Lovely room, beautifully laid out. Great location, the free sweets in the hallway was an added bonus. Overall a perfect place for a perfect weekend! The room and hotel were well thought out, and clean - the shower was excellent as was the roll top bath. The coded entry meant it did not matter about traffic or our time of arrival and we could leave at a decent time too (not stupidly early) - so it was all very stress free.

Only issue is parking - same for all of Brighton - I booked a JustPark space 15 mins walk away so no problems.

Il devait y avoir un petit déjeuner, le propriétaire avait oublié de prévenir le boulanger.

1) il personale non esiste: sospetto che sia un programma di un computer che ti manda via mail le istruzioni 2) la colazione è fornita da un caffè davanti: sempre gli stessi 3 croissant (al costo dichiarato di 8 £). Conviene andare a fare colazione direttamente al caffè, così riesci anche a prendere qualcosa d'altro o un caffè (con sovrapprezzo) 3) buona parte del mio giudizio è basato su un equivoco: sappiate che quando si parla di Boutique hotel, potete trovarvi in una pensione low-budget (ma non a basso prezzo) 4) la mia stanza era in cima alle scale (pericolosa), non c'era ariacondizionata, e quindi alla sera sotto il tetto faceva caldo, per fortuna c'era un ventilatore

Stanza pulita e molto carina anche se non molto grande. In 15 minuti a piedi si è nel centro di Brighton. Comodo self check-in. Nelle strade vicine con un po' di pazienza si trova da parcheggiare a pagamento (scegliere opzione 1 giorno intero). Non si paga dalle 20 alle 9 del giorno successivo.

Sehr sauber und schöne Lage. Das Zimmer war schön und liebevoll eingerichtet, aber direkt unter dem Dach und es war leider sehr warm. Das Fenster war sehr klein und ohne den Ventilator wäre es gar nicht gegangen.

Die letzte Treppe zum Zimmer war sehr eng und steil. Nichts mit viel Gepäck oder Fußkranke

Height of the ceiling is down. Not at all people above 5 feet 8 inches. It was a loft room and no window. Waste of money. Extremely hot(boiling) on a summer day

I am sure the rest of the hotel is very nice but we were given an inside room with just one tiny window which made the whole experience a bit claustrophobic. To make matters worse, the weather was really hot - a fan was provided but would switch itself off after a couple of hours

L’établissement est indiqué comme ayant une facilité de parking : c’est faux ! L’établissement est indiqué avec petit déjeuner… que dire ? J’apprends à 18H45 - par un mail - qu’il fallait réserver le petit déjeuner du lendemain matin au boulanger d’en face pour qu’il soit livré à 8h30 devant ma porte (on ne choisit donc pas ce que l’on mange ). Or (l’information parvenue à cette heure tardive), la boulangerie est fermée. J’envoie un mail à la maison d’hôte qui me répond à 23h : « Le petit déjeuner sera livré à 9h30 devant votre porte ». En plus d’être absent, les « logeurs » ne laissent le choix pour rien, n’ouvre pas la discussion et font bien comprendre que c’est à nous de nous débrouiller. 220 euros la nuit pour cela … complètement ridicule, risible (jaune) même.

Breakfast very poor and overcharged. £10 pp for 3 pastries (or 1 pastry and a drink) Had to collect from local cafe. Don’t bother to book breakfast.

Lil bad smell in the start, after turning on the fan that went off, so no problem 100 percent recommended to stay in this property the comfort the cleanliness and the facilities exceptional for the pricing.

Everything i needed was available in the room Good sized bathroom I attended a music festival at Concorde 2, which was less than 10 minutes walk away

I know that the room was listed as being "small" but the main area, excluding the bathroom, was very small

Lack of maintenance - insecure loose door lock - damaged fire/smoke door seal - broken window handle - bulb in bathroom not working - curtains hanging off rail - poorly designed shower screen causing flooding of floor.

I have stayed before and deliberately selected this room again. I love that i don't have to speak to anyone, checkin is a code so private and secure. Room clean. I love the bath. And i love the smart TV with Netflix, and the hair straighteners large bed etc amazing room overal. Very close to shops and walking distance to everything.

This is my second time staying in this exact room. Some mainance required. Ripped curtains above bath. Handle on window broken and light in bathroom flickering. Please address.

It was clean and comfortable and parking was only around the corner. We were messaged straight away with door codes and it was a quiet area and we felt secure.

The kettle needs descaling in the room and because of this we didn't use the tea and coffee provided.

The whole room is full of stains and unidentified marks on the walls and carpet. Even the bath was stained and dirty. Breakfast was three croissants which tasted nice but were not a great start to the day. The shower room was very badly designed which resulted in the room flooding and needing to use the towels to stop the water coming into the bedroom.

Room was too dark and claustrophobic due to the very high tiny window and too much furniture for the size of the room.

The property and staff were quite assistive in obtaining the Council parking passes, which allowed me to park somewhere more or less near by, and not get booked. The room itself did what it needed to do. It was helpful to have a fridge and a kettle. The location is decent, if you're keen to stay in Kemptown. The neighbourhood itself is a little depressing, but you're in a short distance from lively areas.

A pretty run-down and basic place, which would be somewhat okay, but not for a price of about 100 quid a night. Granted, it was a last-minute booking...but still. Unfortunately, when I arrived, there was some foul issue with one of rooms - like something had died on the carpet, and the smell in the hallway was fairly intense. Naturally, the staff tried to air the place as best as possible, but on top of the shabby state of the property, this made an even worse impression.

Arrived having to use codes for the front door and room door. No person is on the premises to answer any questions. We found out our room was on the third floor going up lots of narrow steps. The room was small with two small single beds. We are in our seventies with big cases and no one to help taking these to the room. There was an urgent number to contact someone but there was no quick response.

The owner relocated us to their other hotel which was framed as an 'upgrade'. When we got there it turned out to be a 3 star rather than 4 star, was cheaper on booking.com than what we booked and 15mins further away from where we needed to be. No compensation was given. Very disappointed.

No hot water in the shower in the morning… Not an issue at the time as it was a very hot day.

The property was very clean and comfortable with a fan, hairdryer and straighteners, kettle and tv. There was a great selection of tea and coffee and a good full length mirror. The shower was also lovely. Staff were very friendly and responsive. My room was ready almost 3 hours early!

Really attentive and helpful people who manage the place. Every email or request for information was answered and dealt with quickly and efficiently. It was in a good location - close to the sea and close enough to the centre, away from the crowds, and with lots of good cafes nearby.

The room had a tiny window / skylight in the bedroom with a blind that was broken. It took some deft manoeuvring with the window hook to release the blind and keep the light out. But the main issue we had was it had a strong smell of damp with signs of damp in the bathroom. The extractor fan wasn't working so there was no way of airing the bathroom which obviously steamed up after showers.

I stayed at Brighton Inn Boutique for one night. The room was spacious and comfortable, and I appreciated being allowed a late checkout.

The room was extremely cold due to drafts coming from both the door and the window, which made it difficult to sleep comfortably. For nearly £200 per night, I was disappointed that no breakfast was included. Communication was also poor, as I had to email and call several times before receiving the payment link for the late checkout.

I got a parking ticket as I was only giving one permit and thought it was for the 3 days and rub of the wrong time I put 2 o clock instead of 14 hounded hours. So was explained properly to me I did read the back and that didn’t explain itself very well …. I got no help for the ticket from the hotel

It was clean and tidy and very conveniently located.

The communication was excellent with simple, clear instructions to access the property. They were helpful, allowing me an early check-in The bed was comfortable, the room was clean, and the facilities were good. The location was ideal for my stay - close to the city, the beach, and lots of cafes, restaurants, pubs and shops

We had the attic room, lucky it was a cool night, but if not that would have been to warm with just a small window and a electric fan, also both of us struggled with the bed mattress, bit to soft compared with other places we have stayed locally.

Reibungsloser Selbst-Check-In per Code-Nummern für Haustür und Zimmertüren. Zimmer und Bad (neben der abgebildeten Badewanne im Raum gab es eine walk-in-Dusche im separaten Bad/WC) waren groß und sauber. Die Matratze war bequem. Die Lage war für uns gut (nicht mitten im Zentrum, aber fußläufig erreichbar, dafür Parkplätze in der Nähe zu finden, die Cakery, ein tolles Pub und Einkaufsmöglichkeiten für kleinere Sachen in der gleichen Straße vorhanden). Ein besonderes Lob möchten wir dem Roomservice/der Reinigungskraft aussprechen. Als wir am Flughafen bemerkten, dass wir in der Aufbruchstimmung einen Koffer auf dem Gehweg vergessen hatten, haben wir versucht, jemanden von der Unterkunft zu erreichen - sind jedoch leider nur auf der Voice-Mail gelandet. Also sind wir noch einmal zurückgefahren und haben gehofft, dass der Koffer nach etwas mehr als 1,5 Stunden noch auf dem Gehweg/vor der Haustür steht. Dort war er nicht mehr - aber die Reinigungskraft hatte ihn aufgrund des Hinweises eines aufmerksamen Nachbarn, der das Dilemma gesehen hatte, dann reingeholt und innen im Hausflur für uns sichergestellt. Was für eine Erleichterung und daher herzlichen Dank für diese hilfreiche Unterstützung! Das hat uns am letzten Tag den Urlaub gerettet.

Es gab überhaupt keinen persönlichen Ansprechpartner vor Ort und das eine mal, als wir ein Problem hatten und dringend in Kontakt kommen wollten, sind wir nur auf der Voice-Mail gelandet. Das positive Ende ist nur der Aufmerksamkeit der Nachbarn und der guten Reaktion des Reinigungspersonals zu verdanken. Im Übrigen sollte kein "Frühstück" als Option angegeben oder klarer kommuniziert werden, dass es sich hierbei um drei süße Stückchen/Croissants aus der nahegelegenen Cakery handelt. Alternativ geben Sie einen Gutschein für einen Kaffee und ein Croissant an. Wir haben uns statt des Bringdienstes für das Frühstück in der Bakery entschieden, die Anrechnung vornehmen lassen und den Rest selbst gezahlt. Das hätten wir dann aber auch gleich alles selbst zahlen können und wären bei der Auswahl unterschiedlicher Bäckereien flexibler geblieben. Grundsätzlich spricht nichts gegen dieses Angebot, aber es sollte transparenter kommuniziert werden.

We were very disappointed in the size of the room which was somehow described as “luxurious”!

Brighton during festival season is always a slightly desperate game of financial musical chairs. Prices soar, availability disappears, and many hotels seem personally offended by the idea that anyone might wish to stay for only a Saturday night. Which is how we ended up booking the Brighton Inn, largely because it was reasonably priced, in Kemptown, and within easy walking distance of the venue where I was appearing that evening. From the outside, and indeed online, it all seemed promising enough. Efficient, modern, contactless. Codes sent for the front door, codes sent for the room, no keys to lose, no reception queues. In fact, no reception at all. One began to suspect that if the building caught fire, a text message might arrive saying, “Hope you’re enjoying your stay.” The room itself was clean and the bed large and comfortable enough. There was also proper ground coffee and a cafetière, which briefly suggested somebody involved in the set-up might actually enjoy human happiness. But then came the discovery that the room was internal, with no real window, only a skylight, and even that had a broken blind, meaning the one possible source of daylight was effectively unusable. The overall effect was less “boutique Brighton bolthole” and more “reasonably appointed holding cell.” And then the lighting. Or rather, the absence of sensible lighting. No bedside lamps whatsoever, which meant no reading in bed unless one wished to sit beneath the main overhead light, which had all the soft ambience of being questioned at a regional police station. Morning brought no improvement. Wake up, hit the same harsh ceiling light, squint at your companion, and wonder what terrible crime you’ve both confessed to overnight. Breakfast arrived the following morning in boxes left outside the room. Pleasant pastries, neatly arranged, all perfectly nice. But the true collapse in Anglo hospitality came moments later. No tea bags.

Firstly, my room was very small. Secondly, it was located on the ground floor right by the entrance, so I could hear every guest coming in and out. One night, another guest even knocked on my window because she hadn’t received her entry code and asked me for help with check-in as her phone wasn’t working. Because of the room’s location, you can also hear people passing by outside, and the soundproofing isn’t great. The blinds didn’t block out much light either. However, for one night, it was acceptable.

Communication was excellent and access to the property was super easy.

The only window in the room was very high and the pull cord for the blind was broken so we could have no natural light in the room.

It was a very small room, the wore for the tv aerial wasn't fixed in well. Questionable marks on the wall next to the bed. Bathroom tiles could be fixed down better.
