Princeps Boutique Hotel is a modern property in an old building. The accommodation is easy to get to from Roma Termini and it is safe and secure. Our room was quiet and the air conditioning worked well. The buffet breakfast was plentiful and met our needs. The hotel is within walking distance to the Colosseum, the Roman Forum and other attractions.

I have nothing negative to contribute about Princeps Boutique Hotel.

Rooms very small, we only stayed 2 nights so we lived out of our suitcase. Nowhere really to store the cases. Top floor of the building was hard to navigate with 4 cases

Loved this property. Even though it’s in an old building the hotel is very modern and clean. It’s in a great location, less than a 10 minute walk to Roma Termini Station/Metro and shopping mall. Lots of cafes/restaurants in the area. Public bus stops just round the corner. The staff were very friendly and helpful. The breakfast was far better than your standard hotel breakfasts. Lots of gluten free options. 24/7 hot drinks machine. The rooms were nice and cool without being too cold. I would stay here again.

My single room was quite small but it had a small balcony, which I sat out on. I sneaked a look in a double room and they looked a good size.

Arrived too early for check in but was offered to breakfast. Staff were wonderful.

The shower had no step and water easily overflowed. Bad water pressure and distribution. Not a lot of storage space.

The hotel was in a great location, the staff were very helpful and the property and room was spotless. The breakfast was good.

Behind a low door (mind your head) is a gem. The staff were very welcoming with information and a nice cool drink. The common areas and the room were all exceptionally clean and fresh. The free mini bar in the room was a nice surprise and the breakfast (included in the room price) provided a generous range of options. I strongly recommend this hotel.

The hotel is on the 4th floor of a grand building and is accessible by lift. It felt very secure as there was someone on the main door all day and it was locked at night. Despite being a 10 year old business, the hotel appeared new. It was lovely!! Beautifully clean and wonderfully cool. The complimentary drinks were a great touch and the breakfast choice amazing. The staff on reception were very friendly and made contact before we arrived, which was a lovely touch. Next time I go to Rome, I will definitely stay there again.

The room was very adequately sized. It was very clean and modern and the staff was wonderful!! There was an ice/ water and coffee machines next to the lobby where you could help yourselves anytime which was super helpful to refill our water bottles before heading out for the day.

Sehr freundliches Personal und sehr hilfsbereit, gutes Frühstück und der Kaffeeautomat steht kostenfrei den ganzen Tag zur Verfügung. Es ist alles sehr sauber und das Hotel liegt in einer zentralen Lage mit dem Blick auf Santa Maria Maggiore.

Air conditioning was excellent, breakfast was good, walking distance from train station, across from St. Maria Majore basilica and mile away from Colosseum

To breakfast exceeded my expectations and was absolutely beautiful.

The only thing I wouldn’t say it was bad is the bed it was it was I could sleep but it was pretty hard mattress.

The hotel was very central, staff are very welcoming and room was spacious and clean. Great value for money also.

The room was exactly as pictured, it was clean and had quite the view. The staff were extremely helpful and friendly…100/10 service for sure! Overall, we loved everything about the hotel and would definitely stay here again.

The staff, location and the cleanliness of the room were excellent.

The air conditioning was allegedly invidually room controlled, it was very hot all the time.

Bit hard to find at night but it is in an old Rome building that has to abide by local rules. If you are looking at night follow instructions an check the buildings for the small signs that tell you what’s on the inside. No big signs allowed

Ondanks dat het een kleine eenpersoonskamer was, was hij toch comfortabel. Fijne badkamer. De kamer en de rest van het gebouw zijn goed gekoeld door de airconditioning.

Het stoeltje had een hele lage rugleuning en zat daardoor niet lekker. De receptie is op de 1e etage: de hal op de begane grond en de lift zijn (in augustus) erg warm.

Princeps boutique Hotel location to the train station made it very easy to get to after a 30 hour flight. We were welcomed with smiling staff and very generously allowed us to have some breakfast and relax before our room was prepared. Sorry I can’t remember the lady’s name at reception, she was lovely and very helpful giving excellent advice on some of the best coffee, a place where locals know where to go. Bravo. The breakfast selection was excellent. All very fresh with something for everyone. Our room was spotless, bright and quiet. Housekeeping was very good.

The hotel was in an ideal location. Very close to the main train station but also close to the main attractions in Rome. The young staff could not have been more helpful. We arrived without our luggage after a 30+ hour journey. We were given directions to a department store nearby to purchase what we needed and a lovely casual restaurant just round the corner. Our luggage turned up at the hotel within 24 hours! The breakfasts were excellent and we loved the intimate atmosphere of this boutique hotel.

We had a wonderful stay at this hotel! The location was fantastic, so close to everything. The room was spotless, and the service was excellent. Even though they were fully booked, they kindly accommodated an early check-in, which really made our day easier. The breakfast was a highligh. We will definitely be back.

The staff members were extremely helpful and friendly. They communicated promptly before our stay, booked a private car transport for us to Civitavecchia, got us into our room early after a long flight, and were very welcoming and accommodating. Breakfast was included and had a variety of choices. The coffee machine was fabulous and was available most of the day and evening. The rooms were clean, comfortable, and quiet, and the hotel was within walking distance of many sights, including the Termini train station.

Really, no major complaints. The rooms were not large, just average size for European hotels. I wasn’t fond of the memory foam pillows but otherwise the beds were comfortable.

Good location, close to Roma Termini and within walking distance to many of Rome’s attractions, eg the Coloseum and shopping district. Very good breakfast and very helpful staff.

No street frontage as it was on the 4th floor of a building. There was only had a discreet sign for the hotel and a button to communicate with reception who then buzzed you in through the entrance. However, once you had done this, there was no further hassle.

We had a great time! The room was perfectly clean, bed was comfortable, staff was very helpful, and even breakfast offered vegan options! ☺️

We only wish we had a better view from the window!

When we arrived, Breakfast had already stopped...but the staff, in the kitchen, welcomed us in and made it possible for us have an entire breakfast. The front desk was so helpful. We were able to check into our room early and they had wonderful suggestions for places to eat.

Sehr gute Lage, alles einfach zu erreichen. Buslinien vor der Tür. Hotel ist modern und geschmackvoll eingerichtet, sehr schöner Frühstücksraum u d leckeres Frühstück. Wir waren etwas zu früh am Hotel (ca. 3h) und konnten trotzdem 15min später einchecken aufs Zimmer, die Wartezeit durften wir mit spätem Frühstückverbringen. Trotz Bahnhofsnähe und Kirche gegenüber alles sehr ruhig. Sehr aufmerksames und freundliches Personal.

Alles war gut, wirklich nichts zu bemängeln.

The good: amazing location, aesthetic and comfortable rooms, friendly and helpful staff. I'm usually pretty picky about hotel pillows and the ones here were quite comfortable!

The bad: walls are thin. Our neighbors were talking for over an hour well past midnight and it was impossible to sleep until they quieted down. They weren't yelling (but definitely not whispering either).

Location is excellent. Room was very clean, bed was very comfortable, the view was incredible, and we loved the complimentary drinks on our first day. Coffee/tea and water refill stations are available 24/7 in the shared area. Staff is really nice and friendly.

Fantastic location! Walking distance to so much, including the Colosseum and the Roman Forum. We had dinner at an amazing restaurant nearby and then gelato afterwards soaking in the sites of the cathedral. Our room and bathroom were great with window that open to the square. The staff were amazing and very helpful. They helped arrange transportation from the airport and had our room ready in advance of the expected time. This was greatly appreciated as we were so tired from traveling overnight. They were also very accommodating to hold onto our luggage while we had a tour the next morning. Breakfast was delicious and staff was sure to accommodate my daughter’s gluten allergy. If I ever go back to Rome, I will stay here again!

Zimmer zum Innenhof sind manchmal etwas laut, wenn sehr früh am Morgen im Innenhof gearbeitet wird. Es fehlt eine Sitzgelegenheit im Foyer.

La ubicacion es muy buena y los ambientes muy amplios. Nos permitio quedarnos un rato mas. Mucho lugares pagos para estacionar el auto.

Big rooms by Rome standards, high ceilings, lovely building. The staff were helpful and friendly. Being up off street level, it felt very safe. Very good air conditioning - it was sweltering in Rome when we visited and our room was perfectly cool. Our room had a big window that opened to look onto the square. They have coffee and cold water available all day which was great.

No downsides. Great hotel.
