At the very centre of Rome (our window faced Piazza itself) yet surprisingly quite. Beautiful design and contemporary art. Extremely friendly team.

The team at the property planned an itinerary that was exactly what we were looking for: private tours and restaurant bookings. Their restaurant bookings and recommendations were always on point, helped us to avoid dining at tourist traps. We had wonderful private tours at the Colosseum and the Vatican Museums (when they said they arranged a Vatican insider for us, they really mean it). Another highlight was the chef's table. The food was amazing and fit our brief exactly (inventive with local ingredients). The team was even able to get us some last minute tickets to the Pantheon and St. Peter's Basilica. Thank you everyone! Grazie mille.

The property was very well located. And very well maintained. The owners and the staff were very helpful and nice.

We hadden alechts een oaar uur voor onze komst geboekt en werden met open armen ontvangen! Zelfs onze kleine teckel werd van harte verwelkomt. En we kregen zelfs nog een upgrade naar een prachtige kamer/suite met zicht op het plein! Alle vragen die we stelden werden met met veel enthousiasme beantwoord en alles werd voor ons geregeld…. zelfs een privé-diner voor twee (uhm eigenlijk 3, want onze hond mocht zelfs mee)

Superbly comfortable stay in this well designed property. Every detail has been well thought out by the owners. The friendliness,and helpfulness of the staff was exemplary, and they assisted with transfers, specialised guided tours, and restaurant advice … all of which was excellent. We stayed in the Pearl suite right next to the Spanish steps which you could see from the living room window. The suite is modern and very tastefully decorated with beautiful lighting. It has a large double bedroom with large Juliette balcony windows overlooking the Piazza and the fountain and the foot of the Spanish steps great for people watching! The living room has two sofa beds ideal for our teenage sons and there is a fully stocked mini bar and tea and coffee facilities. The bathroom is very stylish and modern with fluffy towels bathrobes and slippers and my favourite locattaine toiletries are provided. The minibar tea and coffee facilities and toiletries are replenished daily. The suite has use of a large fully equipped kitchen with a dining table ans fully stocked fridge which is replenished daily all for free also there is a washing machine and tea and coffee as well as all cooking/dining items you could need and they have a wine menu if you wish to purchase. The thing that stood out for us on top of the superb location and facilities was the service. We have never received such attentive service from the communication before during and after the welcome drinks and insisting on carrying our luggage to and from the suite. Recommending places to eat and offering to arrange transport, excursions and experiences nothing is too much trouble and you feel they genuinely want you to enjoy Rome. They work around your schedule to clean your suite providing fresh towels ans bedding refilling the mini bar ans toiletries etc and even neatly rolling up your charger wires. We would highly recommend and would love to return when Rome is cooler!

Piazza di Spagna 9 is a wonderfully unique boutique hotel and an absolute gem in Rome. Stylish, comfortable, cool and beautifully appointed, it has a fantastic location that makes it the perfect base for exploring the city. But the real star of the show is the exceptional customer service. From the moment we booked, everything was arranged seamlessly for us - restaurant reservations, airport transfers, private tour guides and more. Every recommendation was excellent, every driver and guide was of an incredibly high standard, and everything happened exactly when and as promised. What particularly stood out was the attention to detail. Each morning we received a thoughtful email checking that we knew exactly where we needed to be and what we were doing that day. It made the whole trip feel completely effortless, while still being incredibly personal. The entire team genuinely cared about making our stay special, and it showed in every interaction. All the other rave reviews are thoroughly deserved. A very special thank you to the whole team at Piazza di Spagna 9 for looking after us so brilliantly and helping to make our trip to Rome so memorable. We had an absolutely wonderful stay at PiazzaDiSpagna9. The staff are incredibly warm, friendly and welcoming — they are such lovely people and gave us so much thoughtful help. As two strangers arriving in a foreign country, their kindness really warmed our hearts throughout our trip. They recommended fantastic local restaurants with delicious food. Our room was spotlessly clean, bright, comfortable and full of tasteful design. The bed was extremely cosy for a good night’s rest, and we really appreciated having Netflix and Prime available on the TV. The location could not be better, right on the shopping street. It is very convenient for taxis, great dining, tasty breakfast, shopping, and short walks to Piazza di Spagna as well as the Trevi Fountain. This has been such a fantastic experience. We will definitely recommend this property to everyone visiting Rome!

They were so friendly and hospitable, always happy to help with any recommendations and questions that we had. Our room was in a great location. It was very clean, well maintained - and air conditioned! It made returning to our room after a full day of exploring so refreshing and relaxing. When we go back to Rome, this is where we will stay again.

The hotel is absolutely gorgeous. The location is excellent. Most importantly, the hotel staff went above and beyond to provide us with a memorable stay and visit to Rome.

The location was excellent and the interiors very stylish, but the service is what stood out the most. I haven’t had such excellent service at a hotel in years! Every staff member and the owner were all so kind, helpful and communicative. Their suggestions were fantastic and they anticipated every need. We absolutely will be back and I highly recommend this property for a great stay in Rome!

The location is perfect - central to many of the main attractions, right next to the Spanish Steps. The staff is incredible; they go above and beyond to make your stay comfortable and memorable. The room itself was luxurious, well-appointed, and extremely comfortable.

El ambiente es cálido, tiene un gran lobby con vista excepcional a piazza Espaga, pero el personal es tan amable que hace que el resto pase desapercibido. Nos hicieron recomendaciones y reservas para cenar, nos llamaron el transfer para el aeropuerto, son muy atentos.

I actually could not get over how fantastic the location was, you walk right out of this quiet serene little haven into the bustling square of the Spanish steps - which in my opinion is one of the best places to stay in Rome. So central, so much to do.

Fantastic location and the apartment itself was well appointed and extremely comfortable. The staff were so helpful and always available to lend assistance. Whether it was a recommend for a restaurant or for someone to come and help with our bags at 6am. We felt so well looked after and we felt special. There’s not a lot of places that do that these days

The location, the facilities and the team were 10/10!!! So incredibly helpful, kind, and friendly. The rooms are quiet and beautiful. All of the details you expect in a 5 star hotel. It exceeded our expectations and we were so sad to leave.

Franco and the team was truly amazing! Their attention to detail, 24/7 service and genuine care for us as guests was truly a luxury experience. We definitely had an incredible stay at their lovely establishment. The food that Alessandro prepared for us during our private dinner was something special. A culinary experience that i can’t ever miss when i come to Rome. We do wish that we were staying longer, but this for sure wont be the last time we come to Rome and all i can say is that we wouldn’t stay anywhere else. We appreciate the magnificent service and luxury accommodation.

I absolutely loved this hotel ! The staff was incredibly kind and very helpful . The location could not be beat ( steps away from the Spanish Steps ). It was very clean and our room was quite spacious . There was a lot of attention to detail and care that really came through.

It was a lovely modern apartment which was in a great location for seeing all of Rome.

Our room was separate to the hotel so in some ways it felt like an apartment rental rather than a hotel stay. Which has both positive and negative implications.

I liked the location, the people working there, the apartment is fantastic, very spacious. We are very satisfied.

Honestly, staying at PiazzaDiSpagna9 was the best decision of my trip. Even though I only stayed for one night, they surprised me and upgraded my room, which was such a lovely gesture. The view from the room was absolutely stunning. From the moment I arrived and throughout my entire stay, the staff constantly checked in on me to make sure I had everything I needed. They were incredibly generous with compliments and treats, making me feel so special and welcome. To top it all off, they even took care of organizing my taxi to the train station when I was leaving so I wouldn’t have to stress about a thing. It genuinely felt like a home away from home rather than just a hotel. A well deserved 10/10. I already know exactly where I’m staying on my next trip to Rome. Thank you so much for everything!

The group running this place pays very close attention to details and made my stay one of my best , they made every effort to facilitate our comfort . I hadn’t considered how crowded the Spanish Steps area is these days. Not the fault of the hotel, though.

One of the best boutique hotel experiences I’ve ever had, especially because of the service and the level of care and attention toward the guests. I have honestly never experienced such treatment in any other hotel around the world. Thank you. It was a truly wonderful stay. I hope to come back here again someday.
