It is right next to the park toilets, and people walk right by the cottage, but that is more than made up for by getting the park to yourself at night

Would not recommend for two pairs of adults. The sofa bed is rather thin and would be uncomfortable. Perfect for kids though.

Reviewed May 15, 2026We love staying at Theos cottage, it just gets better each time. Set amongst birdlife, it couldn't really get more tranquil. Theos cottage is spacious and well appointed with a super comfy bed and the bonus this time, of a beautifully refinished kitchenette and bathroom. We can't wait to stay again.

Reviewed Feb 27, 2026Very accommodating staff, well informed of local services and the room itself. Our son loved the animals and the view. We loved having a beautiful space to explore and stretch our legs after a big day travelling. Gates were locked so our vehicles were safe and plenty of parking for both our vehicles and a trailer with plenty more to spare. We definitely regret not taking an extra day at this space to enjoy the full extent of the park and walks.
Nothing to dislike. It was a great stay.

Reviewed Jan 15, 2026The location was great out of town but close enough to town to get supply's only took cuple minutes. This place was amazing unbelievable value for money absolutely loved it. The staff are friendly and accommodating. Knowledgeable. The grounds are impeccable, nice clean paths to walk on. The cottage was very comfy and clean had everything u wud need.being in nature and seeing all the different animals was beautiful.
The shower needed to be little better pressure was not good.

Maybe provide a little more space inside the bedroom cupboards. Will be great for longer stays.

Reviewed Nov 1, 2025Absolutely loved our stay. Being in the bird sanctuary, being able to do bushwalk and explore everything after everyone was gone was incredible. The whole place, accommodation and staff were exceptional. Being surrounded by Tui’s, ducks etc was fantastic. If you’re a nature lover - you’ll enjoy this place

Reviewed Oct 23, 2025Was immediately calmed and settled upon our arrival - so peaceful to watch the tui flying about and to watch the evening roll in. Was wonderful that staff helped make sure that we were sorted before they left the site. We were warm and snug during the night. Despite the weather event, we had a nice start to the day hearing the tui around the cottage and even enjoyed a lookout walk before the wild winds hit. Thank you for being accommodating to our neurodiverse family!
We really wish we could have had more time to stay - the weather didn't sit on our side this time - so we made the call to leave early to travel home to be on the safe side.

The special surrounds: being on the property of Ngā Manu, which was on my list to visit as dear friend Joy had volunteered here and had loved it.

Reviewed Oct 18, 2025The location. The fact that you can just stroll out into a Reserve Ngā Manu with all its fabulous tracks, restoration plantings and bird life. The kowhai trees in flower were looking absolutely splendid. Operations manager Rhys gave us a fantastic introduction into Dactylanthus and Mistletoe. We feel much more confident that we can establish populations in our project area, too. And team member Andrew was utmost helpful in the booking process, answering all NZ questions. .
That nobody was able to influence the weather. It was wet and grey all five days we stayed at Kapiti coast, which reduced our planned activities a lot. But staying in Theo's cottage made the dull days much easier to still relax and have a lovely holiday.

Reviewed Sep 2, 2025What a lovely little cottage! So cosy and comfy. The bed was fantastic! Huge, no 'roll-together' and very comfortable - we both slept very well. Waking up to the Tui singing and Kaka running across the roof was the best wakeup call you can get! Good supply of tea, coffee & hot chocolate and we were given a jug of milk to see us through. The sofa was comfy to curl up on and we watched a movie to pass a very wet afternoon. Next morning was fine so we got to take a stroll through the reserve and chat to the ducks, eels and other birds.

Reviewed Apr 22, 2025The location in the middle of a bird sanctuary/reserve was exceptional. We had not expected the walk through the bush and the beauty of the place. The cottage was extremely well equipped and comfortable. Many interesting stories associated with the art and the history of the place. The staff were excellent- friendly and helpful. I would highly highly recommend a stay at Theo's Cottage or at the very least a visit to the reserve. It is an important place conserving both natural bush and creatures.
We enjoyed it all - no problems or issues.
