It was amazing. The room was spotless, beautiful, comfortable, with a gorgeous view and just steps away from the hiking trail. The food was expensive, but it was delicious and convenient. Being up there you don't want to waste time cooking, just enjoying the place, so the food price is worth it.

The pillow was too big.

This is delightful place managed by Ram who booked us delicious and filling Nepalese/Omani food. Such a lovely man who just wanted us to have a great stay. The room was very comfortable and modern. There is a place to park and you are right at the start of the Balcony walk. The road up is under construction and is bit tough in places although very manageable with a 4x4. The owner is also very helpful and organised a trip to a wadi for us. We also did a walk towards Jabal Shams from the Sami resort down the road. Plus don’t miss Cliff cafe for a great coffee on your way up and down and to see the incredible view.

Not much else to do locally, although ok for a chilling couple of days. The gravel road up is fine in a 4x4, but could be challenging in an ordinary saloon, although it is being rebuilt so this should improve over time

Location was superb, right at the very start of the balcony walk hiking trail. The view from the bedroom window was incredible, looking right out over the canyon. This is what you pay for and it is worth the difficult drive up to the guest house (in a 4x4). Ram was an excellent host who really looked after us with breakfast and dinner. The room was spacious and very clean.

The place is very nice, located right at the start of the Balcony Walk. You can watch the sunrise directly from your room and the sunset from a nearby hill. The room was clean and comfortable. We also had both breakfast and dinner there, and everything was very good. The host was friendly and allowed us to check out a bit later, which gave us enough time to shower after the hike. They also accept card payments without any issues.

Wir waren zwei Tage in den Bergen und haben uns sehr wohl gefühlt, das Zimmer ist sehr sauber und liebevoll eingerichtet. Das Haus ist neu. Wir wurden sehr herzlich willkommen geheißen und ausgezeichnet bekocht. Der Sonnenaufgang ist aus dem Bett zu sehen. Klare Empfehlung.

Beautiful mountain views right from the bed, perfectly located at the end of the road just in front of the Balcony Walk trail. The room was spacious and spotless, with excellent AC/heating, reliable Wi-Fi, comfy bed and pillows, and a large glass door/window showcasing an incredible view. The shower had great water pressure and stayed nicely warm. Friendly staff and convenient on-site parking. Breakfast and dinner are available for 5 OMR each per person, even during Ramadan. Highly recommended.

A visible sign with the hotel’s name would be helpful, though there are only a few properties in the area so it’s not hard to find.

Amazing view of the sunrise, great that it is at the start of the Balcony walk, beautiful sunset views also and the most amazing part is Ram. The host at Panorama Guesthouse. Serene and welcoming energy, great chef and he made us feel at home.

Everything was great Ram manages the property & is the resident chef. Delishous meals. Promply responds to anything you need. Really makes you feel at home. Parking is inside the courtyard gate Omani owned property owner is from the village. Supporting locally owned is always my traveling goal I walked past or drove past my other considerations for Jebel Shams 2 night visit while here...this is the right choice! Exceptionally friendly and helpful staff- very welcoming and accommodating of dietary requirements (peanut allergy and vegan!) Perfectly located for the balcony walk, with amazing views from the dining area and room. We stayed for two nights and were very comfortable and well looked after. We paid 5 OMR per person per meal which we paid on departure. I can really recommend staying here.

The bathroom was slightly draughty and the drains smelt ever so slightly in there - this is however not unreasonable given the mountain location!

Located meters away from the start of the Balcony Walk, beautiful view towards the canyon, very comfortable bed and good shower. Charming, very friendly and helpful host. Good and plentiful food for dinner and breakfast.

It was hard to find, as there is no signage. Small leakage on the bathroom floor.

We had an absolutely fantastic stay at the guesthouse. You are greeted by the friendliest Nepalese man, Ram, who truly makes the whole stay unforgettable. He is incredibly attentive and goes above and beyond to ensure your stay is a pleasure. The guesthouse has everything you need and the views are beautiful. You can watch the sunrise right from your bed without even getting up. If you’d like to start the trail early, Ram is more than happy to have breakfast ready for you. There is also private gated parking, which was a big plus. No goats climbing over your car.

We had the best stay! Raj, our host, was absolutely fantastic...and quite the chef! After we arrived, we went immediately to the Balcony Walk which was just steps from our room. We relaxed a bit and then went upstairs for dinner which Raj had made. We watched the sunset from the patio before dinner. We had lively conversation with Raj and a couple of the other guests who were staying in the other two rooms. Because there are only three rooms, it lends to the feeling of being a welcomed and valued guest. Time and time again Raj reminded us, "This is your house!" Coffee and tea were plentiful. The room was clean and very comfortable. The bathroom was clean and the shower was hot. Our wake up call was the neighbors herding their goats into the mountainside. You felt like you were back in time. We watched the sunrise over the mountain from our bed and then went upstairs for breakfast. Breakfast, again made by Raj, was plentiful and delicious. We absolutely loved our stay and would recommend this property a thousand times over.

Aan de rand van de kloof en startpunt balcony walk. Grote kamer met veel glas, dus prachtige view op zonsopkomst. Er is verder weinig te doen. Het dorp heeft een paar huizen, hotelletjes en verder lopen er vooral geiten en schapen. RAM maakt ontbijt en avondeten en dat is goed en niet duur.

Wifi wisselt erg qua sterkte, maar dat geldt ook voor ontvangst via mobiel.

Our stay hosted by Ram, in a small guest house at the top of the mountain, was incredible and of a rare quality. The only master on board in this place, he takes you from the outset into a world of half-Nepalese, half-Omani gourmet flavors, attentions and kindness. We were particularly touched by his simplicity and generosity of soul. As for the place, its design is remarkably modern and comfortable while highlighting the authentic character of the local surroundings.

My friend and I travelled through several cities across Oman and stayed in different accommodations, and this one was by far the best. The beds were very comfortable, everything was clean, and the mountain view was absolutely stunning. The starting point of the hike was right outside, which made it even better. The staff were incredibly kind and welcoming. We watched both the sunset and the sunrise from our room, and both were breathtaking. I had never seen sun rays so clearly before. It was truly special. The only thing to be aware of is that there aren’t many restaurants or cafés nearby, so it’s a good idea to bring some snacks if you want. That said, the food served at the accommodation was perfectly fine. Highly recommended!

This isn’t a big issue, but there’s no cupboard or wardrobe in the room. There were three hangers provided, which we used to hang our clothes. :)

The room was spacious and beautifully decorated, comfortable and clean, with big windows looking out over the area. It was right at the start/end of the W6 balcony walk and a great place to relax for the evening and morning. We enjoyed talking with Ibrahim (the owner) and Ram (hopefully I am remembering that right) was incredibly helpful, making sure we had everything we needed and adding a real sense of joviality to the place - dinner and breakfast were delicious!

Exceptional stay. There are only 3 unit and each have floor-to-ceiling windows with a striking view overlooking the main valley and walking trail. The trailead is a 1-min walk - almost impossible to be closer. The room was clean and super comfortable. We enjoyed the meals cooked by the in-house chef and got to know the other people staying at the Guest House. We also enjoyed the surounding ambiance being surrounded by locals who are raising goats. What an authentic vibe!

Schönes Zimmer, direkt am Start vom Balcony Walk Ram war sehr nett und hilfsbereit, sein Abend- und Morgenbuffet war ausgezeichnet. Parkplatz innerhalb der Liegenschaft, gutes Wlan, Fusche mit gutem Wasserdruck und warmen Wasser. Bitte beachte, dass die Glasfronttüre einen Spalt offen ist und dadurch Kälte ins Zimmer kommen kann. Es gibt aber eine Klimaanlage, mit welcher man auch heizen kann.

Wir bezahlten rund 89000 OMR für eine Nacht, was wir trotz gutem Essen und Lage als sehr hoch empfanden.

Very clean and comfortable and situated next to the trailhead for the balcony hike. The room has a veranda which is great for watching sunset and sunrise from. A special mention for Ram who made us feel very welcome from the moment we arrived and cooked a delicious breakfast and dinner!

The location is great overlooking the wadi and valley below. The balcony walk starts right out the front. The room is spacious, comfortable and with a nice view over the surroundings. The bathroom is great. Dinner and breakfast was very nice. The upstairs patio for dinner and breakfast is pleasant. Our host was very welcoming and made sure we enjoyed our stay. Secure parking at the guesthouse. .

A nice place if you plan to Jabal Shams W6 - Balcony Walk Hike. Stay one night including dinner and breakfast. The staff is really nice. Foods are simple but good. I enjoy the sunrise in front of room. Highly recommend for the hospitality and comfortable room.

Cooler air in summer!! Only metres from start of the balcony walk. Very clean and modern. Ram was perfect host. We left our 2wd at Al Hamra and they arranged great transportation 45 OMR. Easy.

Non si può scegliere un posto migliore! La posizione e il servizio di trasporto (fatto personalmente dal gestore) sono un plus difficile da trovare. Le camere sono stupende, il cibo è buono e abbondante. Il proprietario si è dimostrato voglioso di migliorarsi chiedendo consigli con un canale di ascolto aperto. Davvero non esitate e scegliete questa struttura.

Come già consigliato a lui una miglioria sulla terrazza perché in Oman in alcune stagioni le temperature salgono e la parte verandata può essere molto calda!

Location is amazing for the Balcony walk. Parking available just outside room. Breakfast and dinner available (we chose dinner and it was really tasty. We loved the Nepalese man who cooked the food). Rooms are modern and well thought out

To the man who owned the property, please be more kind to your staff! He was so attentive to us, and did not wrong- yet you spoke so rudely to him. The way you respect others is so important. Remember that!

A really nice guest house in a great location! Being a frequent traveler, I have seen a lot of hotels and guest houses. However, this stands out a it is a rare example where everything seems to fit! The staff is extremely friendly and supportive, and food is excellent! The guest house is in the middle of the village and therefore you become a part of the community,. It is also right at the beginning of the balcony trail and you can start the hike at anytime. We will return!

The location was amazing, right on top of the mountains. Rami (the host) was very nice, helpful, and an excellent cook. He let us check out later because we did the hike (Balcony Walk). The food (5 OMR per person per meal) was on the expensive side, but considering there are no restaurants around and delivery is impossible, it was worth it. The room smelled very nice and was very clean. If you have a 2WD, it might be a problem. We had a 2WD, and a local warned us just in time. He drove us to and from the hotel (though we might have gotten scammed). This is the perfect hotel for the Balcony Walk, as the trail starts right in front of the hotel.

Location- right by the beginning of the balcony hike but otherwise a bit inconvenient as it’s right at the end of the road. Good if you’re just going to do the balcony hike, not so good if you want to do the hike up Jabal Shams.

View is amazing and private parking is very nice. Also Ram was very helpful and made nice food. Breakfast looked really yummy even though we did not eat it. Very clean, good beds, spacious room. Morning goats are cute and not very loud.

Please make sure to bring cash. The accommodation has no ability to take card!

Super new hotel with a fantastic view right from bed (you could see the sunrise). The owner and his worker Ram are both really friendly and helpful with everything you need. We had breakfast and dinner there, which were both nice. Being 2 minutes away from the balcony track was also a plus. The surrounding area seems still being authentic and the only thing you hear are goats and sheep.

Ram went out of his way to satisfy the customer's needs. Owner flexible regarding booking arrangements. The property is right at the start of the Balcony walk. Views from the room are stunning (you can stay in the bed in order to witness the sunrise). Room can be heated with the aircon inverter. Nice, contemporary, high quality build. You can reach it easily with a 2wd (also with automatic, provided it has a D 3 2 1 gearbox), no need for a 4wd.

Wifi did not work in the room(s), but owner wants to install a repeater (Omantel worked a little bit up there, Ooredoo not tested).

An awesome edge of the cliff property with great views overlooking the canyon. While not directly overlooking a 30 feet walk would take you to the edge. The caretaker was amazing and so helpful with info for the balcony trail walk that starts at this property. A must recommended property for anyone looking for an amazing sunrise views.

The staff (Khanal) was great. The food was great. Cleaning was great. Best place to stay if you want to do the balcony walk or the Jebel Sums summit.

They should also add a heater in the bathrooms because if you want to take a shower is too cold inside.

The view from the rooms is breathtaking! Nothing like you’ve ever seen before. With goats roaming around and eagles soaring trough the mountains and cliffs. In winter it gets cold but there is heating in the rooms. The room was clean and cozy. It had everything needed. The famous balcony walk starts just 20 meters from your doorstep.

There was only Omani coffee. But Ibrahim assured me he was going to get that soon. Luckily I had instant coffee with me.
