First of all, I just want to say the manageress is lovely. She really is a very sweet woman, very helpful and friendly. However, I think she knew the room was a problem so I suspect it is common with that particular room. But it was the last room available.

Room no.9 is absolutely shocking. The state of it isn't suitable for guests. The bed is awful, creaks constantly, the mattress falls through the bars, if you sit on the end of the bed (no chair) it feels like you'll go through. The light fan doesn't work and it was ridiculously hot, only a tiny window to open, unbearable. The shower is a dribble, the ceiling looks like it is going to fall down any minute in both the bathroom and bedroom. There is no handle on the inside of the toilet and bigger ladies, you will struggle to squeeze past the sink to even get to the toilet. The sides were dusty and filthy, I picked a cup up to use it, tea stains all round the outside and hair, dust and muck all round the rim. Honestly I could only cope staying there for 1 night because it was so bad and I couldn't sleep at all because of how bad the bed is. I actually cried the 1st night and was going to sleep on the beach, it would have been much more comfortable, but was talked out of it. I actually left the following day, my Sister came nearly 3 hours to get me because I couldn't stay there, it's not fit for purpose. Had to book elsewhere last minute which cost a lot more so last minute. Sorry but the room isn't to an acceptable standard. To make it worse, when booking.com contacted her for a refund, she refused to respond to them to put it right. Very disappointing, personally I would avoid, it will ruin your stay.

Beds were very uncomfortable with really hard pillows and the door lock to our room (10) was broken but couldn't find any staff to inform them that night ir the following morning

The surroundings looked like a war zone with an actual fallen down building it was uncomfortable and unsightly with wall paper falling off stains and generally miserable interior bed were like rocks lots of banging

We had a grpund floor room so that was great and Mandi the host was a lovely lady and host.

It was a great stay for one night cos we had a ground floor room and Mandi the host is a lovely welcoming lady.

Poor toiletries, no soap.. Staff was not available, and no one to complain to until we left. Mattress was old spring type, and I couldn't sleep.

Unfortunately, the property was not as described or shown in the pictures. The bedding was not clean, the carpet had not been hoovered, and the bathroom was filthy. The mattress was extremely uncomfortable, and you could feel the metal frame underneath. There was also a foul smell in the room. The toilet paper provided was wet, and the towels had a damp smell. Overall, the cleanliness and condition of the property were very disappointing and did not match the standard portrayed in the listing. I would not stay here again.

Very out dated and cold bathroom was small floor was lifting going in to bathroom so it was a tripping hazard dust everywhere window handle in the bathroom broken bedroom window didn’t close right the owners were very loud till 4 in the morning bedsheet didn’t fit the bed so kept coming off matters had stains on it very outdated bin was dirty kettle was dirty from the hotel room you could see a lot of rubbish abandoned building it the side of it wouldn’t stay again

Fantastic location, so convenient to everything. Our room was clean and bed was comfortable. Great wee bar downstairs and staff lovely (thank you Mandi). We will definitely stay here again.

Missed having a mirror in the bedroom, but really can’t fault our stay for the value.

The owner was lovely. Was very friendly. The location was amazing. Right by the main part of the seafront.

Every floorboard creaked. When people in the room above moved around it woke us up. The bed creaked. The toilet and the sink were so close together that it was hard to use the toilet. The shower went from freezing cold to burning hot and then no water coming out. The furniture in the room was very old and peeling. The wall paper was coming off the wall with bits of it pulled off in places. The curtains were full of dust at the top with what looked like bleach stains on them. The view was of a derelict hotel right outside the window. I won’t be staying again.

Honestly the hospitality is great ! Nice little communal area with pool table and bar. Great value for what they charge. Bedding was fresh and clean , always asked if we needed new towels,bin bags etc. Day or night Mandy the host was amazing ! Very close to the central pier and town centre about 5/10 minutes walk depending on ability.

Couple of DIY issues and deep cleaning needed on some things ,bathroom door didnt shut,bits of wallpaper hanging off and some dust in fans.

Very accommodating I can't manage stairs well & given room on ground floor which was good location is great as nearby for everything

Great value for the price! The bed was super comfortable, we appreciated the complimentary tea and coffee in the room, and the owners were so friendly and helpful :) The location was within walking distance of everything you could possibly want. We would definitely stay again!

The walls were a little thin so we could hear the snoring and conversations from the guests in the next room, and the temperature of the shower was not the most consistent.

Great location , bed was comfortable , manager was lovely . We got a fan the second night from the manager which we were grateful for as we couldn’t get a fan in any off the shops .

We were on the very top floor , I do understand we were offered a different room the next day but didn’t want to move every thing again . Room was very small and so was the toilet / shower .

Did not get chance to find out as was moved to different b&b without any knowledge neither did the staff, the lady on arrival was very apologetic about this and tried her very best to resolve but took 30 mins to get hold of someone, because the manager of the properties would not answer phone.

Just stayed at this location for a week and can't fault anything john and mandi are amazing hosts always making sure everything was OK and checking if we needed anything on a daily basis. Location is perfect for families with kids just a 2 minute walk along to coral island and the beach front. Already booked to return in September. Highly recommend this hotel.

Very cheap, just behind coral island, very central to Blackpool so convenient.

Wallpaper in the halls is peeling, could do with redoing, and the shelf housing the tea and coffee in the room too

the bed was a small double not even a standard double, the mattress was very thin and poor

I liked that there was a pool table.

The room was a good size but it was dirty. Stains on the carpet, wall paper ripped, TV would not turn, off had to unplug it; could barely see the TV if either the curtains were open or the light was on. The bathroom had fag burns on the floor, and the roof in the bathroom had toilet paper stuffed in the cracks. The area was dilapidated and run down; nearby buildings with no windows and now home to pigeons and their excrement. The 'locals' were predominantly alcoholics and drug users.

Wallpaper tatty and hanging off, bathroom door didn’t shut properly and was very tiny, door to room rattled from Wind, bar wasn’t open past 10pm the note on the door said to ring bell before 11pm to get service but no one came , and very noisy neighbours at 3am in the morning was woke up and kept awake

Lovely welcome . Great location, friendly owners , nice and quiet for a busy place .had a lovely homely feeling . Great value for money . Bed was comfy. Tea and coffee making , was a bar if you wanted it and if was closed you just had to call and they would come and open thought this was nice . It was spotless , wee arrived early to ask if we could leave our bags and go back out and come check in later , but to a lovely surprise, the owner said you can have your room now , leaving us the rest of the day to enjoy.clean . Comfortable , fresh clean bedding , great location I couldn't ask for anything else , especially for the great price and location .Would definitely stay here again .

The location was near everything we needed. The bathroom was clean and the bedding was fresh. The price was very cheap.

The mattress was appalling I've slept on comfier floors could feel every spring we aren't the smallest of people but I reakon even a child would feel them. The bathroom was tiny you couldn't turn the shower on or off inside the cubicle it was operated by a switch in the room. The TV would not switch off with the batteries held in the remote with tape. As you walked in you were met with the smell of weed smoke and it would draft into the room every so often and it was equipt to be a family room. To the owners a new mattress on the double bed would have made a massive difference. My partner has hurt is back from sleeping on it. Good job the bunk beds had quilts as we slept on top of the quilt and used the single ones to sleep with and could still feel the springs. Carpet was dirty and the wallpaper was patchy and hanging off in places. Towels supplied were large hand towels cheapest toilet roll you could think of. Requested clean towels for the 2nd day they never arrived even on the 4th morning when we were leaving. If the bed would have been decent we would have stayed for the weekend as the other bits were expected at such a cheap price. But a decent mattress costs nothing these days as they were good on the bunk beds.

The hotel is close to all the attractions in the town centre, easy walking distance. Everywhere was very clean. Very good value for the cost
