Очень понравилось место. Чисто, уютно, хозяева на связи. Шикарный бассейн. Легко добраться до Медины даже пешком.

La literie et les oreillers on a très bien dormis. Son emplacement, tout se fait à pied, c’est très agréable. On entends la musique de la grande place le soir on a bien aime. Le personnel plein de bon conseils. Le petit déjeuner toujours bien garni (merci encore Oumaima) et les déjeuners.

Le manque d’équipement dans la cuisine ( une grande poêle mais inutilisable, pas d’éplucheur, pas de planche à découper, pas de grand couteau…). La poussière. Avoir été dérange depuis lundi (alors qu’on arrivait jeudi) pour la taxe de séjour. La porte d’une chambre qui ne ferme pas. Qu’on puisse voir la douche d’une des chambres depuis les escaliers (on a du mettre une serviette de plage noire pour cacher)

Emplacement top. Propreté et équipement : rien à dire, très bien. Petit déjeuner extra. Communication avec la propriétaire : très bien 👍.

We had a really pleasant stay at Riad KaBaYa. Great location and nice, traditional breakfast included. Communication with the hosts was really good before and during our stay, they offered prompt support when we mentioned some issues caused by the wheater and fixed them right away, which we truly appreciated.

If you are first time staying in a riad in Marrakesh and you are not familiar with the open-space concept for the rooms (no separating walls / doors for the bathroom), this might be a little inconvenience. We took it as part of the experience. 😊

El riad es muy bonito, cerca de todo y super limpio y comodo. Los desayunos muy ricos.

The riad is just a 10 min walk to the main square, and is in a great location for all landmarks. We were looked after so well from the moment Samir collected us from the airport, then Zouheir greeted us at the riad, and Oumaima prepared great breakfasts every morning. The riad has four good sized, comfortable bedrooms, each with it's own bathroom, and there's plenty of communal areas to gather as a family, or have a bit of alone time if required.

De locatie was super centraal gelegen t.a.v. alle bezienswaardigheden. Het is een prachtig ruim en nette riad. ‘s ochtends werd er een heerlijk verzorgd ontbijt voor je klaargemaakt. Vooraf goede informatie van zowel de host, huismeester als de taxichauffeur.

De riad staat relatief dicht bij de moskee. Wij vonden het wel erg heftig qua geluid ‘s ochtends vroeg. Ook werd het naastgelegen huis verbouwd en als je op vakantie bent heb je niet zoveel zin om door getimmer al vroeg wakker te worden gemaakt. Ook hadden we verwacht dat er iets meer schoongemaakt zou worden tijdens ons verblijf. Dit is niet gebeurt tijdens de 5 dagen (wc schoonmaken, bedden netjes)

4 bedrooms with en suites, not large, but ideal for 3 ladies travelling together, and nice kitchen and lounge area in ground floor and rooftop terrace. About 15 minutes walk into the main square, so very convenient, and felt safe at all times, although the last 200 yards is along narrow alleys. Breakfasts were lovely too

The riad was closer to certain attractions.

The most critical issue was the repeated failure of the electrical system. Power outages occurred persistently—on several occasions more than five times within a span of thirty minutes, and this pattern repeated every time we were present at the riad. One particularly concerning incident occurred mid-shower, when the power abruptly failed without any emergency lighting or backup support, leaving guests disoriented and raising serious safety concerns. For business travellers who depend on electricity for communication, devices, and daily schedules, these disruptions were not merely inconvenient but severely disruptive. In addition, water pressure in the showers was consistently inadequate across all rooms. At no point during our stay were we able to take a proper shower, as the flow was limited to little more than a weak drip. After long and demanding workdays, this lack of a basic amenity was especially disappointing and left us feeling unrested throughout our stay. Compounding this, the shower drainage was extremely poor, resulting in frequent water logging and standing water that made the shower areas slippery and uncomfortable to use. These conditions further heightened concerns around hygiene and personal safety.

Mooi gedecoreerde Riad. Goede locatie om de stad te verkennen. Vlotte communicatie met de eigenaars.

We hadden pech met het weer (koud en veel regen in december) waardoor we niet hebben kunnen genieten van het dakterras en van de gedeelde ruimtes rond de binnenplaats omdat het er veel koud was. Ook tijdens het ontbijt in de eetplaats was het heel koud. In de slaapkamers was er wel goede verwarming, maar we hebben deze gemist in de gemeenschappelijke ruimtes.

Being a Riad, it added to the experience of being in Marrakesh. It was clean and well presented. The breakfast every morning was excellent. The owners were always quick to respond to any questions and were very helpful in getting us from and to the airport even though arrival and departure times varied. It was wonderful for our group.

Good location, very good breakfasts made fresh in the Riad, Oumaima took very good care of us.

Very well located a short walk to major sights and attractions in an authentic part of the old town.

Wir haben uns außerordentlich wohl gefühlt. Eine Oase in einer hektischen Stadt. Die Gastgeberin war stets erreichbar , freundlich und sehr hilfsbereit. Das Frühstück war fantastisch. Zu Fuß war alles gut erreichbar. Vielen Dank. Wir können diese Unterkunft wärmstens empfehlen.

Super riad joliment decore, literie confortable, roof top avec vue panoramique, bassin rafraîchissant. Kabaya est un havre de paix quand on pousse la porte apres une journee animée. Stephanie est une hote très professionnelle toujours attentive aux besoins des locataires et qui organise de supers moments. Les petits dej etaient délicieux Samir le chauffeur est disponible a souhait et super professionnel. Tout etait parfait pour un week end familial

Beautiful, spacious and beautifully decorated relaxing accomodation. Great aircon, fantastic communication from Stephanie. Great driver Samir was very helpful, amazing cooked breakfast, and the hot air balloon trip they organise was FABULOUS!

It would be helpful to know in advance that we need to pay for the transfer from the airport and how much it was so that we could get the cash out beforehand. Also the riad is down a back street near the Medina - it can be a little unsettling if you are expecting it to be on a main road. But these are not negatives about the property - just helpful to know beforehand feel more comfortable!

Die Unterkunft besticht durch moderne Annehmlichkeiten wie Klimaanlage, WLAN, eine voll ausgestattete Küche und hohe Privatsphäre dank eigenem Eingang und ganztägiger Sicherheit. Die Lage ist unschlagbar: Nur etwa 1,1 km von der berühmten Djemaa el Fna und der Koutoubia-Moschee entfernt, bieten sich zahlreiche Sehenswürdigkeiten in Laufnähe an. Das reichhaltige Frühstück, mit lokalen Spezialitäten, Pancakes und frischen Früchten rundet das entspannte und authentische Erlebnis ab.

The riad was in a great location, was spotless, and the hosts were very friendly and accommodating. We had a 4 hour gap between checking out and our airport transfer however the hosts were happy for us to stay until our transfer which was super kind.

There were no negatives

L’emplacement était top et sécurisé, à côté du centre à pied, Le Riad était bien équipé conforme aux photos et nous y avons passer un très bon séjour! Services au top avec Oumaima qui nous fait le petit déjeuné tout les matins tout en restant très discrète. Merci aussi à Stéphanie pour sa réactivité et ses bonnes adresses !

The decoration was good, the local staff was very nice, zouhir loan us money to buy some food because we arrived really late

The area around the riad was a little bit scary in the night. Also we were really disappointed because we saw on the booking website that the place had cleaning services but in the end it was not included and we have been 4 days without cleaning which for us would be important. In the end we understood that it was like renting a house (which was not clear for us on The advertising). But in the last day, the checkout was at 11am and at 10.45 we saw the new guest coming to the house and staying there drinking tea while we were finishing our showers and organizing the last stuff to leave. It was NOT cool, since we had our stuff around. The breakfast was good at the first day but there were some days that there was no shops opened around to buy bread so it ended a little bit poor… Also the advertising mentioned 2 swimming pool but it is a mistake for sure. There is only the small pool inside that is not good for being inside not even for the kids. The water is super cold and it is not so clean

It was very nice and comfy ♥️ The breakfast delicious and the host really helpful. We enjoyed the time that we had inside
