IT Park New Studio Condo 38 Park

Located in IT Park just a couple of blocks away from the Ayala Central Block Mall. All you could ever need was within walking distance or an affordable Grab ride away. The small kitchen was well equipped for a longer stay though I didn't do any cooking. I also had access to the pool and gym area which was a big plus. The building staff were courteous and always helpful when I asked them any questions. The unit had a huge TV, at least 60 inches, with a booming sound bar. The TV had the owner's Netflix account installed but it logged off after my first night but someone came by the next day to login to the account again. Netflix was fine for that day but logged off again the next day. I didn't see the point in informing the owner since I wasn't in Cebu to watch Netflix but this is perhaps something for the owner pay attention to. Overall, I had a great stay and totally recommend this this condo.

Complimentary water and coffee would've been nice. Maybe it was there, but couldn't find it. Traffic a bit noisy at night, but that's mostly because it's a central location I guess. Can't have everything!

Condo was clean and comfortable. Location is near the mall and restaurants with 7/11 downstairs. Host was quick to respond when the bidet broke.

AC-enheten laget en rar tikkelyd, akkurat som at vifta ikke var i balanse. Det ene vinduet var feilmontert, noe som resulterte i MYE støy utenfra. Det var ingen lydisolering og mye vindstøy. Har bod i IT-park mye og aldri hatt problemer med at vinduene ikke holdt støy ute.

I really liked the location—it was very convenient and close to shops and transport terminals. The gym was a great bonus, and all the facilities and equipment were in perfect condition. Everything felt clean, well-maintained, and comfortable.

Honestly, there was nothing I didn’t like about my experience. Every aspect, from the location to the amenities, was thoughtfully arranged and exceeded my expectations. I truly appreciated how everything was in perfect condition and easily accessible, making my stay both comfortable and enjoyable.

Great unit, good finishes, big tv. I give it all the stars (comparing to riala towers).

The pillows were thick and hard.. not the best for sleeping. Had a bit of a stiff neck in the morning. If u can get the pillows a bit more soft and not that thick, everything else is good. Also, there is a smell of fresh paint coming out of the kitchen area, maybe get that checked too, as it caused a bit of nausea.

Perfect place to wander around the heart of Cebu.

Cutleries/utensils were rusty and not completely clean. Messaging response time was adequate, sometimes a little longer than usual.

The location was incredible. There’s so much to experience around the area, like a local street food market, a mall which has a cinema and it’s a quick Grab ride to the center. There’s also a massive TV with Netflix and washer/dryer.

How absolutely filthy it was. Luckily the linen and towels were clean, otherwise I would’ve actually lost it. But I don’t think the surfaces have ever been cleaned. The cleaning cabinet is filled with Lysol spray which do not clean. I had to spend my own time (hours!!!) and money to thoroughly clean the bathroom, kitchen and floor. The price of the accommodation is very reasonable, I understand, but there should still be some standard of cleanliness. Like checking whether there’s a half-eaten donut in the microwave when cleaning. I hope for the sake of the next guest the apartment is clean and that the toilet seat has been fixed, as it was broken during my entire stay.

The location was very convenient, clean place and nice size of room and view. They have complete appliances as well including washing machine.

No clear instructions when i got there i had to reach out to the host instead od the host welcoming me and giving me instructions. The host responses were very limited as well to yes or no even with open ended questions.

It was clean and the place met my expectations. The internet was indeed fast. It was close to the mall and some shops. The amenities were really great and I enjoyed them the most.

There was nothing I dislike about the property. It actually exceeded my expectations.

The location in IT Park is fantastic, with a 7/11 right downstairs and a mall just across the street. The photos of the property are an accurate representation of what you can expect. I appreciated that they provided a new, unopened dishwashing sponge and were generous with toiletries. Louren was also very responsive and quick to answer any questions we had.

We had a bit of a rough experience during our stay due to renovations in the unit next door. The noise and vibrations from the drilling were intense, to the point where the toilet even shook while we were using it. It would have been helpful if we had been notified about the ongoing work in advance. Additionally, the room could really benefit from blackout curtains to improve the sleep experience.

Very dirty apartment, hair everywhere, food scraps in the sink, stains on the glass and the floor, all the equipment is stained and dirty, you don't want to touch it.

I like the fact it has everything. Very comfy bed and big TV with very good Wi-Fi connection. The location is nice and convenient to everything. The pool is cool too with very nice city view specially at night.

I stayed for 9 nights. Called the owner twice but seems like she's always busy. Was supposed to request for a bed sheets and towels changed but I decided not to. Anyway, I understand that. Overall experience was very good.

Condo has everything! Washer, iron, refrigerator, utensils, extension cord, duvet, big tv with netflix, fast internet. Also had swimming pool and gym for facilities. Very accessible and close to everything.

Perfect location within IT park. The room is spacious enough for a couple. The security guards in the main lobby were very helpful and owner was very responsive too. The check in was smooth even though we arrived after mid night.

Just the toilet needs proper deep cleaning. Otherwise nothing! :)

The Host Louren was very attentive to our needs. Highly recommended.

Very central to everything. The apartment is very clean and newly built. Good design and feels cosy and like a home.

Perfect location in IT park right next to Ayala and Sugbo Mercado, very new (actually not finished) building, very comfortable bed, great for a long stay, would definitely stay here again

Can be a bit noisy with the ongoing construction and the pool is closed on Mondays
