One issue was that the toilet does not have a toilet shower, which was inconvenient. Also, there was no iron available in the room. When we requested one, we were told that the iron was damaged, but no alternative was provided. It would be better if these facilities were properly maintained and alternatives were provided when needed.

The location was very conveniently located near to CIQ and the estate ground is quite pleasant for walking especially in the evening. Our 3-bedroom apartment unit B3A-2-2103A is of good size, has a nice view, clean and comfortable.

1. The air conditioner in master bedroom was not working at all. This should be repaired before guests arrive. We booked for 2 nights. For the 1st night, I slept on the floor in the ,living room which has an aircon that is working. For the 2nd night, the host was helpful to provide a complimentary 1-bedroom studio unit so that I have a proper bed to sleep on. The 1-bedroom unit was clean and pleasant. 2. One of the ceiling lights in the Dining room was cracked/broken, This should be replaced before guests arrive. 3. It would be good to provide floor mats in the bathrooms. 4. There was no plug for the two- pin hair dryer. 5. Hand tissues or paper towels or cloth or paper napkins should be provided.

The phone number provided in Booking.com and the number printed on the information sheet of the unit are not working. Luckly I managed to get connected with one of the number prior to arrival for communication on issue I am facing. I felt that there is a communication gap between the property owner, booking.com with us. As we are Malaysian, the toilet should be equiped with bidet.

The unit B3A-1-1801 had croches and lizards, common room fan not working, the other common room air con auto stop. The master bedroom bed sunken, sleeps till bad pain. You have given me 3 times of this unit continuously. The digital main access door is malfunctioning.. Please Stop giving me this unit to stay in the future..

The geographical location adjacent to R&F Mall and the Johor Causeway is convenient for transit. The high-floor apartment also provided an unobstructed sea view across the Straits of Johor.

Host failed to mention R&F parent complex, building 3A entrance, and parking bay 232 was hundreds of metres away without pillar markers. Critical security and hygiene breakdown: the digital door lock arrived with completely dead batteries, leaving our unit and luggage unsecurable. The host was unresponsive, forcing us to go out and buy replacement batteries out-of-pocket just to lock our door. Inside, there was an active cockroach infestation with over a dozen roaches crawling out of the kitchen sink drain, and a broken, sagging master mattress forced us to sleep on the bay window ledge. Onboarding was equally frustrating: only one access card was provided for a family of five, mobile coverage was a complete dead zone, and the assigned parking bay was located hundreds of metres from the lift core without signage.

We stayed many times at Princess Cove but this is the worst we ever booked.

When we first came in. There was some strong (like renovation) smell from the unit. We asked customer service what’s the smell was. The customer service was unable to answer - they said previous customers did not complain about any smell. It was very strange as the unit was very old, poorly maintained, almost everything was broken. Aircon was not cold. We asked for babycot upon booking but there was non arranged. We called the local service guy but unable to connect for whole day. Finally we got the baby cot delivered after baby already slept at 11pm but broken.. The whole family almost unable to sleep for the whole night. We originally booked 2 nights. But the experience was so bad until the next morning, we couldn’t take it anymore and asked for check out after quickly moving to another Airbnb. When the customer service heard our complaints and early check out request, they even wanted to charge us damage on the baby crib. WTF???? They choose not to give us any refund or any sort of compensation on the second night. I have nothing say but truly regret booking this place to have ruined the family trip.

Owner did not provide the free parking lot, I had to pay for my own parking. Tried to call the owner several times because we couldn’t enter the residence parking but owner did not pick up. When I finally contacted the owner after check-in, he told me to pay for the parking and get the refund from him but he ghosted me!

The whole apartment is infected with an overwhelming number of roaches. It was still good 3 months ago but this trip was really spoilt and we had to check out one night earlier as we really couldn't stand sleeping in such condition.

Really disappointed with our stay, especially because we had stayed here a few years ago and had a much better experience. 2 out of the 3 rooms we had did not have working lights. We contacted the host, who said he couldn’t get a staff member to assist as it was already after working hours, but promised that someone would come and check the next day. No one turned up, and we also received no follow-up from the host. The side table lamps were also basically useless, 3 out of the 4 lamps had no bulbs. So with the main lights not working, the rooms were pretty much completely dark. There were also some fairly serious maintenance and safety issues. The balcony door could not be locked, which was a security concern. Some of the chairs provided were broken as well, which felt like an unnecessary safety risk. We raised these issues with the host, but instead of addressing them, he simply stopped replying. What was most disappointing was the lack of accountability and basic follow-up from the owner/host. Things can go wrong during a stay, but what matters is how they are handled and unfortunately, there was very little effort to resolve any of the issues we raised. We used to enjoy staying here, but the standard has really gone downhill compared to a few years ago. There are definitely better options out there now.

I booked this place for a week with a request for daily cleaning, but after just three days, the experience was very poor. The cleanliness was far below standard – the floors were clearly not properly cleaned, as walking barefoot left the soles of my feet covered in black dirt. Even worse, we found many small cockroaches in the kitchen area/toilet and bed room . For a listing that promises daily cleaning, this level of hygiene is completely unacceptable. The furniture is outdated.

Time for check in at 3pm..I arrived at 3.30pm but no key then I've to wait almost 1/12 hours..once entering the room..the entrance are full with water..maybe they're not properly clean it..I don't know..no parking RFID given as promised so we've to pay the parking during staying..they promised to pay us..but got nothing until now..so overall I'm not recommend anyone to stay in this unit because they also having difficulty to communicate because they don't know English..maybe from mainland china

The apartment is beautiful but it was not clean. There was lot of dust under the beds which caused discomfort for my son who has dust allergy. Also there was lot of small cockroaches and ants. The garbage from previous tenants were not emptied. There was no bucket or mug or pipe for washing up in the toilets. The staff also responded only through booking.com. I had tried calling and sending Whatsapp messages on phone number provided with no response.

Ended up an hour with all the info finding and security and directions. -The miscommunication about the carpark also below satisfactory as supposed mentioned to park at designated lot but ended up told to park at visitor carpark. Was told to go through customer service for carpark fee refund fee when checking out. When message no reply so ended still pay for fee with own tng card. -House apartment was, insects liked ants and tiny roaches. The cloth hanger in the balcony was already faulty when we reached.

The apartment is clean. The beds are comfortable, not too hard nor soft. Towels and toiletries are provided. The swimming pool is very clean and big. Security is tight. The staff is prompt in responses. We Check-in at midnight and the process took less than 10mins. No hassle.

Somehow the toilet abit stinky but still bearable. I suppose the smell emits from the sewage. Water flow for shower is slow for both toilets but taps are fine.

The accomodation was in the right place very closer to JB central. could see Singapore from the room.

Vi har netop afsluttet et ophold på The Bess Tokyo hotel. Dette er ikke hotel, men en ferielejlighed. Bortset fra det var lejligheden godt placeret, i kort afstand til R&L mail, men mange spisemuligheder til rimelige priser. Et supermarked, men hvad man havde brug for til morgenmad mm. Men husk åbener først 9.30 Sengene i lejligheden var 3 forskellige typer, alle mere eller mindre hårde. God udsigt, pænt og rent. Aircon meget effektiv. Hotellet ligger i gåafstand til flere butikker i Central JB, via en gangbro, hvor man kan færdes trygt dag og aften. En god ide er at have en bil, og på 6 etage har man fast P plads. Bilen gør man bedre kan komme rundt i byen, da der er mange shopping muligheder uden for JP central.

Der beskrives man selv kan lave mad. Men udstyr der til ret begrænset. F.eks kun en smørre/spise kniv. Gammel sort gryde. Så spis ude....

Firstly the location is bad. Grab cars not allowed to enter the carpark. We have to walk long way to the main road for grab transport. We shop a lot and grab car cannot come to the lobby. 2nd the room have a lot cockroach and ants. All information mostly in Chinese and TV as well. Hairdryer connection cannot plug in. No bidet in the toilet. Admin DON'T SPEAK ENGLISH AT ALL!!! I have travelled and stayed a lot in JB but this is the worst apartment I get!!! Definitely won't stay here anymore.

Our stay was deeply disappointing and frustrating. Upon check-in, the property had no electricity for nearly four hours. Communicating with the on-site staff was highly inefficient, as they repeatedly failed to respond to our messages. Furthermore, requesting an additional access pass from the property executive became another source of frustration. Despite being informed that the on-site staff was completely non-responsive, the executive insisted that we coordinate with them directly. It is regular protocol for a property executive to instruct their staff to issue necessary amenities, so this lack of leadership was baffling. When the extra pass was finally issued, it did not work. We reported the faulty pass to the on-site team, but received no reply. To add to the discomfort, the air conditioning in the master bedroom was defective and would shut off automatically every 15 minutes. The remote control timer was also broken and could not be reset. We ultimately stopped reporting these issues because we completely lost confidence in the staff's accountability. Instead of dealing with further stress from unhelpful service, we were forced to endure an uncomfortable environment. We expect much better quality control and customer service from properties listed on your platform.

The property is quite nicely designed with a modern and aesthetic appeal. Check-in process is smooth and hassle-free. Rooms sized just nice with 3 bathrooms. Basic like disposable toothbrush, shampoo, body wash and towels are provided. Security guards on premises are very attentive and helpful

Lack of basic maintenance. One of the fan light cannot be and speed cannot be adjusted on due to faulty remote. and battery is dented. Leaking bidet spray at both ends for one of the toilet. Bed side lights provided but cannot be use due to missing bulb, wired socket 2 pin or usb but wall socket is 3 pin.

Problem checking in and out. Access card for parking was not given. I have to call the office to allow me enter the parking space. Unfortunately, the staff handling it couldn’t speak English or Malay. I have to use google translator to communicate. Then , when asked how to exit , staff asked me to call him whenever I plan to go out. Imagine that. Took me an hour for that to settle and when I arrived at the unit the cleaners havent complete their job. BEcause of the difficulty in coming in and out I decided to walk and use public transport.The next morning when i want to check out I have to wait for the staff to answer the message or phone so that I can exit the parking lot. I used to book once and it was a nice unit and the acess card was given that is why I booked again.this time i would say it was frustrating

Overall cleanliness, prompt response from the contact holding the +6018xxxx number. The security guards were kind and helpful when I encountered being unable to enter the parking area.

1. The carpark key card was not in the mailbox. This caused my car unable to enter B2-2 parking area. The guard had to ask 2 cars behind me to reverse since I was not allowed without the carpark key card. Upon calling, the staff later came to pass me the key card. 2. Bathroom shower water leaks out below the glass door into the main washroom & WC areas. 3. The washbasin outlet cover closed the outlet and could not allow the water to pass thru. At 10.54 am my friend (who is chinese) spoke to the staff in Chinese to come have a look, and he agreed. But since he didn't come up until 11.30am , we had to leave to checkout by 12noon). 4. The master bedroom A/C keeps switching off after 15 or 20 minutes. There were no timers or sleep mode setup that switches off the A/c automatically after 15 or 20 mins. 5. There are no airduct/ventilation to remove the hot air inside the bathroom upon bathing.

The pool and gym were well maintained. Near the Causeway which helps with my visits to Singapore. Near the food district with lots of local foods within walking distance. Near a shopping mall which has other stuff. A very friendly and helpful security guard.

The instructions did not explain the multiple entrances to the apartments. We had to hand carry our luggage around the block because the driver dropped us at the wrong entrance. The postbox area was poorly lit and we struggled to find the correct box. When compared to another apartment also managed by the same business, the level of the room cleanliness and amenities were big difference. There were not sufficient supplies of toiletries, detergent and drinking water for entire stay.

We requested for early check in which the host was able to provide. There is an awkward period between arrival/check out time and check in time, there really is nowhere to store the luggage before check in time. Compared to the other apartment that we stayed at in the same building, this was a smaller unit but the room readiness is A+ compared to the first apartment which I would grade as B-.

The security guard was very unfriendly. The entrance of the apartment was not provided to us via email. The access is through a carpark which felt strange and unsettling especially when you have to hand carry luggage against coming traffic.

I liked the space, location and the facilities.

There was a leak in the main bathroom which I didn’t complain about but nothing was done about it. I was worried kids might slip. There was also a cockroach in the fridge. The second toilet wasn’t clean either.

We had a wonderful stay! The homestay was very clean, comfortable, and well-maintained. The view was absolutely beautiful and made our stay even more enjoyable. Everything was exactly as described, and we felt relaxed throughout our visit. Highly recommended, and we would definitely stay here again!

It was in a nice location bordering Singapore

There was no bidet in the toilet and no proper access to water. The window in the toilet was also not proper as it opened to a wall (no ventilation). The staff didn't speak english so we had no way of communicating. One light in the bathroom didn't work. No mirror in the entire apartment. The listing said there was a hairdryer but the hairdryer didn't work and couldn't even fit into the outlet. Only 1 ac remote given for the entire apartment. The TV's screen was clearly busted and didn't work.
