Reviewed Sep 15, 2026Perfect getaway spot, faraway from the crowds. Just you and the miles of white sand low gradient beach and calming ocean. Sunset is right at the backyard over the water. The private pool next to the villa is for when the sun was too hot for the beach.
Host is helpful and provided tons of snacks on a daily basis.
Getting in and out of the place requires a car; there are no nearby eating or shopping areas without a drive out. Beware that the Internet can be spotty at times. Then again, you really shouldn’t come here to work.

Reviewed Aug 26, 2026Person in charge accommodated our request for early check in. The villa is neat, clean & smells great! House is nicely situated that we're able to dive in pool as early as 2pm in afternoon & not hit by the scorching heat of the sun.

Reviewed Aug 16, 2026Excellent location just steps away from the beach which we could enjoy the gorgeous sunset. The villa was clean, modern with huge screen TV in the living room. The host Nathan is extremely helpful. Fast response from Nathan if there’s any questions or items we need. The beds and pillows are very comfortable. The master bathroom is very spacious with indoor bathtub and outdoor shower.
The swimming pool is more for decoration although you can still swim in it for a very short distance. A few improvements can be done on some of the electrical items like the outdoor ceiling fan. A brighter standing light could be useful in the living room area. Also if there were more cups, plates, and utensils would be great.

Reviewed Aug 12, 2026Nous avons passé un très bon séjour à Karambunai. La villa est spacieuse, vue mer et très grande plage juste en face de la maison (accessible à marée basse). Des boissons et snacks nous attendaient ce qui est très appréciable.
La maison est située a l'ecart de Kota Kinabalu. C'est appréciciable en termes d'environnement mais il n'y a rien ou presque a proximité et il y a pas mal d'embouteullage pour aller en ville.
La villa pourrait être un peu mieux équipée (pas de transats, le séchoir pour étendre le linge est tout petit, plus de couverts et de vaisselle seraient aussi appréciables).

Reviewed Jul 16, 2026The house is top notch, the location is excellent, and above everything else, the owner is a gem. Of all the trips I have taken, I never had a host as good as Nathan. He made our stay extremely pleasant, going above and beyond to make sure we had a great time.

Reviewed Mar 12, 2026Все было отлично! Очень заботливый хозяин: встретил, все рассказал, помогал с любыми вопросами, дарил вкусности, подготавливали гриль когда мы просили. Уборка каждые два дня, очень старательные и приветливые девушки. Мы читали, что пляж лучший в этом районе и это правда: мелкий песок, бесконечная пляжная линия, отсутствие людей и закат. Уезжать не хотелось, все очень понравилось.

Reviewed Feb 14, 2026这次的入住体验很棒，别墅面对大海，听着海浪的声音使人身心舒畅。对于几天都在赶路的我们，在这里得到了很好的休息。管家nathan很热情的接待了我们，详细介绍了别墅里面的设施并提现我们注意事项（别墅里面有猴子，但是我们并没有遇到）。知道我们有伙伴生日，还给我们送了小蛋糕。房间打扫的很干净，厨房里面有餐具和锅子，可以烹饪。冰箱里面有饮料和小食提供。总的来说想在这里悠闲度假还是不错的选择。遗憾的是因为几天都下雨和阴天，没有看到美丽的日落。
唯一的缺点是这里位置离市区比较偏远一些。另外我们去的时候酒店的餐厅休息，需要自己准备餐食。（后来得知只有假期酒店那边的餐厅才有提供餐食）。如果自己驾车出去十五分钟左右的地方有餐厅也可以叫外卖，我们是自己叫车去外面买食材回来煮的，房子外面也可以BBQ。

Reviewed Jan 23, 2026服务很好，会一对一领着办理入住，即使是很晚房东回应都很及时；房间卫生很好，非常干净，设施一应俱全，还有赠送的小吃和茶咖；门口有洗衣机，提供洗衣液；厨房有微波炉，冷热直饮水机，锅和碗筷，还有油盐黑胡椒，可以做饭；蜜月旅行房东给免费升了房并且赠送了小蛋糕；海滩几乎没人、落日很美，泳池一直在换水；以为离市中心很远所以交通会不方便，实际打车外卖都很方便；非常完美的体验，下次还会选择这里！
浴缸如果可以提供放饮料和水果的架子就更完美了。

The light near the pool is blinking and also since it was raining , difficult to do bbq on the bbq pit , but Bonheur was very accommodating and sent us the portable bbq . Great job for that and thanks !

Reviewed Dec 4, 2025Потрясающее место! Относительно недалеко от города Кота-Кинабалу, закрытый поселок с приятными домами. Сама обстановка этого дома оставила самые приятные впечатления. Вид на море из дома, высокий потолок в гостиной, сильный интерьер, хозяин жилья был очень внимательным и подготовил для приятные комплименты и угощения. Сюда хочется вернуться просто для наслаждения от отдых от рутины. Инвентарь на кухне полноценный, приятно готовить и наслаждаться временем в этом чудесном месте.
Пожалела, что взяли немного дней.

Reviewed Nov 3, 2025I especially liked the interior design and thoughtful decor. Everything was modern, stylish, and made the space feel truly luxurious.
Overall, it was a lovely place, but we did want to mention a minor maintenance issue for your attention. We noticed a small leak/drip from the pipe under the toilet . Addressing this small plumbing issue would help maintain the high quality of the villa.

Reviewed Oct 25, 2025别墅整体很好，有一个小小的院子和一个mini小泳池，内部的设施齐全，布置温馨！房东还提前准备了丰富的饮品和零食。房东对于我们的需求总是不遗余力的达成，向我们提供的所需的简单烹饪所需的调料，指甲钳和扑克牌，还送了我们美味又好看的奶油小蛋糕作为下午茶，非常适合躺平模式度假！
除了别墅所在离城区远勒点（这也没办法），其他都很好！

1) У нас задержали рейс, и мы поздно приехали, нам оставили кучу еды, чтобы мы могли покушать после перелёта, встретила прекрасная женщина, все подробно рассказала.
2) Сама вилла шикарная! Чистая, просторная, есть абсолютно все необходимое, бассейном можно пользоваться круглосуточно, и что самое важное, ни одного насекомого в доме, это огромный плюс, тк, например, при посещении вилл на Бали с такой проблемой сталкивались очень часто
3) Шикарное море! Невероятные виды, чистейшая вода, удобный подход, просто волшебно
4) Нам вручили комплименты, и это было невероятно мило, вообще атмосфера заботы чувствуется в каждой детали, и это очень классно
Спасибо за такой чудесный отдых, я очень надеюсь возвращаться сюда вновь, и вновь!

Reviewed Aug 15, 2025Villa abuts the ocean; you wake up to the sound of crashing waves right outside. Private swimming pool offers refreshing reprieve from the hot days, and romantic hangout on evenings. In-unit washer is a great help. The villa is one of several in the complex. While we were there, the occupancy rate was very low, and we practically had the place all to ourselves. Facing the ocean means you get unobstructed view of the daily spectacle of sunsets. During low tides when the ocean front is accessible, the entire beach (quite flat out into the water) is for our enjoyment.
There's scant on-site eating choices while we were there, though there are pool-side bars at the community pool, but they were all close. For proper dining experiences, we had to drive out to the town area, about 15 minutes drive. Not bad, but not quite the on-site dining. On the bright side, there are many good choices for the famed Sabah seafood experiences all within a half hour drive.

Reviewed Jul 23, 2025We had an amazing stay at Borneo Beach Villas – Karambunai. From the moment we arrived, everything felt warm and welcoming. The host went above and beyond — from preparing thoughtful snacks after our flight to surprising us with extra cake during our stay.
A special mention goes to the lovely housekeeper who welcomed us and regularly checked in with a big smile. Her kindness and attentiveness truly made the whole experience feel personal and unforgettable.
The villa itself is stunning — spacious, beautifully maintained, and offering breathtaking views. All of these details, combined with the exceptional service, made our stay not just comfortable, but truly memorable.

Reviewed Jul 9, 2025The most amazing luxury villa, we loved everything, the beautiful bathroom with spa and shower open to air. The large comfy bed, the pool, and the great beach! And Nathan is the most considerate host, responsive and friendly 🥰

We loved the location, the decor and layout of the space, and the responsiveness of the hosts. The facility is a bit older but well kept and still very stylish. The rooms where well separated, giving privacy, and were quite large. The facility also had a washing machine and an really lovely outdoor space facing the sea.
The bed in the master bedroom. This was, by far, the most uncomfortable bed I've ever slept on. The first night there was incredibly difficult and restless but the hosts were responsive to our needs without any fuss or frustration and they provided us with a quality mattress topper that significantly improved the quality of sleep (thought still subpar).

From the moment we arrived, the staff were incredibly kind, polite, and helpful — they explained everything in detail, and anytime we asked for something, they responded immediately and made sure we had everything we needed.
The villas have everything for a truly comfortable life — spotless clean, beautifully decorated with a stylish modern touch, and they even smell amazing! 🕯️🌿
For 5 days, my husband and I truly relaxed, enjoyed the comfort and breathtaking sea views. The place feels peaceful, private, and very well taken care of. It’s rare to find accommodation that combines design, hospitality, and comfort at this level.

The kitchen utensils are also prepared to use, we did use the kitchen to prepare small meals. And the rubbish bins are all provided too.
Landscape wise is very safe. Overall, my family enjoyed our stay
Toilet frash wasn't working.

Reviewed Apr 5, 2025The host was waiting for us up[on arrival. We'd given the hour slot - I suspect he'd been there a while earlier 'just in case'. Very positive a polite meeting. Nothing too much trouble. Good selection of snacks and drink upon arrival - which helps as there aren't / weren't local shops. Water filter - hot / cold very useful. Host couldn't do more to make us welcome: cakes in the fridge after a long day in Kinabalu park. We also had top get some emergency dental work - and he immediately helped sort out problems we were having the payment app - just no questions asked! Completely superb.
Nothing really comes to mind. It's a great location and perfect for some quieter days.

It’s also ideal for family gatherings, with plenty of space and a welcoming environment. I needed to check in earlier and required an extra day and Nathan was quick in responding and really pleasant to speak to. I liked that we could just chill and just walk down to the beach. The bathroom at master bedroom was really good with a nice bath tub.
The Wi-Fi connection could be better :)
