A hidden gem. Free parking on the street (and a private car park that I didn't need). Easy entry instructions, and door system. Communal facilities including laundry and a homely and very well equipped kirltchen. Immaculate decor and everything very clean. Good comfortable room, fridge, good bed, plenty sockets and chargers, really large modern bathroom. Plenty towels and toiletries. And great value compared to hotels in the area.

Good size room and bathroom, kitchen was nice and helpful to make our lunch. Self check-in was without issue. Washer and dryer were available, but it was the first day of our trip so we did not need.

Parking was a little difficult to find, had to drive around the block a few times. Shower floor was very slippery.

Great shared kitchen with all what’s necessary. Washer and dryer shared. New, clean and well organized (makes up for the small spaces). Cables next to bed to charge phone. Free parking.

La camera è ben arredata, nuova e confortevole. La struttura dispone di una cucina attrezzata anche se non l'abbiamo utilizzata. Vicina ad un supermercato e ad un pub. Comoda per l'aeroporto di Edimburgo.

Not a lot of space in the room. Hard concrete stairs up to room which wasn’t great for our dog. The hard wooden floor of the room was very slippery for our dog. Noise (music/banging/knocking) coming from downstairs (some kind of workmen) unsettled our dog early in the morning

The kitchen facilities were great. Very clean and lots of supplies to make breakfast or dinner.

Directions to the car park at the rear of the building could be more specific, but I still found it okay.

Cozy wonderful B&B with a nice room and a well-equipped kitchen even with an Airfryer.

Very clean and well equipped for all our needs. Tomas and the housekeeper couldn’t have been more helpful

all the stairs 1 same entrance for all guests and for private exec roomnsuite i pay it was dissapointing the bed uncomfy the water jug with water was warm and had cork over it no tea coffee kettle or anything in the room at all no cutlery, is more hostel style i didnt sleep and left very early due to noise above and next door

Room was modern and clean. Refrigerator is a nice, useful touch.

Blinds don't stop enough light really. I didn't find the mattress particularly comfortable.

Rooms are a good size, updated,, everything was clean and even included a fan in the room. There was a communal kitchen with everything you could want or need and a washer and dryer if needed. There is a small Co-op nearby as well

There were a few signs of wear but to be honest there really wasn't anything we didn't like

Easy to find and check in. Clear instructions received on the day. Clean modern room. Good shower. Incredibly well stocked shared kitchen which was spotless. Pub and co-op only a few doors down

Ladekabel für Handy fest installiert! Super Idee. Zimmer sehr klein, aber ging. Gemeinschaftsküche toll gemacht und sehr gut ausgestattet. Wir hatten eine Übernachtung und dafür war es gut gepasst.

Lovely clean room with huge bathroom . Had everything you need. Lovely kitchen you could use stocked with snacks and drinks. Great location. Recommend the local pub on the corner. Very friendly welcoming people. Would stay again.

Property all good , just needs a sign at the bottom of the drive to show where the entrance is to the rear parking area.

Czysto, ładnie wyposażony pokój i łazienka, parking przed budynkiem.

Zbyt miękkie łóżko, hałas od ulicy, słyszeliśmy kroki ludzi mieszkających nad nami co utrudniało sen. Dla osób wrażliwych może to być problem, szczególnie dla apartamentu od strony ulicy. Poza tym na jedną noc ok :)

The attention to detail at this place is possibly the best I have seen for non luxury stays. Everything from location to check in details to the meticulous presentation of the room and share kitchen were excellent.

It was a nice place to stay. I would totally reccommend it. Stayed for 4 nights and loved the environment as well

Excellent value. Nice having a well stocked kitchen so you can cook your own meals. Handy having a washing machine and dryer available for guests to use. Walking distance from a co-op store.

Our room was at the front so there was a fair bit of traffic noise during the night. Rooms at the back should be alot quieter.

Beautifully decorated. Good use of space. Ensuite in the room modern and spacious. Kitchen had mllk,biscuits,syrup coffee and selection of teas. Dog friendly.

I didn't sleep well, it looks like a double bed with a king mattress and as it's raised off the slats you roll into the middle, which would be OK if you were on your own but sharing the bed and felt I was tilted :-(

Wasn't great in the kitchen area as I wasn't able to sit as stools were too high for me and people didn't clean up after themselves leaving dishes in sink and drainer and food/crumbs lying about which is unacceptable when it is a shared kitchen. We had an issue with the hot water but was fixed for us.

I stayed in Room 4 last night and the experience was honestly horrific. As soon as I opened the door I was hit with the overwhelming smell of stale cigarette smoke. It was obvious a heavy smoker had been in the room before me. I’m annoyed at myself for not asking to be moved, especially given the £90 a night price – I expected far better standards. I had a very important meeting this morning at a nearby facility, and the smell has completely ruined the experience. Everything I own now absolutely stinks of smoke. I’ve had to travel four hours back up north and wash all my clothes, my belongings, and even my hair because the smell was so strong. I barely slept, woke up with a pounding headache, and I’m still feeling unwell from being in that environment. As a single female travelling alone, I didn’t feel comfortable staying in that room at all. I had hoped to stay here more frequently from January as I’ll be in the area often, but after this experience, I genuinely don’t feel it’s suitable or worth the money. Really disappointing.

The room has everything needed, modern and simple, nicely decorated, stunning bathroom. we had planned a day to the falkirk wheel and the kelpies but ended up in another hotel because we were so tired and sore from the bed. communal kitchen was beautiful. again very modern.

bed is lower than my knee and mattress is very uncomfortable, we never slept a wink. a curtain in the bedroom to keep the 4 am sunrise coming in and blinding everyone is a necessity. better bedding and pillows aswel as we had to go buy more pillows and towels from asda. if your mobility is poor then avoid as the stairs are concrete and there alot. the entrance and outside was like a jail sadly. we thought we were at the wrong place. the utility room was a cupboard in the close.
