Provider-sourced guest reviews.
Central position near railway station. Room was clean.
Having no reception or person on site. Building and rooms accessed by codes. Room very small.
Great location for train station and city centre.
Was in asplan house, even though it was just 3 night stay, room seemed small-ish and just had a view of a wall outside my window. Other than that not really much to dislike
The location was very convenient, within easy walking distance of the station. Good value for money for what it was, although the accommodation itself was very basic.
There was an unpleasant smell coming from the toilet. The window had no blinds, so I had to keep the thick curtains closed while people outside were repairing a car. This made me feel that I had no privacy when the curtains were open. As a result, the room became quite hot.
Zero...nowt.... nothing. Communication was good, but I promise you that's was it.
The room smelt of smoke on arrival and that smell remained for my entire stay. The facilities were awful, a bar of soap to wash myself with like it was 1980. I couldn't open the cheap/nasty shampoo sachet with my dysfunctional hands, so I had to wash my hair with soap. Honestly, one of the worst experiences of my life this place; there's so many other options to stay elsewhere and I wish I did. Avoid like the plague... I hate to be that guy, but this was just terrible. I didn't have to check out until 1030, but I was out the door about 0715. Stay somewhere else until they improve the facilities and think about the staying experience of their clients. If this hotel was a football team it would be Spurs - sub-standard. poor performance (PS - I am a Spurs supporter)
Great location, great view from the velux window, excellent price. Surprisingly comfortable bed. Tea/coffee facilities. Communication was good, no problem getting in.
Smallish, felt slightly grubby, no shower cap for the rainfall shower, which I didn't use, (see grubby). Very, very steep and narrow stairs to the top floor. Needs a bigger mirror, back of the door and a lock on the inside of the door. Quite noisy until late outside. The sink was in a very odd position, a bit difficult to access but functional.
Handy for the Rail Station.
It would have been good to have a chair to sit in and watch TV.
Location, close to city centre and riverside but quiet
No staff present, rooms very small, shower very small
Location to the train station was excellent. It was clean and exactly what we needed for a night.
The view and location to train station.
Smelled of cigarettes, TV didn't work, minimal lighting in bathroom. Building seemed more like HMO as kitchen next to our room had signed of people living there long term.
Great location, spacious room. Perfect for a couple of nights stay.
I had paid for a permit for parking but there was a mix up with this and I received a parking ticket. I was refunded what I paid, and the team did resolve this quickly, but it still leaves me with a ticket to pay for. So just make sure you have confirmation of parking!
Location is good
Tiny room and even smaller bathroom. No privacy at all, you could hear everything and every conversation taking place in the whole building. I would not recommend
Nothing
Everything
Close to town
Warm room as there's no window to open there was a fan but only moved air in the room round
I didn’t stay in the room
It smelt of smoke. Strange it had a fan on -possibly to get rid of the smell. I had the window open for about an hour. Rang reception, no answer. Closed it when I went out for dinner. Came back at around 9pm . Still smelt of smoke so vacated the room and stayed somewhere else. I want a full refund
Convenient location
Bed was to firm
Awful mattresses, couldn't sleep on them, cheap nasty kids mattresses
View and location
Had to lean over toilet to get to sink.
Good location. Close to shops and the uni.
Squeaky beds, couldn’t connect to the WiFi, shower good enough but water didn’t come out of the shower head very well.
The hotel was well located and very clean.
Some on the furniture and fixtures were a little dated.
Close to the train station and centre, nice location near river and cathedral
Very basic but is reflected in the price, bed could be better but again budget hotel so value for money
Location
Room 6, the stairs are dangerous
Friendly and helpful staff
All good
Communication - timely responses Cleanliness - room and facilities spotlessly clean Location - close to railway station and short walk to the centre of Norwich Parking - available when booked in advance and for a small fee.
Smell of cannabis on entry to the hotel The mattress was extremely uncomfortable, I could feel the springs and it was very very firm with buttons poking through.
Clean & reception staff attentive
Very small room, bed mattress poor quality.
Location is great and the room and place was clean.
The room was very small and half the bathroom had a lowered ceiling so it was a little awkward to use in such a small space.
Clean digs
All good
shower was lovely, modern, plenty of hot water.room was a lot smaller than we expected, the stairs were very steep.
there was a funny smell in the room a bit like a blocked drain,it didnt get worse but was there for both days,it could have been the DIRTY SOCK hanging of the ceiling.
Good location and clean.
The bathroom was rather small and a couple of minor maintenance issues.
Location to city centre including castle, cathedral and shops and Carrow Road football stadium. It is about 8 minute walk from the train station. I drove and ample parking in zone B along the river! The hotel was brilliant to sort out car permit and also provided extra tea and coffee. The shower was powerful and the bedding comfortable. For the price this was a bargain/gem

NOISE! angle grinder noise at 9am onwards right outside my window in the property!
Have stayed there before- property is conveniently located and it is clean. Have had better experiences when the room has been decent for a cheaper price.
Was charged an extra £100 to stay over and bank holiday Monday on a Sunday night. Made amendments online and the tax was not disclosed when my purchase went through. Made contact with owner about this and heard nothing back. During our stay an alarm went off in the building in the middle of the night, guests were told to sort it theirselves until the owners got there. The alarm continued through the night so can assume that they never bothered to arrive. This time the room was dingy and small- not worth the price.
Nothing
It was dirty with mould and hair on everywhere and loud people and it was just disgusting
Location was excellent to visit the centre of Norwich and room was clean and bed was comfortable.
Noisy people upstairs and someone quite close in another room was smoking cannabis which smelt awful and spoilt our stay somewhat although this was nothing to do with the hotel.
Excellent location. Room was clean, bed comfortable. Easy self check in system. Tea/coffee facilities. Fan in the room was a godsend.
I would suggest a blind at the window (room 8) It overlooked the rear of properties and there were often people in view. Would also help with the room temperature as it did get quite warm in there despite the fan.
Die Unterkunft direkt am Fluss ist schön gelegen und sehr nahe vom Bahnhof. Der Verkehr kann aber sehr laut sein. Das Zimmer war sauber und gut eingerichtet. Das Personal war sehr hilfsbereit.
Great location for train station and buses to the centre of town.
No basic soap holders or shelving in bathroom.
Nothing
Room was nothing like the pictures. It was not clean, double bed against the wall. Very noisy. Sink in the bedroom
Lovely size room with nice bathroom and very comfy bed
Check out at 11am maybe
Fabulous location right next to the river. Very easy to walk into centre of town. Extra facilities like a fridge and a microwave are useful though we didn't use them. Mostly clean.
The room was very small for 3 people. We could hardly move when our bags were on the floor. Although the location was next to the river, the area did not seem the best in Norwich. The entrance stunk of cigarettes. Parking is an issue. Everything is done with codes to enter rooms, there is noone to actually speak to, though we were given a WhatsApp number of someone to get in touch with. Not really worth the money we paid.
Friendly staff and very clean and tidy!
Close to my friend. Walking distance.
Small room at the top of the house. Self check in and check out
Easy to.pick up my friend
Self check in
Lovely friendly staff easy to walk into city showers could do with a shelf to put things on but room good for what you pay
Excellent location and nice room.
Location
Location
The location was excellent and the facilities although basic were clean and tidy. It was okay for a night stay, but I wouldn't want to stay there longer. Tea and coffee facilities and fridge were available in our room, which was welcome.
The room was compact and the double bed took up most of the available space. Our friend was in a single room on the floor above which was accessed by a very steep staircase, which he found difficult to climb. The hotel is accessed via codes which didn't cause us a problem, but may be difficult others. There were contact numbers to call if you had difficulties.
Good value for money. Good pre-communication. Parking (chargeable) next to hotel. Comfortable bed.
Rather tired, but acceptable for the price charged. The room overlooked a busy road.
Great location and quiet area, comfy bed lovely shower,
Apart from it being double the price to the last time I stopped I don’t have nothing I didn’t like about the property
Location
There was nothing I didn’t like
camera spaziosa con frigo e microonde, oltre al bollitore
letti scomodi
The room was comfortable and clean.
The wifi didn’t work. No breakfast available. Only one pillow each.
Excellent location. Nice view of the river from our room (room 1 in the building on Aspland Rd)

The price and self-check in
1 pillow each wasn't sufficient.
It was quiet and in a nice area
There was a odur of weed as people would smoke outside so the smell would come in
We weren't even in the Riverside hotel, we got moved into aspland rooms which was disappointing as that's not what I booked. The room itself was tiny, with a massive wardrobe taking up 1/2 the space. 2 dressing tables, for what reason? Also taking the majority of space up and then a double bed with only 1 pillow per guest on the bed. The bed wasn't the most comfortable either. The ensuite was full of mould, from ceiling to floors even the shower curtain. There was no ventilation as the vent was completely full of dust. The shower floor itself was coming apart, the toilet roll holder was on the floor, the mirror looked like it was wired up but they put it so close to the wall you couldn't get a shaver plugged in. Saw inside the housekeeping cleaning cupboard and that wasn't any better then the rooms.. The cleaning staff sat around smoking outside most of the time when we did see them, although they were very polite it just didn't seem the most professional of standards. For £150 for 2 nights seemed okay at first, I've paid a lot more before but I've also paid a lot less as well and looking back, I should have just paid for a premier inn for that price
Reception staff were welcoming and pleaseant. The Room and Bed was clean and comfortable. We liked the idea of the secure coded access to building and individual rooms The location to the city good.
I thought the room was a little on the small side for a superior room standard and quite basic. room description stated there was toiletries provided but this was only 2 small biscuit size soaps and a sachet of shampoo & conditioner. Location was good but the road it was situated on was extremely busy and noisey constantly throughout the night
Location close to station and football ground.
My ability to navigate safely thd stairs was probably something I should have taken more seriously. They are very step, with tiny steps and low ceiling. Banged my head a few times here and in the room. Will pay a bit extra for a double next time.
The bedding and towels were clean and the shower was powerful with plenty of hot water. Good value so you get what you pay for. You pay extra for a parking permit but did manage to park nearby with the permit.
Very small room with nowhere to put anything. Beds were poor quality, no wardrobe just a rail above the bed. Windows open fully so didn't feel secure with them open on the ground floor and about 6 very full wheelie bins outside the window. Bathroom was a good size but needs a towel rail and a good scrub.
Location
Was not really impressed by anything other than location . No staff . Felt like we were in a refugee hostel not that im racist but didnt really pay for that
Nothing, if I could give place a -0 rating I would.
Avoid the Riverside Hotel in Norwich at all costs, especially Room 4. We booked this for a weekend trip, but had to leave immediately after checking in due to the revolting, unsanitary state of the room. When we pulled back the bedsheets, we found multiple long human hairs and suspected pubic hairs. The mattress on the bed was so old and thin that when you sat on it you was basically sitting on the the box underneath, the same with the one pillow each, they were very thin and old and grubby. The rest of the room was completely filthy: thick dirt encrusted along the shower door sealant, degraded brown mold/sealant around the bath, a broken window blind, and no plug in the sink which looked like it had never been cleaned. I am clinically vulnerable with a serious medical condition, meaning an unhygienic room like this poses a direct threat to my health. When we showed reception the filth and asked to be moved, they simply told us they were fully booked and refused to help or offer a refund. We had to cancel our entire weekend plans and drive all the way home. They are currently trying to charge people up to £166 a night for what is essentially a health hazard. Do not trust the outdated score on booking apps—look at the recent reviews on TripAdvisor, Absolutely disgraceful business. The photos unfortunately just don't show Just how horrible the room was and I somehow managed to loose the entire video of every single hair in that bed as there were multiple.
Great location, few minutes walk from train station. Easy check-in. Very clean. Reasonably priced.
Small, dark room - only able to access bed from one side. One small window which faced a brick wall.
Central to station and shops.
No staff. Wanted to leave luggage on the last day. Broken tile on bathroom door. Marks on bathroom door and door frame? Blood
Lovely clean room, facilities above and beyond what was advertised. Great communication throughout the booking process Thoroughly enjoyed our stay. Thank you.
Good location, convenient for our needs Claudia to n reception was exceptionally helpful
Towels were poor quality. Room was a bit bland, but it was functional. As warned, it was noisy being so close station & main road
Location
Wasn’t the cleanest, the room had a weird stale smell so had to keep the windows open all day. Very tight space.
The staff were rude. Had to put kettle on floor to boil as plug didn’t reach. Couldn’t close shower door as room to small carpet absolutely filthy ruined my sliders and husbands socks. No window was a door but people outside it smoking so couldn’t open it so room hot and stuffy
The location
The hot water tap wasn’t working properly, towels were stained and all different, fan wasn’t working, bed super uncomfortable
Lovely big bath. Close to train, river and short walk to town. Tea making facilities in room.
Room smelt like cat wee / wet dog. Windows opened onto dust bins. No iron. Mould in bathroom. Creaky floor boards. Thread bare carpets.
Location
Not clean and the bed sheets needed cleaning Mattress was full of stains. We had to sleep on towels. Instead of sleeping in the bed
Location and price
Too warm in the room, would've thought a small fridge for cold drinks, especially in this weather. Bathroom light kept flickering when turned on.
The staff were pleasant and in no way part of the review of this hotel.
Very disappointing stay The room was extremely uncomfortable, particularly during the current heatwave. It was on the top floor with no air conditioning and only one fan for three people. To make matters worse, the shower was broken and there was a persistent smell of cigarette smoke throughout the hotel. The road outside was also incredibly noisy on Saturday night, with cars and motorbikes speeding past as though it were a racetrack. Overall, the room was hot, noisy and poorly maintained, making for a very uncomfortable night. Not what we expected from a hotel stay.
The hotel room and staff where fine
There were a large group of extremely noisy people who also appeared to be trouble makers when trying to use the kitchen on both nights of our stay. Even if they had tried to be quiet, the floor boards are so bad that the noise of every move above makes it a noisy room. Also on the second night, a woman asking for keys from the housekeeper Terry was shooting at the door for a couple of hours in the middle of the night. So, both nights were noisy and unrelenting
Good location. Parking nearby which we pre-aŕraged and paid extra for.
No opening windows. Previous visitors appeared to be smokers, and throughout our 3 day stay there was smell of cigarettes which did spoil our experience.
Good location. Near station and bus stops into town. Clean and private. Good for indépendant travellers.
Courtyard outside with all windows opening onto it so a bit noisy sometimes.
Central location
Uncomfortable bed
Excellent location and great for getting around to go sightseeing and to find places for food and drinks
Nothing to complain about the room was what I required and well maintained
Albergo vicino alla stazione ma veramente piccolo, sporco e caldissimo, non c'era nulla che andava, bisogna sapersi adattare.
Sporco, rumoroso, caldo, umido, non ci tornerei mai.
Location was fabulous and paid parking was available on each day!
Totally automated entry and exit - never saw a member of staff! Room a bit cramped!
We were a bit concerned after reading recent reviews but there was no need. The hotel is 2 mins walk from the station and about 10 mins into town so ideal location. The lady on the reception was very friendly and helpful. The rooms are as you would expect for a budget hotel, clean bedding, nice showers, kettle, hairdryer and some toiletries. Couldn’t really fault it due the price we paid
One of the mattresses was a bit uncomfortable and the carpet could do with a clean
Mattress too soft
Close to city with plenty of places to eat and drink without having any city noise. Comfy bed and plenty of space for 1 or 2 nights
Struggle to understand why the address of the property is not the actual address. Email on booking gives correct address with codes etc so make sure you save them incase your phone dies. You’d never get in!! Bathroom not suitable for larger people and has a fusty smell
Easy to get to from train station , nice to have a fan in bedroom.
Noise from main road outside
Overall good
Assigned to "the annex", which is a separate building around the corner, a converted terraced house - accessing the room was straightforward, the room was clean and a good size, looked over a carpark so fairly quiet even with the window open in hot weather. Came with tea-making facilities, and the TV worked (which is rare!) Never saw any staff but responsive via WhatsApp.
Extremely "cheap and cheerful", with bare minimum of everything - one flat pillow per person on arrival, mattresses extremely soft, tiny bathroom with weak shower, furniture mismatched, no hairdryer, and room a bit stale-smelling. "Reception" was already closed by the time we arrived in the evening. Perfectly fine and functional, but not what we expected for the price.
Good location and powerful hot shower
Couldn't access the room and when I called for help I had to wait 20 minutes for a call back. Room was dated, bed uncomfortable and WiFi patchy.
A gem! Easy self check in process. Access to the property is via keypad, as is to your room. Perfect location, a 5 minute walk to the train station. Approx 15 minutes from Adrian Flux Waterfront, purpose of my stay. Extremely comfortable bed. I felt safe in the property. I never heard anyone else during my stay.
Nothing to dislike
Just needs more fans in the heat!
The room was clean and comfortable with ensuite facilities, which gave you what you needed and ok. The best part was the location of the hotel overlooking the river and within walking distance to the city. The hotel is on a busy raod and can be noisy.
The curtains aren't great at blocking out the light for nightime sleeping but got us up early to have a more fuller day.
Proximity to various amenities
The bed was not good at all. Smell of stale smoke from external smoking area
Central location, good price, clean & basic
The road outside is exceedingly noisy so this is not a place for a quiet stay. It was hard to sleep.
Very comfortable bed. Clean and adequate for our purposes. Would book a larger room for a longer stay.
Not sure we like the remoteness of booking on line a d having no personal contact with staff.
Easy to find. Codes were easy to use. Good price for one night.
Bed was a bit hard.
Comfy
The price
Great location, it was very hot during our stay but the room was equiped with a fan which was already working when we entered the room. Easy process to obtain parking permit easy to find a space outside our building.
Bathroom a little small.
It was like a HMO
Cramped
Clean and bed was comfortable.
We were on the top floor, lots of sloping ceilings.
