Accomodation was clean overall and kitchen equipped with essential crockery. Location is very good close to beach and resturaunts. Beds were comfortable. Tv have netflix.

Floors have some cracks here and there so for kids difficult to walk barefoot. Sofas were not clean enough have stains on it. Weather was very hot so fan provided was useless so better to take your own fan. Parking was limited we were lucky to get parking in front of hotel.

The location was great, only a few minutes walk to the shops and Blackpool tower. Plus theres a great breakfast place just on the corner.

Room wasn't clean, looked like the floor hadn't been hoovered or swept at all before arrival. One of the beds was broken. The bathroom stunk of drains plus was mouldy and unclean. The shower was unusable because it was scalding hot with no way to turn the temperature down. The cupboard in the kitchen was broken and unsafe.

The room was comfortable and had everything we needed... Toiletries, plenty of tea, coffee, sugar, etc... the fridge was a nice touch. Location was very central, perfect for our stay. Wish I'd of booked 2 nights, instead of just 1. I would definitely come back here again.

The room was really warm at night, but it didn't disturb our sleep. I would recommend a runner carpet on the stairs, as footsteps of other guests coming / going were quite loud.

The floors were damaged, very dirty we had to keep shoes on, sofa beds and cushions were dirty, room needed painting, kitchen smelt damp, bathroom door kept jamming/sticking, could hear upstairs water running, fire alarm went off in middle of night, bedsheets had bits on and weren’t ironed all crinkled. Not enough pillows so had to use sofa cushions which were dirty and put towel over, shower was only hot couldn’t change temperature. Won’t go again

⭐⭐⭐⭐⭐ Fantastic family stay in a brilliant location! We had a fantastic stay at Araan House Hotel in Blackpool. The location is absolutely brilliant, just a short walk from Central Pier, the promenade and all the attractions, which made it perfect for our family weekend away. Our room was clean, comfortable and had everything we needed for our stay. It was great having facilities like the fridge, microwave and tea/coffee making facilities in the room, especially when travelling with the kids. The whole stay was relaxed and hassle-free, and the location made it really easy to get out and enjoy everything Blackpool has to offer without having to travel far. We really enjoyed our stay and would definitely consider coming back again. Great location, good value and a lovely place to use as a base for a Blackpool family break. Would happily recommend Araan House to other families looking for somewhere central to stay. 👍🌊🎢 ⭐⭐⭐⭐⭐

The place did not represent the description. No room service, the place was dirty, bed sheet were not ironed. The bed mattresses are poor quality, came out having backache.

The location was perfect with easy access to all sorts of transport ( trams, coach, bus, train) and close to many attractions including the beach, waterpark, Sea life, funfairs , arcade etc. The bathroom was so pretty and very posh looking that i was quite shocked. The shower quality was amazing and surpassed my expectation. The building manager was also very accommodating, helping to carry our heavy suitcase up the stairs for us and even offering us a place to keep our suitcase when we check out to come and collect later when we were actually leaving for free which was a great help as we didn't have to drag it around with us until our coach would be leaving which would've been in the evening.

It wasn't a huge setback but it would've been nicer if there was at least one chair but it was still okay without it.

Good price, room comfortable and neat; the children liked the bunk bed especially The microwave availability was a great plus and it informed our choice of this hotel Location close to most places of adventure

The room needs painting and some uplift; It'll be good if cleaning materials (brush and packer) can be left in the room especially if residents are staying for more than two days since housekeeping does not come everyday

Room was far too warm, and the area. Uncomfortable feeling of company around from other b&bs. No staff around to ask anything, more like an experience of heres your key, figure it out. Fragranced toilet roll. Just felt like a minimum for the price paid. Beds rock hard and itchy duvet. Sizing wasn't too bad but would have worked better with a set of bunk beds and somewhere to put your clothes.

If you're looking for a basic hotel to put your head down this is adequate. The staff were friendly and helped carry our luggage as we were juggling a baby. The beds were comfortable and facilities were as described. The fridge was clean.

The rooms could do with a little refresh. White walls do show every scuff and mark but generally weren't too bad. Heated towel rail badly rusting in the bathroom. The whole room does feel rushed - grouting smeared over tiles, stickers still half stuck on the sink and I think if these small things were addressed, the room would give a better impression. The sponge provided at the kitchenette was discoloured and dirty. Sadly the area feels quite unsafe. I wouldn't advise walking into the surrounding residential areas but this is not something the hotel can control. However, it would make me potentially book elsewhere in future.

We booked this on the way to Blackpool on a last minute trip We were a family of four two kids aged 3 and 8 . We were met by the owner on arrival and he explained everything to us and showed us our apartment , he also helped my husband get a parking space , it is limited on the street but there is plenty round about. The room was more than we expected beds really comfy and clean large kitchen with everything you need to cook and self cater /full size fridge freezer . There is a lovely seating area with a tv and access to Netflix and tv. Shower was very good and warm clean towels provided … Location you are a street behind the main promenade which again is very central to everything . We would defo be back and will be recommending this to family and friends who frequent Blackpool often. Big shout to the owner for a great stay and a warm welcome

Apartment was perfect for our family, hassle free stay

The location was ideal, check in was easy, the cleaning team were very friendly. The shower was hot and really nice And they had a fan in the room as it did tend to get a bit stuffy

As a family of 4 we had 2 plates, 2 forks one of which was plastic, we had 3 knives, not ideal if we were eating in which we couldn't. Room a bit small We strip the beds always when departing the room, kind off wish we didn't as the mattress protector covered a multitude of sins, so many marks, and loads of large food crumbs. It was meant to be a quiet hotel between 11pm and 7am hence we chose this, only to have people.coming in at 2am loudly

The accommodation Araan House, was unsuitable, not as advertised, for families, unsafe to stay, lack of privacy to property due to no curtains and broken blinds owner/host unapproachable was discriminatory and aggressive when highlighting issues of property, and booking.com not helpful or supportive to customer complaints, left on hold for 5 hours with booking.com still no joy, property needs to taken off booking.com platform, and inspected, other guest also complained and left property on the same day, due lack privacy and condition of property, very disappointed of booking.com , will not use this service again worse experiences ever

Our bed was broken so mattress dipped it wasn’t an issue and we never raised concerns whilst there as didn’t feel it was a huge problem. On seeing the owner and telling himas we were leaving I’ve no doubt he sorted it.

There is a front door, and there no warning there is a step just inside the front door, at 10.30am I went for a fag and wen I finished it , I returned to the door opened it , I get anxious about doors so I just to make sure it is locked , wen I turn round I fell and my chin is all bruised and swollen

Property was good, some of the people staying were very noisy etc and night time, but no fault of the property.

The room was good, like it had a small kitchen, with hob and microwave, fridge freezer and dishwasher, not far from the tower at all, or the beach over all a nice little place

No oven, cleaning bits, and no cutlery, beds mattresses was thin so you could feel the beds If your on the bottom you really do hear upstairs walking around and it's very loud but that could just of been the guests we had

The Managers first words to me were I dont want you people here!! DO NOT BOOK HERE! Absolute vile man!!! Asked to see the room as the windows on the outside of the building had blacktape holding up a privacy screen. DO NOT BOOK TO STAY HERE ! AVOID AT ALL COSTS!

This place was beautiful inside and had more than I expected I only wish I had found this hotel before booking the one I originally booked this hotel saved me and my family

Perfect amount off stay nice and tidy comfortable plenty off room for all the kids and adults good having a sink microwave and a kettle to able to warm and cook up some easy food very close to the beach and perfect spots would definitely recommend

The property’s shower room was nice however there was another guest underwear behind the Bathroom door, also a dirty butter knife on the bathroom shelf which made us question if the room had been cleaned (the owner did come straight away and pick up the underwear)

The floor was dirty and the beds didn’t feel clean either, my husband got bitten twice which we were afraid could’ve been from the bed. The location was dirty, there were drunks and drug users around the streets which of course we appreciate isn’t the properties fault but as a family hotel and having three children with us, we were apprehensive when venturing out

The location was very good and close to the promenade, within walking distance to everything. Room had 3 double beds and a table and chairs along with a kettle and microwave. I thought the size of room was good due to the fact it had 3 double beds in it.

The place could do with some TLC. A fresh coat of paint would go a long way to cover up the marks and stains on the wall. Our room was on the top floor, had 30 steps to climb and the staircase was quite narrow, might not be good for people with mobility issues. The towel rail in the bathroom was very rusty, could do with getting replaced and there was a bottle of milkshake left in the room on the windowsill from the previous people. Things weren't bad enough for me not to stay again. One issue I had was that I couldn't sleep with the sound of the seagulls all night and the window wouldn't close properly. Not really the proprietor's fault, I didn't think seagulls were nocturnal 🫣😆

We were able to keep all the kids in the same room. Having 4 children can sometimes difficult to get only one room.

Amazing location. Very helpful manager who even moved his car for us to use his parking space. Lovely spacious room and clean. Overall brilliant stay and would definitely stay again.

The noise was quite bad during the night but it was to be expected with being in the centre of Blackpool.

So close to central pier but far enough down the side road so it was quiet for a good nights sleep. Parking right outside the hotel. Clean, tidy and smelt nice. Towels and linen, clean, soft and smelt fresh. Staff (Ari) was helpful and pleasant. Very good price for a short stay for a family of 3 - I do not expect the Ritz as we spend most of our time out, but I expect clean and tidy and this is what we received! Will definitely be using again, and would recommend Araan hotel to those wanting to visit.

The hotel looks absolutely nothing like the pictures. We arrived and left after 5 minutes. It was dirty and unkempt. There were people arguing and shouting in the rooms on arrival, absolutely awful! Would not recommend.

Location was perfect for our stay, was mostly clean enough bed was fine.

Not good stairways, very steep, main entrance door was not always locked, rooms could be doing with a spruce up (blind was broken, kept falling off window, edging on sink unit wasnt great got caught on it couple times, my main grumble was the foor wasnt very clean.

Nothing at all it was disgusting

It was very unsafe as there was bed bug in the beds and the mirror was all smashed with glass hanging of and the bathroom was all mouldy and really dairy did not smell very nice it was not safe for kids at all so had to go and find somewhere else and had to spend another £400 in a nother hotel I am not very happy about this and will be taking it to the papers as we walked in and walked back out and had to walk the streets till 9pm to find another hotel

Although not the owners fault the people who was staying in there I'm guessing had booked out more than one room they all seemed to be in the room above banging screaming shouting all night was awful after messaging the owner a few times it finally claimed down kids finally stopped running around hall ways and jumping on off bed by sounds of it at around 3am in morning.. well come 7am in morning it all started again me my partner went out soon as we could we even thought about just booking else where. With it being couples and family only place we thought it be relaxed but by far one if not the worse nights stay ever had in blackpool even worse than places with bars in them

Found moulding oranges in the cupboard and dirty all round Swapped rooms to be kept up all night by banging. Reported to owner who tried to swap us hotels to a room that stunk like a sewage pipe. After confronting the owner was asked to leave would not recommend this place

Beds were really comfortable and soft bedding they provided us a travel cot for our little boy but we decided to use our own for hygiene purposes.

Was a little run down bathroom window wouldn’t lock shut and there was visible marks on the wall and bit of a sandy floor which is acceptable as it is near a beach

Room looked like a rushed DIY job i.e marked walls, missing grout in bathroom, dirty divan base. Advertised as family friendly but we experienced noise all night from other noisy guests so barely slept.

The main window needs curtains or better blinds as i felt a bit uncomfortable with the gaps in the blinds. Floors were dirty but everything else was really clean.

Location was great & we managed to find parking.

A deep clean is needed. There no window in the shower/ toilet room so it should have a working extractor fan. The blinds need replacing they have had it as there no privacy people can look in as there other hotel guesthouses opposite the building. It’s advertised as a separate bedroom but it is actually within the living area there no actual door to class it as separate bedroom. The floor needs a good hoover & mop. The sofa beds need a good clean. A bit more love /care for your property. The owner who met us was polite & helpful as the shower was so hot as there was an issue with the temperature.

The room wasn’t as advertised, tired looking and the floors were so dirty that we couldn’t let our son walk on them without socks or shoes. To advertise for families and have it like that is disgraceful. The shower I cleaned as there was sealant and grout all over it. The single bed mattress was terrible and the dirt on both the bed bases was off putting. The stairs are very steep and narrow. The door are heavy and bang and you can hear everything from above you. I cannot tell you how disappointed I was in this place and is definitely up there with the worst places I’ve ever stayed.
