We had a nice comfortable last minute stay at The Kedleston B&B.. Great breakfast!!
Nothing
Late check-in possible as a good-will gesture of the owner, friendly welcome. Lovely room, spacious and with a large pedestal fan Spacious bathroom with shower and bath Quirky but tastefully decorated - with a huge green dressing table and a hidden bar :) A single bed separated from the double bed by a partition wall Ample parking, lovely grounds Good breakfast
Room was very warm and stuffy.
ibiza white night
tired furniture mismatched drinks expensive breakfast was below average
Beautiful setting
Hadn’t been hoovered, bed spelt grubby and mattress old, tap water was brown when we first ran the tap and the cleaning cloths were still on the sink
Lovely house , clean and very well kept and pretty rooms with exceptional bathroom.
Breakfast a little hit and miss , gave wrong ordwr On a drink, forgot toast then when it came out it was burnt and hardly buttered and the milk was curdled and when given new milk still full of floaty bits.
The reception and waiting staff were very pleasant and helpful. It is a lovely old building.
There were delays receiving our meals at both dinner and breakfast. The WiFi was very poor in our room and the management response was rather curt,
Breakfast was great and the staff were lovely, views were great from the room as well
the property is tired and in need of some cosmetic work. The upholstered settees and chairs in the entrance on arrival were very stained, the finial on the stairs was wobbly, carpets threadbare on stairs and in the bedroom, paintwork very marked and scuffed and the room, whilst the decor was once lovely has not stood up to the test of time. Side tables had chunks of paint from them hidden by coasters, wall behind the curtain had got damp and down to bare plaster with damp blisters, lightbulbs not all working in a multi lamp light and the dust on the shades was very thick, toilet roll holder wobbly and at an angle so the toilet roll fell off and one of the big bath towels on a ladder display had holes in it. What was once shabby chic is now shabby in some places, particularly our room, topped off by the hob breaking down at breakfast and it’s such a shame as the team are lovely.
Lovely rooms and en suite bathroom. Everything you need and stylish decor Very friendly staff
Really friendly , helpful staff but felt that they were in short supply at breakfast. I enjoyed my breakfast but one or two in the party did not feel the same.
Very friendly and helpful staff.
The hotel is on a fast road that is not good to walk along, but there are public footpaths behind the hotel leading to the nearest village.
Brown and white sugar cubes on the breakfast table! What's not to like? Lovely rural location on the edge of Derby close to local amenities in Allestree. Ten minutes from NT Kedleston Hall and the golf. course. Lovely big room and bathroom. Very good facilities Great breakfast.
The weather....about 35 degrees in the shade.
Really quiet & peaceful, amazing space in the b&b and room!

A very nice and interesting period building.
Excellent location, quiet and walks in the area near Kedleston Hall. Room was outstanding and breakfast exceptional.
The House is in such a beautiful location. Though it's not far out of the city, it's a lovely spot, beautiful views & gardens & very relaxing! The House itself is lovely too, furniture and fittings in keeping with a country house, and it's nice & clean. We stayed 1 night for bed and breakfast, the breakfast was included in our price. We had a full English breakfast and it was delicious! We didn't get the owner's name but she was just lovely....so welcoming.
Nothing, we enjoyed our stay.
Clean, classy, comfortable, quiet
The Staff were fantastic, a lovely local and private parking
We had a problem overnight and the staff were fantastic in helping us sort it
Nothing
Lovely interiors. Excellent dinner and breakfast.
A bit cold in the bar area
Great location for visiting Kedleston Hall. Very friendly, good food and great staff.
The WiFi didn’t work in the bedroom.
The lovely staff really made me feel welcome. The room was spectacular and the breakfast was perfect. I had the most amazing stay.
There wasn’t anything I didn’t like but if I had to write something down it would probably be that the restaurant wasn’t open for evening meals on the night I stayed but I didn’t realise it was closed on Tuesdays.
Great location, very friendly staff - stunning location.
Lovely small B and B
Lovely Hotel in beautiful countryside but still close to Derby
Lovely location. Beautiful room and very friendly staff
Nothing
The location was stunning and the room was lovely. Super comfy bed. The chap who served me in the evening and organised the breakfast was excellent, especially given the whole place was in full wedding prep for the next day. I had a continental breakfast in my room due to an early start and was given a lovely platter of goodies (diet begins tomorrow!).
My only feedback would be that instant coffee sachets in the room and no tea variants eg herbal teas felt at odds with the upper tier room. I think that at least coffee bags and some herbal teas would be good. Also, just a note for housekeeping, there was no mattress topper which I would say is important in a hotel, and the duvet case did not fit the duvet so it only went half way down the bed.
The staff were lovely, it was very clean and overall it was stunning. I definitely will be back

Beautiful decor; the room we stayed in was comfortable with a beautiful bathroom. The breakfast was lovely and the staff were professional and friendly.
Just that the property is situated a distance from local amenities. We are certainly not complaining though!
Lovely rooms and place
Great value for money. The room met with our needs and the staff were very helpful and friendly. A great breakfast and a nice location
Nothing to say
Breakfast was nice and room was clean. Staff very lovely
Had our payment taken and then got told the restaurant wasn’t open. Would of liked to of known if the restaurant was closed
The family room was really good
Nothing really
Location was great we went for a family funnerl and the wake was at the hotel hence why we stayed there
Nothing
The Hotel is a lovely old building, well decorated and bedrooms are lovely and bathrooms excellent.
Unfortunately I would say the hotel is primarily a wedding venue and not set up for guests Mon - Thursday. 2 main issues nobody around and bar / lounge areas closed from between 8/9pm. The breakfast is only available between 8.30am and 10am. The reality being that after ordering the breakfast is only available 8.45am onwards. All this is far too late for anybody staying and working in the area. This needs to change.
Friendly ,clean
The exterior is looking a bit tired ie the windows
Friendly upon arrival. Really warm in the room
Nothing
The hotel is lovely and quiet
It was all nice
On arrival at Kedleston Country House, we were greeted warmly in a friendly manner and made to feel most welcome. The room was clean, the bathroom was bright and clean, and we had facilities to make a hot drink. The bed was comfortable and we enjoyed a very tasty included breakfast. We hope to return again in the near future.
Only one socket behind the side tables. Needs another ideally for phone charging
Lovely rooms
No hot water for the bath
The room itself was lovely, but here was no hot water and the shower control broke. When mentioned to staff on checking out was told we should have asked to switch rooms, but it was already the morning and we wouldn't have had time. Expected better.
Tastefully decorated, very comfortable and idyllic location!
Everything was lovely!
Warm surroundings, pleasant staff and the facilities were excellent. Breakfast was wonderful too….
There is an understated class to this B&B. A beautiful building that blends history with modern decor & facilities. Our room was well appointed, comfortable & spotlessly clean. The staff were friendly, professional & helpful. Parking was great & our room had lovely views. Breakfast was superb, lots of options & plentiful.
Air-conditioning would be a plus, but a fan was provided & the room has windows that did open wide. We ate in the restaurant in the evening - we were disappointed. The menu online was not the menu we were offered. I ordered a vegetarian tart that came on a tea plate with no accompanying vegetables or potatoes, making it rather overpriced. The small plate options were too experimental for our palettes, offering sweet & savoury together. It didn't work.
Nice old building and great evening meal Staff were really lovely ☺️
The breakfast was terrible 😢 I’m sorry to say Never had pork belly instead of bacon ever ! Not great and too much herbs all over the plate
Left before breakfast so cannot comment.
Room and bed comfortable and wonderful free standing shower.
Evening meal very disappointing with not all items on the days menu unavailable and no deserts plus INSTANT coffee. Cooked breakfast took over 45 minutes to arrive yet there were only 6 customers and we had arrived first!
Gorgeous B&B just outside Derby. Staff very friendly and informative. Room stylish and very comfortable. Nice outside space and plenty of communal space inside too. Very good breakfast. Would definitely stay there again.
Nothing.
The room was clean and comfortable. Nice welcome from staff on arrival.
Chef didn't turn up for work so no breakfast available. Had to ask receptionist to make us tea and toast. No management on site. Have emailed Kedleston but no reply.
A comfortable room in a quiet location.
The Wi-Fi in our room was a bit hit and miss, but otherwise everything was fine.
Lovely place to stay , superb breakfast, staff very friendly. Excellent location.
Couple of small niggles with the room - couldn’t open the cabinet properly for tea/ coffee -as against the bed . Soap rack in shower fell off , curtain tie back hook missing .
The location of the hotel was excellent - in a quiet rural area but with relatively easy access to a nearby pub called the Joiner's Arms, to the NT property of Kedleston Hall and to the city of Derby. The hotel was easy to find, albeit my satnav, using the postcode, directed me to the nearby golf club rather than the hotel itself. The parking area was good, on flat and smooth tarmac, and entrance was up a short flight of stone steps. The hotel itself is an interesting mix of elegant-formal / shabby-chic and staff were friendly and helpful. The restaurant was closed on the night I arrived, but breakfast the following morning was of good quality.
Unfortunately the hotel seems to be struggling to keep up with trivial maintenance issues. The TV remote control was missing from my room and the soap holder in the shower fell down the moment I touched it. Subsequently I realized that the toilet roll holder was loose and drooping; the blind in the bathroom was hanging at an angle as it appeared to have come off from one of its two mountings; the shower dripped noisily and intermittently all night; and an ornamental disc that was the base for the curtain sash cord came off at the slightest touch - and had evidently been glued ineffectively on a previous occasion. Another disappointment was that the breakfast menu permitted one to make only one choice from its list - so that, for example, I was able to have either granola or a cooked breakfast, but not both, which seemed a bit stingy.
Nice location in a lovely building
parking good, welcome warm, breakfast timing requirement asked about, room lovely, bathroom lovely, all spotlessly clean
breakfast not available before 09;00 , so i was offered continental breakfast in my room fridge the promised Continental breakfast was not provided, i assume they forgot not great when you pay for bed and breakfast and only get bed.
Very friendly staff Honeymoon suite - nice ,stifling heat throughout room made a slightly uncomfortable stay however Cleanliness fair Breakfast - long wait for a full english that appeared deep fat fried Dripping in grease Scrambled eggs - microwaved Shocking!
Lovely room, beautifully clean. Great toiletries. Excellent breakfast
No negatives
Unfortunately breakfast is only offered from 8:30am so was unable to get any due to having to leave at 7am as this was a work trip. But will say they did say had they known they could have made up a continental al breakfast the night before to either have in my room or take away with me in the morning.
Location
It’s tired, in need of some updating. Breakfast was awful. Whoever cooked it wasn’t a chef. My wife asked for a latte at breakfast and was told it would be an extra charge. That’s not on,
Breakfast was outstanding I’ve traveled for work for 26 year’s stayed at over a thousand hotels this ranks at no1 The rooms was excellent and fantastic value for money Location great and staff top class overall I truly loved my stay and will 1000% stay again
Absolutely everything
Lovely staff with a warm welcome, clean and comfortable room stocked with everything we needed. Really good value for money
Great location, beautiful room, great breakfast and lovely staff 😊
Everything to be honest, staff were lovely, food & drinks were great, outdoor space perfect
Nothing

didn't get the view we requested
Wonderful staff - very friendly. Lovely room and breakfast was delicious.
Lovely features and furnishings
I had a fantastic stay at this charming bed and breakfast! The rooms were incredibly spacious with beautiful high ceilings that made everything feel so open and airy. The countryside location was peaceful and picturesque—perfect for a relaxing getaway. The breakfast each morning was absolutely excellent, with fresh, delicious options that really set the day off right. The staff were warm, welcoming, and went out of their way to make sure everything was perfect. I highly recommend this place and would love to return!
Would 100% stay again! Beautiful room, gorgeous bathroom with freestanding bath, robe and even bath salts! And I was leaving too early for breakfast so they chef gave me a continental breakfast to take to my room. Amazing service. Lots of parking right outside too, and very very close to Derby city centre! Dream.
We thoroughly enjoyed our stay! It was so peaceful and beautiful; the views were wonderful. The room was bright and clean, the staff were polite and kind, and the breakfast was amazing! Such good quality food! We will absolutely be booking to come back again! Thank you so much for our wonderful stay ❤️
Welcoming and friendly staff, comfortable room, serene location, and delicious food

Lovely hotel, beautiful room, shower was brilliant and bed was comfy. We booked for an evening meal which was delicious as was breakfast. Would definitely book again
All good
Excellent food and comfortable accommodation
Nothing
Beautiful hotel quiet
Love it all
The 2 ladies that run the hotel were delightful, nothing was too much trouble. The food was exceptional. The room was comfy but a little bit small. It did the job though. The shower was scary, too powerful for the size of the shower. Took my breath away as couldn’t get away from the shower head. The first breakfast was delightful, toast was brought over without even asking. Very tasty, good quality food. The second days breakfast still excellent quality however the man serving wasn’t as good as the lady the previous day. We had to ask for the toast and he wasn’t attentive, didn’t ask if everything was ok etc. this is the only reason we’ve marked down by 1 point.
Stunning country house beautifully decorated
The building is nice and has been well decorated. The staff were welcoming. The bathroom was big with a good shower. We walked to the pub via the footpath through the fields, which was fun.
It's not that big a place and it felt a bit like the hotel guests were shoe-horned in around all the events going on. We couldn't really use the bar etc in the evening as there were multiple birthday parties booked in and then the guests were crammed in a little room for breakfast when there were all these big spaces around, being prepared for the next big event presumably. The wifi was very very slow. At breakfast super-upbeat pop (Hanson singing MMbop!?!) was playing loudly from a speaker on the wall directed at the guests like it was for our benefit. Who wants that at breakfast? When we politely asked if it could be turned off there was a slightly shocked response and it was replaced with Frank Sinatra, which was boring. For £160 a night stay, the breakfast could have been made of better stuff and the waitress was slightly run off her feet. The coffee included in the breakfast was horrible (tasted kind of like curry sauce?!), had to pay more to have a decent one.
Lovely location, friendly staff , good nights sleep comfy bed , nice shower
Very friendly and welcoming. Comfortable room and excellent bathroom.
Limited tea and coffee choices at breakfast.
Everything - lovely country house hotel, really friendly welcome, lovely room and facilities, great location for me and a great breakfast the next morning! Would be great to stay again, this time not for work, and explore some of the countryside!
Nothing - it was great!
Beautiful looking property, grand but not imposing. Immaculate - beautiful interior throughout. Great parking at the rear of the property. The lady on reception was warm and welcoming - very helpful and accommodating throughout our stay. Our room was beyond my expectations - thoughtful touches I appreciated very much. Breakfast was exceptional! I can’t wait to come back for another stay here.
There was nothing I didn’t like about the property, therefore I wouldn’t hesitate to return as a guest or recommend.
rooms were beautiful. infact the whole place was gorgeous. very friendly and accomodating staff. breakfast was lovely
