Great location - an easy walk to downtown restaurants and shops, but easy to get in and out by car without driving into it.
Great location and everything they said it was
Nothing
Basic accommodation, clean, helpful host and good location.
Very convenient location and clean facilities.
The room space was little tight. The check in process was a little different. It was all by email which we did not expect.
Clean and quiet
No microwave
The Fountain Creek in is such an adorable spot. I'm formerly a resident from Manitou Springs, so I love the location so close to downtown. The small courtyard next to the creek is lovely as well!
Convenient, clean and quiet. Perfect location for the Incline and proximity to downtown Manitou Springs. 👍🏻👍🏻
The space was very clean. The bed was comfortable. The location was outstanding.
I have no complaints
Perfect location -right outside of town and in walking distance to everything. Quiet and pretty.
Towels are way too small for an adult person!
Staff was friendly and helpful. Room was clean. Parking in Manitou is difficult, so it was nice to be within walking distance to restaurants and the incline.
Room was very small.
The bed was really comfortable
Floor was a bit grubby. AC didn’t work (or we couldn’t get it to work)
The hotel was clean. It was within walking distance of shopping and restaurants. The staff were very attentive and promptly took care of our only problem which was that we had tracked dirt in from the parking lot.
We were expecting a view based on the site but there wasn't one.
It was a decent clean place however be warned if you arrive late at night. It is very dark and no lighting around the property to indicate where I need to enter the property and it is easily missed. After hours there is no one on the property to assist. When I arrived I was given the wrong code as well this was added frustration to my already frustrating arrival and it was late and I was tired. I messengered someone via the app and did get a timely response with the correct code. Check out was not clear, I juswt left with no actual person to speak with.

Convenient location in town. Great staff. The WiFi service is adequate.
Room is a bit small but OK.
Like proximity to food and downtown. Overall a good place to stay. Short trip just for the incline. Would definitely stay again.
Location and cleanliness and very responsive staff.
Not many amenities. No outdoor seating in a beautiful location. An ice machine and or small microwave would be fantastic
It was a great location. It was clean.
The door was wide open when we arrived. It was not locked, which is a safety concern for us. The pillows were at the bottom of the bed.
Beautiful accommodation, very clean and comfortable. Staff were amazing. We asked if we could check in early and they were more than happy to help. Great location and compared to others in the area, their price was so good for the quality. Highly recommend
Nothing! Loved it
Location
Paper thin walls.
Incredible view! The room was very clean and very comfortable.

It was quiet and comfortable. Short walk to town and some sights. Good parking and perfect for my 1 night stay. Will definitely look into booking again if I'm in the area.
No microwave.
Location was great and wonderful to provide parking. Easy walk to the middle of town, the Incline and Red and Iron Mountain trails. Bed was comfortable. Staff was responsive (via online and in person)
Great location—close enough to walk to downtown, but not noisy. We stayed for one night to hike the incline. The room was clean and cozy. Exactly what we needed.
Cost effective, a short walk to downtown, clean, and super easy!
Location
Stinking trash bin right in the tiny parking lot. Upstairs noise was bad. Weird pillows, bring your own. Jacked up rate and 3 day minimum for our upcoming event. No human staff!
Very clean. Good location.
Very clean, great location, love the design, easy check in and check out.
Loved it
I was unfortunately unable to stay at this property due to a communication breakdown between Booking.com and the property. The key code provided to me did not work, and the contact information for staff was incorrect. Booking.com agreed to reimburse me however, I went without lodging for the night. I am leaving this review so future guests aren't stranded and the property can ensure their check-in codes and partner communications are properly synced.
Great location, comfy bed.
No microwave
Very quaint and cute cozy rooms.
Charming little inn just a few minutes walk from the main part of Manitou Springs. Very clean, no staff on site but were 100% responsive to any questions/concerns and checked in to be sure accommodations were up to par. Room was small but super cozy. Highly recommend for a Manitou Springs stay.

Very clean and quiet, the location was nice too!
There was trash outside in the parking lot, possibly a raccoon in the dumpster. I don’t know if staff is actually on site, it was there overnight so I think it would’ve been cleaned up if a staff saw it.
1st time we stayed here. just loved it, was centrally located in the middle of Cave of the Winds.. to Pikes Peak Cog. Manitou is a short walk.. couple of blocks. just walk down to the arcade if you get bored. thank you for Everything.!! Would DEFINITELY Stay Again.!!
Was Nothing here you Won't like. you will just fall in love with it
The property was so cute, clean and updated. This was our first time in Manitou Springs and had no idea about what to expect of the town. The location was amazing and we could just walk around town and felt very safe. The owner was there when we arrived early and was fixing the ac in our room, she apologized that we couldn’t get in early, but much was not a problem with us. We just parked our car there and walked around the area to check it out. The rooms were really cute and had everything we needed. We would love to go back and spend more time in Manitou Springs and we will definitely check out Fountain Creek Inn again!
It is very quaint and picturesque tucked away in Manitou Springs I recommended as a bridge stay or even base operations for anybody trying to hit the trails. recommended for anybody passing through looking for a good night sleep.
This inn has a cabin like feel anybody can become a critic. I was overall happy with my stay
Nice location with walkable food and drinks.
Close to downtown Manitou, Incline, cave of the winds and Barr trail.
Tub plunger didn’t work so couldn’t soak after climbing Pikes Peak.
Clean and quiet, comfortable bed Very friendly and helpful housekeeper
Parking was tight for large vehicle No easy access to ice or sundries
The location was nice.
Close enough to town you can walk.
Excellent location to walk to downtown Manitou and the Cog Railroad.
The descriptions in Booking.com are exaggerated. The Mountain View is across the parking lot/street to the condos and then the mountain behind. If you are at the end of the building you look at a building. The creek/water is under the parking lot and becomes visible to the side of the facility. There was not a picnic area with seating. They provided ear plugs due to the noise - especially if you are on the main level, you hear everything above. Check In is via email with a code for the door. Our door did not lock, directions on how to lock were not included - however the property manager was prompt and kindly helped us. The room is very sterile and unwelcoming. The bed and bath area were clean, the floor felt very gritty. A cafe in town had cleaner feeling floors. I wouldn't use the coffee pot, and there is no ice available. The refrigerator sat very low, and the ice was for cubes about 6 inches by 6 inches. Not a room to hang out and relax in - so have stuff to do. Out of 4 mountain towns we visited this was our least liked accommodation.
Convenient. Quiet. Comfortable bed! Helpful staff!
Close to downtown attractions, restaurants, gift shops, etc. but nothing more.
This property is over advertised pictures show more than it really is. It is over priced setting expectations much higher than the accommodations provide. Therefore they setting themselves up for a failure and host of bad reviews. This is simple Motel-6 like set of accommodations. The place was cleaned but not clean. Towels were washed but grayish with old staines visible , tub cleaned(?) but with hair in it. No office or person on site. This is entirely remote operation.
Great location proximal to Manitou Springs.
The walls were paper thin. We could hear everything next door.
Bed was comfortable and tv with apps was nice.
The amount of noise that easily is heard from others staying. Upstairs tenant was making noise till 1am , sounded pretty much like furniture dragging or things being dropped on repeat and slamming really loud which due to the noise rules being clear I was annoyed by. I wish there was a vending machine or maybe some water bottles something I had to uber to a store just for water. Also more clear instructions on how to lock door I was unaware on how to lock the door and had to figure it out .
Clean and comfortable Great location
Excellent base for Manitou Springs. A short walk to bars and restaurants. Clean and comfortable room. Good communication from host made everything easy.
AC unit was a bit loud
It was modest on amenities. It was clean and in great location. We thought it was a great value and would stay there again.
Bardzo wczesny check in bo 10 . Nie było czajnika żeby można było sobie zrobić herbatę nawet , nie każdy pije kawę .
Location to Manitou Springs centre
Noisy air conditioning, could do with a mirror above sink.
Cute and cozy
Great place in town to stay that is walkable and clean.
Nothing
Very clean ,great location
Very clean and accommodating
Great location, good views
While I was there, the parking lot was kind of small, but that’s a temporary thing City was using adjoining lot
Very clean inside and laid out with a personal touch
Older outside, still very clean
Perfect location, clean and to the point.
The no in-person contact.communication was all via e-mail , I'm a talker and question person.
The location
The room was nothing like what was on the website. There was place to check in and talk to someone about any issues. We canceled our stay and still had to pay for the first night. I have been trying to talk to someone about a refund and she will not call me back. I would NOT recommend this place to stay!
Great location and excellent value for the room. Was a little challenged checking in and a girl named Michelle there made it a lot easier. I am not very AI savvy.
Great place
Would like outside chairs
This is a very well located place away from the craziness but extremely walkable. The "motel" style rooms are equipped with a mini-fridge, nice towels, and a small coffee pot. Most importantly it has a VERY comfortable bed with soft sheets, cozy blankets, and 4 pillows. The communication with the owners was thoroughly pleasant and helpful.
There are only 2 minor reasons this is not a 10. I missed in the descriptions that it didn't have a microwave. I was there for 4 nights so I had to rethink some food options - including no hot leftovers. Not a deal breaker, but not convenient. Also, parking was a challenge one night due to car spacing but the owners told me they are working on expanding paving and have a plan to correct that.
We LOVE this property! Simple, clean and cozy! Staff is great! Second year in a row here and we plan to return every year
Simple, small, basic ...but everything we needed for an affordable, clean, cozy one night stay.
Room was lovely - furnishings and linens.
No staff on sight.
Location
Great location, friendly and responsive staff
Bed not very comfortable. Very thin walls
Location was good. Clean room. Good instructions
Noisy neighbors but they did supply ear plugs
Lovely quiet little spot off the road in Manitou. Room was comfortable and clean, with parking right outside.
Plumbing and aircon in the room are quite noisy when it starts up, but didn't really affect my sleep
The location is great for walking all around Manitou Springs. Room was very clean and bathroom too. We stayed in the smaller room this time as it was only for 1 night on the last night of an 18-day road trip thru 4 states. The suite room was great for when we stayed longer than one night but we had enough room for our suitcases and other bags of food and other things. You can’t beat the price unless you stay outside of Manitou at a chain hotel, maybe. But then you have to drive everywhere. We’ve walked to several bars and restaurants from this property during our two stays.
Not really the hotel’s fault but an alarm clock was going off in the empty room next to us very early in the morning. I work for an airline and this has happened at multiple hotels (in my room) over the past year in the USA so maybe it’s some trend with stupid people to set alarm clocks in hotels before they check out?! Then we heard a woman singing and a toddler crying so it’s easy to hear things apparently. But I wouldn’t hesitate to stay here again. It beats staying in Colorado Springs or Denver area hotels where you have to dodge dangerous criminals and junkies.
The Inn was exactly as described. I loved the location to all Manitou Springs has to offer, just off the edge if the strip. The room was very clean and the bed was quite comfortable. The host was very kind as well! I'd be more than happy to stay here for my next trip to town.

It isn't very clean; there is no microwave, the pillows smell dirty, and one of the blankets does too. The floor is dirty, and the towels are super old.

What guests love
Areas to consider
Cleanliness
8.5/10Frequently described as clean by multiple guests; occasional reports of tracked-in dirt and a slightly grubby floor on one stay and small towels, so generally good but not flawless.
Service
8.8/10Staff described as friendly and helpful and promptly addressing issues, but several guests noted no staffed reception, email-only check-in and a lack of personal touch from the on-site manager.
Location
9.5/10Very strong—repeatedly praised for being within walking distance of downtown Manitou Springs, restaurants, shops and attractions; excellent proximity to the Incline and creek.
Room Quality
7.5/10Multiple comments about very small rooms, tight space, thin walls/noise, some humidity and building creaks; comfortable beds noted but room size and occasional AC issues lower the score.
Amenities
7.2/10Limited amenities noted—no microwave in some rooms, small towels, limited coffee for longer stays; positives include ear plugs provided and a pleasant courtyard by the creek.
Value for Money
9/10Often described as economical and a great value for a short stay given location and cleanliness; multiple recommendations to others support strong value perception.
Food and Beverage
8.5/10Very little food/beverage service mentioned; one complaint about insufficient coffee for longer stays but no major negatives otherwise.
Overall Experience
9/10Overall positive: many guests would recommend or return, praising updates, location and cleanliness despite some small-room/amenity drawbacks.
