A must-stay spot in Chiang Mai! We slept till 11 am, and John cooked breakfast for our children. Jaae waited late for our flight last night. This lovely Dutch-Thai couple are incredibly welcoming. I rented a motorbike and cruised around local lanes with my kid — absolutely wonderful. We will come back again!

Jaae and John are incredibly nice. Jaae gave me a welcome juice at the first day I arrived. The location is super convenient, just a few minutes' walk from Tha Phae Gate, and about 10 minutes' walk from Sunday night market. I absolutely loved the mountain view from the balcony. The breakfast is good. I'll definitely stay here again next time I'm in Chiang Mai!

The staff were exceptional, going above and beyond to make sure we had a great experience. Starting with our arrival when we were given a map of the local area and a nice orientation with lots of great recommendations on places to eat and things to do. When we experienced an issue with our bed adaptations were made for our second night, and a new mattress was delivered for our last night! The breakfast was absolutely delicious with several options to pick from (we loved the banana pancakes) in a lovely little area with plants & flowers. The location was perfect for us with so many things within walking distance like the Sunday Walking Market. The decor was a bit quirky, with a robot theme!

I had copped a little bit of food poisoning before I arrived in Chang Mai so this was the perfect place to recuperate for a few days. Mostly quiet, peaceful and very comfortable. John and Jae could not have been kinder and more welcoming hosts. My bed was very comfortable and I slept well. Excellent location in the old city with lots of café bars and restaurants on the doorstep. My room was kept clean and fresh water was provided every day. Good aircon .

Not the host’s fault, but there was some heavy construction going on for a couple of days next door, which was a little bit noisy. The bathroom was a wet room which meant that the floor remained wet and a little bit slippery after each shower and also the toilet got wet. Just a personal preference but I would’ve preferred a regular shower cubicle. Breakfast was slightly limited to eggs, toast and pancakes. But as I said, I had some tummy problems so I wasn’t eating very much anyway!

It's pretty cozy, the location is great. Restaurants, ATMs, night markets, and temples were within walking distance. The staff was friendly and helpful and the breakfast was delicious.

The beds were a little hard for us but nothing to complain about

Supernette Hosts, welche sich Zeit füt uns genommen haben. Alles ist stylisch eingerichtet und alles was man braucht, hat es auch. Super Lage in der Altstadt!

Die Gastgeber sind unglaublich freundlich und hilfsbereit! Wir waren zuvor schon in Chiang Mai in 2 anderen Hotels und möchten insbesondere die Gastfreundschaft und die ruhige aber sehr zentrale Lage betonen! Wir wollten einen Ausflug machen und haben dafür ein Frühstück to-go erhalten. Aus gesundheitlichen Gründen konnten wir den Ausflug nicht wahrnehmen und haben dann sogar noch zusätzlich ein Frühstück vor Ort bekommen. Tipps rund um die Umgebung sind jederzeit verfügbar und das Englisch der Gastgeber ist hervorragend! Das Zimmer ist funktional aber mit allem ausgestattet, was man braucht. Es war alles sauber und im Bad waren auch Shampoo und Co. verfügbar. Im Kühlschrank stand bei Ankunft noch eine Flasche Wasser bereit. Während des Aufenthalts kann man an einem Wasserspender auch seine Flasche wieder auffüllen! Wer es noch nicht herausgelesen hat: Wir würden die Unterkunft zu 100% empfehlen und auch wieder kommen, wenn es uns nocheinmal nach Chiang Mai verschlägt PS: Die Smoothiebar gegenüber ist einen Abstecher wert

Местоположение в историческом центре, всё рядом. Завтрак простой (блин или омлет с кофе/чаем и соком), но он всё-таки есть. За свою цену всё очень чисто и хорошо сделано. Кондиционер есть и работает.

Петухи за окном орут до рассвета, часа в 4 ночи. Хотя вроде центр города, необычно. Лифтов нет если кому-то это важно, просто домик в несколько этажей в историческом центре. Из того что можно было бы улучшить, это положить в номер удлинитель/переходник под europlug.

Die Begrüßung, Informationen und Gastfreundschaft durch den Gastgeber war wirklich herausragend. Dazu durften wir das Auto im Hof parken. Das Frühstück könnte man wählen und es war sehr lecker. Das Zimmer war super gelegen und sauber, dabei witzig eingerichtet.

Das Waschbecken lag außerhalb des Badezimmers, die Dusche war für mich etwas ungewöhnlich, aber zweckmäßig (der Duschvorhang trennte die Toilette ab und der ganze Boden wurde nass, wohin mit der Fußmatte?) Etwas Kaffeepulver wäre schön gewesen und zu zweit hatten wir nur eine Tasse und an Tag 2 auch nur noch ein Handtuch (das andere hatten wir versehentlich auf dem Tisch liegenlassen, wurde vielleicht als Wäsche verstanden).

Jaae and John, the owners, were wonderful. Such a pleasure to talk to, and they truly care about their guests. Superb location. Walkable to everything. We did laundry next door. Jaae offered a bunch of helpful tips on sights to see at check in, and can help line up activities. We would absolutely stay here again.

Had an amazing stay! Super value for money~ (1) The owners Jaae & John are incredibly hospitable and friendly, very thoughtful with a personal touch and also helpful/informative - love the city map and tips upon check-in! (2) location is in a very safe, peaceful area of the old town, yet super well located to the main sites and a quick walk to the north gate night market! (3) room is super clean and we felt was actually more spacious than what the photos show, incl the bathroom. no issues with the wet bathroom either, water was hot and pressure was good. (4) breakfast was so tasty! the banana choc pancakes lived up to the reviews. Jaae also packed us breakfast sandwiches to go when she learnt we had an early day trip and would miss breakfast (usually from 7:30). (5) the steampunk decor adds a personal and cool touch, love the little knickknacks. Appreciate the water cooler on the ground floor as well.

Wish we had more days stay in Chiang Mai/the guesthouse!

Muy buena ubicación. Llegamos después de la hora del check in y el propietario nos recibió con una sonrisa, incluso me dio su número de teléfono por si tardaba en abrir la puerta. La ubicación es ideal, puedes visitar muchas cosas solo caminando pero está en una calle muy tranquila. La habitación muy limpia y con amenities que no esperaba por ese precio. El desayuno muy bueno.

La ducha es peculiar pero cumple su función.

We were delighted with our stay: great location, nicely decorated rooms, flexible breakfast. All that said, it is the wonderful hosts that we will remember the most: friendly, accommodating, shared great tips for what to see and where to eat, and extremely thoughtful: knowing that we will have an early morning flight, they packed and delivered breakfast sandwiches for us the night before. Thank you John and Jaae for a wonderful welcome to Thailand!

Wir sind Wiederholungsgäste… Einfach, weil die Lage unschlagbar gut ist, trotzdem sehr ruhig, die Betten sind sehr bequem, das Zimmer ist top sauber, das WLAN ist seit einiger Zeit deutlich stabiler und auch nach Jahren sehen die Zimmer aus, als wären sie jedes Jahr renoviert. Außerdem Sind John und Jae so freundliche und entspannte Menschen, die immer einen guten Tipp haben und auch mal eine Runde plaudern. Das ist einfach sehr sympathisch und nett. Man kann zu Fuß rundum zu einer großen Zahl gemütlicher Läden und Restaurants, es gibt einen Markt in der Nähe, Kochschule, der Warorot Market ist zu Fuß erreichbar, der Weekend Market sowieso, zum North Gate Market ist es auch nicht weit. Zum Nachtmarkt sind wir gefahren, aber zu Fuß zurück, als die Sonne nicht mehr gebrannt hat, war auch ok. Direkt gegenüber der Unterkunft ist auch eine nette Obstbar mit frischen Säften, Salaten, usw.

Wir mögen die Unterkunft zwar sehr, aber das Frühstück ist echt nicht toll. Der Kaffee übelst stark, der O-Saft erinnert an Quentsch und man hat die Wahl zwischen Eiervarianten und Pancakes. Die Banana-Pancakes sind allerdings richtig klasse! Wie wäre es, unten zentral Wasser zum selbst zapfen hinzustellen? Hatten wir sehr häufig auf der Reise und fanden wir richtig gut.

Todo fue súper bien! La habitación amplia, cómoda, todo súper limpio y organizado. Los desayunos me encantaron!! Está muy bien ubicado y puedes ir caminando a los lugares turísticos. Los dueños son muy agradables y te pueden dar recomendaciones si lo necesitas.

Struttura semplice, ma accogliente. In pieno centro storico e vicino ai mercati serali di street food ma anche ai templi piu famosi. Staff super per gentilezza e premure. Ci hanno fatto due volte il breakfast tale away perché avevamo dei tour.quando vi abbiamo mangiato si poteva scegliere da un menù alcuni piatti caldi espressi. Acqua per la doccia sempre presente e calda. Bella esperienza, grazie Jaae. 😀

Animals in the neighbourhood and AC during the night a bit noisy but that is normal in that area.

Sleep Guesthouse nos encantó. Primero que nada, los dueños son realmente encantadores. Nos prepararon un mapa con lo que podíamos visitar en nuestra estancia y algunas recomendaciones y eran majísimos. Además, el desayuno incluido está genial, muy completo y tiene un menú en el que puedes elegir cada día qué prefieres desayunar. Estaba súper bien ubicado, en una zona cerca de un mercado nocturno (2 minutos caminando) pero super tranquila y silenciosa para dormir. Durante el día también tienes en la misma calle, bar de zumos, tiendas, lavanderías, etc.

We chose this place because of the very high ratings across different platforms and therefore expected something really good, but unfortunately we were a bit disappointed. The owners are a lovely couple! Very kind and helpful. They answered all our questions, assisted us whenever we needed, and even allowed us to check in earlier than expected and we highly appreciate it. Their hospitality is truly great. In addition - the location is great. But unfortunately the room itself felt very basic and quite small. In the evening it wasn’t well lit, there was no comfortable seating area, and the bathroom and shower were very cramped with no real separation (Only a bath curtain but the water remained in the toilet too). For the price we paid (1,160 THB per night) in the low season. we believe it’s possible to find something better in Chiang Mai within the same price range. Overall, service and friendliness were excellent, but the facilities did not meet our expectations compared to the cost and the reviews we had read.

Bare minimum breakfast with undercooked pancakes (barely any fruit which is quite common in other hotels in the country), ghetto like makeshift toilet with shower almost on top of the toilet seat with no place to hang items, dimly lit room, no lift (had no help coming down from the room on uneven stairs), questionable cleanliness of the room

הארכנו את שהייתנו לכמה ימים, ואף חזרנו לפעם נוספת מרוב שהיה מוצלח! המיקום מצוין - מרכזי ובמרחק הליכה מכל המקומות הנחמדים בעיר העתיקה. יש בסביבתו את כל מה שצריך. הצוות אדיב, מתחשב, עוזר, אכפתי ונעים, החדר נקי ומספק, וארוחת הבוקר נהדרת.

בחדר חיכו לנו קומקום וכוסות, אך היה נחמד אם היו מצרפים גם תיונים או קפה (כשביקשנו – קיבלנו בשמחה). בנוסף, במהלך השהות כשהחדר סודר, היינו שמחים אם היו מחליפים גם את הכוסות המשומשות. מלבד זאת – החופשה הייתה נהדרת, השירות מצוין, ואנחנו בהחלט ממליצים בחום על המקום! 😊

Excellent location close to a lot of restaurants and shops. The hosts are wonderful people. It was close enough to things but far away to have a quiet place to stay. The breakfast was so good. I dream of those banana chocolate pancakes. Good AC.

If I could rate this place higher I would! 12/10!! Lovely hotel. The owners were wonderful and were able to map out all of old city for me. Lots of great recommendations. I ended up extended my stay for 3 nights! Nothing beats their breakfast (pancakes were soo good!) Would highly recommend :)

I just LOVE this place! So much so, that I’ve extended my stay twice already and I’ll be back to stay after Pai, if they have availability. Everything you need is here! They make a LOVELY breakfast to order based on their menu. The hosts are the most lovely and SUPER helpful people with anything and everything. They’re great at communicating promptly and clearly for any questions you may have. The rooms are a great size, good sized bed, kettle with water replenished daily, a fridge to keep things cool and a shared kitchen to heat up your leftovers. The rooms are cleaned daily. And the rooms plus entire property is very tidy and beautiful. The property is VERY secure and very quiet. I love being inside the ancient city. It still able to walk to wherever I want with the hosts always full of great recommendations. I am just so grateful I found this place and got to spend over a week here. Time has flown by! Absolutely nothing. It was just what I was looking for… felt like I was at a home away from home, all my needs were met, it’s close to everything but so quiet for sleeping, etc…

Accueil très sympathique par John qui a pris le temps de nous indiquer tous les lieux intéressants à voir. Bien que le petit déjeuner soit programmé à 7h30, à deux reprises, ils nous ont préparé quelque chose à manger à 7h du fait d'un depart pour des visites très tôt. Autre point positif, l'hôtel est très bien placé dans la Vieille ville. En bref, hôtel que je conseille sans hésitation.

Incredibly welcoming hosts in a cool oasis in the old city. Clean, comfortable and safe place to relax and regroup while you can just step outside to join the buzz. Rooms have balcony access with a table and chairs and designated smoking area to look after everyone. Inside the rooms are fresh with unique design touches. Great tips for what to see and where to eat . Awesome breakfast with good coffee. We’ll be back !

This is a really fun property with the owners having created the furniture fixtures. You’ll have lots of hot water and an amazing breakfast. The banana pancakes were heavenly (and pancakes are typically good, at best). The owners will give you amazing tips on where to dine and what to see. There are a host of tour books also available. If you have a choice, stay here.

Upon arriving we were by John, who checked us in and provided us with a map of the area and personal recommendations of where to visit and what to do. We absolutely loved this and felt like it was a really lovely personal touch to the stay. The room was spacious and comfortable and toiletries were provided in the bathroom, along with water in the fridge which was replenished daily. The shower had good water pressure and hot water consistently. We had a tour booked for two days of our stay meaning that we had to leave before breakfast started - one morning Jaae & John provided us with a packed breakfast and the following morning they got up and started breakfast early for us - incredibly kind and thoughtful of them! Thank you to both John & Jaae for such a wonderful stay - we cannot recommend Sleep Guesthouse enough!

Excellent location in old town and fantastic staff - very helpful!! Clean room and facility with fun decor. Room was small but functional. Quiet neighborhood close to stores and restaurants. The breakfast omlett was amazing! Staff packed us a to go sandwich for breakfast because we had to leave very early in the morning.

Minor point: Our room was across from the kitchen, so there was quit a bit of clanging of pots and pans in preparation for Chinese New Year. We manged to sleep anyway and definitely would stay here again.

The owner was very friendly and generous with recommendations for food places, which all turned out to be excellent. It was insightful to hear how he as a foreigner integrated into Chiang Mai and his love for the community here. The accommodation was a cosy place at an ideal location in the middle of the old town with all sights within walking distance. There was a wonderful juice stall just outside the guesthouse. I would definitely recommend this place for those who want to experience homely hospitality and interaction with someone who decided to stay put at this lovely town years ago.
