Excellent location,friendly staff,very clean a hidden gem.

So helpful friendly and flexible
Sadly we were unable to have a cooked breakfast as we had to leave very early in the morning, however Bryan and Sarah made sure we had a lovely continental breakfast available to us, which was massively appreciated. The accommodation had a separate lounge area, much appreciated for resting after a long day at nearby Chatsworth Country Fair.
The location , a friendly host and breakfast
Very good and very well run with happy staff
The location was great and the accommodation was exceptional couldn't fault anything about it.
I couldn't fault anything about it.
The location is right in the middle of bakewell and to be able to park up and leave your car for the rest of your stay was just what we wanted.
The weather wadnt great but thats not the hotels fault.
Location was chosen for proximity to Chatsworth House.
Access to the property was very narrow -we think guests should be forewarned. Breakfast although lovely was served in a different location which could be inconvenient especially in bad weather . Shower wasn’t adequate in that it could only be used in half power and a towel had to be placed to stop any overflow to the bathroom and the toilet didn’t flush properly.
Loved the location and hosts. Breakfast was great. Communication excellent
Small things really. The single beds were very narrow and my elderly mum was worried about falling out of bed. The rooms and bathroom were clean but smelled a wee bit musty
Brilliant central location in very quiet and pretty gardens. The hosts were extremely friendly and helpful and breakfast, continental for us, was delicious and plentiful.
There was nothing to dislike
Bryan e Sarah sono stati gentili e disponibili, fornendo tutte le informazioni necessarie. L’alloggio era molto carino, pulito e dotato di ogni comfort. Ottima anche la posizione, con il centro facilmente raggiungibile a piedi. Consigliatissimo!
Extremely friendly and welcoming hosts and a great central location but still with a country vibe. I don't have a garden at home so it was lovely to be able to sit outside the room, looking over the garden and reading a book.
There is only a glass door, with no windows so a fan would have been welcomed as it was extremely hot with no ability to have any air running through. Although the breakfast was very nice, I'd have liked to have had a room only option but that's just a personal preference as I'm not a breakfast person.
Excellent location. Parking. outside seating
WiFi weak inside the room
Very close to all attractions and town centre, Quiet garden to sit and relax, hosts very helpfull
It is a bit difficult to get in and out of property from main street vary busy, but we managed
An absolute gem in the centre of Bakewell. Superb location but so quiet you wouldn’t believe you were in town. The breakfast at their nearby B&B was excellent and the hosts were lovely and very helpful.
Nothing
Great location, excellent breakfast, delightful helpful lady on breakfast service
The room door was open when we arrived but it was only at night that we discovered that it didn’t actually close from inside the room. Didn’t like sleeping with a door open to the outside. Hope it gets fixed.
Perfect location right in the center of town but in a serenely situated courtyard with a beautiful garden where the only sound you could hear was the birds chirping & the church bells ringing.
We were in room two. Unfortunately the mirror in the room needs to be relocated to an electrical socket (maybe next to the TV) as there is nowhere plug in the hairdryer near its current location.
The property was well located in the heart of Bakewell but was very quiet in spite of that. The check in was efficiently handled and the staff were excellent. The property was well appointed and clean; good features such as the "fluffy" towels and outside seating.
Minor point that the breakfast was served in a different location - so be prepared for a walk along a busy road. That said, the breakfast was very good!
The rooms were too hot. Could have done with a fan. The rooms weren’t very private. Internal door to a corridor for staff. The rooms could have done with a clean as there were a lot of spiders.
The location was fantastic for us. We were right in the heart of Bakewell which was so convenient. The facilities were great and the garden was lovely to overlook from the rooms.
I had a few issues with the WiFi and couldn't connect but other than this our stay was wonderful.
Loved Bakewell and the location of the garden rooms
Nothing at all
The location is ideal, bit of a tight squeeze to get through the alley but then all good.
Beds were comfy, lighting could be be a bit cosier, and the waterpump was loud and annoying but we spoke to the vert kind owner and he said it’s aupposed to turn off at 10pm.
Good central location in Bakewell with parking. Pleasant outlook onto a garden. Good supply of tea , coffee and biscuits. Breakfast, taken at a separate venue nearby was good .
There was a notice saying that the shower was slow draining! It was awful. I hardly had time to get in, shampoo my hair and rinse it before the water was up to the lip of the shower tray! There was a towel there so obviously an ongoing issue. Whilst happy to have a quick shower this was unacceptable! Also the mirror in the room is placed in a position where it is impossible to see to dry your hair as hairdryer won’t stretch that far! There are no windows in the room, only a glass door for entry so the room was warm at night as we didn’t feel secure to keep entrance door open during the night.
Right in the heart of Bakewell but very quiet with a communal garden
Nothing to dislike
Excellent location, friendly, kindness and very considerate .
The road to property was narrow, driver need to take extra care and aware. The owner was very considerate and would provide the details in advance. So it’s not difficult.
Gated parking facility and only a short walk to the town centre. Good breakfast selection at nearby sister B&B situated within walking distance.
Nothing
The location, the wallpaper mural The breakfast was good
The bath, felt like you were going to fall through it, when stepping in for a shower, had a hole in that had been glued already.
Location, friendly owners and the outside garden / chairs.
Nothing
Perfect location, with parking. Behind the main shopping area, but so quiet and peaceful
The room was very well equipped, the position close to the town centre was very convenient. Breakfast was tasty, good quality ingredients.
The only point I would make is that it might be better to be able to select a time slot for breakfast, rather than all guests arriving together.
Perfect location to explore Bakewell town. Clean, well presented, friendly proprietors. All good
Nothing really
Everything was brilliant, breakfast delivered to our room was absolutely lovely.
Easy to find in a busy area, just behind a row of shops. With a car parking space, which was available prior to our room being ready. Very quiet with an area to sit outside in the mature garden. Very comfortable room with a modern decor. Excellent shower. Excellent breakfast.
We did have to take our breakfast away from our property down the main street. We were told it would take a 3 minute walk. (It would have taken me much longer because of mobility issues!! We drove down!!)
The location can't be beaten. Right in the centre of Bakewell but like a little oasis. The rooms are set around a pretty garden set back from one of the main streets in the town. The rooms are well presented and very clean, complemented a little patio outside. The hosts were so welcoming and friendly and parking is easy and safe inside the property. Breakfast is served at the B&B they own a 3 mins walk away. Cannot recommend this place enough.
Close proximity to centre of town, welcoming owners/staff, lovely setting. Parking onsite.
Nothing
Right in the middle of bakewell, very comfortable room, nice to have outside area.
Walking to sister hotel for breakfast.
Comfortable bed Nice garden with patio
Shower/bath we're too old to climb into a bath to have a shower
I liked the breakfast and various options. The house in which I had breakfast was lovely , as was the room set aside for breakfast. Overall very good. Timely service and welcoming staff.
Unfortunately, the weather was extremely hot the night I stayed and the room was very warm making sleeping difficult. Perhaps as the room has no windows and you can’t attempt to sleep with the French doors open should we experience (as expected) high temperatures again a fan could be provided.
Good location Secure parking Lovely garden
No toiletries Liquid soap was nearly empty Light in the bathroom not working Stuff under the bed
The garden room was beautiful and clean. Great hosts, beautiful gardens 👌
Nothing
We absolutely loved breakfast each morning. It was the best (full English) breakfast we had in the entire trip. The hosts were also friendly and very helpful in recommending hikes we could do. I loved my stay here.
The room I stayed in has a "low drainage rate" in the shower, to call it somehow. The owners are aware of this and take some measures, like putting towels to contain the overflowing water, and a sign with recommendations on how to best use the shower so it doesn't get to that. Despite my best efforts, taking very short showers, and with minimum water pressure, I couldn't avoid the water overflow. Of course, having two people shower less than 30 minutes apart is simply impossible. If they fix this, I would say the place is perfect.
Beautiful quiet location..feels like ur in countryside but just a min walk into centre Hosts wonderful.
Could maybe just do with minifridhe in rooms..this isn't a criticism though..loved our stay 🤔 😕 😉 😏
Great location, beautiful garden space, peaceful, bonus to have seating in the garden.
A small fridge in the room would have been good and it would be nice to have the option of room only.
Great location, pretty grounds & bed was very comfortable staff were lovely.
Nothing
Breakfast excellent. Location good apart from the narrow entrance to the property, but you can't do anything about that
Room was a bit chilly with the recent weather. Could do with some supplementary heating
It was a very comfortable stay in great location and we were welcomed by host.
With breakfast starting not before 08.30 (which my wife reported as very good) there was no solution for me as I needed to be away for 07.30 for the Glorious Gravel cycling events starting at the Bakewell Showground that morning. Now, I did know this in advance as I took it up with the owners via Booking in advance but still l feel my request was not unreasonable and I did end up paying for a great breafwast which I did not have.
Location was perfect and the view of the garden from our room was beautiful.
We had a twin room. We were quite shocked to see how narrow the beds were. I was quite concerned about my elderly mam sleeping in the bed. I hadn’t actually seen single beds this narrow before. Thankfully she didn’t fall out but I never slept a wink and kept waking up all night which was quite annoying as I had a long car journey ahead the following day. Our bathroom light stopped working as well as some annoying and quite loud random noises coming from the bathroom and we were also quite disappointed with the quality of the cooked breakfast.
Friendly welcome, sitting in sunshine overlooking beautiful garden. Breakfast was very good. Very central to Bakewell, shops and river. Lovely and quiet.
I assumed there would be a hairdryer, and a larger bed would be appreciated!
The Tannery is in the centre of Bakewell and so convenient for the town, but if you want peace and quiet the Tannery is ideal
I think the decor is a bit tired and the shower over flowed.
It was good being central to town and having your own car space. The outlook into the garden is very nice. The breakfast provided was scrumptious and just involved a short stroll down to avenue house.
All fine
The accommodation was perfect for our needs. Its right in the centre of town with parking which, as anyone who has visited Bakewell , will know is a great thing to have. Breakfast was served in the B&B down the road as was very good. Sarah was really welcoming and friendly and we will definitely stay here again if we plan to stay in Bakewell.
Nothing
Excellent breakfast with good gluten free options. Very centrally located although also very quiet and secure. Lovely garden outlook with outdoor furniture which, given better weather, we would have enjoyed.
The entrance is very narrow but we quickly got used to it. The light over the basin did not work which made shaving a little tricky. However, these were only very minor items more than compensated by the plus points, particularly the friendly staff.
The owner is lovely and the place is cozy. The front garden is lovely and cozy, after long walk and had bath, we were sitting at the front garden seat it was cold but the light and garden make it even more lovely evening. The warm welcome from the owner is amazing and the coffee opposite the place is the bonus for me as I love coffee. Morning breakfast (a few mins walk) is amazing with fresh juice, warm breakfast and coffee was really good.
No fridge.
Posizione centrale , parcheggio , ottima colazione
Stanza pulita ma con moquette
Excellent, just what we wanted to start the day
Nothing
Sarah and Brian were fantastic hosts lovely location
Nothing we didn't like
The location was excellent, being a quiet position overlooking an attractive garden and only a few minutes level walk from the High Street and the River Wye. Breakfast was very good- although at an 8.30am start a little late for my liking. The room was quiet, clean and comfortable. The owner was friendly and helpful. Overall a very nice place to stay to visit the Peak District with Chatsworth, Buxton, Matlock Bath and of course Bakewell itself nearby.
The bed and bedding were incredibly comfy and cosy. Location was excellent, right in the middle of town and with a pleasant garden area outside. Hosts were also lovely and very welcoming
The bath felt a little flimsy when standing in it to shower, but that's literally the only small negative and would definitely not stop me from staying again.
Breakfast was lovely.
Couldn't park. Other cars had filled the parking area. Luckily, payment machines were out of order on the main road so I drove back there and parked. Drainage issue in bathroom meant that there was a bad smell there. A note warned that the shower could only be used on low setting to prevent problems, so I opted not to use the shower. I realise the owners had been trying to sort this out. But the high star rating of the room didn't tie in with this.
Location. Central Bakewell and charming garden.
Nothing occurs
Right in the city centre and with parking and ground floor accomidation which was perfect for those less mobile.
Breakfast is a short walk away but hpst very friendly and gave clear instructions.
Excellent breakfast
Rather strange kettle
Excellent location. Owner was lovely and hospitable. Delicious breakfast and made time to chat to us.
Beautiful location and surroundings, very quiet area though right in the centre of Bakewell
Walking down the street for breakfast, not a problem as was lovely weather, but would have been different if it was raining
close to town
nothing
Comfortable beds, nice towels, decent breakfast
Our stay was not at Garden Rooms - we were moved to Avenue House because of a water leak, so this review relates to my experience of that property. I found the entrance hall quite dark and dismal, the bannister on the stairs wobbled quite alarmingly, the room, although large was sparsely furnished with nothing but a rail for clothes storage. It was a cold day but the heating was not on and there was no soap in the washbasin dispenser. Minor problems maybe, but shows a lack of care, as does the lack of a response to my message to the owners pointing these things out. I find many of the reviews hard to understand - I did not find the decor ‘quirky and modern’: the entire place looked like it had been furnished from a house clearance, so ‘quirky’ maybe, ‘modern’ not. I appreciate this a matter of personal taste but to me this was not a £120 room by any stretch - we stayed at The Mill in Chester for much less 2 nights previously and that was in a completely different league of comfort, service and general pleasantness. Supply and demand presumably but I find it puzzling that on the same Sunday night I could stay at the The Tower hotel in London for similar money - a high quality hotel in an excellent location in LONDON - not known for its bargain hotel prices. Judging by other reviews perhaps our experience was an exception, and perhaps the Garden Rooms would have been more to my liking, but I’ll never know because after this I would not take the chance on that being OK
Great location with private parking
Location / parking / breakfast
No hair dryer, no shower gel, no plug by a mirror for getting ready
Large comfortable room but the bathroom had a musty smell and there were many cobwebs in the room, felt a little neglected. We had to leave too early to have breakfast, would have been good to have a different option for breakfast. Only would be value for money with breakfast included. The garden looked nice and I'm sure would be a great space to stay in the summer.
Musty smell & cobwebs
Central location
It was in the middle of Bakewell but it was very quiet nice garden to sit out in
Clean ,quiet
Perfect location, right in the heat of bakewell, clean comfty rooms, our second visit, looking forward to our next stay. Breakfast at avenue house is perfect and the lady is very humble xx
Could do with a luxury shower gel and shampoo on the wall to use
Excellent location, lovely room in great surroundings, comfy bed with lovely quilt and pillows, breakfast included at close by B&B, owners brilliant and very helpful and a big bonus free parking
Nothing there is nothing to fault
Absolutely gorgeous setting and great location for our stay.
Nothing.
Excellence stay at The Tannery house parking was included which was a real bonus could not check in until 3 p.m but could park the car from 12:00 noon which was great. room was lovely bed very comfortable it was just a three-minute walk to Avenue house where we had the most wonderful breakfast served by Alison who was an absolutely fabulous host will definitely stay there again Sandra
Nothing everything perfect
Location was excellent and very central. Breakfast was very tasty and perfectly good portions. Bed was comfortable and we slept well.
Needed to manually turn the radiator on and off and when on, it was too hot to touch. That wasn't a problem, but when needing to turn the radiator off, we had to reach down a bit awkwardly over a bedside locker and had to be careful not to touch it. Various cobwebs over the bed so it felt a bit pricy for the condition.
Excellent location. Comfortable bed situated in a beautiful garden
Bathroom was a bit smelly and a lot of mould. No toiletries, apart from hand soap
Perfect location in centre of town, but it’s still very quiet and peaceful. Breakfast was very nice , with good choice of cooked or continental. Bryan and Sarah were lovely hosts .
Lovely big, spotlessly clean room, really friendly host and yummy breakfast.
Nothing at all, we should have stayed longer!
Fantastic location

The location - so close to the shops and restaurants. It’s so clean and cosy.
None
It was very close to all amenities and very close to the trail we walked.
The internet was not very good; it worked intermittently. The room could do with a small fridge where you could put drinks to keep them cold. The bed was a little too firm and we both awoke with aches in our joints and lower back.
Great location, very cosy and quiet. Breakfast was lovely and staff very friendly and welcoming
Just be careful of the shower! The temperature changes very sporadically and dramatically without touching it!
Excellent location in Bakewell, quiet accommodation and very friendly and helpful staff and owner.
Location potentially very good.
The drains in the bathroom stank. Glad to leave early. Did not wish to risk breakfast.
location/parking/breakfast
Nothing
Location great , staff great. Clean
Tricky to get through arch for bigger cars
Lovely place to chillout. The hosts were amazing and we absolutely loved our stay.We will definitely be staying here again 😊
Excellent location Free off road parking Comfortable bed Smart TV Great cooked breakfast Excellent selection of tea and coffee in room Water pressure was excellent Friendly hosts Breakfast included
Continental breakfast could be improved Bathroom is looking tired Shower drain doesn't drain very quickly Mirror located in an inconvenient place Loud noise from water heater?? extractor fans?? early in the morning and through the night (room 3) Loud neighbours for the second night stay Deciding what you want to eat for breakfast the night before Commination could be improved I didn't like the internal door and the noise behind it Lack of guest information Probably wouldn't return
