Boulevard Waters

It was hidden away from the main road so it was great to wind down with the kids. The spa was so relaxing and its great to be right on the lake and theres a hot spot right outside. The kids had a seperate room it was a fantastic place to stay.

The rooms are well equipped and have everything needed for a stay. The view over the lake and mountains is also stunning. The rooms are warm and so comfortable. We love the outdoor thermal pool as it is a wonderful way to end a long day. The hosts are also incredibly helpful and accomodating.

There is a little bit of noise if people in room above move around a lot

The apartment is situated right next to the lake in Taupo so the views from the terrace, lounge and master bedroom are delightful. It is perfectly situated only a 5 minute drive from the center of Taupo. There is a delightful hot pool to soak in and a spa bath in the apartment. This is the second time my wife and I have stayed and we will return.

Boulevard waters has improved with the change in management We find though that with time the premises have become a bit tatty

This was our second stay at Boulevard Waters after really enjoying our previous visit. The location and lake views are still beautiful, and being right on the lake is definitely one of the biggest reasons to stay here. We paid extra this time for the deluxe top floor room, which gave us a larger outdoor deck and the same fantastic view. Plus a small bistro table out the back to sit at. Unfortunately it was too windy during our stay to really use the outdoor seating/lounger, but obviously that's the weather and no fault of the accommodation. The room had what we needed for a short stay. The spa bath was lovely and bubble bath was provided, which is a nice touch. Having Sky TV was also great. Parking was easy as it was on our previous visit, and the lady servicing/cleaning the rooms was friendly. It's in front of the other accomodation spots with direct access to the lake walkway.

We actually preferred the second floor room we had on our previous stay. Although the top floor gives you some additional outdoor deck space, it seems to come at the expense of some indoor space, and for us it wasn't worth paying extra for. We'd happily return, but would choose the less expensive second floor option next time. The room also didn't seem to be in quite as good condition as we remembered from our previous stay. The bed itself was okay, but the bath gowns felt quite scratchy this time. When we stripped the bed before leaving to help housekeeping, we noticed the mattress underneath the protector had quite a lot of staining. There was a newer basic mattress protector covering it, but given the price of the room, we felt the mattress itself was due some attention/replacement. The shower was clean enough, although the water pressure wasn't particularly good. The room layout was also a little awkward for relaxing: the TV faces the bed rather than the couch, so if you want to comfortably watch TV you're essentially using the bed rather than the living area. Guests are asked not to use the heat pump during winter and to rely on the underfloor heating. We tried to do this, but the room became too cold at night and we eventually used the heat pump on a low setting. Given the price paid and that the heat pump is provided in the room, we don't think guests should feel uncomfortable about using it when the room is cold. Overall, it still has a fantastic location and view, but we didn't feel the top floor room offered enough extra to justify the additional cost. We had a better experience in the second floor room on our previous visit and would choose that option again. Nothing negative about the staff, they were great.

I have stayed here a couple of times before and the place is not as good as it used to be, it could do with a good refresh and some good cleaning, old tatty cushions with buttons missing, sofa could do with a good clean, outside rooms very dirty, lots of weeds in pavers etc. Is looking very old and tired, outside light hanging off the wall

The views were stunning. The underfloor heating was a pleasant suprise and very much welcomed. Room was spacious though

The front door was hard to open. There were dodgy light switches and spa switch. The bed was way too soft. It wasn't cleaned overly well with dust on the ceiling fan and other surfaces. We found someone's pill on the floor that if we had had a child with us could have been dangerous so not very well vacuumed. It was overly priced or what it was.

The room didn't get warm! Supposed to be underfloor heating but might not of been working ? Heat pump didn't work at all. Parking was annoying but we dealt with it.

Perfect location, right on the shore of lake Taupo. The staff member I dealt with was so generous with her time, helpful and very welcoming of our children. We had a wonderful stay, the perfect place for a family with children to stay.

Room was very hot overnight, underfloor heating too hot even after we turned it right down.

We stayed at Boulevard Waters when it first opened in the late nineties, and have stayed here a few times since. I was curious to see if it had dated a bit over the years, but it is still awesome.

Room was not serviced after the first night. Kitchen utilities were too basic.

The room we had (Family Spa) was perfect for our needs. It had a fantastic view out over the lake and we could watch the stunning sunset from our outdoor area. Connects easily to the walkway that goes around the lake. The room was well equipped and was warm. The outdoor thermal pool was a fantastic way to spend the evening and was a perfect temperature for the cool evenings. The staff were incredibly welcoming and helpful. We can't wait to stay again.

The view is amazing. The room size is good and having a kitchenette helps. There were enough beds. The thermal pool is great.

The room was too hot and stuffy, even after opening the windows. There appeared to be an issue with the heating regulator, and the air conditioning was not effective either. There were also problems with the toilet flush.

Beautiful. Quiet and lovely, lots of room, just perfect for all our needs. Well set out and easy to know where everything was. Very comfortable beds. Close to all amenities, food, supermarket and takeouts or dining out.

Just would have been nice to have an area closer to our room for those that smoke and that is under cover. It is frustrating for those of us that smoke that cannot sit down of relax like we would like to. We too have rights.....as much as non-smokers think we don't.

Really loved our stay. Have stayed here a few times now. It is great value for staying on the lakefront. There is a cafe right next door. Our room was super quiet and had great black out curtains. The bed was really comfy and the spa in our room was great. The lady at reception was very welcoming, friendly and lovely to talk to.

The location is perfect….right on the lakefront with great views. The units are spacious. The hot pool outside is a bonus! Good car parking. The owner was lovely and friendly.

The property needs some maintenance…there are scuff marks on the walls and our shower had mould on the ceiling. The carpet could do with being upgraded. TV was small and was not a smart one….as we stayed in at night we would have appreciated this but it’s not a game changer.

It's a nice place, well maintained and reasonably modern. The heated floor is great, the in-room spa is great. View is amazing, right on the lake. It is well appointed for a family as well if needed (I travelled alone this time). Staff actually called to make sure they were there on arrival (evening). Definitely recommended.

The WiFi was spotty, kept falling off, which was a bit annoying but not end of the world.

Amazing little gem of a motel practically sitting in lake Taupo! Tucked in along the thermal lake walking path this place took us by surprise. We were making our way up to Auckland and stopped for an overnight - wished we had more time. We travel for a living and stay at hotels around the globe both up market and family run - Boulevard Waters is impressive for the thoughtful amenities and service level given the very affordable price point . Once you get past the less than impressive check-in area and dated room decor, you have UNINTERRUPTED LAKE VIEWS with spectacular sunsets. Really a wow factor!! We were warmly greeted, offered help with luggage and shown to our room - not, “ here’s your key go find it” We stayed upstairs in room 6 - had a private balcony and en-suite hot tub. We had planned on walking to Town - We never left our balcony. Watching the lake, the sky, the sunset and moonrise was just magical. The footpath takes you all the way to Town. Instead, We had dinner delivered from Town and just opted to relax and watch the lake swans and snow capped peaks across the lake. What made our room so good? Our small room had: hot tub - with complimentary bubble bath, tons of movies, full kitchenette, fridge, Nespresso coffee maker, fresh milk, good bedside reading lights, plenty of horizontal tables/surfaces to drop bags, small items which helps when repacking, extra warm blankets and pillows (sitting outside at night chilly in May), bathrobes, plenty of electrical outlets for charging gizmos. And, enough sound proofing given the close proximity to adjoining rooms and footpath chatter. Our room felt more like a cabin on a luxury cruise ship given the panoramic lake view. There’s even a thermal pool to use - next to the car park in an odd space for sure but, hey, again for the low price! The views can’t be beat! Terrific value. Worth finding. On line booking sites don’t do this gem justice.

The bed was too bouncy and the pillows were of cheap nature and very uncomfortable. There was no hot water for us when we arrived in the spa bath or shower. Onky on the morning we left

The view was incredible! At night we had the stars and the reflection of the city lights on the lake, in the morning we had mist from the lake and from the two thermal spots right in front of our balcony, during the day the view was stunning with the snow on Ruapehu. Gorgeous experience in the deluxe suite, the Jacuzzi in the room was so large for both of us and the King bed was so comfortable. The outdoor heated pool was a comfortable 36 degrees and was enjoyed after the thermal spots on the lake and before the Jacuzzi. The kitchen, bathroom and toilet layout was perfect. Extra blankets and a couch that is perfectly positioned to get the afternoon sun in April, outdoor furniture including a sun lounger were all thoroughly enjoyed. What else could we ask for? Also the cookies, shower caps, and beverage options were a nice touch plus friendly staff. Keep up the good work guys, incredible.

The water was not getting as hot as we would have liked / deemed reasonable for a shower and for the jacuzzi though it was doable. It wasn't cold, it was just not sustainable for a good soak in the tub. Passed this info on and it was met well.

The cost versus quality of facilities was terrible. Was in no way equivalent. Broken lights, which had to be disconnected leaving no lighting in living area, broken drawers, leaking doorway, lingering smell, mattress was lumpy springs coming through, TV was older than the room. All in all very disappointing

We liked the location, it was right on the lake, the staff were very friendly.

The pool was too small for swimming, it was more like a spa. There was a large wet patch on the carpet in the middle of the floor. It must have been a leak as I had to use several bath towels so we werent walking on a cold wet floor all of the time. The room was tired and quite basic for the price.

Room totally over priced & badly in need of upgrade. Whiteware & electrical appliances need replacing. No fan in toilet. Combined basin & top in bathroom has cracked surface. Mould on tiles in shower. Totally not up to standard.

Great location! Beautiful lake view! Spa next to the bed in the lounge was unique. Two singles in small bedroom was very tight, couldn’t close the bedroom door! But otherwise great value for money. Would definitely stay again!

Tiny bedroom with 2 singles was too tight. Was fine for one person. But 2 people and luggage in that room would be a problem.

View was of the lake, accommodation very clean but most of all the staff were very supportive and lovely. They helped us immensely with delayed flights which caused late check in, lost air BnB key so added on 2 additional al guests with a child. We were attending a wedding it was pouring with rain they gave us bathrobes to use so we wouldn’t ruin our dresses. Just brilliant. Thank you.
