The hotel has a good sauna and a good pool as with most advert photos for everything the hotel is made to look better than it is. I have stayed in hotels and paid ALOT more and has a worse experience.

You can hear some noise from next door rooms

Hezký hotel. Velký dvoulůžkový pokoj s balkónem. Každý den úklid. Personál nápomocný. Na střeše bazén s krásným výhledem na město. Také finská sauna a fitness. Vše funkční ve velmi dobrém stavu. Snídaně vynikající. Děkujeme, doporučujeme!

Hotel se nachází poblíž velmi rušné silnice a je zapotřebí, pokud se chce člověk někam dostat, tuto silnici přejít. Pokud nejste místní, může to být náročné, my jsme vždy požádali místního o doprovod :D troubení bylo slyšet, ale na noc jsme si vzali špunty a ok :)

Super Unterkunft für den Preis von 25 Euro für 2 Personen pro Nacht inkl. Frühstück. Die Massagen sind etwas teurer als auf der Straße, aber auch viel qualitativ hochwertiger!:)

Klimaanlage im Fitnessraum funktioniert nicht richtig, Frühstück könnte abwechslungsreicher sein von Tag zu Tag, aber ansonsten auch super

Das Personal war sehr freundlich und gab uns ein Zimmer Upgrade. Wir hatten jeden Tag frische Handtücher und Bademäntel für den Pool Bereich. Das Frühstück war lecker und es gab eine Auswahl zwischen vietnamesischen und kontinentalen Buffet. Der Pool war sauber und man hatte genug Platz zum relaxen. Das Hotel ist etwas weiter außerhalb vom Zentrum aber wenn man etwas Ruhe vom Tourismus haben will, ist dies eine gute Wahl.

Situated in a quieter area away from the old quarter, this hotel offers a relaxing stay. The old quarter is just a Grab ride away. We selected this hotel for our 2-night Hanoi trip due to its convenient airport location. It's about 4kms from the old quarter. For a more enjoyable stay, book rooms with a bath and street view.

amazing top floor views, air-con and cleanliness was definitely top-tier and the breakfast was great. Good place to stay!

Bon rapport qualité prix, le personnel est serviable, belle vue depuis le rooftop, bon petit-déjeuner qui change un peu tous les jours, lits confortables et étonnement bien isolé du bruit.

- Le ménage pas très rigoureux (trace de doigts sur miroir et vitre, cheveux un peu partout, sable dans la baignoire et mousse de « javel » qui ressort par les évacuations d’eau) - Mention de « fenêtre » quand on réserve mais en arrivant elle donne sur un mur et il faut upgrade pour en avoir une vraie (même si pas très cher, sur le principe ça devrait être indiqué à l’avance)

Super friendly and helpful staff.

The room was clean, the breakfast had many options in form of a buffet and the staff was friendly and helpful.

There were used cigarettes in the otherwise empty trash bin when we arrived.

Nice pool and rooftop area. Rooms were clean and well equipped. Staff were very helpful and accommodating.

Was a little bit far from the Old Quarter, around 25 mins in a taxi. But it was worth it for the price. It was so affordable for a lovely hotel stay.

Le rapport qualité prix. Le manque d'amabilité de certains membres du personnel, notamment à la réception. Les infrastructures vétustes de la piscine et les travaux au niveau des bain de soleil pendant que nous souhaitions profiter justement de la piscine.

Très confortable, très propre Situé à 25 min en voiture du centre ville mais ceci nous a permis d'être plus au calme. Hanoï et les vietnamiens sont très bruyants. On rejoint facilement le centre ville avec un Grab en voiture ou en scooter.

They have a gym, sauna, spa and pool. I stayed initially for 5 nights but then extended it by another one week due to these healthy facilities.

They have a pretty nice breakfast. They may like to add tags to dishes so foreigners know what is in it specially to help vegetarians, so they know no meat is in the dishes. They can immensely increase the value of the breakfast if they add made to order omelettes, pancakes and French toast like in other hotels.

la bañera no está bien pegada a la pared, así que cuando caía agua por los lados, se iba al suelo formando un pequeño charco. Nos hicimos un masaje, el más caro de todos en Vietnam, y no tuvieron los mínimos detalles ( música silencio luz ), al cabo de 15min tuve que pedir si podían estar en silencio (estaban contándose la vida) y si podían poner música relajante de fondo ( la tuve que poner yo de mi móvil ) y bajaron la potencia de la luz cuando al girarme me tapé los ojos con las manos de lo fuerte que estaba la luz. We stayed one night at 22 Land Residence & Spa and were impressed by the quality of the facilities and the convenience of its location in Hanoi’s Old Quarter. It’s a great base for exploring the city, with easy access to key sights, shops, and dining. The pool and gym were both clean and well maintained, providing a nice way to unwind. The onsite sauna was a great bonus, even though we didn’t get a chance to use it. A big plus was the early check-in and the ability to store our luggage — it made our short stay much more convenient. Staff were helpful and efficient, and everything ran smoothly from arrival to departure. A comfortable, well-equipped spot for a short stay in Hanoi.

The breakfast was good with many options. When we arrived our room that we had booked has a water pipe burst so the waivered the extra bank fee which we thought was very kind. The staff were very friendly and helpful.

The first room (which was not our original room booked) had a very strong smoke smell, which endured as it was only for one night and then they would move us to our correct room, however the correct room, had so many flies, it made it uncomfortable.

Đồ ăn sáng chưa đa dạng. Mình ở 1 tuần bánh ngọt nước uống và nhiều món khác cứ lặp lại ko phong phú. Chỉ thay 1-2 món trên menu sáng là rất chán cho khách ở lâu dài.

Mọi thứ rất ổn. Nhân viên tiếp tân rất chu đáo. Phòng đẹp, sạch sẽ thơm tho.

Hành lang hơi có mùi, có thể lâu chưa giặt thảm trải sàn hành lang.

Komfortable und saubere Zimmer mit sehr bequemen Betten. Der Rooftop Pool ist sehr gepflegt und die Aussicht toll. Personal ist freundlich und das Frühstück war hervorragend.

Leider liegt das Hotel relativ weit von Sehenswürdigkeiten entfernt. Auch in dem Viertel selbst gibt es nicht viel zu sehen.

Great hotel

The room itself was very good - clean, comfortable bed, quiet at night. The AC was also good, though one day it did not work properly, but that was quickly resolved. The breakfast options were good enough but I would prefer more european style meals. Also for me, the location of the hotel was good situated in Cau Giay district. You can use public transport bus - 10 minutes to Lotte tower, 15 minutes to Tay Ho / West Lake and around 45 minutes to city center ( Hoan Kiem). You can use Grab for faster transport. The location is also useful for travelling to and from the Noi Bai airport, as it is near the airport expressway. Many food options near the hotel (accross the street in a small residential area with market).

Near the hotel there is a river that is overflowing in trash, which produces smell in the area. But nothing too harsh.
