House rules for no cooking “strong odour” food was weird and asking guests to vacuum before leaving was also an odd request for as we were travelling for a funeral. Yes this was circumstantial but it shouldn’t be required for anyone, hire cleaners.

Not really anything. Could have had a few more kitchen things, but that’s just being picky to be honest. Love a flannel, and they were there, we just had to find them. Again, no major whatsoever. Didn't really like having to vacuum before leavings that's not why you stay at an AirBnB. Have many friends with them and none ask for this - it should really be factored in. It's the last thing you want to have to think about when packing up.

Reviewed Apr 21, 2025The house was very spacious and modern. It was quite central to most locations and down the road from Hamilton Gardens. We stayed here for 5 nights and it was very comfortable. We would definitely consider staying here again if we are ever in Hamilton again.

The beds were cozy, the kitchen had all the essentials, and the living area was a great space for our family to relax together. The location was quiet and convenient, making it easy to explore the area. Our host was friendly and responsive ensuring we had everything we needed. We’d definitely stay here again and highly recommend it to others!

Reviewed Feb 19, 2025Great location with modern living. Great to share with friends when visiting Waikato University as it is within walking distance to the front doors. Our only suggestion could be to look at the possibility of a aircon unit upstairs. It was incredibly hot up in the bedrooms and unfortunately the pedestal fans didn’t make a difference. Otherwise it is a 10/10 for us and we are looking forward to our second stay later in the year.

Reviewed Nov 29, 2024Size of the rooms and having full kitchen and washing facilities and a lock up garage. Beds were big and comfortable and there was plenty of crockery and cutlery in the kitchen.
Some more information about where things were located, like the garage door button was on a wall near the downstairs toilet - not in the garage. No instructions on how to access the TV - seems it wasn't cabled? There were no tea towels. A small milk in the fridge would also have been nice on arrival when you get there at night.

There was no vacuum, we would have liked to clean up a bit more than we could’ve with a vacuum other than that everything was fine. Will definitely stay again in future.

Curtains in the master bedroom did not block out the street lighting at all. Wi fi streaming apps on the TV were a waste of time as programs were constantly loading.

The top floor had no air conditioning so it was very very hot all day/night long. This was where the bedrooms were so very hard to get to sleep and stay asleep. The beds were very squeaky also.

1. Aircon is located on bottom floor only (lounge and kitchen) however upstairs (bedrooms/bathroom) was hot and stuffy due to lack of ventilation. My family found it difficult to sleep in the rooms during hot summer nights even with manual fans running. 2. Beautiful kitchen however I needed to purchase a baking dish (no baking/roasting ware) and extra pot as the property only had 2 frying pans and medium sized saucepan. Aside from this everything else was perfect!

Only one sofa, could do with a second lounge chair or sofa, so all guests don't have to sit in a row on one couch. Ants - We did not leave any food out but there were still about. Its so easy to get rid of an ant problem - try exterm-in -ant available at countdown. They will be gone in two days.

Everything was great this is just a suggestion ... could have done with a couple more pots/cooking dishes in the kitchen. Area at the top of the stairs seems like wasted space. Kids enjoyed playing with there toys up there, a added couch would have made that space perfect.

Was that the kitchen had some equipment that was missing for daily use like peelers and spatulas. However everything was so clean and was worth the money that it was paid for.

Reviewed Jun 15, 2023Spacious, clean, and tidy, well equipped. The house was brand new, so was the whole neighborhood, where massive development was going on. This was absolutely no bother; no noise or construction traffic to note while we stayed. Some noise from the adjacent house the first evening: if the neighbours entertain you'll know it! Otherwise, everything was fine, and the second evening was super quiet! Great communication with the managers who clearly take good care of the property.
