Convenient for our needs on the night.

Access was difficult for a person with poor mobility.

The location was absolutely fantastic - it says five minutes walk, but you could do it in two! It's close to the cafes and restaurants, the location couldn't be better. The staff were helpful, check in and check out was super easy. The pub downstairs was great for us, and the karaoke was really good fun.

The walls of the hotel are super thin. You can hear literally everything happening in the rooms next door. This didn't really matter for us as we were out and about most of the evening anyway, but there's certainly no getting an early night in this place!

The view was nice and the room was loverly

The WiFi was very poor Tv remote we had was basic non standard , so could not use smart TV,, the bins where not emptied in our whole stay

The bed was very uncomfortable. The fan in the bathroom was going all day and all night none stop.the duvet cover was ripped there was no back on the remote control for the TV and the base of the bed the part that holds it together was broken.

We enjoyed our stay it's just changed hands shame was no meals available or breakfast be better if was just a little fridge in to keep bits in as other half is diabetic and needs cold fluids through nite and snacks wen needed so a little fridge would been loads better thank you for our stay

Very tatty rooms and the noise from the private function downstairs was unbearable!! We checked in at 3.00pm and were checking out at 8.30 pm the same day it was horrendous!!! Not reccomend at all!! 😡😡

Friendly staff, they let us park the car in car park early and let us drop our luggage in the room even though it was being cleaned at the time. Very clean and comfortable room with a very good shower. Very centralised to everything. We weren't even disturbed at night seeing as the pub is below. Will definitely book here again.

Even though we had prior warning as we checked in having music blasting out so loud until 00.20 that the bass made the open window vibrate isn't much fun.

The noise from a function going on below our room into the early hours made the furniture vibrate very little sleep surely 11pm is late enough

Two days before our stay got a phone call from the hotel cancelling our booking. Had to find somewhere else to stay for 4 people with 2 days notice in August. Think we actually came up trumps as luckily we managed to find somewhere else that was cheaper and actually looked much nicer and in a better location than The Vines

We love chapel st leonards. The village has everything we need when we stay. The vine has a great bar and entertainment.

Our room was not ready when we arrived, unable to check in until after 6pm. The mattress was damaged so I did not sleep very well at all. It was only a double and there was a large part on the mattress that had collapsed. We reported this but there were no other rooms available. There was no availability anywhere else locally or we would have left. Luckily we were only there for 2 nights.

Didnt stay for breakfast location ok the room was small 1 tiny window in the room with no air coming through also no clean towels provided during the 2 nights we was there.

Being told of the Karaoke nights. We go to bed early and the Jaraoke goes until 10 and is very loud.

The location was perfect & for getting around.

The stairs as I struggled with them. A lift would have been nice if you’re a bit disabled.

The hotel was good.food looked good.The room was quite small to say it was a deluxe double we felt claustrophobic.as there was only a small window in room and a small one in the bathroom.we wouldn’t stay again.

The entertainment on the first night was good.Then the second night was like a dogs zone.

Tony the cleaning lady was amazing. She went out her way for us. The room we had was the smaller of them all. But for a couple of nights it had everything we needed. Location spot on and free car park. 5 min walk to the beach. Plenty of eating places. A good bus service to Skegness number 59.

My negatives were. The room was above the bar. So when they had entertainment on it was very loud. The shower cubicle was very small. No breakfast included but there is a cafe across the road that do nice food.

The room was full of dust, especially behind the door and top of unit. So noisy, asked for a room not near the downstairs DJ area was put right above it, doors being slammed continuously through until around 2am, beds are so hard it's like sleeping on stone, pillows very little infill may aswell fold a sheet for a pillow, we arrived knowing the temp was 33c outside but bed was made up for winter, not luxury at all, no mini fridge, no air con, not comfortable at all,

Lovwly Hotel the little housekeeper was amazing so helpful kind and chatty even went out of her way when we were leaving to say goodbye.The bar and food fab and loved the karaokee we will be back 😃

I want to make it clear that it wasn’t the girl at the bars fault! she was literally left to serve the bar and check guests in their rooms on a Friday evening by herself. This is an issue with the owners/management. When we arrived we had to stand with customers ordering drinks at the bar to check in, once we finally got served the lady told us we’d have to wait for her to serve the customers at the bar first and then she would check us in. We had to stand with our belongings waiting for 10 minutes before we could even get to our room. This wasn’t her fault she clearly had too much work to do. When we got to our room the spoon and cup were disgusting and clearly hadn’t been cleaned since the last residents had been. (I have photos) This meant that we couldn’t even have a drink when we got up in the morning. Not the mention the room was absolutely full of bugs.

The bed was quite small, it seemed smaller than a standard double. There wasn't a hairdryer in the room but when I mentioned this to the cleaning staff on the morning of checkout, she provided one and said I could take my time with checkout .

Pillows were flat and lumpy. Didn’t replenish tea and coffee etc. Noise went on to late at night. Got locked in on the first morning for 20 mins because the door was jammed. Just as well there was not a fire.

Staff was very helpful to accommodate us. With our needs, as the first room it didn't meet what i booked as a deluxe , i received a standard room which was lovely but bed was to small , I booked and paid for a deluxe toom as we needed a large bed, the next room was much bigger and better the lady was very friendly ,and helpful gave us a fan love that thank you . We enjoyed the daytime music /entertainment

Fire alarm going off at eight o'clock in the morning, which wakes us up due to works being done. after we went back to our room, the drilling started uo again it was very loud i think it could have waited until after checkout time

The location is good plenty of shops cafes and coop plus cash point at the coop. The room was clean but 3 lights were not working.

Arrived slightly early and the young man behind the bar just said you can’t check in till 3pm, then carried on about his business,that fact I already knew! Instead he could have said hello welcome, your room is not quite ready yet, but I can check your vehicle in and you can put your luggage in the bar and have a drink if you wish! Basic customer service skills guys.

Very noisy. Room 10 is noisy but we was in room 3 the floors were vibrating from the loud music in the pub especially when sitting on the toilet.music didnt stop untill 11pm. Tv only had 1 chamnel ,remote wouldnt work even with new batteries put in . We have stayed here before a couple of times and never had this problem .was very disappointed.

I received a call at 9.30am Sat 4th October, from John's at the property Informing me that my room was cancelled due to the fact there was no electricity until Monday. So it left me in a position. Where i had to change all made plans, as I was traveling up from Bedfordshire So i will obviously require a full refund, I look forward to hearing from you. Regards T Moore

The location was great and the room was spotless and had everything you could need. The staff were lovely too.

It wasn't advertised as having breakfast, but I think they're missing a trick as we would have paid more for this option. The noise form the bar below was VERY loud - this is ti be expected - but bring your earplugs (I did!).

Ideally located for shops , restaurants and beach. Hotel rooms appeared to have been recently updated so room was very clean and modern.

Rooms were above a popular karaoke pub so some noise disturbance afternoon and evenings although we did stay there over a weekend so possibly quieter midweek.
