parking difficulties

The room, beds and furnishings were very dated. Balcony doors cannot lock giving potential of thieves, making sleep uneasy. The main door digital lock cannot be open by card and have to call rental company to provide numbers access. Even with numbers still sometime cannot unlock, suspect no house keeping QC as batteries could be weak not changed for ages. I don’t recommend selecting from this agency.
