Super location, very close to the beach, seafront, all other city nice places!!

The whole place is desperate for decorating, every wall and banister has peeling paint, we were treat to a downstairs room that was better when our top floor room had a roof leak on our second day, the same room was let out to another customer the following day when the rain stopped. All in all a very poor experience

Light, spacious room. Interesting quirky accommodation. Great location, easy to walk from station, then very near beach and the Pavilion.

Die Lage ist toll. Man kann morgens in paar Minuten runter zum Meer und schwimmen.

Im Zimmer roch es nach Rauch. Auch durch vieles Lüften hat auch das nicht verbessert.

Chambre propre, bien situé on a pu tout faire à pied, pour la gare si vous avez des grosses valises il y a un arret de bus juste à coté. Personnel tres sympathique, nous avons meme pu avoir notre chambre le matin puisqu’elle etait prête.

L'hôtel est situé à une vingtaine de minutes à pieds de la gare et à 10 minutes de la plage de Brighton. La chambre dans les combles était petite mais très jolie, avec vue mer. Le lit était aussi petit mais assez confortable. La concierge était très disponible et à l'écoute.

Had to walk downstairs to basement and my mum has dementia n staff kept walking up stairs and upstairs was very noisy as kept hearing banging so cudnt sleep

The convenience and price were exceptional. It was a very hot day but a cold shower and a small fan by the open window helped a lot. I was able to check in a little early which was a big bonus. The staff was very friendly and I felt right at home.

If I stood straight up my head hit the ceiling, but I'm a pretty big guy at 6'2" so I can't really complain.

Perfect location, 20 minute walk from train station and so quiet. Excellent facilities, kettle, tea & coffee, microwave, toaster, fridge, clean fluffy towels, nice shower

Great location. Hotel reception sell a 24hour parking permit which is very convenient as parking in Brighton is notoriously difficult.

Excellent location. Sandra made us very welcome. We had the downstairs suite which was spacious, 2 double beds, a kitchenette and a small outdoor space.

The room and location were fine

We arrived at the property around 9.30pm and were informed that we had to pay £20 due to our late arrival or else. This took us completely by surprise as the booking confirmation had not flagged this at all. The lady who checked us in said that she had messaged me via Booking.com to say that "reception closes at 8pm and late check-in would incur extra cost", yes but her message came through at 7.42pm, which was very limited notice! She had also tried to ring me around the same time, but we had travelled to Brighton to take part in a competition during which my phone was required to be in silent mode, so I had no opportunity to take her call. I feel that any such potential charges should be highlighted very clearly in the booking confirmation and also sent to customers in advance with at least 24 hours notice.

It fitted the requirements perfectly.

Nothing to dislike at the price. Defiantly old-school. Functional and basic with a very nice owner.

Close to pier, beach and local shops. Plenty of different bars within 5 minute walk.

Parking wasn't great, there was only on street parking.

It was in a great Location and staff were really helpful. Furniture very old school decor but functional. It was spotlessly clean and we had a good stay over . The lady even let us get parking permits which were a lot cheaper than local car parks

AVOID! I was locked out, not giving a code to enter and no one picking up/answering the phone at midnight. Another group were given the code only to find out the keypad was jammed and didn't work. We had to force entry and was told I would not be refunded. Very disappointing, the owner hasn't cooperated at all either with booking.

The lady on reception who I can only assume is the owner was lovely, really friendly and welcoming

It’s a “no smoking” property but our room was right next to the front door which meant everyone just smoked right outside our window and the smoke blew into the room. The bathroom is tiny and the doors don’t close properly. The walls are paper thin and I could hear a kid crying upstairs like it was sat next to me and there was no COLD water (I know people usually moan about no warm water but it’s not pleasant to brush your teeth with warm water)

The key pad to the front door was broken, so we were locked outside for an hour with no one picking up with call on the phone number left. WiFi was also broken and didn’t reach our room.

The accommodation is really close to the beach and there are plenty of shops and cafes around. The parking on the street is limited and on first come first serve basis. The accommodation is slightly old but has the basic amenities for a decent stay. Our room had a portable fan to make our stay comfortable.

Plenty of narrow staircases to get to the top floor. the bathroom was quite small.

The hospitality was truly outstanding. The staff were incredibly friendly, helpful, and genuinely went above and beyond to ensure a comfortable and pleasant stay. Their warm attitude made all the difference.

There was nothing significant I didn’t like. Everything was well taken care of and met my expectations.

The room was in poor state , 5 flights of very narrow stairs , the room was last decorated in the 1970s , the bed pillow cases didn’t match , it felt very dirty

This was not worth £110 a night......more like £30 and that would be generous. the lady who checked us in was very polite and friendly but the guesthouse its self is the worst i have ever stayed in. the place is rundown with paint peeling every where , half painted walls in the hallway and in our room was even worst. there was exposed wires just cut off and left , the bed was horrible and left me with a bad back. the towels were all different colors and rough. the quilt cover was cut off at the bottom and didn't even go down to the bottom of the duvet leaving it exposed with stains. the pillow cases were from the 80's bed set of the pirot clown. there was stains all over the carpet ..... i could go on . i could hear another couple moan about the place as they checked in so i cant imagine where all the 8/10 ratings came from because the pictures this sight is displaying is not this hotel ............

Deram-nos um quarto no subsolo, sem ventilação. Cheirava a mofo e só havia uma janela grande de correr que dava para o pátio e não deu para abrir muito durante a noite porque havia risco de entrar algum animal ou insectos no quarto. Tirando a dificuldade de respirar durante a noite, de resto foi bom.

The staff was very friendly. They let us leave our backpacks after checkout and pick them up before leaving. They also contacted us the next day to let us know we'd forgotten our camera and returned it to us.
