La struttura è da sogno, con la piscina al centro degli spazi comuni, lettini e amache dove potersi rilassare e c'è il biliardo se sì vuole passare un po' di tempo. La camera confortevole e carina. Lo staff molto gentile, dato che siamo arrivati all'alba ci ha permesso di riposare sull'amaca nell'attesa di fare il check in, abbiamo apprezzato molto!

Very welcoming host (and family). They were really helpful with arranging tours and airport transfer at a competitive price. Washing was quick and well priced. We had the family meal with a few other guests and that was very tasty and good value for money with the amount we got. We would definitely recommend this homestay

Het ligt aan een straat maar wij hebben ons daar niet aan gestoord.

Viele Blumen kreiieren eine sehr schöne Stimmung. Die Besitzerin spricht sehr gutes Englisch und war immer vor Ort und half bei jedem Problem (Wäsche, Rollerverleih, Fahrrad, Wäsche, Ausflug-Organidation etc.) Das Family Dinner war sehr sehr lecker! Fahrräder waren kostenlos um abends in die Stadt zz fahren.

Die Klimaanlage kam an ihre Grenzen (aber es war auch permanent sehr warm), eigentlich war alles sehr sauber, doch leider haben wir beim Check-Out eine Kakerlaken im Zimmer entdeckt. Die Fahrräder waren in sehr schlechten Zustand. Der erste vermittelte Roller hatte keine Tankabdeckung, einen defekten Tacho und einen defekten Blinker (der Austausch klappte aber reibungslos). Matratzen waren wie typisch für Vietnam sehr hart.

L’accueil est vraiment très sympa, la famille qui vit ici est aux petits soins.

Absolut empfehlenswerte Unterkunft. Die Betreiberin Dinno kümmert sich gefühlt um jedes Belang. Einfach Fragen und dir wird geholfen.

The staff were amazing really helpful in booking tours and helped with many aspects of our trip. We felt really relaxed and happy in the resort. It is rustic as you are out in the wild here but we had everything we needed and felt looked after. If you are interested in adventure and want a great base and to rest then Dawn Home stay is a wonderful choice. Great value for money and perfect for a family, or couples travel.

I don't usually like homestay but this was favourite in Vietnam so far. Pool is perfect and the staff are helpful. I checked in early and they had the best pancake breakfast I've had on my trip.

Nous avons beaucoup apprécié notre séjour ici ! Les chambres étaient grandes et confortables avec tout le nécessaire. La grande piscine est très appréciable quand il fait chaud. Dino est très sympathique et nous a très bien accueilli. La nourriture proposée sur place était également très bonne. Possibilité de louer des scooters sur place pour visiter la région. Très bon rapport qualité prix !

We had such a wonderful stay and only wish it could have been longer! We particularly enjoyed the facilities; the pool table was a real bonus, nice swimming pool and great to use the bikes (with complimentary 2 hours which is great). The loveliest family too, we will visit again!

The staff are fantastic and its a lovely quiet location. My second time staying here and it doesn't disappoint. Dinno is lovely and so so helpful.

The only negative is theres no fridge in the room but theres a fridge downstairs you have access to.

Slightly out of town but free bikes so didn’t matter. Lovely owner great breakfast and very cheap.

Donna and her husband are lovely people. This are really helpful and they try their best to make your stay unforgettable :) I was a little sick so she made me ginger tea, thag really made me feel better :) And her husband cooks very well

Everything from the start to the end was excellent! The manager, Dinno, was very helpful before our stay and during, helping us arrange tours and going around Phong Nha. Breakfast is really good, the facilities are nice and clean and also calm. They also serve food and drinks, recommended. Location is not in the city center but only a few minutes by taxi or by bike/scooter so you can enjoy a bit of calm and avoid the city center.

Can’t believe How cheap this establishment is. The room was beautiful, the place itself is beautiful. You can enjoy breakfast but also a « family dinner » with the other people from the hotel which was so much fun because you get to meet New people. We also rent a motorbike for 2 days. The owners are very nice people. And also we arrived at 3 a.m and they got up to open the room for us. Thank you, we will come back !

Our bus arrived in the early hours of the morning so we took the offer of an early check in. Dinno was very responsive on WhatsApp whenever we needed anything. Pool was such a bonus on hot 39 degree days!!

החדר היה מספיק גדול. לקחנו חדר משפחתי עם מיטת קומותיים לילדים. לא היה הרבה מרחבים אבל היה מספיק. המקלחת הייתה טובה וגדולה. הצוות היה מקסים, נחמדים מאוד ועזרו לנו בכל דבר שביקשנו. הזמינו לנו אוטובוס לילה שעזבנו ודאגו לנו לאופנועים. הבריכה הייתה גדולה ונחמדה, היה נחמד אם היו יותר דואגים לניקיון שלה אבל סך הכל היא הייתה בסדר גמור ןעזרה להתרענן בימים החמים מאוד שהיו שם ארוחת בוקר הייתה נחמדה - כל בוקר בחרנו מה אנחנו רוצים מהאפשרויות והם הכינו לנו במקום.

השירותים לא היו תקינים - המים לא הורידו את מה שצריך למרות שלא השתמשנו בנייר כלל. הצוות ניסה לעזור בזה ובאו לתקן אבל זה לא עזר, השירותים עדיין לא הורידו מה שצריך. בסופו של דבר ביקשנו שתהיה לנו פומפה בתוך החדר שהיה צריך להעזר בה לאחר כל שימוש בשירותים. הבריכה- זקוקה קצת לתחזוקה ולניקיון. המיקום מעט מרוחק מהמרכז ומצריך אופנוע או גראב. אבל אם יש, זה ממש קרוב.

Camere e bagno spaziosi e la proprietaria gentile. Circondato dal verde, propongono molte attività.

Ci ha venduto dei tour dicendo che non si potevano fare da soli quando non era così. Molti insetti, ma normale in quanto immerso nella natura. È un po’ più lontano rispetto alle altre strutture e alla strada principale del villaggio.

Dinno could not have been any more cordial and informative. She handled everything for us, from the tours, to transfers to and from Dong Hoi train station, to even doung our laundry promptly. We couldn't ask for any better service.

Place is really nice and one of the most clean we have seen in Vietnam. Also the stagf was very nice, helped us booked bus, tours and everything. Even the food is really good.

This was my favorite homestay in all of Vietmam. The place was so cute. Room was comfortable with powerful ac. They had an adorable little courtyard with pool, and the area was lined with plants. The staff was so helpful, they were also able to help arrange bus tickets, motorbike ride to caves and laundry. And they picked me up from the bus station when I arrived for free.

It's a solid walk from town. Took me about 30 minutes and there's little shade.

My stay at this place was absolutely fantastic and I can highly recommend it to everyone! The staff and the owner are incredibly kind, friendly, and helpful – they will assist you with literally anything you need. We felt very well taken care of during our entire stay. A big advantage is that they speak very good English, so communication was easy and smooth. They were always happy to give advice, help organize things, and were available whenever we needed something. The rooms are very clean, well-maintained, and comfortable, and the air conditioning works perfectly, which is a huge plus in the Vietnamese heat. The swimming pool is amazing – a perfect place to relax after a long day of exploring. I also really appreciated their attitude towards guests – even when we were late for breakfast, it was not a problem at all and everything was still prepared for us. That really shows how much they care about their guests. Another great bonus is the option to rent a scooter directly at the property, which makes getting around very easy. Overall, it’s a place with a wonderful atmosphere, excellent service, and a high standard. I would definitely come back again!

Staff were excellent! I was ill and they were extremely helpful throughout our stay! Booked us buses to and from Phong Nha and also rented us a scooter which made everything easier! 10 min walk from the Main Street for restaurants

Staff were very helpful and accommodating. The room was spacious and very clean. The pool was very clean and a good size.

The location was quite far from the centre, 20 minute walk, it was well lit at night. A fridge would be handy otherwise the room had everything.

Bardzo cicha okolica, przestronny pokój, przestrzeń wspólna z basenem, leżakami, hamakami i bilardem. Smaczne śniadania.

Do dyspozycji gości były tylko 2 rowery i to dość w kiepskim stanie. Wieczorami ciężko było cokolwiek zamówić w restauracji, ponieważ często nie było nikogo z obsługi.

Das Zimmer war wirklich sehr sauber und hat angenehm nach frischer Wäsche gerochen. Es war außerdem sehr geräumig und man hatte viel Platz. Auch das Badezimmer war groß und hatte sogar eine Trennwand zwischen Dusche und Toilette – etwas, das im Low-Budget-Bereich in Vietnam eher selten ist. Im Eingangsbereich gibt es eine kleine Chill-Ecke und sogar einen Billardtisch, was eine nette Möglichkeit zum Entspannen ist. Das Frühstück war wirklich sehr lecker. Wir sind nachts angekommen und konnten gegen einen kleinen Aufpreis von etwa 10 € das Zimmer und auch das Frühstück schon früher nutzen, was für uns nach der Reise sehr angenehm war. Das Personal war insgesamt freundlich und hilfsbereit.

Mit der Art der Besitzerin sind wir persönlich nicht ganz warm geworden. Sie war zwar immer erreichbar und hat sich sofort um Anliegen gekümmert, jedoch wirkte sie auf uns etwas aufdringlich. Man wurde direkt abgefangen und es wurden sofort Ausflüge oder Bustouren angeboten. Außerdem gab es ein kleines Missverständnis beim Check-out. Laut Booking ist die Check-out-Zeit 11:30 Uhr, vor Ort wurde uns jedoch vermittelt, dass wir schon um 11:00 Uhr auschecken sollten, was zu einer etwas merkwürdigen Situation geführt hat. Hier wäre eine klarere Kommunikation hilfreich. Etwas unangenehm fanden wir auch, dass eine Gebühr verlangt wird, wenn Handtücher oder Bettwäsche Flecken bekommen. Natürlich sollte man sorgsam mit den Sachen umgehen, aber kleine Flecken können im Alltag schnell passieren. Für uns gehört das eigentlich zum normalen Gebrauch dazu. Vielleicht wäre es insgesamt angenehmer, wenn manches etwas zurückhaltender passiert. Das hat für uns einen kleinen komischen Beigeschmack hinterlassen.

Habitación espaciosa y muy limpia. Lugar tranquilo y cerca del centro. Dinno nos atendió de maravilla y nos informo de todas las actividades, autobús,etc. Muy simpática. El desayuno estupendo

Nos encantó el buen trato y amabilidad de las chicas encargadas de gestionar el alojamiento. Tanto Cam como Thiny nos ayudaron en todo momento en diferentes aspectos: alquiler de moto, gestión de tiquets de bus, casas de cambio, servicio de lavandería... Estuvieron muy pendientes de nosotros y dispuestas a ayudarnos. Queremos mandarles un saludo especial a las dos. Si volviera a Phong Nha repetiría en este alojamiento.

Dinno is fantastic! She is very responsive and helps with booking transport and tours. I was given free pickup from the bus station with my luggage. Breakfast was tasty and ready at the time I asked for. Unfortunately I only stayed one night so didn’t use the pool/garden/hammocks but they looked nice

Dinno a été arrangeante pour modifier notre réservation et nous a permis de laisser nos bagages à l'accueil pendant la journée.

Après avoir refusé les propositions de Dinno pour arranger nos tickets de bus ou nos excursions (prix extrêmement élevés par rapport à ce qu'on a trouvé par nos propres moyens), elle nous a réservé un accueil assez froid. Nous ne sommes restés qu'une nuit et le lendemain à 9h55, elle toquait à la porte pout nous demander de libérer la chambre.... Pas très accueillant.

La camera che avevamo prenotato era ben attrezzata e arredata, così come il bagno. Anche il trekking nella giungla che ci è stato consigliato è stato un’esperienza molto piacevole.

La camera della prima notte, che ci è stata gentilmente assegnata al nostro arrivo, risultava purtroppo piuttosto umida, con presenza di muffa sulle pareti. La colazione offriva una scelta limitata. La struttura è inoltre un po’ isolata rispetto al centro città e, in alcuni momenti, la comunicazione non è stata semplice. Inoltre, solo la mattina stessa ci è stato comunicato che non era possibile pagare con carta, costringendoci a prelevare 200€, raggiungendo il nostro massimale e creando disagi per il resto della giornata.

Alles was schoon en grote kamers heel fijn. Ook werden we opgehaald bij de bushalte heel erg fijn. En heerlijk vers ontbijt sochtends. Ook werden we naar de airport gebracht door de homestay heel fijn.

Er zat geen deken in het dekbedovertrek waardoor het best wel koud was snachts, dus dit is een kleine tip. Ook hadden de andere kamers een tochtstrip onder de deur deze misde bij onze kamer helaas

Le personnel était très attentif et nous a aidé à trouver des excursions adaptées, mais elle nous a aussi réservé nos transports pour notre prochaine destination. De plus, nous avons eu le droit à un transport gratuit depuis la gare des bus jusqu’au Homestay ! Pour finir, nous avons été surclassé dans une meilleure chambre. Tout était super !

Alles - ich habe mich selten so Willkommen gefühlt. Das Personal war suuuper freundlich. Die Gastgeberin hat mich auch gefragt was ich in Phong Nha gerne tun würde und hat mir entsprechend Empfehlungen gegeben. Von Anfang bis Ende war es wundervoll!

Breakfast is good, location is nice, though not in the main street/center, you need to walk some 15-20 minutes.

Cleanliness of bathroom could be better. There is mould on the tiles, so that doesn't look good. There were some instructions, a bit too specific for our taste, such as " wash sunscreen off face before using pillows, else we might charge you for stains that don't go off". I get it that some people don't shower and it might be annoying, but for those of us that do, I do no appreciate it. It's part of the risk&job when owning a hotel business and dealing with people. Not an issue anyway.
