Provider-sourced guest reviews.
The location was excellent and the family were lovely when we arrived. The room was spacious and the aircon worked amazingly (especially since it was about 38° on average when we stayed)!
The building is a little old and not the most comfortable beds but still really good for the price.
Friendly & accomodating family Food & coffee downstairs good Good location for all old town facilities
Everything was great, staff were wonderful and the food really stood out. Family was very welcoming
Great location, only 10 minutes walk to the river. Comfortable bed
Excellent location, incredibly helpful and friendly staff who allowed me to leave my luggage before check in. The room was a good size and well-stocked. Bathroom was a good size and balcony was easily accessible.
Not a big deal, especially considering the price, but the room is a little aged. This is a very minor thing, though.
The family was very sweet! They welcomed us, helped us with different places. They helped us with renting our bikes. It was such a great experience and it's because they made us feel so welcomed
Good location, public restaurant at front of hotel run by the proprietors, great food, beer, soft drinks and coffee at very reasonable prices. Staff very friendly and helpful. Stayed here 7 years ago & liked it then.
No lift, so keeps you fit.
The owner and his wife are friendly and helpful. The location is good—about a 10-15 minute walk to the main tourist spots, with shops and restaurants nearby, making it easy to grab food anytime. The room is not big but is equipped with the necessary amenities. Overall, it's good value for money.
The cleanliness of the room could be better.
Great location and good value for the money. The family that runs the hotel is lovely and was very helpful. Also the food you can order is very good and nice to have right at the accommodation.
If there is any to complain it’s that it was a bit noisy but to be fair that’s in most places in Vietnam the case.
A bit of a mixed review, as it’s split across two rooms/hotels (see below). Once we were into the room we had booked, in the right hotel, the room was good, although still quite a bit of dirt/mould on the walls/ceiling. The staff were friendly and let us check out late for our overnight bus (at a cost of 100k).
When we arrived to check in, we were told that our room wasn’t ready, as the bathroom needed repairing, so we were sent to the sister hotel across the street. It was an internal room, so no windows, and was much smaller than the room we booked. It had mould all over the walls, which was causing the paint to flake off onto the beds. The electric would also turn off quite frequently.
Very good stay! Nice hotel in a great location with friendly staff. The room was comfortable, and the service was good. Would stay again!
Very good position to visit the old town, no so near, no so far. The structure is a bit old, but owners do everything is possible to make it confortable. More I want spend some more words for the owner, they are so genuine and gentle people, always helpful and smiling. They invited me for the Sunday lunch with their family, but I told I was late, they replied me they would wait for me. In conclusion I felt like in my family and they were so happy to treat me like a family member.
I got a room with a little mold in the wall, but they upgraded me in a better room instantly.
Lovely husband and wife, very friendly sincere, gave me free breakfast for Xmas day...thankyou , felt at home, nice vibe, for the price , nice hospitality
Was a little bit of black mould in bathroom, due to, wet rainy cold coditions
The room is clean, the workers are nice, the location is great and the bed is comfortable (something which is rare these days). I would highly recommend staying here :)
Beautiful room with balcony overlooking the street Really enjoyed watching the world go by. Food is exceptional and the family owners were so helpful. I felt very sad to leave. I will return on the new year.
Absolutely nothing.
I have been living in Vietnam for 2 years. And this is one of the best experiences of staying at Homestay. The owners of the hotel are very nice and responsive. The room was not big, but clean and cozy. The air conditioner cooled the room very much, which is great in the summer. You can also order delicious drinks and food at the hotel at a very good price. I wish you happiness and health, and prosperity to your business!
The owner and his wife go above and beyond to make your stay an excellent one, they make you feel like you are part of the family, always willing to help, always both of them with a beautiful smile in their face. We need more people like that in the world. Good job guys. I will definitely recommend this place.
A bit old but it gets the job done! Nice ban mi. Pleasant people. I would stay there again.
The hosts were a lovely family who made us feel exceptionally welcome and did everything they could to make our stay amazing. They made the best Banh Mi. The room was basic but comfortable and clean. Would definitely recommend.
The hosts were really kind and hard working people, they really made me feel like at home. Thank You🩵
Amazing welcome by the owner to be taken to a super clean room, spacious with a door to the outside terrace. Bed is a modern comfy mattress laundered sheets n pillows bathroom spotlessly clean and smells lovely . Lil fridge wardrobe sockets n light control by the bedside . Don't need the air con as building is cool... Booked another night because its so nice .. You must stay here when coming to Hoi An....
Good value for money. Staff were nice. Very good location.
Very kind staff, good location on walking distance from the centre and facilities were all good! 😊
Water wasn’t that warm, but I was fine with it.
Good location and nice room
Nothing
Amazing location. WiFi worked well in room. Was able to store my backpack before check in.
The place needs a deep clean and tidying up. The staff were always smiling but communication was difficult as very little English was spoken.
This hotel is really cheap so we got what we expected. The room was ok clean, there was hot water, and an AC. They let us leave our bags at the reception before check in and after check out.
Honestly, the place is really old, with paint coming off, in the bathroom we’re not actually sure if it’s dirty or just old and used. Oh and we saw a cockroach in the hotel hall last night.
Room and facilities were great.
Breakfast was only a baguette with fried eggs. No coffee or tea and no other options!

Staff was nice though some of them had limited English. Very helpful. Gave us a bigger room without extra charge. Bed was soft (Vietnamese standards). Super cheap and only 5-10 minutes walking distance to old town. Many food places near by.
The water pressure in the shower was a bit low, so would take a long time to was long hair.
Room was clean and they fixed the AC which was great! The host and receptionist were very friendly.
Everything was good
The location is good and quiet. Close to center and shops and restaurants
It was not very clean and sheets were bit dirty. The balcony was not really a balcony. But...is very cheap, room and bed is big and it has fridge and kettle
I suggested them to include complementary breakfast as we will have to walk searching for breakfast. If the hotel requires, they may charge little more in the rent. Soap given is very poor quality. In case of gents guests it will be better to provide a shaver
Commented above.
They have a lot of travel packages that help us even a car to Danang and the price is good
Staff was very on-time you can't go to room before 2 pm
Very near to the old town and rooms to suit all budgets. The single rooms are very small but the triple rooms on the front are totally amazing. Clean, good service and a free small water bottle each day and toiletries.. All rooms have aircon. Great value for anyone on a budget.
We had to check out very early and the guy made us paid an extra 95.000 VND for no reason?!
Good location, near the busy old town.
The hotel was not clean, the bed was uncomfortable and it did not feel very safe. The fridge and air con were super loud so it was difficult to sleep and relax. It's okay if you're on a very tight budget, but would not recommend it for any other reason.
People at hotel were fantastic always happy and caring just perfect for me
Everything was ace
Beds were comfortable, room was clean. We could keep our luggages after check out at reception.
There should be a pool, but there is no pool. Personel doesn't speak english. They turned off our air conditioning and forgot to turn on multiple times.
Comfortable bed, good shower
Simple with everything we needed for a short stay. Good location, walking distance to old town but far enough to get away from the crowds.
Very friendly owner. Room was clean and spacious, good balcony and airflow too. Location is perfect for Hoi an very close to market + convenience store on the way. I will stay here again when I return to Hoi an in the future. Great price for private room too
Nothing worthy of mention
Comfortable and clean - perfect location in old town Booked a cooking class at reception
Nothing - happy with everything
Nothing to like here.
I still had a booking. I was told to pay extra money or no room available. Since I dropped late at night, I had to pay for an overnight stay. Also, the next day, I received an email for a no-show. This was a terrible experience.
Enjoyed my stay here, small cosy room and in a perfect location.
Staffs were very kind and helpful
the rest, notably the cleaness. The amenity is too old
The staff at this places are some of the nicest people ever. Sorted us with a boat trip to Cham island, got laundry done, stored our luggage whilst we went to Da Nang for a weekend, sorted us a motorbike. It was genuinely lovely coming home to their happy smiling faces each evening. We originally booked to stay 2 nights but kept extending and spent a week there! Thank you so much 😊😊😊
If you want the original vietnamese kind of living, this is it. The staff is friendly, everything is near by.
The promised driver to pick me up never showed at the airport, a staff member came at 9.30pm checking the shower(not sure why), the only window is the door to a shared balcony, which means anyone can pass your open door (obvsly you could close it, but then there's no fresh air). It is quite noisy as you can hear the neighbours and the street. But if none of that bothers you, it's a neat experience.
Walking distance from the old town
the staffs don’t speak English, there is no lift so we have to climb three storey with our heavy luggages, the window cannot be locked and it fell down when i try to open it, very poor hygiene and the sheets looked unchanged., pillow got some bad smell, there is no fan in the room yet the AC did not work the day we checked out.
Very central but away from the busy touristy streets. Just a 5’ walk to the main attractions.
The AirCon wasn’t working properly in my room. Was very warm during the night.
best staff, nice and clean, good AC, nice bathroom
nothing
Spotless room with balcony view on to bustling street minutes from Ancient Town. Fabulous staff, super helpful - organised onward tickets and always so friendly.
All the staff were delightful to deal with and very helpful. Did have some issues with the AC but easily and quickly fixed. Rented a scooter through them, super easy process. Location was good, short walk to the heart of the Ancient Town. It was a great base for our time in Hoi An!
Balcony overlooked the street which was great but it wasn't private as it was shared with other rooms.
very close to the old town, great location staff were extremely helpful and friendly bed was very comfy air con in room
Friendly, helpful staff. Clean, comfortable room with ensuite bathroom and balcony. 5 minute walk to the old town.
lovely staff, they where so nice and made sure i got everything i need. nice clean room nice location close to everything in old town

Good. Friendly host
Lovely, enthusiastic lady on front desk. Did not speak much English, but was helpful- gave us a kettle (advertised but not in room) and arranged for discount as expected breakfast was not provided. Balcony very narrow, and shared, but still nice to have. Great cheap room if you plan to be out all day exploring, as we were. Location excellent for exploring local streets and short walk into the Old Quarter. Out of the tourist area
The room was very clean with a good AC
The laundry service is terrible, all of my white clothes, which was most of them, came back kind of pink with stains. I'm complained to the reception lady who was there she called to the someone, i talked to this person she was rude and just asked me then -what do u want ?! What do u want? And nothing more. Then a asked for refund, I'm paid 100.000vnd and asked for 40.000 back. Next, the lady who washed my clothes said she didn't saw the pink stains when finished and always wash colour clothes w white ones and neve had a problem with it but would give my refund just when a check out the hotel. And I never saw her again... When I check-out a asked to a old man in the reception, he just said don't know about it. End
Friendly staff, and if you book through them directly they give decent discount.
Drain was clogged and bed creaked, but they fixed drain quickly.
The room is clean and comfortable. Nice staff. the location is very convenience.
A little bit noisy because the hotel located in the main road
Staff was very friendly and polite, especially Trang, always smiling, but very professional.
Noise from road outside
Very clean, good scooter to rent, cold AC, short walk from the main streets so it’s nice and quiet at night. I have paid triple the price for much worse places, best value for money so far.
Traffic did start around 6am but you can’t stay downtown and not have that. I put my AirPods in and went back to sleep.
lovely little spot a short work from the hustle and bustle but also a great place to meet and mingle with the locals. the staff were so friendly and helpful
the rooms are small but for how long you should be in your room when travelling it really doesn’t matter
Good facilities, staff was exceptionally kind
The location is pretty central to popular areas although there was no mini mart open at night here, despite being downtown. The room was decently clean, although quite small. The staff tried to be friendly, however it came across in a rather obnoxious manner. The beds were comfortable but the pillows and blankets were poor and made sleeping more difficult. This property could be a lot better with some minor renovations and more professionalism.
As soon as we booked, the hotel was already trying to sell us private taxis. Upon check-in they repeatedly told us we paid a cheaper price than normal, apparently some strange mental game trying to get us to book more nights. The room was pretty small, and the bathroom was almost too small to function. The noise from the street woke us up repeatedly from 5am onward, and so did the creaking doors from other rooms. The hotel forgot to prepare our laundry in the morning as promised (despite charging us higher than normal fees), and we also had a dispute over the motorbike we rented because they wanted us to return the keys before our 24 hour rental period was finished, and the man who owned the motorbike came over and started screaming at us. They also have an exterior gate that is closed at night if you come back too late, and the security guard was sleeping and didn't help us open it. They also never offered us more drinking water or room cleaning despite staying multiple nights. Overall it seemed like the owners are very disorganized and tried to upsell us at every opportunity, which made us feel stressed instead of relaxed. They also tried to mark us as "no show" on Booking apparently to avoid paying fees.
Great proximity and location. Excellent value for money! and the staff (Phuoc especially) were so nice, helpful and accommodating :).
A very lovely hotel with very comfortable beds, extent AC, very clean. The two sisters were very accommodating and gracious, welcoming me at 2am and assisting me with finding a new data plan and arranging a bus to Hue, more personalized service than a five star hotel. It's very well located, only a short walk to the waterfront where the activity is in the evening. A special warm thanks to Trang and Phuoc. I will definitely return on my next visit. Tom, Montreal.

Great little hotel with lovely staff. room was small but had everything we needed and was exceptionally good for the price. Aircon worked brilliantly. simple but perfect for backpackers.
was a little loud at times with shouting and banging late and early.
the staff were super friendly, and Jolie was so helpful and assisted in booking excursions for me in Hoi An and with my inwards travel, the warm, friendly atmosphere and Hoi An was so good I stayed an extra night. the beds were medium soft and comfortable, air con worked, small balcony for fresh air too. location was ideal for me, plenty happening near by but still got a quiets night rest, and within enjoyable walking distance of old town and market.
nothing, it was ideal for my quick two nights stop in Hoi An during my travels of Vietnam.
The staff are very helpful and informative. They help me book the bus ticket and day trip to My Son.
None
Very clean, friendly staff, a great location and really good value for money, most comfy bed we have had in Vietnam.
