A fabulous overnight stay on our way to Gaya island. The hotel is first class and within walking distance of the Jettleson Ferry. It was my birthday and the front desk staff noticed this upgraded our room, had a personalised birthday cake sent to my room along with a card signed by many of the staff. The stay was really comfortable and the buffet breakfast superb. This was our second stay at The Grandis en route to Gaya island and we would not cinsider staying anywhere else. There is a great Shopping Mall integrated with the hotel which has a very good food hall. The courtesy of the staff and the whole ambiance generally made this a fabulous start to our holiday. 12.00 pm check out was a plus too!
⭐⭐⭐⭐⭐ Had a truly wonderful buka puasa experience here. The whole evening felt warm and welcoming. Special thanks to Miss Salbiah and Mr. Ahmad for their amazing hospitality — they really made us feel taken care of. I wish I could name the entire team and the chef, because the effort at every station was impressive. The food was delicious, the variety was great, and the ambiance made the night even more special. Definitely a place worth coming back to!
We stayed here as part of a Wendy Wu tour - we were a group of 14. We stayed here for three nights at the beginning of the tour and one night at the end of the tour. The hotel is attached to Suria Mall that has plenty of eateries, shops, pharmacy etc etc. The room allocated for our first stay was on the 12th floor. We were in room 1205 which is close to the lifts, we could hear lots of noise from the corridor and people waiting for the lift and also road noise as to the right of our room was a very busy road. The safe in the room did not work and had to be changed. The air con did not work, something had tripped on it and it had to be fixed. Could not connect easily to the internet. TV picture was all pixelated. The room was a good size and had a desk in it, and a sort of sofa which could have unfolded to a bed for a child. Other than that the bed was comfortable and we did sleep well. The bathroom had a large shower. The toiletries provided made my hair itch and I bought one from Watsons in the shopping mall. The towels were not the best quality, or colour - the white having long faded. The room and hallways and communal areas were clean. For our second stay we had room 1121 on the 11th floor. The safe in this room didn't work either - a theme goin gon here ! It was the opposite side to the other room and had no road noise. It was a very large family room. The bathroom actually had a bath as well as a shower. The towels were white and fluffy. Same old toiletries though. Same old pixelated tv picture. Air con worked a treat. Bed was comfortable and we had a good nights sleep. The dining room for breakfast gets very crowded, especially if everyone is trying to get out to do tours. Often you have to wait for a table. The array of foods was sufficient for us, even if it was toast and jam, fruit and yogurt etc. The staff are very pleasant and helpful.
This is the worst hotel that I have stayed in the whole of KK. As the rooms that is given to have this following problems 1. Cleaning cloth left behind by housekeeping 2. Carpet still have left over dirt and is not vacuum 3. Religion necklace is left hanging on the lamp shade. 4. Boiling kettle still have left over water inside the kettle. Despite all this we was given a room change and upgrade to a higher room but still the room is not up to standard. As the higher tier room the bedsheet and pillow have yellow stain. TV channel is not updated and carpark is still using the very old dated system and is damm expensive. Whereas other mall and carpark in KK have already been using contactless carpark system. Overall I can say is that the hotel standard have drop tremendously compare to the pervious time I have stayed before. Service level is definitely not there and hotel only welcome tours group guest and ignore local or individual guest. Definitely overpriced and not worth staying as there are better hotel in KK
Rosea Cafe tip top service. Special Tuaran Mee with soft shell crab not bad which mixture of local mee. Single portion is OK.
Been here before. Like I have said then, and now, excellent location and hotel. Clean, big rooms and excellent staff. There can be no other. Try it, and you won't regret. Thank you once again Grandis.
Great hotel to end our trip on. Lovely helpful staff, clean, modern, rooms, large clean and functional bathroom. Solid WiFi throughout. Nice outside pool with seating and a bar.
The facilities and room accommodation were excellent
Staff very friendly upon arrival. Room very nice, spacious and clean with super comfy beds and pillows. Lovely bathroom with great water pressure.
Brilliant location , right in the centre of city , within walking distance of harbour front , markets , restaurants and shopping malls . Amazing huge rooms with very comfortable amenities . Kudos to all the very friendly, accommodating and smiling staff , who not only respected the guests but couldn’t do enough for you . Employees equal opportunities was a very rewarding to see . As many housekeeping staff were deaf with speech impairment, given a chance to be financially independent. 👏👏👏 Another plus was , one could do one’s own laundry for a very minimum cost . Washing and drying . Thank you 🙏🏼 All , we will definitely be recommending the hotel and hopefully can also come back in the future . 🙏🏼🙌🙏🏼
The hotel is conveniently located at the city centre. The mega mall Suria Sabah is connected to the hotel, where we could go for shopping and brought the goods up to the room. Best of all, this is the first hotel that we went that provides token laundry washing machines and dryer.
Great Location, Stunning Views & Super Comfortable! Stayed at Grandis Hotel for a few nights and really loved it! The location is perfect — right next to a shopping mall and just a short walk to the waterfront and Jesselton Point. Super convenient if you're planning to explore the islands or just stroll around the city. The room was clean, spacious, and very comfy. Loved the big windows and the amazing sea view — definitely a highlight! The bed was cozy, the aircon worked great, and everything felt fresh and well-maintained. The rooftop pool is a major bonus — perfect spot to chill and enjoy the view, especially during sunset. Staff were friendly, helpful, and always ready to assist with a smile. If you're visiting Kota Kinabalu and want somewhere modern, clean, and super central, Grandis Hotel is a fantastic choice. Would definitely stay here again!
Convenient location, next to the shopping mall where shopping mall has restaurants and cafes. It's also near to Jesselton Quay where you can get on the boats to the islands. Good sea view on the roof top where you can sit and chill with food and drinks when the children swim in the pools.
We stayed at the Grandis for several nights both at the beginning and the end of our birding tour. It's a newish, modern hotel and the rooms during both our stays were very comfortable with all the conveniences of a modern, city hotel. It's also adjoining a large mall if you need to increase your dining options or do a bit of shopping. Despite the lovely rooms, we encountered system problems during each stay. The first room had heating/cooling issues. It seemed you had to choose between the room being too cold or too hot, nothing in between (the thermostat didn't function properly). Someone came to have a look but it didn't help much. During our second stay there was no hot water for a shower. The hotel restaurant was just OK, nothing special. The included breakfast buffet had many choices but wasn't that tasty.
Nice big clean and comfortable room. Hotel is at strategic location next to big mall and everything is within walking distance with many eateries and supermarkets and shops surrounding. Good breakfast too with many varieties to choose from.
Nice hotel, easy access to shopping mall, self-service laundry. Nice rooms, nice bathroom with bath and shower. Good Toiletries, Safe, Tea, Coffee making facilities, Fridge, Iron. Self-service laundry on site which was great. Great breakfast on day 1 , good packed breakfast on day 2.
Hotel entrance’s fragrance is overpowering. Staff is not friendly. Appears to be selective on checkout extensions for certain rooms. Some can be 12:30pm, some 1:00pm while others 2:00pm. Inconsistent replies as to why so. And never had i experienced being rushed or chased to checkout before my checkout time.
Really want to appreciate and big thanks specially to MISS SALBIAH AND EVERYONE at GRANDIS ROSAE CAFE 🥰 Thank you so much for the incredible effort in organising the surprise anniversary celebration & Everything was so well thought out, and you guys really made it special. The food is amazing and blueberry crumble is so delicious 🫶🏻 Really appreciate and thank u to everyone at GRANDIS ROSAE CAFE ❤️ GOOD JOB 👍🏻
We had such a wonderful stay at Hotel Grandis! The location is super convenient—right next to Suria Sabah Mall and just a short walk to Jesselton Point, which made our island-hopping trip so easy. The room was spacious, clean, and comfortable—perfect for our family. We especially loved the sea view from our window, it was breathtaking during sunset. The staff were very friendly and helpful throughout our stay. They made us feel welcome from the moment we arrived. My kids really enjoyed the rooftop pool and we had a relaxing evening at the Sky Blu Bar while enjoying the view. If there's one thing to improve, maybe the breakfast could have more variety, but overall it was still satisfying. We’ll definitely come back again next time we visit Kota Kinabalu. Highly recommended for families!
Based on my observations and comparing with some hotels that I stayed before, I shared with PIC at related areas of responsibility and most importantly they listed and noted those areas that I mentioned and recommended for improvement. This means they are interested to continuously improve and become better, this energy is positive. Overall, I am glad to stay there as very conveniently located together with Siri’s Shopping Mall, I did some shopping and dine there too. In fact the in-dining I ordered a roasted salmon was simply delicious 👌
Worst part: 1. No housekeeper to take out garbage… Need to call hotel service to take out garbage… 2. Pool at rooftop but need to go to lobby to take pool towel… also no air pump to pump air into tube.. 3. Water on bathroom cold on 1st day… 4. No doorman to help open lobby door when my hand are full with luggage.. 5. it seem that counter staff doesn’t speak with each other. I just checkout n when i want to go get free parking, i need to go to other counter which is just beside checkout counter, when the parkimg staff search my room number, there are no data becouse i just checkout and the checkout staff doesn’t even bother to tell parking staff the i just checkout. Ok part: Breakfast is delicious but same for my 2 day stay… on different is juice and noodle.. Good part: Room very spacious. Have bathtub.
Super Friendly Stuff, perhaps also because they don't have high human resource turnover. Clean and Big Room, i just love the space. Strategic Location, variety of food available just across the street. If there is one thing I would have given a lower rating, 3/5 for F&B, especially the breakfast.
The staffs are very kind and attentive towards out request. Theyre also very friendly and the room is very clean and tidy. Everything that you could possibly need is provided in the room, from towels to torchlight. Overall we’re very satisfied with our stay here and we would definitely come again soon
Nice staff. Construction work going on. Bar was ok. Price of drinks and food changed depending on who you spoke to as there was some confusion as to how much items cost. Ended up more expensive than we had initially been told. Didn’t visit it again. Breakfast was fine. Lots of choice and good coffee. Situated between 2 malls where we found places to eat.
Nice comfortable hotel in a good location. Helpful staff compliment this hotel Good sized comfortable rooms with all amenities. Roof top pool with bar area was great for relaxing with great views of the river, however will be built out by the development next door. Hotel is attached to a great shopping mall
The location of the hotel is excellent as it is next to shopping mall and walking distance to other F&B outlets. The room is clean and spacious. Staff is friendly and always helpful. Breakfast is good. Worth paying to stay at this hotel. Will book this hotel if coming back for business.
- Room was great comfortable - Breakfast choices good everything u need is there - staff at reception very helpful - very friendly fnb team - pool was clean n great for the kids they enjoyed it - parking no worries it safe to park your car there. - aircond cold, toilet clean and rooms smells good
I have stayed at Grandis Hotel several times and each visit has been nothing short of exceptional. The rooms are always clean, spacious and incredibly comfortable, which makes my stay feel like a true home-away-from-home experience. The staff are consistently professional, friendly and attentive to every detail, ensuring that all my needs are met. One of my absolute favorite things about this hotel is their tea time selection set. It’s a delightful and indulgent treat that I look forward to every time I stay here. It’s just another example of how Grandis goes above and beyond to create an exceptional experience for its guests. The peaceful atmosphere at Grandis Hotel is exactly what I need when I’m feeling overwhelmed by work and everyday life. It’s the perfect retreat to recharge and unwind and I always leave feeling refreshed and ready to face the world again. I have never been disappointed during any of my stays at Grandis which is why I keep coming back. For anyone looking for a quiet, luxurious escape with great service, Grandis Hotel is my top recommendation. It truly is the ideal getaway spot!
Staff very helpful and hotel spotless. Well located. We had a really pleasant stay and would stay again
We booked a family room that had a king and 2 single beds. The room was very spacious and beds comfortable. The bathroom is big and it has a nice shower. The overall condition of the room was good, maybe a bit tired but not too bad. The pool is on the roof by the bar. There is a good view from up there to watch the sunset - not sure how this view will be once the construction on the seaward side/in front of the hotel is complete however. The hotel is well located within an easy walk to Jesselton Quay and other shops and markets. Overall it met our needs and was good value. The staff are very friendly and welcoming. Buffet breakfast was very good. I would recommend this hotel to travelers looking for an economical stay in KK.
Staff extremely nice and helpful and hotel spotlessly clean. Decent facilities although a little older. Breakfast has wide selection of basic foods. Coffee not so great but lots of coffee shops near by. Very convenient location.
Friendly staffs all over, very attentive, spacious rooms, nice gym n pool. Good breakfast, connected to Sabah suria shopping centre, close to jeseltton Jetty. Good place to stay. I m always happy to stay at Grandis, feel homely. Value for money
The staff were very friendly and attentive, position of property was great. The rooms were a bit noisy, & there were heaps of kids running around.
Nice spacious rooms and good views over the sea. Staff very helpful and friendly. Only slight negatives was tgat the bars clided at 10pm which is a littke early, and some of the "hot" breakfast items were not kept that hot. But overall thoroughly recommend the Grandis when staying in Kota Kibabalu and we would not hesitate to stay again.
The hotel is well located next to Jesselton Point making it easy to walk there. Also it is connected to the Mall making it easy to shop. The rooms are massive and clean and the staff friendly. The only thing that let it down was the breakfast. There was not the variety I expected from a 5 star hotel. However the price was excellent and best to book direct.
Great hotel and service. Loved the roof top pool and bar, great place to cool down.
Location is great! Great sunset view if you go up to the roof bar. Ongoing construction by the water. Would be amazing once that area is done
Walkable.
overall ok, but the shower not hot enough
The family room we booked for 3 persons was very spacious and clean. The bathroom was huge and spacious. We enjoyed our stay. The front desk service staff - Irfan and Eva were very friendly and helpful. Irfan gave us some information and tips on where to eat and how to walk. He was very patient and smiley all the time. We were happy with the room and the service.
We made two separate visits within the same week. Welcome was very different. First time no welcome porters and we carried own luggage in and up to our room. Receptionists were more formal and treated it more like a business. Second we had a great experience- were greeted by porters who carried bags in and took up to our rooms. Reception gave a very warm greeting and very chatty. Breakfast was great with wide selection of food. Pool was nice and clean with few people using it. We couldn’t find anyone to get towels from though. Hotel was clean throughout. Rooms were nice and big. Our request for maintenance was met within a few minutes and simple problem solved. Great location for the mall which you could access straight from the hotel.
Great location, right between Suriah shopping centre and Jesselton Quay. Staff were lovely and super accomodating. The rooftop was a great spot to swim and get beers after and watch the sunset.
Overall good and had a pleasant stay. Thank you
Arrived on the eve of christmas. It was evident the hotel is shortstaffed. we had to carry our luggages from the car to the lobby. the management has failed to plan for this. The value for money is not great either. The room is decent but not great. The breakfast (for the price) is too expensive for the spread. bear in mind, there are other great hotels in the city for cheaper price. you are paying for the location and thats it.
Very huge and comfy room with good sound proof walls and window. Very convenient to amenities and Suria mall connected to it at L1. Breakfast selections can be better improved with healthier choice selections.
Good hotel with good value especially with free breakfast and dinner. Furniture were bit old but comfortable. Spacious family room.
Good location and pool. Clean room, nice shower. Food was terrible.
Wonderful location, right next to the mall and connected to the hotel. Was given a partial seaview and room is big and spacious. Aircon is not that strong though.
The hotel is easy to find and is attached to a very large shopping centre.
Near to Jesselton Ferry Terminal, so it's convenient for those taking the ferry service to Tunku Abdul Rahman Marine Park.
Wiated 2 hours for check in as room was not ready ar 3.30pm. Housekeeping was terrible. Did not wash the cups/spoon/no did not replenish toiletries/did not change bath towels. Front office werent professional in handling guests.
Large space for family room. Everything OK except hard to find parking and lift to access the hotel lobby
We stayed in the Deluxe Room, Sea View on the 8th floor. 2 Adults and a 14 year old. The room and bathroom were very spacious and had modern décor. The view of the sea and islands is beautiful. Also staff are very friendly and courteous. Extensive choices at breakfast buffet however highly recommend that the hotel serve water at the buffet (only had hot water) as, each day my son had to ask for a glass of water (he doesn't drink juice or milk). We have travelled extensively and all other hotels have either had a water dispenser or water jugs. The hotel is part of a shopping mall with easy access via Level 1. The hotel is about a 10 to 15 minute casual walk to the night food market and other shops. Restaurants are also close by. Swimming pool and bar on roof top. Piano man plays in the lounge on Friday and Saturday evenings. We would highly recommend this hotel.
The room was pretty spacious and clean. The paint around the window was pealing a little bit. The WiFi went out one evening and wasn’t fully working until the next afternoon. The staff was very helpful and pleasant. The location was great within walking distance of many points of interest and connected to a very nice shopping mall. Pool was small but nice and had a good view from the roof. Could have had a few more lounge chairs as there was only 4. Overall a good hotel for the price.
We enjoyed our stay throughly. Breakfast was excellent and international with lots of chioces to suit all tastebuds, young and old.
Staffs are very friendly and helpful! The breakfast are excellent! Good location inside the Suria Sabah mall ! I will stay again
The staff have been very friendly upon check in and helpful in finding tour for first time traveler to sabah like me, besides some hiccups like thai disco music blaring in my ears during one late night dinner, the other aspect of the hotel has been lovely. Positioned at one end of the town yet easy enough to travel around. Clean rooms and adequate amenities. Special mention to concierge - Gulam, Duty Manager - Perry, and Front Desk staff (Tara and a great other ladies) for making my stay a pleasant one. Will definitely stay here again for my next trip to sabah.
excellent food
We chose Grandise for the proximity to the pier as we planned to dive. It was a good choice. This hotel is also next to a shopping mall with good variety of shops.the Blu Bar on the rooftop is an amazing place to be at sunset.
Location is right near Jesselton Jetty, which is very convenient for island hopping. Staff were also very helpful and nice. However, the shower water is not very hot and soundproofing can be improved.
It was ok. Great location. I think you should give complimentary parking for the guest vehicle. Most hotels will provide this. The pillows in the room too soft that you may need to request more pillows to make it more compact and comfortable.
We stayed 4D3N at room 819 sea view deluxe room. The shower area water couldn’t flow and drain smoothly. It’s like mini flood during shower. We didn’t use the bathtub but the tab water leaked and filled the bathtub full when we went back in the evening. Maintenance needed for the bathroom
Great hotel, nice pool area, helpful staff. We couldn't seem to get our A/C to be anything but freezing cold - even on heat it would blow cold air. Otherwise, everything was excellent! The view from the pool area was also fantastic! Shops were convenient since the hotel is attached to a mall! Food options at hotel, as well as in the mall area.
Great location close to seafood markets, ferry centre, shopping etc Good accommodation and facilities and we had a sea view room, large and a superb view to wake up to.
Liked the large room and location- right next to the mall with a decent supermart and within walking distance to Jesselton Pier.
Room was excellent, views were amazing from the room.
Overpriced for old haggard looking accommodations and hotel
It’s a big hotel, clean rooms and friendly staff. The pool is nice but only 4 loungers which seems crazy. Friendly helpful staff, I ate on the rooftop at the sky bar and the food is nice but food and drink slightly overpriced. Great location for the shops, walking distance to waterfront and town. I didn’t have breakfast and chose cheaper options outside.
Massive rooms. Picture perfect views. Great staffs. Perfect locations. Thank you Grandis.
Location was perfect. Room was excellent. Staff was very professional. I would like to thank a lady from the front desk who assisted me and my wife from beginning till end. Thank you Grandis. It has been perfect.
Amazing
Spacious, clean room. Wonderful staff. Walking distance to the market and the jetty,
Wonderful stay! The room is as shown in the photos, clean and comfortable. Location is perfect, attached to Suria Sabah Shopping Mall, easy access to food and groceries as well as some leisure shopping; and Jesselton Point Jetty is just steps away. Highly recommended!
Positive - location next to/above shopping mall. - the room I booked was very spacious. - you do have a good view of Gaya island (but...) Negative - Although I booked a sea view, I was disappointed that the view was a bit of eye sore (not hotel's fault) due to the rubbish from Gaya island - breakfast, although had a varied spread.. but nothing was really edible, except maybe the porridge :-/. They have an egg station... but the cook doesn't even know how to cook a breakfast omelette! The first omelette offered to me was cold and greasy and ready made, which I refused because it looked like someone at home cooking Chinese omelette and not knowing how to cook. When I asked for. fresh one, it wasn't better. They just don't know how to cook breakfast omette! All other food were bland or tasteless. The breakfast spread just cater to Chinese tourist. So, please don't book this hotel if you are aiming for the breakfast spread - definitely not worth the RM500 I paid for!
Close to everything, very easy to get around. The breakfast was fantastic, one of the best I’ve been to. We had an early flight out so it was a shame we couldn’t make use on the second day.
This is my third stay in this hotel of the 4 times i have visited kota kinabalu. The hotel has maintained it's standards and staff is always friendly. This time our group got lucky and got room upgrades across all 4 rooms we had booked. The mall next door is 10-22 bliss in terms of shopping and makaan ( food courts and restuarants). Nearby spa named Sundance has lot of massage options. Behind Sundance ( some 8-10min walk) is kota sunday flea market. Maybe the fifth time i will change the hotel to realise that this is the best
Comfortable rooms, roof bar nice of an evening for viewing sunset. Lifts a bit on the slow side when busy. Breakfast was great all be it busy on occasions with large tour groups. Front desk staff always helpful and cheerful.
The location was amazing; it was right next to a a great shopping centre and very close to the port. Our room had an amazing view. However, there's something wrong with the air conditioning since it was way too cold; other than that, we enjoyed our sray.
Good location, but the service of check-in reception was bad. Got mistake of our booking, was keep selling us to upgrade the room type and their breakfast promotion.
Great scenery with comfort. Improvement in terms of people courtesy particularly in the cafe during breakfast. One or two waitress were very rude when it comes to telling the guest to not to sit on the ‘reserve’ area. Complete with rolling eyes and talk behind the guest in their local language which I think kind of rude. Manners is very important and that shows how profession you are. Other than that it was an awesome stay..
Beautiful sea view. Clean room and friendly staff. Definitely love to come back again.
We checked in at midnight. Fast check-in and check-out. Room was ready and clean. No issues.
Room was clean and spacious
overall a very convenient location as it is just beside the mall and the jetty.
Nice location, friendly staff and great stay!
We could have a warm shower in our room within 5 mins once we were back from island hopping :)
Amazing place, located next to the mall.
Nice hotel close to shopping and restaurants. Staff let us check in early and gave us a free upgrade to the executive suite. Great experience.
This is a small but beautiful hotel close to the wharf with great water views. It has very helpful staff and clean rooms.
Grandis is a lovely hotel that overlooks the sea. It is located next to a mall, with plenty of good dining, shopping and entertainment options. Staff are very friendly and helpful. Room was fabulous with great views.
It was nice and perfect for a vacation. The room I stayed was a seaview room and the view was stunning while watching the sunset and laying on my bed.Breakfast was fantastic as they served varieties of food and not to mention the staff was all very friendly and helpful.
Didn’t like the fact that i wanted to go somewhere and the staff knew there was a cheaper way of transport by using grab but instead chose to call me a normal taxi
Very nice location and nice place. Very convinence for shopping. Nice View!
We enjoyed our stay so much! Spent most of it at the pool having drinks :) The service is great at the pool for drinks & food, with great view. We didn't love the surrounding city area so much, but we loved all of the tours we went on in Borneo. Will definitely be back again soon!
There was no dressing table in a room. And the bars in the hotel are supposed to close at midnight but they close earlier without any notice. A part from these its location, cleanliness and the staffs, everything was so good. It was so convenient.
Hotel is well linked with the shopping mall, thus super easy to go around. But the hotel lobby is tiny and you can find it’s usually crowded or too crowded...
Great hotel! The rooftop pool and sky blue bar have phenomenal views and great happy hour deals. Room was very nice and facilities as well. Only thing I can point out is that waffles and pancakes weren’t ready right when the buffet opened... hardly a problem. 5/5!
Situated in a good area adjacent to the ferry terminal, shopping mall and restaurants & bars. Friendly staff, nice rooftop swimming pool & bar. Wide range of international options for breakfast. Sea view rooms were outstanding
Clean big quite rooms with good air con. We stayed here 3 times on our trip to Sabah. They looked after some of our bags while we took a boat up the Kinabatangan river and while we climbed Kinabalu. Great breakfast. Great roof bar with live music on Sundays.
