The location is also fantastic. We were able to walk almost everywhere we wanted to visit in central Florence, with the major sights, restaurants and beautiful streets all within easy reach.

Mario è una persona davvero ospitale, gentile e disponibile. Al mio arrivo mi ha accolto offrendomi un caffè e persino una birra, facendomi sentire subito come a casa. Mi ha dato ottimi consigli su dove andare e cosa visitare. L’appartamento era ancora più grande e bello di quanto sembrasse nelle foto. Tutto era pulitissimo, curato nei dettagli e incredibilmente autentico. In ogni angolo e in ogni oggetto si percepiscono la storia e l’anima di questo luogo. Mario è un anfitrione dal cuore grande e mi ha aiutato con grande gentilezza in ogni mia richiesta durante il soggiorno. Un posto speciale, pieno di atmosfera, dove mi sono sentita davvero benvenuta. Consiglio questo appartamento con tutto il cuore e spero di poter tornare presto!

硬伤是次卧是弹簧床架，夜里翻身会“吱吱”作响，容易影响家人睡眠。 空调只有大卧室有，虽然开门能给客厅沙发床区域散热，但要是遇上极端热浪，效果就有限了。 另外，走廊的感应灯有点烦人。 插曲： 客厅空调被前任住客连开72小时造坏了。房东一脸无奈地说：“周边房价都卖200欧一晚，修理工还坐地起价，我这房价真cover不了修理费啊！” 好在大卧室空调给力，房东还送了红酒安抚。我们也不白拿，回赠了一包中国顶级美味——榨菜丝！中西合璧，完美收场。 （温馨提示：谷歌地图定位偏差很大，别被它带沟里去啦！或者直接定位“Ristorante La Spada"，民宿就在这家热门餐厅的对面。）

Extrèmement bien situé dans le centre-ville, rien à redire. Appartement très propre et avec assez d'espace. On a fait dormir 2 garçons de 12 et 14 ans dans le canapé-lit. Il y a une grande pièce qui est commune à deux appartements qui peut être utile pour se détendre, mais on a pas ressenti le besoin de l'utiliser. Salle de bains agréable. On a pas vraiment testé la cuisine donc on ne peut pas la juger, mais elle était bien équipée. Mario était un hôte très prévenant et efficace. Il a un arrangement avec un garage pour pouvoir garer une voiture, mais bien contrôler les prix et les conditions avec lui avant

Notre lit grinçait, le sommier à ressorts fait qu'on réveille facilement l'autre quand on se retourne pendant la nuit. La clim n'est installée que dans la grande chambre, en laissant les portes ouvertes ça peut rafraichir la pièce om il y a le canapé-lit mais en cas de canicule (comme pour nous) c'est un peu limite. La lumière du couloir qui se déclenche par détecter de mouvements est un brin agaçante.

Mario was very nice to welcome us. we stayed as a group of four for one night and the rooms were very comfortable. We came with our car and left it in a partner garage in the ZTL next to the accommodation. It's a great, air-conditioned apartment !

Abbiamo trascorso due notti splendide alla Florence Guesthouse e non possiamo che lasciare una recensione super positiva. Siamo una famiglia con due bambine di 7 e 11 anni e ci siamo sentiti accolti come a casa fin dal primo momento. Mario è stato gentilissimo e sempre disponibile: ci ha aiutato con consigli pratici sulla città, indicazioni per muoverci con i mezzi e suggerimenti perfetti per famiglie. La sua attenzione e cortesia hanno davvero fatto la differenza. La camera era pulitissima, spaziosa e molto confortevole, ideale per chi viaggia con bambini. Anche la posizione è ottima: tranquilla, ma vicinissima alle principali attrazioni di Firenze, raggiungibili facilmente a piedi. Un soggiorno che ci ha lasciato un bellissimo ricordo. Consigliatissimo, soprattutto per chi cerca un posto accogliente, curato e con un host che mette davvero il cuore nel suo lavoro.

Abbiamo trascorso un soggiorno davvero piacevole. L’host è stato estremamente gentile, disponibile e sempre pronto ad aiutarci per qualsiasi esigenza. Ci siamo sentiti accolti e assistiti in ogni momento. L’appartamento si trova in una posizione davvero eccellente: centralissima e comodissima per raggiungere a piedi le principali attrazioni, ristoranti, bar e negozi.

Apartamentai yra vakarinėje senamiesčio dalyje. Netoli traukinių stoties ir visų miesto lankytinų vietų, kurias paprasta pasiekti pėsčiomis. Šeimininkas malonus ir pateikia paaiškinimus kaip kur nukeliauti. Mielai leido palikti lagaminus anksčiau ir pasiimti juos vėliau po išsiregistravimo, buvome pasitikti su skanaus vyno buteliu. Virtuvėlė nedidelė, su langu į vidinį kiemą. Kondicionierius yra galiniame miegamajame, bet gerai atvėsina visus apartamentus. Bendroje erdvėje galima atsipūsti ir išgerti kavos.

The location and value were especially fine. The place is quiet and we were able to rest well after a long road trip. Bed and mattress were confortable in both rooms. The manager helped us a lot with the parking of our car in a private garage. Best thing is that we were in the center, within easy walking distance from everything so we could even go to the accomodation for a few hours at noon while it was very hot outside and come back to the streets a few hours later in the afternoon. Adjacent to the accomodation there is a caffe and there is a nice place where you can get takeaway food if you are in a hurry and also a supermarket.

Mario the owner was a superb host and treated us like family sharing his life experiences and recommendations on how to best visit and enjoy Florence like a local. He would regularly give us wine and beer from his store below the apartment. I would gladly host him in my home in the USA. He was that nice and genuine of a man

We had a wonderful two-night stay here in Florence! Mario and his wife were incredibly kind and welcoming, greeting us personally and even surprising us with a bottle of wine, which was such a thoughtful touch. The apartment was spotless, spacious, smelled wonderful, and was exceptionally well maintained. The linens were fresh and clean, the kitchen was fully equipped with everything we needed, and both the air conditioning and Wi-Fi worked perfectly. The location was fantastic—right in the heart of Florence and within walking distance of everything we wanted to see and do. We couldn’t have been happier with our stay. Mario’s personal touches and outstanding hospitality truly made the experience special. He was incredibly easy to communicate with, checked in with us every step of the way, and made the entire process effortless from start to finish. We would highly recommend this apartment to anyone visiting Florence and would gladly stay here again!

Está bastante cerca de cualquier punto de interés. 10 min lo más lejos. Buen colchón y con aire acondicionado y como estos días teníamos 38 ºc pues muy bien. Tiene un pequeño frigo y en la alita de fuera que es compartida, cafetera, vasos, tenedores, platos. Además, el dueño nos dio una botella de vino de cortesía y nos dejó todo explicado. Se puso en contacto por WhatsApp para preguntarnos si estaba todo bien, todo un detalle

El aire acondicionado daba directamente a la cama y los que hemos tenido catarros por ese motivo, teníamos que quitarlo por la noche

L'appartamento è situato in centro a firenze e vicino a tutto. È molto insonrizzato e climatizzato. Il titolare è stato molto accogliente. Abbiamo ottenuto tutte le informazioni utili per soggiornare comodamente.

Mario was a wonderful host. He guided us on where to affordably dine well as well as places to get some supplies (especially water). His store makes excellent sandwiches, which we enjoyed each day. Also, he guided us to a nearby laundromat for our washing and drying needs. This property is centrally located to all the main sites as well as many great restos and amenities.

We have no complaints.

We had a wonderful stay at this apartment and would highly recommend it to anyone visiting the area. The apartment was spotless, comfortable, well-equipped, and had everything we needed for a relaxing stay. The hosts were exceptionally welcoming, friendly, and helpful from the moment we arrived. They went out of their way to make us feel at home and provided excellent communication throughout our stay. The location was fantastic, and the apartment was beautifully maintained with great attention to detail. We truly appreciated the hospitality and would not hesitate to stay here again in the future. Location was very walkable to anything you wanted to see or do. The host is lovely and accomodating. The space had a private bedroom and bath, kitchen and a sitting area with a pull out couch.

The only thing to note is the a/c unit is in the back bedroom. If you have someone sleeping on the pull out couch it gets a little toasty in that area. That's the only thing that makes it a 9 instead of a 10.

Mario was very friendly and helpful. The apartment was clean, comfortable and in a great location. He gave us many useful local tips and was always quick to respond. We really enjoyed our stay in Florence and would happily stay here again.

Mario è stato gentile e disponibile, abbiamo fatto il check in prima dell'orario previsto perchè la stanza era già pronta e abbiamo potuto lasciare i bagagli all'interno dell'appartamento il giorno seguente, anche dopo l'orario del check out. Dà buoni consigli e ci anche anche regalato una bottiglia di vino all'arrivo. Inoltre il B&B si trova in una posizione fantastica, vicino alla stazione e comodissima per raggiungere le principali attrazioni di Firenze.

In tutto l'appartamento ci sono solo 2 finestre che si affacciano su un cortiletto chiuso: una finestra nel cucinino e una finestra in camera da letto; pertanto, l'appartamento è buio. Il bagno si trova in fondo all'appartamento dentro alla camera da letto principale e, per andare in bagno, bisogna necessariamente passare dentro questa stanza; può essere una scocciatura per chi dorme nell'altra stanzetta dover passare in una camera non sua ogni volta; noi non abbiamo avuto problemi perchè eravamo 4 amiche, ma per due coppie è scomodo. La prima stanzetta adiacente alla cucina è stata ricavata da un corridoio e delimitata da pareti in legno e vetro, ma è priva di finestre. Gli arredi sono piuttosto datati.

Una experiencia increíble, gracias a Mario. Quedamos absolutamente conformes con nuestra estadía. Mario, el propietario, nos brindó una atención excepcional desde el primer momento. Al llegar, nos recibió con un vino de bienvenida delicioso, un gesto muy cálido y especial. Durante toda la estadía se mostró siempre amable y dispuesto. Al momento del checkout, tuvimos la posibilidad de dejar nuestras maletas guardadas en el lugar, lo que nos facilitó mucho el último día. Sin dudas, es de esas personas que hacen que un viaje sea memorable. ¡Muy recomendable!

Mario was the best host ever. He gave us great advice and was just fabulous with his communication. The location of his guesthouse is 10 out of 10. It was clean and comfortable. I will definitely visit Mario and stay at his guesthouse if ever in Florence again. Thank you Mario and your wife for everything you did for us.

The score doesn't match the conditions, it is falsely inflated. The owner insisted multiple times we give him a 10/10, but the property is barely a 6. Smells like mold and old furniture, spoons and cutlery dirty and sticky, almost no internet connection. I do not recommend, don't get fooled by this score

Mario and his wife greeted us as we arrived a little early. Assisted us in every way. We had lovely sandwiches from his shop and bought some olive oil etc. Lovely restaurant “Le Spada” on same street. Must try their quiche. Everything was walking distance. Small coffee shop also right below on the corner.

Everything was perfect.

Mycket bra läge, rent och välstädat. Motsvarade våra förväntningar. Ett plus i kanten för ett välsigt gulligt värdpar som kan oss den lilla extra servicen. En flaska vin vid ankomsten, kaffe och frukt på morgonen gjorde oss extra glada. Vi återvänder gärna!

The flat is nice and comfy. Location is really central, convenient walking distance to every where. The host is very nice and welcoming

First of all, Mario, our host made us feel at home. I can tell he genuinely cared for my family and I. He provided a crib for my daughter and checked in on us regularly to make sure we were okay. We weren’t prepared for rain but a storm passed by and he kindly let us borrow umbrellas to go about our day. The home is in a perfect location. Less than 10 minutes walking to all the major attractions. The small cafe on the corner downstairs was nice for a cappuccino and croissant every morning before we went out to explore. I am grateful for Mario and his home. It made exploring Florence enjoyable. My daughter is only 6 months old and she won’t remember staying here but I have a video of her in the common living room rocking in front of the window that I will cherish forever.

We had a wonderful stay at this charming accommodation in Florence. The location was absolutely perfect—close to everything we wanted to see, yet still full of authentic local character. The building itself is old in the best possible way, with a truly Florentine atmosphere that made our stay feel special and memorable. The apartment was very clean and well-maintained throughout. Both the main bed and the sofa bed were surprisingly comfortable, which made a big difference for our whole family. Mario, the owner, runs a shop on the ground floor and was incredibly kind, welcoming, and helpful during our stay. He made us feel at home from the moment we arrived. Overall, this place combines comfort, authenticity, and a fantastic location. We would happily stay here again and highly recommend it to anyone visiting Florence.

L'établissement est très bien situé, en plein centre ville. L'établissement est authentique et typiquement florentin.

Le parking privé est payant (30 euro/jour). La cuisine possède uniquement une seule plaque de cuisson (électrique), ce qui est très limité pour 4 personnes. Les taxes de séjour ne sont pas compris dans le prix, contrairement à ce que l'annonce indiquait. L'hôte promet des invitations contre des bonnes notes sur l'établissement, ce qui fausse l'avis des utilisateurs.

We had a great stay at this property. Mario was very helpful and kind throughout our stay. The accommodation was very clean and in an excellent location, making it very convenient for exploring Florence. If we visit Florence again, we would definitely choose to stay here again.

Siamo stati in questa struttura in quattro (due adulti e due bambini) e ci siamo trovati benissimo. La posizione è centrale e molto comoda per raggiungere facilmente tutte le principali attrazioni. L’appartamento è spazioso e impeccabilmente pulito. Il sig. Mario è stato estremamente disponibile e gentile: al nostro arrivo ci ha fornito preziosi consigli su cosa visitare e sui migliori posti dove mangiare. Consigliamo vivamente questa struttura e torneremmo sicuramente!

I totally loved the place, a real authentic museum. Everything is 5-15 minutes walk away. The owner is a kindhearted, sweet person, helpful and opened to help. I will definitely recommend for anyone and especially for those coming to see Florence for the first time.
