Just the location

It was so dirty. There were so many roaches. The carpet was so dusty. The bathroom drain smelt so bad. I can’t imagine why they would rent this out while it is so dirty.

The property is located within the IT Park, offering easy access to everything you need, including malls, restaurants, coffee shops, and other nearby establishments. Its convenient location makes it easy to explore the area, whether you’re dining out, shopping, working, or simply enjoying the city’s vibrant atmosphere.

Please note that the property does not come with a designated parking space. If you’re bringing a car, you may need to look for available parking outside the property, which can sometimes be inconvenient, especially during busy hours.

I booked a one-night stay at Avida Riala Tower 2. Having previously enjoyed an excellent stay in Room 801 at Avida Riala Tower 1, I expected a similar standard. Unfortunately, this experience was disappointing. I booked through Booking.com, where it stated that there would be no additional fees payable at the property. The photos, numerous reviews and discounted rate encouraged me to book, and I paid PHP 1,510. Before arrival, I asked Cindy, the host's representative, whether early check-in might be possible. She said she would confirm on the morning of my stay if a room was available. At no point was I informed that early check-in would incur an additional charge. I have no issue with paying a fee, but it should be disclosed in advance. I arrived at around 11:00 a.m. and waited approximately 30 minutes for the room to be prepared. During this time, Cindy instructed me to pay an administration fee of PHP 157 and an early check-in fee of PHP 200 before authorising my check-in with security. Although surprised by these unexpected charges, I paid them via GCash to an account under the name Ronald Sinoy, as I simply wanted to rest. When I queried the administration fee, she explained that it only appears during the online check-in process for stays of fewer than four nights. However, this does not help first-time guests, who would have no way of knowing about the charge before making a reservation. Regarding the early check-in fee, she said it had been the property's policy since January 2026. She also explained that they intentionally do not disclose this fee in advance because it might increase taxes and commission. In my view, any mandatory or optional charges should be clearly stated in the property notes or communicated during our chat before arrival to avoid unexpected surprises. I also asked the security attendant in the lobby about these charges.

The host wasn't really hospitable and couldn't provide good instructions. The comforter smelt bad.

Room has roaches. Sucket where ref was plugged short circuit and no staff came to check it. No cloth wipes for the kitchen sink. Even the sink drain is stuck, have to pump it all the time. Cheap bath towels.

cockroaches roaming the apartment; cabinets had still items of previous renter in side; may be a maid, who knows the standards should be in charge of cleaning the rooms; if any of the mentioned deficiencies need proof, I have pictures I could send!- the construction hours of the site in front of my window was 12 hrs per day consisting in continuous concrete drilling. The owner of this unit should have informed that the studio is sitting in the middle of a construction site. Besides this I had a second booking with the same building and due to the terror of noise I cancelled the second booking, BUT STILL WAS CHARGED THE FULL AMOUNT, EVEN THOUGH I CANCELLED WITH IN THE GIVEN LIMIT. Given the chance to rate these bookings, by BOOKING .COM they should be ashamed of hiding behind such a name. Under normal circumstances I would bring this issue up to my legal advise, but sometimes people are just not worth the effort. If needed pictures can be provided in regards to every single issue.

host could not be reached. we arrived 2PM but we could not check in since she did not leave any instructions at the front desk. it was already at dawn the following day that we were able to receive her reply. We had to wait.

The bed is a bit dusty and there poops from rats or roaches.

Nothing to tell but very stressful check in. If you are someone from a long haul/flight/travel definitely not a good recommendation. Property owner and concierge are not aligned. If you are looking for a place to stay in it park theres more choices around. Try to check other options before deciding to pick this place. And worst is towels and sheets looks like its not washed and was being used already many times. Or maybe it was just worn out

We like the location.

The kitchen facilities were incomplete. The microwave had no glass plate. There were no forks. The lobby guards and front desk guards were not respectful. Check in was so difficult since the key pass was not left with the front desk. We could not contact the host. It would have been nice if the host was reachable anytime. It is not advisable to book at Avida Riala for Senior citizens since the staff and host are not senior pwd friendly. It was a very stressful check-in.

The cleanliness was horrible. If you are thinking of getting a place in cebu, this is the last place you want to consider. There are cockroaches everywhere in the room. And the only solution given was to use a spray. The owners do not care to even consider changing your room. Imagine sleeping in a room infested with roaches everywhere.

The location was excellent, as it’s close to IT Park. The room was clean and spacious enough, not cramped at all. TV and WiFi worked perfectly — fast and clear. Finding the reception was a bit confusing at first, but everyone was kind and helpful in guiding me. The bed was also very comfortable.

It seems like the bed frame above the head area hasn’t been cleaned properly. Dust has accumulated, and even a slight breeze causes it to fall onto the pillow. There were pots and a kettle provided, but they had a noticeable buildup of limescale, so I couldn’t use them.
