The “breakfast included” thing is a little bit weird, they arrange you a little table in the lobby (fruit was delicious) jusy thought it was a little odd..

The stay we had was amazing, above expectations. Place is nice, new, clean, well decorated and location is perfect - close to old town but silent enough during the night. The host is super nice, helpful, speaks english well. We also bought trips from the hotel and we were satisfied:) highly recommended!

Hace 40 días estamos de viaje por el Sudeste Asiático y el Hotel Rokas Hoi An fue una de las estadías que más disfrutamos. Cerca de todo pero tranquilo, camas cómodas, súper limpias las habitaciones y el baño, y lo más destacable es el personal, nos ayudaron en infinidad de cosas que necesitábamos, nos prestaron una balanza para pesar nuestro equipaje y nos imprimieron las Visas del siguiente país, siempre con una sonrisa. Una estadía hermosa, sin dudas volvería!

The rooms are a bit small, not a real problem but there is little room to store your suitcase

Super friendly staff, location is OK a bit far from the center in a quiet area.

Rooms are way too small, bathroom is tiny. We took a family room for 2 adults 3 kids and it wasn't good. Breakfast is made by the staff and was not good.

Posizione a pochi passi dalla zona pedonale di Hoi An e quindi fuori dalla confusione. Camera pulita e dotata di tutti i comfort. Non c'è una stanza per la colazione, ma è possibile ordinare la sera prima (scegliendo tra un'ampia scelta di proposte) e riceverla direttamente in camera. Proprietario molto gentile e disponibile. Consigliatissimo.

L'unica piccola pecca è l'insonorizzazione. Avevamo una camera comunicante con un'altra occupata da altri ospiti. Nonostante le porta fosse chiusa sentivamo tutto dall'altra stanza. Per fortuna erano educati e non è stato un problema durante la notte.

Owner Tuan is a professional, friendly and helpful person, his face always has a bright smile, when we didn’t accept the attractions he has propose, he still has a great smile . Any questions check with him, he is always patience with the answer. We are happy to stay at this hotel., Will back when next time visit again Hoi An.

Rokas ticked all the boxes: superb hospitality, great location, comfortable, and really reasonably priced! Tuan was so friendly and made us feel welcome as soon as we arrived, and encouraged us to get in touch with any questions. All the staff we met were so kind and accommodating, and the a la carte breakfast was delicious - a great range to choose from with different fresh juices daily (we recommend the banh mi Viet Nam). The rooms are small but neat and tidy with quite a spacious shower. The pool is also cosy but perfect for a dip to cool down. We loved the location - a little quieter than central old town, but a pleasant walk along the river to get there. Lots of local food nearby, and a minimart just across the road, and Tuan kindly arranged laundry service for us and was always quick to answer any queries on whatsapp.

The soundproofing of rooms wasn't amazing, so if you are a light sleeper maybe pack some ear plugs.

Le BRUIT, tant de l'intérieur (on a eu l'impression que les voisins étaient dans notre chambre toute la nuit), que de l'extérieur (aucune insonorisation, on était au milieu de la circulation des 5h). Cela nous a empêché de dormir... et la fonction première d'un hotel, cest de permettre le repos... Le petit déjeuner de qualité tres moyenne, mais la note est donnée juste pour le bruit, car le petit dejeuner est en rage du prix payé

Un accueil et un services excellents.

El hotel está a tan solo 5 minutos de la zona del centro, muy bien ubicado. Las camas son grandes y cómodas. El personal es muy amable y atento. Sin duda, repetiríamos.

La piscina no tiene zona de estar, está techada justo a la entrada del hotel. Está bien para darte un chapuzón, pero poco más. Las habitaciones están nuevas y renovadas pero son algo pequeñas (nos costó abrir las dos maletas).

Das Rokas Hoi An Boutique Hotel liegt super zentral – direkt am Thu Bồn-Fluss und nur wenige Gehminuten vom Night Market entfernt. Besser könnte die Lage wirklich nicht sein. Mein Zimmer war gemütlich und liebevoll gestaltet, mit vielen durchdachten Details. Besonders angenehm: kostenlose Getränke im Kühlschrank und ein zuverlässig funktionierender Safe – Dinge, die man auf Reisen schnell zu schätzen lernt. Hervorzuheben ist vor allem Tuan, der Besitzer: Er spricht ausgezeichnetes Englisch, ist immer freundlich und hat sich um jedes meiner vielen Anliegen gekümmert. Egal ob Tipps zum Erkunden der Stadt oder kleinere Herausforderungen – Tuan hatte stets eine Lösung parat und war dabei unglaublich engagiert. Auch das übrige Personal war durchweg herzlich, aufmerksam und professionell – man spürt, dass hier echte Gastfreundschaft gelebt wird. Fazit: Wenn ich wieder nach Hội An reise, ist das Rokas ganz klar meine erste Wahl. Absolute Empfehlung!

The room was quite small, which was a bit inconvenient with big suitcases. Also the walls were quite thin as you could hear your neighbors pretty well. There is construction going on next door so you might hear that early in the morning.

The reception was super friendly, they provided good choices for local businesses in the area!

Hotel was in good location, short walk from old town. Breakfast was ordered night before via WhatsApp to Tuan the owner and there was plenty of choice. He helped with laundry, taxis and getting tickets for a show and gave us other recommendations. Small pool to use if you wanted to after the heat of the day

Outstanding heartfelt service by owner Tuan who was so welcoming, took care of all our requests promptly, and made really wonderful arrangements for the car transfers and tours. Our stay there was like a cosy home experience. The property is just a short walk to the old town and what’s great is that it’s on a quieter side so you get a more peaceful night’s rest.

The room is very small unfortunately and it was a challenge with 2 luggages. We understand that it was due to certain building restrictions and regulations, but it would probably be more comfortable for a single person’s accommodation. Regardless, the room and bathroom are nicely furnished.

Unique and beautiful hotel in Hoi An! The room is exactly as in photos - it was a really nice surprise. The host is very welcoming and kind, he arranged me transport to the Da Nang airport with a good price too. Location is great as it’s very close to Hoi An old town but at the same time not directly in it so I could sleep well as it wasn’t very noisy. Breakfast is nice too.

There are some (closed and locked) doors in between mine and the other apartment on the same floor, so I could hear other guests taking shower. All in all, they were respectful so it wasn’t an issue during night.

Great location just far enough away from all the crowds, but still close enough to get to. Friendly owner who was very helpful rooms are abit cosy !

Beautiful design and clean

The room is not small but with the super king bed I have no more space to put my big luggage bag. Soundproof is poor I can hear loud karaoke opposite the hotel, luckily it stopped before I went to bed.

Location was great - easy walking distance into town and all the shops & restaurants. Easy ride to the beach also. Great little cafe down the road for brekky - Ellis’s Cafe. Staff were lovely & suggested a great tailor to go to - Vy’s.

Very friendly staffs, good local breakfast served at lobby area, lift available to the rooms, comfortable and clean, tour guide and airport transfer provided at good price, the only little minus point is the door sound proof not so good, we can hear clearly any noise or sound from the room next door, other than that everything is perfect, we recommend this hotel for people who want to visit Hoi An.

Tuan and his family were very hospitable. Arranged affordable transportation to and from airport, and a nice scooter for our visit. Rokas is very close to old town, easy walk, yet far enough away for peace and quiet at night. Many thanks Tuan! 🙏

This is a very nice place to stay in Hoi An and walking distance to shops. The property owner is very friendly and helpful. They serve a wonderful breakfast to the room. I will stay here the next time I am in Hoi An.

Wonderful location of the hotel, we were given two bicycles (50 VND/each), I asked for them in advance via ZALO. Wonderful owner with very good English. Very stylish building.

Unfortunately, I saw some tiny ants in my part of the room, I think they were from the kitchen below me. My friend didn't see any. Buy I've just lived in Vietnam several months and seen them a lot, so I wasn't shocked but would be happier not to see them at all

We had a wonderful stay at Rokas. The staff were super friendly and helpful, and the location was perfect for a short walk to the night market!

The place is clean and near to the old town. It is also newly renovated which means it’s much cleaner and less humid compared to other properties near the area. We did not order breakfast but it was raining in the morning, the hotel manager went out to help us to buy breakfast from the famous banh mi store nearby. Super nice staff and good service.

Everything was great

It was a small cozy boutique hotel that felt more like a warm homestay. Tuan the owner was extremely delightly and accomodating to all our needs going out of his way to help for everything. I would highly recommend this place to anyone who is looking for a warm cozy budget friendly place to stay . The location is amazing too.

Our stay in this hotel was amazing! The rooms are neat and clean but what really made this hotel stand out is the owner Tuan! He was there for us at any time and helped us arrange some very fun activities during our stay! Thanks Tuan! The location is also perfect, walking distance from the old town and lots of restaurants but yet a bit more quite than staying directly in the old town. I can’t recommend this place enough!!

This is an amazing small hotel in the perfect location just a 2 minute walk from the main strip. The family who run the hotel and so kind and are willing to help with everything. There was a small pool area which had jacuzzi jets. You pre order your breakfast the night before and pick a time. All the food we picked was freshly made and it was delicious. The rooms were always so clean. I would recommend for everyone to stay here.

Very nice design and newly hotel. There are all needed facilities. Staff are so kind, friendly and helpful. They could assist you anything with a smile. You could rent a motorbike there with good price and good vehicle. Highly recommend and we will definitely back here next time and stay there longer!

7,9세 아이들과 편하게 묵을 수 있는 숙소였어요. 올드타운과도 멀지 않아서 쉽게 왔다갔다 할 수 있었고 직원분이 정말 친절하셨어요. 방에서 먹는 조식도 좋았고 조식 중에 미꽝이 제 취향이라 매일 먹었네요. 방의 크기는 좀 작았지만 머무르는데는 큰 문제는 아니었어요.

Also the elevator; it's a very important criteria for a 'seasoned' traveler like me. 3. Free Netflix with English subtitles under the guests account! Bingeing on my K-drama whenever I was lounging on the bed.

1. The room is actually quite small; however it's okay for solo traveler like me. 2. The location is not in the middle of the old town but it's still walkable & they do have bicycles. 3. They don't have a dining area so breakfast is served in the room.

The hotel manager is super helpful and friendly. The hotel is new so furniture and equiment is still pretty good. It offers other services such as visiting Coconut Jungle, hiring taxi to the airport... The location is also great, just 5 minutes from the center of Hoi An.

The only thing I feel inconvenient is that room is small (although very well-furnished).

A night at Rokas was a wonderful experience. This is actually my first time traveling alone, thus, making me unsure about my accommodation choice. However, services and facilities here completely swept away that anxiety. The room was super clean when i came, with high-quality products. This is by far the best boutique hotel is hoi an. Neat, easy access to places you want to visit, and the staff are very nice.

Great stay, in a quiet and clean hotel with friendly and helpful staff. + It's on a quiet street, but still only a 5-10 minute walk from bustling areas. The staff were also great and flexible with meal times. They also have pretty swimming pool and elevator which is so convinent. We love Rokas so much. We definitely comeback.
