Review: Great Bones, But Needs Urgent TLC The Good The location of this property is excellent and accessibility is a major plus. The unit itself has a fantastic layout; the two bedrooms are generously sized, and the kitchen and living room provide a spacious, comfortable footprint. With the right attention, this could easily be an excellent, five-star rental. The Reality I am sharing these details in fairness to future guests and to provide the owner with the "boots on the ground" feedback needed to bring this unit up to standard. Currently, there is a lack of basic maintenance and oversight that has overshadowed the stay. Maintenance & Safety: A wall outlet in the secondary bedroom is missing its faceplate, which is a serious shock hazard. The bathroom door handle/lock is broken and has been replaced with an ill-fitting aftermarket slide bolt. Additionally, the shower valve is broken, preventing switching between the hand wand and the showerhead. Cleanliness & Accessibility: The shower grout requires deep cleaning to remove mold. Furthermore, the tile floors in the bathroom are quite slippery; adding grab bars would greatly improve safety. Climate & Tech: The secondary bedroom AC is underperforming and has no remote. In the living room, the TV would not connect to the Wi-Fi, and despite texting the contact, no resolution was offered. In the master bedroom, I had to use my own personal Netflix account to watch anything, using a remote with dying batteries that were never replaced during my stay. Arrival Issues: We had to wait for the on-site contact to arrive and unlock the unit. A simple pre-arrival check would have ensured the unit was accessible and all systems (AC, TV, and batteries) were functional before we walked through the door. Final Thoughts I hate posting a negative review, but I believe in stating the facts so readers can decide for themselves.

It is fine. Location is perfect. The staff generally was very helpful.

The host gave us the wrong address! The mats of the toilet and bathroom were dirty. Used from previous guest! And the toilet was dirty as well. A/c of the big room was too noisy.

Cctv sould be fixed facing the door, and nowhere else to respect the privacy of the guests. The owner quickly actioned our request.

The property is in a very good location where everything is accessible even the transportation. The unit is so comfortable and beautifully decorated which gave us a feeling of being at home. Ms Rose anne is very accommodating and always respond so quickly and so kind. Building staff are also very nice.

The only downside is the elevator which always take time and most of the time full

It’s very dirty. The floors are really dusty. Not enough towels too. The fixtures are also broken. Door locks don’t work properly.

The host cannot be contacted, assistance is not personalized as what she mentioned “ seamless and personalize’. The communication is thru text however Ang tagal mag reply. The remote control of the TV need to be replace it is difficult to use.

The place has a nice ambience — cozy, clean, yet spacious, making it very comfortable to stay in. It has a complete set of kitchenware and utensils, big refrigerator, microwave oven, toiletries etc. It's also strategically located: SM Megamall is just across the street, there's a 7-Eleven conveniently downstairs, and even a salon nearby. Everything you need is within easy reach! Perfect staycation for the family when in the metro!

3 PM standard check-in instead of 2PM and early check-out at 11AM which is less than a day's rental. But the host was kind enough to accommodate us even before 2:30PM! There's a nice and big flatscreen TV but no Netflix or cable-- we depended on the local channel which was blurred. I didn't bother to ask the host anymore since I brought my laptop.

The interiors were great. Homy and warm. And great location.. just right between 2 malls.

Location, location, location, very close to Megamall, podium, EDSA Shangrila etc, walking distance to Ortigas MRT station, place was spacious and has nice view of the City. The breakfast buffet was pretty good and staff offered great service but not included in the price of accomodation. All staff were courteous, accomodating, responsive reflecting true Filipino hospitality. I like the fact that the laundry service were excellent and great price in my opinion- just drop off then pick up with clean and nicely folded clothes. The host was responsive and nice.

Place has pest problem, lack of toiletries, only 4 towels provided for 3 days stay, no wash cloths and only one hand towel, sunken bathroom is a tripping hazard.

It was a lovely home, good for 4-6 persons. It has most of the things you might need! AC works nicely. Checking in and out was easy. Host was kind and responsive. The place is very close to SM Megamall. We'll book again in the future.

The beddings have traces of glitter and it was kinda itchy. Initially we could access Youtube but lost it when we tried again. I hope there'll be access to Netflix or Youtube in the future.

The place is big for the unit and great price as well. Opposite to Megamall which is great. Hope to come back again and will recommend to others as well.

My family and I had a wonderful stay! The place was clean, cozy, and exactly as described. The host was responsive and check-in was no hassle. Great location—close to a lot of major malls but still quiet and relaxing. I’d definitely stay here again and recommend it to others.

The room exceeded my expectation for the price I paid. Its really value for money. Complete amenities, bed quality is superb that's why we all slept very well coming from long hour flight .All appliances are working / functioning well. Dining, kitchen ambience and space is good for family to relax. I appreciate that parking is also reserved. Im glad I cancelled my booking in Condo near Mall of Asia because of high price and no assured parking.Location is just in front of Megamall.Its my birthday when we stayed so I have a great time, Thank you JM & your partner .I hope we could still reserve the same room again

Absolutely loved the convenience! The apartment was spotless and had a great city view. Being across from the mall made shopping and dining super easy.

First of all, I want share about communicating with Rossan, the Property Manager. At the start of our stay, whenever I requested information from her, she was fast to respond. She provided clear guidance on how to enter the unit using the room key or code she provided and that any time we have a question, she will do her best to accommodate as quickly as she can. She was a great host! Secondly, upon entering the 2 bedroom unit, we knew right away that we were going to enjoy our stay because the unit had a great layout and was classily renovated. You can tell that the owner really put alot of effort into making this unit comfortable for the people that will be lucky enough to book it. It even had a walk in closet that my wife enjoyed and used its functionality. The combination of a great host, an awesome unit, and the fact that it was right across SM MegaMall made for a pleasant and enjoyable stay. I highly recommend this unit! We look forward to our next stay when we're back in Manila. I just hope that this isn't booked when its time to reserve. :-)

The host and unit exceeded our expectations! The only minor observation was the wifi. When using the smart TV, it buffers quite a bit before it streams continuously.

The owner of the AirB&B cancelled my reservation at the last minute. I was already in the taxi from the airport. I had already paid and now I have to wait if I get my money back.

upon arrival at the property there was no electricity i just found out upon entering their place to turn on the lights, so i called the owner that he neglected to pay the electric bill , i was not notified before that i cant used the place. i was shocked .please next time advice your client so she look for another place to stay , so bad experienced and booking . com charged me already for the payment

The place is clean and spacious, comfortable to stay in. It provides basic amenities. Convenient location if you want to go around Ortigas area. Recommendable except for the surprise we encountered towards the end of our stay.

The meralco man delivered the bill. Since we didn't know a bit, we just asked him to leave the bill with us. He threatened to cut the electricity. And true enough after a few minutes the electricity went off. Good thing is we are about to check out. Had it happened earlier, we would be forced to leave the property earlier.

Very accessible and just across SM Megamall. Walking distance to The Podium. The place is clean and spacious. Quick self check-in and check-out. Complete amenities. All rooms are air-conditioned. Love the walk-in closet.

There were roaches. In the 1 bathroom n the kitchen. Only 1 face towel. The bed was very bouncy, very old mattress probably. The sofas arm rest broken n sofa very very old. Kitchen cabinets old.

The convenience of the location. And it has its parking in the basement. It's spacious.

The owner's cleaning staff, didn't clean the sink, and the toilet smells, so the bed sheets and pillows are not fresh I can tell but I already informed the owner's sister. There is also a cockroaches.

Aside from the convenient location, the room was really spacious, and the unit owner was very approachable and easy to reach.

The building is in bad state. There are cockroaches in the unit. The smell in the toilet is not good. The key fob does not work in the elevator, you have to use the service elevator.

Air conditioning

Moulds in the shower, cockroaches in the kitchen, unable to reach the owner we cannot access the door. The staff in the building are unable to help. The number posted told me to contact a different number. No one was answering. We were stuck in the lobby covered in sweat and very tired

We love that the place is very spacious and have a kitchen so we can cook. It can also accomodate big groups. The location is great too! It's very accessible. There are stores nearby and a mall too. The property owner also gave clear instructions on how to check-in.

There are some dust on the windowsills but that part can be improved in the future.

Location was perfect for us as my wife had an early appointment at The Podium the next day. About a 5 min walk away! The accomodation was 1st class, extreemely comfortable and clean with every need catered for, including snacks! Had a wonderful sleep, bed was very comfortable. Smart tv with netlicks etc. Great views of Manila. Right opposite SM megamall so massive choice of eateries, also 7 11 on site. There are 2 beautiful swimming pools available On the top floor, unfortunately we had no time to use them.

Nothing we didnt like. If being picky could have done with bit more instruction on door locking proceedure. However I understand from host.it was very new, so im sure.this will be addressed

I did not know it was an “airbnb” type of accommodation- which I least prefer: does not meet hotel standards of cleanliness, a 24 hour desk. There was mold in kitchen sink, bathroom; dust from excess decor & plastic plants, cockroaches.

NO information that I booked it as AirBNB reason i lined -up for 30 minutes in the hotel lobby ending up to confusion from the receptionist etc.

The security of the guest staying in the hotel. No loitering. The closeness of the hotel to megamall and surrounding area. Accessible to transportation and shopping. Peacefull and best of all the staff are so accomodating.

Breakfast so expensive. No airport shuttle for guest of hotel. No parking for guest visitors.

The unit is strategically located and highly accessible to public and private transport, spa (massage, mani/pedi) and laundromat (both at the g/f of the building), pharmacy, supermarket, convenient store and major shopping malls. It is literally at the back of Mega Mall. The price is also practically reasonable for a 2 bedroom accommodation with a decent kitchen and living room. The walk in closet is a plus. It is very close to home whether you're an expat after convenience and proximity to amenities or a local who just wish to relax. Although WiFi and Netflix are expected, little treats and snacks are welcome surprises. There's even a medicine kit for emergency! Host was prompt in replying to queries.Check in and out are a breeze.
