Le Terrazze di San Giovanni

The location was perfect.., 2 minutes from the Metro and a 20 minute walk to the Coloseum. The owner and cleaner were so helpful and kind. My room was well equipped, clean and comfortable, and...being able to sit outside on the Terasse was lovely. Francesco was very kind and was on the end of the phone if I needed assistance.

I had a great stay at this hotel. It was only a 2-3 minute walk from the train station, and about a 15-20 minute walk to the Colosseum. Public transportation was also very convenient.

Am avut o experiență foarte plăcută. Gazda a fost extrem de amabilă, ne-a răspuns foarte rapid de fiecare dată și ne-a ajutat cu tot ce am avut nevoie pe parcursul șederii. Locația este foarte bună, aproape de stația de metrou și de stațiile de autobuz, ceea ce a făcut deplasarea prin Roma foarte ușoară. Recomand cu încredere această cazare

Price wise it was a good quality/price ratio. The rooms are a bit small for a one week stay but you also spend most of your time in Rome so it is OK. We didn't order the breakfast.

The mix of airbnb/hôtel like stay is a bit confusing at the beginning.

Det var nært Colosseum bare en kort gå tur. Verten å de ansatte var veldig hyggelige. Det var i ett stille og rolig strøk som gjorde at vi følte oss trygge.

I really enjoyed my stay at Le Terrazze. I was assigned Room 1 and felt comfortable from the moment I arrived. The bed was great, and I appreciated having coffee, a kettle, and complimentary water in the room. The terrace was the real surprise: it’s spacious and overlooks ancient Roman ruins, which creates such a beautiful atmosphere. Having breakfast there in the morning was one of my favorite moments of the trip.

We were very happy with the location - just a 19-minute walk to the Colosseum. I loved staying in an area that was less touristic, but still had everything we needed close by. It was a comfortable room, the air conditioning was great, and Francesco was excellent and fast at responding to my questions. He helped me check in when I arrived, even though I arrived early and he was not on site. It was good to have a space to store my luggage before I could check in, and we loved the terrace - it was large and quiet with a nice view.

The room was a little small, but it was not surprising as the rate was very good for Rome. The large terrace and location made up for it, and the air conditioning was excellent.

La struttura, bella e accogliente, è praticamente al centro di Roma zona San Giovanni. La camera era pulitissima e accessoriata di tutti i comfort. Ha una terrazza panoramica meravigliosa dove abbiamo colazione . L'host Francesco è stato gentile.premuroso e ci ha dato informazioni preziose sia sulle location da visitare che sui ristoranti dove mangiare. Quando tornerò a Roma soggiornerò nuovamente qui e lo consiglio vivamente a tutti!

The property was nice, comfortable and cosy. It is well connected by public transport.

The shower was clogged. There is no cooking option.

This was like a Hostel. Booking.com advertised this property as Hotel. The owner advertised it as a GuestHouse. The room was very poor quality. No lift- though Manager helped me to carry my luggage.

Facilities. Everything was very poor.

Very good air conditioning in both rooms. We loved the direct access to the terrace from room 4. We are returning visitors.

The shower kept going hot and cold.

I stayed at this fantastic property and everything went perfectly as planned. The accommodation was comfortable, fully equipped with every convenience, and located in a strategic area for visiting Rome’s main attractions. The check-in process was easy, and the host, Francesco, provided us with all the necessary information as well as great recommendations on the best places to eat and drink. Last but not least, the property features a wonderful shared terrace that somehow still feels completely private and relaxing it’s worth staying here for that alone. Overall, I highly recommend this accommodation to anyone who wants to explore Rome while also enjoying some relaxation, whether for a short stay or a longer visit.

The location, you could walk around safely. Metro a 5 minute walk. Very comfortable beds, plenty of hot water for the showers, plenty of white towels and very very clean. Francesco helpful over the telephone. I would recommend to others.

No-one to greet us. No information finding the entrance to the building. Directions need to be made much more clearly on the booking. Fridge not cold enough to store our water.

Very good location,very responsive host and a spacious suite,provided with coffee machine and kettle. The structure does not provide breakfast but there are a lot of bar and places around it.

Es war niemand da (es wurde nicht gereinigt, Toilettenpapier nicht nachgefüllt, kein Empfang: einchecken nach Videoanweisung). Schrank ließ sich nicht richtig öffnen (Tisch davor), winzige Dusche

Die Lage in der fußläufigen Nähe zu zwei U-Bahn-Linien, Straßenbahn und mehreren Buslinien war sehr angenehm. Eine Topsehenswürdigkeit, die Basilika San Giovanni in Laterano ist gleich ums Eck. Kleines feines Zimmer mit allem was man für ein paar Tage braucht. Sehr nette Terrasse zur gemeinsamen Nutzung mit den anderen Gästen. Am Abreisetag gab es morgens kein Warmwasser. Unser Gastgeber hat das Problem mit einem Techniker innerhalb einer Stunde gelöst und unsere Checkouttime verlängert - passt!

Bei vier Nächten Aufenthalt hätte es nicht geschadet zur Halbzeit die Handtücher zu wechseln.

Posizione eccellente e ottima comunicazione con Francesco. Sempre disponibile a chiarimenti e suggerimenti. Ottima possibilità di lasciare i bagagli presso la struttura prima della disponibilità della camera, permettendo di visitare la città in completa libertà, e recuperare i bagagli al rientro.

La ubicación del alojamiento es cómoda para manejarse en transporte público ya que tiene muchas opciones

Las camas son incómodas ya que no son colchones sino sofás-camas . No estaba limpia como debe ser al ingreso de la estadía , sucio baño con hongos , olores , , habitación llena de humedad y abajo de las camas pelusas ,

La posizione della struttura è ottima e molto comoda per spostarsi con la metropolitana e i mezzi in tutte le zone della città. Il gestore è stato molto gentile e disponibile e il prezzo della camera è decisamente molto contenuto.

La struttura purtroppo ha bisogno di una importante ristrutturazione, arredamenti e materiali in dotazione obsoleti e scadenti, la terrazza è molto bella ma anche lì poca cura…

El mantenimiento y limpieza deja un poco que desear aunque hablando con el anfitrión se ha comprometido a mejorarlo para que los futuros huéspedes estén mucho más cómodos

The personal was very friendly, the rooms were super clean, the location was nice (outside the noisy city center but very easily accessible), the terraces must be very nice in summer and the mattresses were quite comfy.

The ratio price/quality is really not good. There isn't a proper breakfast, only filter coffee and a few snacks. The room was small, very cold and dark, the door handle was broken, you can hear other clients as if they're in the same room. Overall the hotel is fine, but it's too expensive for the quality you get.

Convenient place to stay in City centre area

Overall good

The location was very good. An easy. 20 minute walk to the Coliseum, but even easier. 4-minute walk into the Metro station which took us anywhere we wanted to go in Rome. The fact the fact that there was no parking available also proved to be no problem at all. This apartment is in a more residential area and street parking was readily available at only $8 a day. We found a spot about three blocks from the apartment, put in 16 Euro, and left the car there for 48 hours.

Convenient location.

I had a great stay at Le terrazze. Every night after a busy walking day I came back to a clean room and a stocked kitchen with pastries and coffee. They were also kind enough to accommodate my dietary restrictions providing me with Gluten Free alternatives. Finally every time I had a question they answered me promptly. Thank you so much!!

The host was super friendly, my husband and I had a great time there. We enjoyed our stay and loved the location.

We needed to be in this part of Rome for a particular event, which was why we chose this guesthouse. We couldn't have done better. It was very comfortable, and the staff are lovely.

I'm not sure it could be done in another or better way, but getting in for the first time was a bit daunting. Once we'd got in for the first time, the use of the different keys was easy.

The owner stood us up by not leaving the keys in lock box even though payment was made. Had to wait for 35-40 minutes with 5 suitcases and family on street.

Romano was very kind and hospitable, he made sure we had everything we needed during our stay. The shuttle service was very convenient. Our room was well kept and clean! Grazzie!

Close to the center.

The room is very small for two adults and two children (the extra beds are very small). The shower cabin is so small that it is difficult for you to move to take the shower gel. Breakfast a bad joke, just packaged sweets that you don't even have anywhere to eat if it rains because there is only an outside terrace. Our room was right next to the front door and next to the "reception", very noisy. At the price paid on night, I did not expect these conditions.

Lovely BnB The room was comfortable and temperate and was cleaned by staff daily and they would refill a most delicious cake box. Easy access around the city from the property 10minute walk to the colosseum and 2 minute walk to the subway and the shops.

Location and location

A lovely cozy place to stay with family. 15 mins to the Colosseum and 18 mins to Termini station. Room was spacious for 3 and very clean. Although it could have some cups and kettle for early morning coffee/tea. There was a small kitchen with basic breakfast like cereals and a coffee machine. Room was cleaned every day and staff was nice. Check in check out was hassle free. In terms of dinning options, you could eat near Colosseum or there is a Pizzeria right next door serving delicious pastas and Pizza. You can keep your luggage and collect it later in the day. Overall a good experience.

Breakfast is in the room in a box - cookies, cupcakes, etc. - it was a bit strange for me :) Please do not put towels together, but leave them where the customer left them if they are not changed every day. It wasn't nice to realize I couldn't find my towel, especially when my roommate wasn't my family

Last place after travelling all over Italy, and it was the worst

Excellent location, walking distance to the Colosseum and the train station but far from the tourist crowds. Lots of little restaurants and grocery stores nearby and a block to a Metro station. The rooms were small but very clean and comfortable. Although we did not use the terrace much, it is a nice feature in warm weather. Romano and his daughter were very helpful, especially on the day of the transportation strike.

On our first two nights, we heard people coming in later at night, but that did not happen on our second visit, so it depends who is staying. You will need the AC on to prevent the hallway noise. Breakfast is quite basic(cereal, milk, juice, coffee and packaged pastries) but was a good way to start the day.

Location was good, with good transport links (trains, metro and buses). 20 minutes walk from the Collessium.

Breakfast options were very limited. Everything was sweet. Shower head had to be held whilst using and water was stone cold on first night. Booked a twin room and was given a double. Managed to divide the bed in two on the first night and made do with the bedding provided. Host updated the bedclothes on the second day after cleaning which was appreciated.

We stayed just one night. Although the hotel is getting old it was extraordinary clean that we liked it, it is in less than 20 minutes walking of Colosseum.

Comfortable room in a great location! Staff were communicative and helpful with our questions. Short walk to transit and lots of great restaurants in the area. Powerful A/C was welcome in the hot weather and loved relaxing on the terrace. The luggage storage was very helpful too! Would happily stay again.
