Located in a relatively quiet neighbourhood and the rooftop has views to die for

Rooms were not clean

The room didn’t have enough natural light, with the balcony window facing a high fence, so there was no view at all. It looked like a sad room, but it was very clean and probably good for sleeping and watching TV. Just not a room I’d want to live in.

A good location with lots of street food stalls and cafes around. Despite this, it was still quiet. I was on the fourth floor and not on the roadside so this may have helped. The furniture was old but that went with the traditional vibe of the place. Ie. The door used a padlock rather than a modern keycard. So, it's a great place if you want the old skool feel. I arrived after 6pm so I had to self-check-in. I was sent details instructions about what to do before my arrival.

Very slow WiFi in the room at just 1 mbps. There was a router outside the room but it was unplug. The speed tests came out at 30 mbps when standing next to the router on the floor below. So if you need fast WiFi, ask for the right room.

La "terrasse" dont il y a une affiche sur le devant de l'hôtel et dont ils parlent amplement sur le site, ne correspond PAS DU TOUT à la réalité, impossible de s'y poser, elle est d'une laideur absolue, minuscule, et totalement à l'abandon apparemment depuis des dizaines d'années. La façade de l'hôtel est également repoussante, comme un chantier pas fini. Si le voisin se lève de sa chaise ou sort de sa chambre il vous réveille tellement tout est bruyant. Et les prises ne marchent quasiment pas, je dis quasiment car sur les 4 si on trouve le bon angle du cable on peut arriver à en utiliser deux, dont une est déjà prise par la lampe de chevet. Le balcon doit faire 1 m2 maximum et donne sur un immeuble d'habitation sinistre mais je ne sais plus si c'était présenté comme un avantage.

Front desk reception is no customer care. No 24 hrs front desk service. They put out ur things if u late to check out after 12pm. Poor commucation. Room bathroom is not plesent.

l'emplacement, la propreté, le confort, le calme malgré la proximité de la route. le quartier est très sympa, beaucoup de petit commerces.

l'eau chaude ne fonctionnait pas très bien. certaines chambres sont assez sombres le propriétaire qui modifiait manuellement les prix chaque jours je ne trouve pas ça très honnête, la première semaine j'ai eu une très grande chambre avec 2 balcons, les 2 semaines suivantes une chambre moins lumineuse et plus chère que la première.

Very chill atmosphere, location, clean room and helpful staff

Good location and good sized room. Wonderful to have the option of the terrace where we watched the sunset and played cards. Lovely speciality coffee shop just across the road!

We didn’t use our balcony as it backed onto the street on the ground floor. The beds were really hard and uncomfortable and we didn’t sleep well the 2 nights we were there due to noise from other guests and being on ground floor. I would also avoid paying extra for the breakfast option.

Couldn't have the air con on as the noise from it was like having an artic lorry in the room, It was a hike to the old town, that said, it's not like I wasn't aware of that as I'd seen where it was on the map There seems to be a lot of gargling with the plumbing. if someone above used showers or flushes toilet, I could hear gargling in my bathroom

The staff was very friendly and helpful. The location was great. It is probably the best in its class of guest houses.

I spent a week at Ban Kong Rao Guesthouse, and it met my exact needs. The building has a charming, old-fashioned boarding house feel reminiscent of the mid-20th century, which gives it a unique character you don't find in modern hotels. The best part was how quiet the neighbourhood is, yet it’s still just a short walk to the main town area. It’s kept very clean, the WiFi is solid, and the rooftop view is a great bonus. It’s a comfortable, nostalgic spot for anyone wanting a peaceful stay in Chiang Mai.

The property was okay I only had 2 issues the mattress is like sleeping on concrete and the female reception was quite miserable and rude.

Eine sehr schöne und gepflegte Anlage mit großen und sauberen Zimmern. Die Matratzen sind, wie so oft in Thailand, etwas härter, dennoch erträglich. Es gibt eine super schöne Dachterrasse und das Guesthouse liegt sehr gut gelegen (ca 10-15 Minuten zu Fuß zu Chiang Mai oldtown).

While the guesthouse is in a great location not far from the main attractions and has a lot of food options around, the stay itself was a misery. Maybe few more positive things to add is that there was a thin mattress on top of the main one that made the bed a bit more comfortable and not as hard, and the staff was really nice.

The only things that were clean when we checked in were bedding, floors and surfaces that seemed free of dust. However, 2 additional pillows (that are more comfy) were definitely not clean. Could smell somebody’s hair treatment/oil on one side and on the other it was musty smell. The remaining 2 pillows seemed to be fine but need to be replaced because they were lumpy thus super uncomfortable. The bathroom has a lot of mould. There’s very little (practically none) ventilation, wooden parts are all rotten, the silicone in the sink is all mould and sink itself is made of tiles, which are not in a right level and water tends to stay in the corners. Also it’s leaking, because on the other side of the wall right where the sink is there’s moisture accumulated under the paint. The room had funky smell, probably from all the mould and moisture. The bathroom mat also wasn’t changed upon our check in because it felt damp and had musty smell. Dirty mirror and windows, stains on the bedding, loud ac and fridge seems like nothing next to the mould situation here. I’m not sure why some reviews are so positive, perhaps it was just our room. But for anyone who values comfort and health, I would strongly advise against staying here. Yes, the price is attractive, but it’s not low enough to justify mold, dirty pillowcases, and a filthy bath mat. We found another place in a good location and very clean for the same price.

Its was lovely and quiet, less touristy and the bed was very comfortable.

No real light in the room and just a padlock to lock the door. Which was endearing but not ideal.

The hotel is close to many interesting temples and delicious places to eat. The rooms are clean and spacious. Lana was quick to fix the A/C in my room when I fed back that it wasn’t working well.

Le personnel n'était pas très aimable à notre arrivée. La propreté de l salle d'eau laisse a désirer et le matelas ressemble plus à une planche de bois. Le personnel discute a 6h du matin dernière la porte de al chambre.

I liked the location and that’s it

Didn’t look like on pictures, in toilet we had cockroaches, so we decided to move to another hotel. The bed was very hard, that we woke up with pain in our shoulders. Another thing was smell of this property, smelt like mold, which was present in bathroom. Neighborhood also didn’t look like it’s presented on booking.com, it’s very dirty and you barely see the nature.

Cleaning staff were hostile and stalked me I have pictures of them giving me dirty looks like they hate foreigners but they work there One of the receptionists a lady was rude The receptionist that’s a man was cool

The guesthouse is cute and the staff is nice. There is a nice rooftop area where you can hang out and relax. The location is great too - just outside of the moat, but close enough to restaurants and shops.

The bathrooms could use a good clean. The shower was warm, but never quite hot.

Second time staying, all was good.

Guesthouse wouldn't store our luggage even though we were returning in 5 days.

Nice location. After booking the communication from manager was excellent and appreciated. I told them that I would be arriving late and while the office was closed at that time I was given explicit and easy instructions for getting the room key then it was easy to finish checking in the next morning.

Shower didn't get very hot but it was acceptable.

정원과 입구, 로비, 복도가 예쁩니다. 엔틱분위기의 방과 복도, 편리한 구조의 욕실과 깨끗한 실내, 친절한 직원 모든 것에 만족했습니다. 주변에 마트, 식당, 카페 등 모든 것을 누릴 수 있고 관광지와 살짝 떨어져있어 물가도 저렴합니다. 1박이라 정말 아쉬웠습니다. 좋은 집에 지낼 수 있게 해주셔서 감사합니다^^♡

Always a great place to stay!!! No complaints at all!!

Acceptable

Old and faulty equipment, air conditioning not working well, bad water pressure, poor communication, poor attitude. I told them I was arriving from Bangkok at 6.30 and asked an early checking, they did not allow early checkin and the hotel was closed at my arrival. They did not care to open until 9 and did not provide a room until 2pm even when there were clearly other available rooms. Hospitality level is 0

If you stay here you roll the dice - there's always a risk you can be put in a box room if they are full, regardless of how far you are booked ahead. And be careful as they will lie and say "it's a normal room" to keep out of trouble. I have stayed here multiple times so I know what to expect, instead of a normal room we were shoved into a room with a bed which is part of a larger flat complex away from the others above the reception - It was clearly overspill / last resort from booking errors to use this room in a separate bigger let. It was filthy, we found a dirty earing in the bed, the walls had black hand prints on from AC servicing and smears from where bugs had been slapped over the years. I work remotely so I need a proper desk, it's why I came back here - but all that was in the room was a shelf with a mirror Infront of it and a tiny stool. We had no private balcony like I was supposed to, no private fridge, no wardrobe and it was tiny. The plugs were behind the bed so we had to pull it away from the wall to be useful. When we spoke to the front desk their attitude was "too bad" - what really got me was them trying to pretend it was a normal room, that it was what I paid for which is a joke because I live there for a month in 2025, and have stopped over 2s since so I know it was a lie. It was clearly a last resort room and they lied to try and cover it up and offered me nothing to amend it.

It was small, dirty, poorly kept, no balcony, no private fridge - It was clearly a last resort overspill room they lied and tried to convince me was a normal one. I did not like being lied to. No desk, no chair and the staff offered no support to help - no hair dryer we asked them to bring us one because it wasn't in the room (they had them in the rooms I stayed in before) and they just gas lit me saying I need to come to the front desk.

The location was good to where I wanted to be.

The bed was like a rock. I had to cut my stay short due to lack of comfort.

I can really recommend the place. First we got scared because of the low price, but the room was great. You will be surprised as it is a lot better than on the photos.

there is no lift (should have read listing more closely). hairdryer is not available in every room - you have to get it from the reception, too bad if you arrive after the reception has closed. you also have to return it after using as it is shared across guests. the water pressure in the showers was sometimes low and the hot water is mostly nonexistent! sometimes I had to shower in cold/lukewarm water. cleaning is not done thoroughly between guests as there was someone's pants left in my room

Location is great, staff members were nice to me.

The bed is hard as a rock, I never experienced such a thing in my life. I felt like I was sleeping in prison. The photos of the property are OLD! The place doesn’t look this way anymore- mold in the bathroom, dirty windows and wood. No elevator, so had to carry the suitcases in a steep staircase until the 4 floor. WiFi was meh. Since we were very disappointed we asked for a refund for the rest of our night, which was answered by “it’s against our policy”. Very disappointing to sleep in such a place.

The location is very convenient - a lot of cafes, restaurants and shops are nearby. Not far from the old town. Comfortable to walk. Staff is very friendly and helpful.

The bathroom is not good - there are ants in it, also the shower is not convenient. Noise from the street. You can hear bikes and people laughing and talking. Don’t recommend to people who are sensitive to noise. Internet connection was very bad sometimes.

Great place to stay, about 10 mins outside old town. Great area, lots of resturants. Recommended

Good value for money. The area is full of local people and there are many very good and cheap thai restaurants near the guesthouse. Area is pretty quiet at nights comparing to Nimman area. The guesthouse is pretty old and doors are funny, but everything works and they keep places clean.

Nothing to complain

I stayed 2 nights. Everything has been perfect. The staff are friendly and provided sufficient advices. The room is spacious with sufficient amenities. The bed is firm and clean. They provided a few pillows of different firmness which was a very customised consideration. The accommodation is not in the old city centre and would be within 15mins walking distance to the old city. There are a lot of restaurants, cafes, food stalls and convenience stores nearby just around the corner. There is a local wet market nearby this accommodation and that offers all sorts of foods and fresh produces, from thai street food, bakery, smacks, desserts and all day meals. It;'s been fun strolling around the market and tried the local food. Would definitively recommend this place if one does not want to stick in the old city and wants to taste a more local style of Chiang Mai.
