Was very quiet, staff were amazing!

We stayed in the 5-bed villa, which is actually the 3, and 2 bed villa with an access door through the garden. The villas were a great size and suited us all. Lovely staff, great location to shops, coffee, restaurants, laundry, and beach. Loved the breakfast every morning. All the staff were lovely and having them return in the evening for turndown and light the mosquito coils was a nice extra touch. They noticed it was one of our birthdays while we were there and organised a birthday cake without us knowing. Would stay here again!

Can be noisy from neighbouring villas

Everything was perfect. The villa is really beautiful, the perfect mix between modernity, luxury and traditional atmosphere. We have more equipments that needed. The pool was perfect. The rooms were super comfortable. The breakfast prepared by a lady directly in the kitchen is also impressive. The location was also perfect, in the heart of Seminyak with nice restaurants / shops at a walking distance but without the big noise of the Main Street that was the perfect compromise. The staff was incredibly kind, welcoming ! Overall it was a wonderful experience and we’d definitely come back.

The breakfast options were limited for a family with kids but it’s also due to the fact that it’s home made by a lady everyday coming cooking specially for you.

Great location and the size of the villa was awesome. A huge pool was nice to swim in and the staff were very friendly.

The villa is a bit outdated but still very good. A few wear and tear issues and I found the bed quite uncomfortable.

We had a wonderful stay at Kumpi Villas - Villa 5. The location was fantastic—just a short walk from the main strip in Seminyak, yet tucked away enough to be peaceful and quiet. The villas were very spacious, and we ended up really enjoying the open-air layout. The breakfast was a highlight, with a great selection of Western, Indonesian, and continental options each morning. The villa grounds were generally clean and well maintained, and the staff were incredibly friendly, welcoming, and always happy to help. Their hospitality really made our stay enjoyable.

The villas are starting to show their age and would benefit from some maintenance and refurbishment. Most of the showers sprayed water outward rather than down, making them awkward to use. We also had to request fresh towels on arrival as a couple had noticeable marks on them. More generally, there were a number of signs of wear and tear, including faded pool umbrellas, peeling paint, and cracked tiles. None of these issues ruined our stay, but a bit of TLC and a refresh would really bring the property back to the high standard that its location and staff deserve.

Great experience, we liked mainly the friendly staff, location, and the villa was very comfortable.

Tiles were very slippery with wet feet and very unforgiving. Put an expensive bottle of wine in the fridge door and when I opened the door the bottle fell out and smashed on the tiles.

Very clean rooms and friendly service. The highlight was the breakfast; I’ve never had a chef cook for us right in our own kitchen before! The pool is massive—my daughter loved it. Perfect location as well; it's near the main street but tucked away from the noise. Thanks to the mosquito coils in the lobby, the room was bug-free. We’d definitely come back.

The AC was a little loud, and the pool needs some maintenance as some tiles were peeling off.

The breakfast was good and convient, the staff Rosa was excellent and very helpful. there was good variations to what was available and the fact that it was in your villa and we didnt need to cook or clean made it even better. The pool was clean and didnt have that chlorine smell to taste, was almost oily so it didnt feel like your skin was going to dry out. The beach towels and sun beds are nice to just sit and enjoy while the kids spent hours everyday swimming. The staff are all excellent! cant say enough about how good they all were.

The villa is due for a bit of a touch up and a deep clean. The linen and towels need replacing as some though clean had cuts or frailing. the fish pond needed a very good clean and maybe planting on that back wall.

There was a faint smell of rubbish at times from the upstairs balcony but this I doubt could be helped.

Because it’s open to the garden we had a few furry friends visiting!! And mosquitoes love me so it’s difficult to escape! We ordered a manicure and pedicure which were not good, I would not recommend getting one from here.

My mum, daughter (19ys) and I stayed at the Villas over Christmas and had a wonderful time. The villa is large and comfortable and we each had our own ensuite. We enjoyed having the lovely team make us breakfast every morning, fresh coffee, fruit and a cooked breakfast of our choice from their menu. Rooms were cleaned daily and their turn down service (which includes mozzie protection) was faultless. We loved relaxing poolside in our private oasis after being out every day on the bustling streets. Very friendly staff who make some great recommendations for local services. Even though there is a kitchen in the villa, we didn't use this to prepare any of our own food as we ate at local restaurants, and the kitchen wasn't really set up for in home cooking. They have a room service menu which we used one night for a late supper, and the green curry was delicious. The villas are very close to the main street in Seminyak and a short walk through the interesting back streets to the beachside large hotels and flea market. Short walk to Seminyak Square too.

The plumbing in one of the bathrooms was a little average with the shower drain taking a long time to drain, but nothing too dramatic.

Pool - multiple missing tiles and part of the decking had water damage. Went out for the day and part of the decking snapped off into the pool. Had broken timber parts in the pool and wern't able to swim for the remainder of our stay after that had happened. (4 days)

Large and spacious villa, but very tired. Our kids love the pool. Good staff who helped us with all our questions and every morning comes and makes our breakfast while we sleep

The tile in the pool is not fixed, door loops scream very strongly. In the first floor bathroom, water did not go out of the bath, but the bath problem was fixed on the same day.

The breakfast was great, so luxurious to have it cooked in your room for you. Location was fantastic - close to everything.

I won't be picky, as for the money compared to others - the negatives were trivial... and made up for my great hosts and location.

The location was perfect — just a short walk to Eat Street, yet tucked away enough to enjoy peace and quiet away from the hustle and bustle. The staff were exceptionally helpful, always going out of their way to assist with any issues.

We stayed in Villa Number 5, so our comments are specific to that villa. While it had charm, it was a little run-down and worn in places. Around the pool area, there were a few holes in the decking that were only noticeable when moving the sun loungers. The air conditioning in one of the bedrooms stopped working, and the following day the staff arranged for engineers to install a new unit. This was greatly appreciated, but unfortunately, it began leaking as soon as it was turned on. Engineers returned and managed to fix it temporarily, but it started leaking again within an hour. In the kitchen area, just a step away from the pool, the tiles become extremely slippery—almost like glass—when wet. Naturally, this happens often as you’re likely to grab a drink or snack after swimming. The villa is in a fantastic location for walking, but if you need a taxi, it can be challenging for drivers to find. The street is very narrow and operates on a one-way system, making access tricky. On several occasions, the security guard had to speak with our taxi drivers to help them navigate correctly to pick us up.

The Kumpi villas was truly an amazing stay in Bali. We loved the outdoor pool area, dining and living areas were quite large and comfortable. The pool was clean and big. The rooms upstairs are also quite large and beautiful balconies. Daily cleaning was lovely, as well as the included daily breakfast, cooked fresh for us was WOW. Communication with the hotel was easy, and villa had good acceas to a nearby beach and shops, dining. My only complaints are the following: towels had stains on them, even when we requested new towels, the new towels still had stains, and the one bathroom with a bathtub was very stained and my daughter refused to shower there, the bathroom in the 2nd bedroom had a very stained shower curtain and a clogged drain...that was not pleasant. The bathroom cleanliness is super important during a vacation and their bathroom standards did not meet the cleanliness standards. Otherwise, beware of large bugs in the rooms but the Kumpi villas keep bug spray handy in every room. It is Bali afterall, so its to be expected! Overall, lovely villa and outdoor pool area. We enjoyed our stay!

The property is centrally located near Seminyak square and in a small group of only 4 villas. The staff are friendly and helpful.

The villa we stayed in was number 5 @ Kumpi villas. A very tired looking villa and one to be avoided. The bathroom floor waste overflowed when the bath was emptied. The villa safe did not work. The reception staff said it was faulty. Furniture was either damaged or worn. The Bamboo awnings were damaged and could not be rolled up or down. The kitchen was in need of updating and smelt ‘mouldy’. Bathroom tap ware in the master bedroom was loose and insecure. Deflated pool toys were left behind by previous occupants, but they were obviously there for a long time. Our party of 5 all agreed that the management just need to spend time and money to upgrade to the standard described by the company website. Avoid this one!

The 2 bed villa (Villa 1) was very spacious with 2 large bedrooms upstairs and a good sized outdoor area. (The open staircase might not suit everyone.). Breakfast was average but adequate. Great price for a villa of this size / location. Pool gets the early morning sun / shade from mid afternoon. Sadly our pool was green / unusable. The staff did attend to it straight away but it took a couple of days to clear up. The staff were friendly and attentive. I liked the location as it was down a gang off the main strip, so it was quiet but close to everything. It felt safe walking down there day or night. Overall, I would return as long as the pool was fit for use.

the villa is very dated. it's not a 5 star villa any more...at best 4 star but even that's a stretch. they clearly have not done any updates in many years and the photos are not a true representation of the villa. We travelled as a large group and a friend stayed around the corner...his villa was luxurious and 5 star. Kumpi villa was unfortunately not.

This villa is a fantastic. The location is unbeatable, just a short walk to the beach, shopping centers, and the lively flea market. With plenty of bars and restaurants nearby. Seminyak Square is also within easy reach, making it convenient for shopping and exploring.

The staff at the property are amazing. It's in a great location with plenty to do within walking distance. Could not compliment the staff anymore, they are always available and always there to help with a smile. Great stay at the villa and the pool was the sweetest touch. Loved the week, loved everything about the villa.

Kumpi Villa staff were lovely and very helpful. The villas are in a great location with an easy walk to the main streets where there are many restaurants, shopping and pharmacy. We felt safe and comfortable there. We stayed in a 3bdm villa and there was loads of space for our family. The private pool is a lovely treat to cool off after walking. We had breakfast made for us in the villa and that was a nice treat.

My stay at Kumpi Villas was wonderful and the staff was amazing! Breakfast everyday was great and the staff was always so nice and welcoming and cleaned the room daily and did “turn down” service to have your bed ready when you returned from being outside from a long day. The villa is very nice and it’s great that they offer shuttle service to drop you into the town, if needed. What an amazing property. We barely left the villa except for excursions. 2 of which we booked drivers with through Kumpi and just paid for the entries at each stop, which saved us SOOO much money on excursions. Even with room service for dinner every night Rooms charges were very accommodating. It is mostly outside so it can get warm in the common areas, but rooms have AC. The highlight was the Staff. They were all sooo amazing.

PLEASE BOOK SOMEWHERE ELSE! This place is unsanitary, poorly maintained, and clearly not fit for purpose. We found blood stains and foot prints on bedsheets and blankets for both rooms of our two-room villa, didn't use blankets in the end and suffered multiple mosquito bites through the night. There's no hot water, there's no hairdryer even though it's listed on the page, flush was faulty and noisy all night, shower doesn't drain well and it ponds to above your ankle while showering. Save yourself the trouble of having to find another accommodation in the midst of your holiday. Place lacks maintenance and caused us so much stress on our first night that we checked out on day 2 even though we booked for 4 nights and the management doesn't provide any satisfactory recourse for our stress and wasted time. I've been to Bali many times. There are plenty of clean and beautiful villas around. This is not one of them. I sincerely recommend that you spare yourself the hassle and stress, and look for another accommodation. This place is not worth it. Do not waste your time here.

Very nice villa good for families, friendly staff clean rooms. Location can be a little difficult for transport to get too due to narrow lanes but a short walk gets you to a main road.

Kumpi Villa is excellent. We stayed for 5 nights, we arranged transport from the airport, got there at 2 am, the front desk was closed but security took us to our Villa no problem, we had fresh fruits and iced tea waiting for us. The next day we had breakfast cooked, the staff were accommodating. Also they came back about 2 hours later and gave my husband a surprise birthday cake. We didn’t book any tour so we asked the front desk if they have tours available, our driver was Agostia, he took us to places we wanted to see and patiently waited for us. I would go back and stay at this place again if given the opportunity.

We stayed in a 2bed pool villa (no.1) closest to reception. Beautiful. Spacious. Large pool. Comfortable beds. Breakfast daily. Attentive staff (nothing was too much trouble). Location was great, a short walk or scooter ride to Eat street Seminyak. Would stay again!

One of the bathrooms had some issues - it smelled pretty bad (sewerage) each morn, and every time we showered the water pooled around the tub and went all over the floor. The water also struggled to go down the drain while showering. (The other bathroom did not have these issues). The other issue was noise. We could hear our neighbours, traffic and partying all night long but it was the week between Christmas and new years. It didn’t ruin our stay. Just a couple of minor glitches overall.

We had 6 ladies staying for a girls trip away and the kumpi village made the stay fantastic. They helped us with all our requirements. Staff were friendly and security made us feel safe and took us when we needed to go and do a big supermarket shop. We will definitely be back her again. Thankyou thankyou thankyou.

The staff were all amazing

Excellent service from the staff. They are friendly, efficient, and always ready to greet and help us. The road to the hotel is very small. However it is very easy to get ride-hailing car through app. Walking distance to the Seminyak beach and the hotel also provides free shuttle there. There's lots of mini marts and shops around like Seminyak Square. Hotel also provides some novels to read. A good place to relax.

Excellent villa with 3 large rooms. Quiet at night and 5min walking distance to all the restaurants and pubs. Highly recommended. The cleaners did a good job every day.

Everything was excellent they went above and beyond. Even got a Cake and lots of celebrations for my partners birthday !!!

The staff, super friendly, super accomodating and very approachable. We spent quite a few days at the villa just soaking up the sun and enjoying the beautiful pools.

The stairs where a little overwhelming with so many little ones however the staff did there best to accomodate a baby gate though not the best location to have it it did work well. More variety in menu wouldn’t go astray.

Massively over-priced.

We had villa 3 and 4. They come to clean the villas everyday with fresh towels. We had the breakfast one morning but was cold by the time it was served to us. The location is 5-10 walk into the main town. The staff are amazing and do everything they can for you.

The bathrooms. In the 3 bedroom villa the bathroom is outside which sounds nice until it rains, and everything gets wet. Even though they spray your rooms and the open area every day you still get mossies' and flies. With the open living area you have no escape from the elements unless you stay in your bedroom. Bathrooms in villa 3 need so much work. They are dated, pokey and stink. They rate themselves as luxury villas and they are not.

We loved our villa. The pool was wonderful and the outdoor shower was a great addition. The location was great, near restaurants and shopping. The staff were warm, welcoming and really looked after us. We would love to return.

The Rooms were well appointed and spacious. Daily house keeping with fresh towels was wonderful. Staff were extremely welcoming, happy and always helpful. Airport shuttle services and internal shuttle service was much appreciated. They even surprised us with a birthday cake and birthday message on my bed :) I would highly recommend.
