Property is clean, rooms are big, beds are very comfortable, air con, not too far from the centre- about a twenty- thirty minute walk.

We weren’t told before that a man would be sleeping in the downstairs entrance area which made it a bit uncomfortable. Became challenging when we tried to amend our booking. Listed that laundry services are available at an extra cost, assuming this meant washing machines were charged but we were informed the laundry service is just going to the local laundromat yourself. I think more clarification should be provided online. There was no daily housekeeping as mentioned in the services.

Big spacious room

Was quite noisy at times with other guests arriving and leaving at all hours, as the rooms open directly onto the staircase that everyone uses, we did get woken up more than once.

Very clean. First time experiencing Japanese accomodation, fabulous. Not heavy on English but managed with translation on phone. Heat when you needed it. Very comfortable. Bikke use yo cycle around the lake.

A few more kitchen utensils would have been useful. But apart from that there is nothing we didn't like.

This a good middle ground option, inexpensive, clean and tidy and in a nice quiet area but close to lots of amenities. About a 30 minute walk (or £1.50 in a Grab) up to the main tourist sites, War Remnants Museum, markets and walking street. Host friendly and helpful but not always on site. Contactable at all times on WhatsApp.

Slightly marked down for location and lack of full time staff on site albeit this is reflected in the price and known in advance so not a surprise.

The guy was friendly and tried his best despite not being able to speak English. The place is clean with a super comfortable bed and strong a/c. The place is walking distance from the main street. Many local eateries around which is convenient.

The security system was an inconvenience. It struggled to read my thumb print when trying to enter my room. I was also locked out for a while on one occasion when the door was locked from the inside. If they sort these issues, the place would have received a perfect score.

The staff were very friendly and helped me resolve issues related to the self check-in. The villa was beautiful and very clean.

Комфорт - в комнате есть абсолютно ВСЁ, для проживания. Холодильник, чайник, фен, банные принадлежности, удобный стол, вода, чай/кофе. Безопасность - при заселении тебе настраивают вход по отпечатку пальца, везде камеры (вне номера), на ночь закрываются ворота (открыть можно по коду) Расположение - идеальное, все, что я хотела посмотреть - 1/2км рядом, обошла пешком.

Единственный минус - отсутствие лифта, но об этом сообщили заранее и чемодан любезно предложили оставить внизу, под камерами наблюдения.

Quartier calme, mais proche du centre ville, à pieds, en bus 5000 dongs, en taxi grab environ 50000 dongs. Logement très propre , bon matelas, bonne clim. Une petite cuisine équipée mais qui ne sert à rien puisqu'il n'y a aucune casserole ni couvert. Pas d'ascenseur mais le personnel monte et descend vos valises. Plein de petit resto dans la rue.

This is a very good hotel for budget stay in HCMC. The hotel itself is very good. Location, is unfortunately, slightly loud. But if you dont' plan to spend a lot of time within the hotel and are willing to take a taxi regularly, you will enjoy your stay!

It's not on the main street and it was quiet at night. Excellent soft beds. Location is also great. Thank you for the possibility to leave our suitcases at the reception even though it's tiny.

Clean, modernised, all facilities are perfectly functional. Bed is super comfy. I fell in love with shower and bathroom mirrors… I also loved shaded windows.

The room was large and very clean with a lot of space for your belongings. Access to the room and house via fingerprint was very nice and easy. The house is in a small street next to bigger streets and therefore very quiet. Takes 10min with a scooter to the city centre. Small shops and restaurants in 3-5min walking distance.

工作人員很熱心，有任何需要的東西都會馬上幫忙，第一天還幫忙搬行李上到3樓；房間很大也乾淨，房間內還有微波爐和廚房用具；之前看到留言說大門是密碼出入，感覺不安全，這次去大門和房間出入都是用指紋辨識，感覺滿安全的

冷氣不太涼，因為冷氣的出風口剛好被衣櫃擋住，所以風吹不出來，而且冷氣會發出陣陣的爆裂聲音，連帶著天花板會有敲打聲，晚上會被吵得無法睡覺；洗澡熱水完全不熱，只有接近冷水的溫水

- Ménage à améliorer (derrière les portes, les coins, poubelle sale). Le reste était propre - Procédure d'accueil un peu brouillonne (n'ont pas trouvé notre réservation tout de suite). Il faut penser à demander le code de la porte de l'hôtel

I had a very clean, spacious room with a comfortable bed. I also liked the location - it felt local, but I was able to walk to the tourist areas. There were a couple of good restaurants and a good juice bar nearby.

Het waren lieve mensen, we konden vlak van te voren nog komen want een andere boeking was geannuleerd. Wel was er een klein keukentje en een koelkast.

Het was niet schoon; mieren op het bed en haren in de badkamer. De jongens die je hielpen sliepen beneden maar het rook niet fris.

Everything is new, location of the homestay is very near and accessible to many places in district 1. Pharmacy , coffee shops and convenience stall are all a stone throw away. Rooms are spacious too. Property is also very clean.

Disorganised, would need proper management. There was no option to pay by card, they forgot that we needed to pay - we told them before we left that we still have to pay the bill, so when we were rushing for the airport they said it was cash only and we had to find some ATM ... Stressful and could be avoided if payment would be taken upfront. Also rooms weren't ready for us, would also need a good cleaning... in general a good place but disorganised

The biggest one is the cockroaches Inside of cabinets and fridge was very dirty Bathroom curtain was dirty You enter a passcode to access your room which is very insecure If you go home too late you have to call and hope they wake up because they close the metal curtain Very bad insonorisation We asked for a refund upon seeing the cockroaches but the owner refused and wanted to give us another room with more cockroaches Owner prefers money over client satisfaction

Not much to be honest. Room lock system was good. Young man at the property who looked like a student was managing the property. He did try his best to help where he could.

Location wasn't as good as what others have put down so I have my doubts if reviews are fake. Toilet seat was broken Ants on the work top and in the kettle Did not get hot water for shower on a 1st night. I took videos of ants but unable to upload. Only reason we stayed 2nd night was due to having only day and a half in HCM and did not have energy to again call cab and Search and go to another hotel

Wee bit out of city centre but was still pretty good and didn't cause an issue. Used grab taxi.
