Very good
Room was TINY. Bathroom was good. Nice hot shower (once we learned how to operate it). Beds were ok. A bit hard and worn. Restaurants was good. Wait staff was excellent. No heat in the room that we could find but the hallway was very warm. We propped open our door and the room warmed up. Lighting on the outside of the building is poor. Luckily I had a small flashlight. Lots of walls etc Painted black so hard to see at night. Not far is a grocery store and Greggs (donuts and hand sandwiches). This hotel is a long ride to Edinburgh by taxi.
Good nights stay no problems
What a hidden gem ! Room beautiful, food excellent, staff 1st class !! Will definitely be back ,thank you
Decent airport hotel in Edinburgh. Convenient, no problems. Comfortable.
Staff were excellent, Livingston is a modern town with fantastic shopping facilities. Noisy doors were a negative and it the hotel was a bit rowdy on Friday evening
Worked nicely for a stay near the airport.
Very dated. Toilet didn' t work properly
First room was great but a bit tired. Second room was very noisy at 3 am till 5pm on Sunday morning
Staff were lovely . Shops a few steps away, car park was perfect , room was clean
Les photos de la chambre sont trompeuses mais c’était très propre et le personnel gentil
The restaurant was nice & good food. The room was ok
Front desk staff was very friendly and very helpful Room is very small and felt uncomfortable Restaurant is attached and food is awesome Very close to Livingston north railway station
Wonderful
Area not great. Locals friendly but unrefined
Early check in went well and we were shown to our room which had everything we needed and was lovely and clean. The bed was very comfortable and I slept really well. Only criticism I have is the first impression on entering the bedroom block......was how dirty the carpet on the floor and stairs is which made me wonder if I should have booked the property. But entering the bedroom changed that idea and all was well.
Very rundown carpets were very dirty
The front desk staff was friendly and helpful.
Terrible carpet dirty , shower was not working, next to a bar with a noisy party going on. Check in at the bar. Car park full of trash. Poor value. Expect a refund!
Basic standard accommodation without the fuss. Poor sound proofing with creaking ceiling. Not in the best area.
Bathroom was quite dirty and shower didn’t have steady hot water, it alternated from hot/cold. Beds seemed clean.
Lovwly friendly cheery staff, Very comfy bed, Lovely clean room and bathroom.
Nice bar staff were plesent on booking in asked what time break fast is said they don’t do breakfast which is a waist of time staying there as needed breakfast as it was my sones wedding the next morning and next meal would of been 1500after the they were married . We need to go to Greg’s for bacon roles around the corner. The room decor requires a revamp carpets cleaned . Shower water pressure very low bed average comfort overall I would not stay again
Had 2 nights here, met the new owner in the car park on Friday evening, he was very friendly and stopped to chat again on Saturday evening. Food was great. Will definitely be staying again.
Handy for a great Shopping centre, plenty food outlets near by.
Everything is not bad, just the shower is poor.
Friendly staff
Easiest check in / check out ever!
Engineer stayed to ere and said he felt unsafe. Alot of long term residents. With drug issues Will not be recommending
The room smelt of stale smoke. When I reported it, the staff were dismissive and handed me a can of spray. The food in the adjoining restaurant was overpriced and a very ordinary standard.
My 4 day stay was very good .I would stay again.
Room was terrible. No soap or gel in bathroom. Door to bathroom was very hard to open and close. It looked like a new floor was put down but door was not adjuster to fit new floor. Will say towles were great big and fluffy.
There was no breakfast available on the property. That was a dislike. I had to go to z local baker for breakfast.
This wad a disappointing stay. The area and noise from the bar did not make the experience very enjoyable.
Avoid booking!!!! Failed to deliver what a standard bathroom of hotel should provide - poor condition with no toiletries, water cannot be gone in bathing area, your foot will just keep soaking in the dirty water. Didn't meet the criteria of what they list out. Tried to ask for staff's assistance but they just said nothing can help with. What a nightmare to stay in this 'hotel'.
It was a good place for the two nights
Hotel was nice for my stay. Its a bit outdated but overall nice quiet area. Didnt know that the reception area did not open until check in time at 2pm and it was disappointing after being delayed and not being able to checkin but let me tell you. Im so sorry i didn't get the receptionist/maids name but she saw us outside and opened up just to let us in. Thats called Great Customer Service. Plus she checked on us and made sure we settled in. Thank you to her.
A bit run down
Compact and uncomplicated. Good wifi.
This property is fine if you just need a one night stay near Edinburgh airport, but would not vacation there for a longer time.
No staff around to complain, and the one I did speak to did not care. Wet carpet in room, obviously from issue in bathroom where water not draining away. A terrible place in a terrible area.
Our trip was to visit friends and we booked here to be close to them however the room was small and basic the bed wasn’t very comfortable and we didn’t see any reception staff except the trainee on our first day. Only the cleaners. It felt like a hostel with us having to lock the door when we left our room instead of an electric lock. And having a key pad to get in and out of the block. It was clean but our towels wasn’t changed for the 3 nights we stayed. Also our view was a block of residential flats straight across so we had our blind down all the time for privacy. Disappointed overall. And no breakfast at the hotel.
Lovely hotel. Room was clean. Staff were friendly and helpful. Would highly recommend. Great value for money.
Windows need replaced could hear everything all night and didn’t sleep at all. You have to push the bathroom door open over the uneven floor which makes a horrendous noise. Place is quite dirty looking.
Wasn’t shown how to enter the door with a code on it. A customer from the pub beside it shown me. Wasn’t very clean very basic my mum couldn’t get the shower to work sadly she didn’t want to wake me. Will not stay again. Not value for money very noisy not recommended.
I booked this properly as it was only 15 minutes back To the airport drop off for my hire car following a 2 week holiday to Scotland, including Edinburgh and the Scottish Highlands. The room, bar and restaurant were all right next to each other which was convenient and I was suprised how quiet it was when sleeping which was great. The staff that served me at the reception and restaurant were all very polite, friendly and efficient and there was a good choice of meals on the menu. The property is not too far from Edinburgh and the airport but in the close by area there is not much to do near close by to the hotel.
2 night stay between flying back from a personal holiday and needing to be in Edinburgh for business so opted to stay locally instead of unnecessary mileage. late arrival but no problem, reception called me about 11pm to check all was okay as they were about to handover to night staff. room was overall very good, little tired in places but clean everywhere it needed to be, dusty on tops of skirting etc so some care/time in room prep missing, but bed was comfy, and plenty of room for clothes, reasonable sized bathroom (shower a bit underpowered but was warm and clean). would I stay again, Yes. No breakfast was available when I visited, however theirs a chain bakery a 2 min walk or a large shopping centre with fast food outlets about a 10min drive.
The beds were comfy. The bathroom light didn’t work and it was really loud on a night. The bar and dining is great.
Nice pub/bar downstairs
Good
Our twin room (Rm 11) was compact but fine for our needs (staying overnight before collecting someone from hospital in Edinburgh). Shower room was spotlessly clean but the door to it creaked loudly. The carpet has seen better days. We shut the sliding wardrobe doors when we saw what appeared to be dead centipedes, later discovered to be a previous occupant's false eyelashes! The room was far too hot and we dispensed with the duvets for most of the night. Beds were comfortable.
Only stayed one night we were at a family funeral room was comfortable warm and clean served our purpose
Our room wasn’t available on the first night so we had to stay in a different one to what we booked (two single beds instead of a double bed). The first room was very dirty, and the radiator didn’t work, which left us feeling cold the entire night. The bar was also very noisy, with guests drinking and shouting until the early hours of the morning. Hotel staff were initially reluctant to move us to our original room, but eventually obliged after I told them about our experience. After this, we were moved to a room that was far better, and akin to what we expected on arrival. There were no more issues after that. The room was clean, the radiator worked, and we could no longer hear the noise coming from the bar.
The bedroom was not cleaned, no soundproofing
Good hotel for what you pay for, friendly staff and a decent room
Overall our 3 nights stay was good. Restaurant next door is awesome. Room was warm & serviced every day. Our only complaint is hearing the guests above us, especially going to the bathroom at 1am. Hotel staff are great, close to Edinburgh, easy 15 minute train ride.
Great rooms, easy to get to and no issues during stay would definitely recommend
.
Not bad, not great... a good little spot to put down your head. No frills, but for the price it's not bad. Rooms are a tad dated, and the beds could be comfier (2 flat pillows aren't enough) but overall its a good nights sleep.
Noisy. Don’t accept a room in the ground floor. You will hear every single step from the room above you! And when you want to leave, if the reception guy forgot to tell you to place the keys in the letter box(!!!) you will end up not knowing where to leave them as you won’t have any access to the reception before 9am!! I had to stay 10 min in the rain and then I gave up!! Otherwise Oscars restaurant (in the lodge) has nice yummy pasta that I highly recommend!
Clean and tidy staff very friendly
Hotel room was very clean and reasonably comfortable, though the whole place looked a little tired and needs updating. There are no breakfasts at present which was disappointing as we had to drive somewhere to find somewhere for breakfast. There is a co-op nearby and there were tea and coffee making facilities in the room so we managed. The walls were thin, so we could hear other guests in the early hours and the bed springs were a little creaky. The shower took a little working out as the controls were the opposite of what would be expected, however once worked out it was adequate. We ate in the attached Oscars restaurant on our first evening and the food and service were very good. Reception and cleaning staff were very friendly.
Nice staff, clean room but could do with some TLC, very thin walls you can here every sound from around and above not the best sleep.

On arrival saw notice that breakfast unavailable due to kitchen issues. The description online and the view on arrival were different. However, the room and bathroom were clean. Walls thin so could be disturbed by other guests. This is mainly a stop off for overnight trip/contractors really.
Hotel is perfect for the need, room on the smaller side but for the night it was perfect, plenty storage. Food at the on-site restaurant at night was great.
the room was clean and the bed was comfortable. However the TV did not really work, I think only 2 channels, there was no phone in the room and the early call did not happen as there did not seem to be night staff. At the price it was just OK.
Brilliant would recommend 👌
I booked a twin room which was confirmed on my receipt. However on checking in it was a double room and was told there were no alternative rooms. Very poor. Broken window which was open and generally poor state. Reflects the very low price.
Wonderful staff, 35-40mins commute into Edinburg by train and the hotel has everything you need to stay a few nights!
Worst accommodation ever.
It was decent enough for what we needed though. The light in the loo did stop working the second day. It seemed to be quiet, but was noisy at a few times during the night probably from the bar below. Transportation was easy though, taxi service knew how to get there.
Bell at reception didn’t work - no staff available for check-in. We were only helped after a local customer mentioned us to the bar staff. On arrival had to push through crowd of smokers and drunk people to reach the reception desk. Check-in, once some one came to desk was easy and fast. Room was disappointing, very small, felt dirty with dust on light fixtures, stains in the runners on beds and makeup on my supposedly clean towel. Bedroom window looked out onto brick wall, and we could hear chatter from the beer garden late into the night. Bathroom was overlooked by ‘beer garden’ where smokers congregated, no frosting on glass so they could see directly in. Shower was mouldy with black mould, compounding the feeling of the room being dirty. Within 10 mins of being in the room we searched for an alternative hotel. The noise from room above and hallway was exceptionally loud, with no soundproofing and footfall of guests above keeping us awake until 3am. Breakfast was unavailable but there was a greggs and coop within a 2 minute walk. This felt like a budget hotel, I have stayed in nicer hostels for £15 per night, this cost more than 10 times that amount. Feel like we were ripped off and would never ever come back.
Room was basic but functional. Noisy as near the hotel so earplugs solved that issue. For the room price it was very satisfactory. Reception staff were great and very helpful at checkin.
Extremely run down. Walls are paper-thin, and traffic and airplane noise was extremely loud. No breakfast available, no coffee (except instant packets) be found on site, gross stains/water damage on ceiling.
Check in was great and really friendly staff. The room was fine for us as we were going to the Fringe each day and just using the room for sleep each night. The bed was comfy, a nice hot shower and clean towels. It was a basic room but was good value for money. The noise from people walking around upstairs is quite loud but again for the cost of the room its acceptable. No breakfast was available but there are shops very close, so that is no problem. The train station is 12 mins walk away with a 20 min train ride into Waverley. So for the Fringe is was ok if you didnt want to pay top price in town.
Advance notice of breakfast not being available would have been nice
Cleaning staff quite noisy in the morning. Talking quite loudly in the hall. Floorboards are awful in the upstairs room when you are staying on the ground floor. We had the luxury of very early risers (6am) and they were constantly on there feet for an hour and half before they went out. I also wasnt best pleased payment had been taken before i arrived. If i hadn't turned up i completely understand it might have been taken later that evening. I actually wanted to pay on a different card to what i held the booking on. Otherwise a very basic hotel. Room was nice and clean, just what we needed as a base. Restraunt next door was lovely.
Staff were really friendly and helpful (got show to my room). Room/bathroom were spotless, nice touch with the welcome chocolate on the pillow. Didn’t use the restaurant or bar so couldn’t comment. Great location for Edinburgh/airport. Would recommend & definitely use again
Overall is good apart from noises from the planes and the adjacent road traffic.
We stayed on the bottom floor, the room was clean and comfortable. The only bad thing about it was you coukd hear the people upstairs every time they were walking about. Overall i would say it was cheap and cheerful. Good if its just a place to sleep which is just what we needed.
We were disappointed that there wasn't any breakfast facilities available, and that we were not informed about it. Also there was a note in the room telling us that the carpets were being cleaned and we had to vacate the room by 9am and were not allowed to return to the room until 3pm, again we had not been informed of this at the time of booking.
Felt unsafe in ground floor bedroom
On arrival to check in very intimidating walking past a crowd of people smoking outside main door. Room was very basic carpet was disgusting and the room was in much need of a good updating!!! The noise was bad until the early hours of the morning. Certainly won’t be back. Very disappointed.
Clean comfortable bed
Good property
Hotel condition Really bad . especially bed uncomfortable Couldn't sleep two nights. I've been Scotland as a family visit but the hotel conditions are really bad I didn't enjoy at all.
The Blinds on the windows was letting in a lot of Light Shower was stone cold no hot water at all Bed was not comfy we thought there was a herd of elephants up above our room, you could here every movement Out side our room you was a right mess disgusting actually .
fantastic budget accommodation.
The room itself was basic but clean and comfortable. The main issue was the noise from the bar next door which was right outside our window (room number 6). We booked it as it's near the airport but didnt manage to sleep much. The noise from the bar ended around 1am but the floors are very thin and creaky so could hear the people above moving around til 2am. I advise you to read the reviews on Trustpilot. Wouldn't stay here if you want a good night's sleep.
Only down side was the showers had black mould, which put me off but was such a good place to stay would 100% stay again
Good
Cheap and cheerful
Staff behaviour was not good at morning about 12 o’clock They did not give us entry until 2 pm Even room was ready and empty
The room was nothing like the photos, the carpet was dirty, blinds didn't fit the window so people walking past the window could see in. We went for a meal in the restaurant and the staff were lovely, food was amazing. Shame the rooms were poor.
No breakfast offered at the hotel no hot water and the room was very cold the heating didn’t seem to work
It ok if you only staying a couple of nights. Its very dated. The heating didnt work the shower was temperamental and we weren't made aware before hand that breakfast was unavailable
Staff rude, fire doors not being used correctly, the rooms are looking very tired and in need of upgrade, windows don’t open and close correctly
It is what it is. Cheap and good for a one night stop over.
We arrived at about 11.30pm at property, after a short drive from Edinburgh Airport Luckily for us Leanne waited for us and showed us to our room. The room was pleasant and had coffee and tea making facilities. Ticked all the boxes
